The location was great and the room sufficient for our needs for 3 nights. The room was clean and the bedding crisp and warm enough. There was a sofa for comfort and adequate place to put things. The bathroom was modern and clean. It suited us.
The steep long stairs that greet you and the windows that are not sound proof are a function of the building and probably the same in many places in Amsterdam but should be considered by visitors. Voile curtains would have helped with privacy.
There is no breakfast. A note that you could find a coffee shop on the corner, but no discount there. There were drink facilities provided but if staying more than one night these don't get topped up, so not enough. No milk either in the fridge or comment where the nearest place to get some is. There are take aways in the street however.
There is a complex control for air con /heating /fan above the light switch when you enter, but there should be instructions on how to use them! Had no idea how to use them.

There was next to nothing to like given the poor, awful return for your investment at 350 Euro/night’s stay.
Welcome to a room that feels like a box from Alice in Wonderland. The size of the room barely fits the bed, which is really 2-twin-sized beds together. No desk, no shelving to place your things, no TV or radio, no xtra blanket (the night was cold, so we were cold), and a small space that barely accommodates 2 people (room 2.5-meters squared). Never stay here on a Friday night as there was never an hour without boisterous, loud yelling and trashing. Not a single hour’s sleep. Just horrible. Don’t do it. The Booking.com pictures do not do it justice.

the room was very clean and well presented. it’s a brilliant location for everything you need in the city
could have done with more core coffees as there were only two for four days. would have been nice with bedding and towels being refreshed during the stay.

The guest in the other room were super noisy. You can hear everything on the street but not an issue if you are going out and stay late anyway :)

Lovely little room. We had the back room, so there was little to no street noise and minimal noise from the other rooms, but this was expected as the place is an old amsterdam house.
Beautiful location, close to the centre of Amsterdam, and easy to get to everything.
There was a nice little cafe down the road, I think it was called Baton, I would highly recommend going there. We had our breakfast every morning there, and the Dutch pancakes were delicious!

good location, good communication with Sebastian, only slightly disappointing point was we didn’t get asked if we wanted clean towels until our 3 rd night and we stayed for 4 nights. any issue we had Sebastian sorted straight away as we had an issue with the shower but we understand this issue is out of his control. otherwise had a nice stay.
the stairs are really steep and being pregnant struggled with them, think this should definitely be disclosed upon booking.

Hall lights never went on with sensors and steep stairwell was tough in the dark. Proprietor fixed - hope it stays fixed. No soap in bathroom- body soap in shower was what we used to wash hands.

In a good area close to things
We expected some street noise , but it was incredibly noisy , we had very disturbed sleep all through both Friday and Sat nights .. windows not double glazed so no soundproofing at all .. no teaspoon or cups with coffee machine , light up sign blinked on and off so weren’t able to switch on , no hand soap in bathroom , extractor fan not working in bathroom to list a few issues .. the bed was comfy and linen nice , room was clean .. though the room definitely needs some attention to bring it up to scratch!

Perfect location, very stylish room which was tidy, informative friendly host. Kettle, coffee machine, fridge and iron all provided which was a nice touch. We were in the room at the back of the property which was really peaceful.
Slightly misleading welcome notice in the room to his B&B, where no breakfast is actually provided (the note even acknowledges that he can’t provide breakfast, so would be better to just remove that welcome note and not call yourself a B&B). Plenty of nice places to have breakfast close by though! 4 coffee pods provided, no other coffee or tea bags, and it wasn’t enough coffee pods for 2 people for the 3 nights we were there. The kettle needs replacing as burnt bits/limescale floating inside. Shower temperature was really stiff and hard to adjust. Unfortunately there was a lot of dust in the room, some spider webs and silver fish (silver fish seen first thing in the morning). Very steep stairs to the room, while fine for us something to be aware of for anyone with mobility issues. The curtains don’t fully cover the large windows so they let a lot of light in. Might not be an issue for most but I’m quite sensitive to light in the morning so prefer black out curtains/blinds.
Edited review: Unfortunately I’ve had to edit my rating and added further comments today because my partner and I have both woken up to find multiple bites on our body which look very similar to bites you have from bedbugs. This needs urgent attention in the room if so, and leaves me to believe there’s very little cleaning between guests given my other feedback above. Overall a little disappointing and I’d be very reluctant to stay here again given the standard of cleanliness in the room.

From booking this accommodation I then read the reviews, the wrong way round I know however I can say any questions I asked I received an answer to in good time and with all the information needed
The place was easy to find and get into without a problem 👌
Once inside we found it to be very pleasant indeed with all the facilities you would need plus a very comfortable bed
The only thing I would have liked was a place to leave bags upon check out but this is not a negative of the property as I was offered a solution in the form of l a luggage drop at the train station
There is a steep staircase leading up to the rooms which I think would be worth noting for people who may have mobility issues
All things considered its a great place very conveniently placed and ideal for a couple of days in a nice city
