Stunning waterside stone Villa on water's edge of fiord at Prcanj just outside Kotor.
Perfect for family holiday with friends, extended families or groups & safe for children & fully fenced & gated with small sandy cove for younger children & our swimming jetty with steps down to the water. Canoes, kayaks and paddle boards available to rent nearby.

Or hire a boat and cruise the water from your doorstep. This listed stone house has been totally renovated whilst retaining its original charm and character.
You can walk to 3 local waters' edge wonderful fish restaurants within 5 minutes and yet the Villa itself stands on a quiet and secluded part of the fiord, and there is a tiny hidden away local shop several hundred yards away. So you don't need to get in the car either to dine or shop but just stroll along in either direction for lunch, a coffee or dinner. Or just to top up with a few bits and pieces for a BBQ lunch at home. The fisherman comes along the water in a boat (sometimes a car) shouting 'Riba, Riba' - fresh fish so its worth rushing out to view his local 'catch' for a very special BBQ. He will also clean and gut the fish for you! In August/September you can pick from the garden the most delicious figs, apricots and pomegranates & flavour your fish BBQ with fresh rosemary from the pots.
The Villa has 6 doubles (1 double & 4 twins & open plan top floor huge room with 4 beds) and 3 shower rooms and a master bedroom with bath & shower en suite.
(4 w.c's/showers in total) There is also a ground floor twin room with shower, w.c. etc next to it which is sometimes very useful for more elderly guests preferring not to use the stairs but wanting private washroom on the same floor.
With fully fitted kitchen, living area and dining area inside and fab terraces outside with BBQ in which to relax overlooking the waters edge.
A short drive to Kotor, the old medieval walled city Kotor is charming and splendid & provides a wide range of shops and restaurants, bars and cafes to suit all tastes and some lovely boutiques, nightclubs and even a casino!

This is one of the best located Villas available as you can swim in the beautiful fiord from the Villa, buy provisions from a small local shop, walk to 3 waters edge pop-up restaurants and no need to get in the car every day.
Beware of staying too far away in villages on the peninsular as you will miss the views and have to drive a lot to get into Kotor and all the sights!
Priced for 6 persons for those who like a spacious Villa and there is a small extra charge per week for guests over 6 persons to cover linen and towels etc up to a maximum number of guests of 14 in 6 bedrooms.

Rustic charm in a beautiful location, within easy reach of a few restaurants, a bakery and local store.

Villa Kamelia was a perfect choice for out party of three generations. Amanda was very helpful before and during our stay. We enjoyed the sea and the restaurants. My mother bought fresh bread every morning from the shop Dado.
Only negative points were the humidity of the house after many rainy days and the road by the house: although not very busy, one had to be very careful, because of the partly limited visibility.

What a fantastic house! We had a wonderful relaxing holiday at this villa located a stones throw from the water. Fabulous swimming from the dock and beach, the water was so clear. The house is very well equipped and has two outside dining areas (covered in vines) which we used for breakfast, lunch and dinner. We particularly enjoyed using the BBQ and cooking fish bought from the local fish man. Kotor, the local medieval town is a must as full of wonderful sites, shops and restaurants. I would recommend the walk up to the fort .. it's worth it for the fabulous views.
There are lots of excellent walks either along the fjord or if feeling more energetic then up to the top of the hills and along the top (more fabulous veiws). The supermarket new Kotor was excellent and also a local shop about 300 meters away so all very convenient. Also cafes and restaurants in easy walking distance. We all had a great holiday!

You will not be disappointed in this delightful villa with its own pontoon to swim off. The house is very well maintained and equipped with lovely outside terraces. Kotor, which is 20 mins drive away, is well worth a visit. We managed to hire a speed boat and visited the pretty islands and locations along the Fjord. Well worth seeing from the water.

Comfortable, well-maintained traditional stone villa. Positioned overlooking the water, so easily accessible for early morning swims in the calm water, followed by breakfast on the terrace. Sunbathing either on the terrace by the house or a hop across the road to the jetty directly opposite the house. Fresh fish available daily, brought to the door by local fisherman. Charming local restaurant a 5 minute walk away (we also ordered take away of stuffed squid - a decicious local speciality). The owner also rents out his speedboat (and drives it) by the hour, for exploring the area.

Having the pontoon was great and as well as swimming we rented kayaks and a paddle board. The house worked well for 9 and fresh fish was delicious. Kotor was lovely and, apart from when a cruise ship was in, it was so much quieter than Dubrovnik. Driving on the narrow roads was fun! We also found Montenegro much cheaper than Croatia especially food - a pleasant surprise.

We were a group of 10, including 2 young children. We stayed at Villa Kamilia for a week following a family wedding and loved the location right on the waterfront on the quieter side of the Bay - the views from the terraces are absolutely stunning! The house was clean and welcoming and the kitchen very well-equipped, though we did find the downstairs a little cramped for us all. This wasn't really a problem as we were outside almost all the time. There are a couple of good local restaurants and a small shop within easy walking distance, so everything needed is on the doorstep. We had hired a car, but it was easier to pop into Kotor by the excellent (and cheap -1 euro) bus service. We also hired a boat and loved pottering around the bay in that. Great memories. Mandy couldn't have been more helpful - thank you!

Very comfortable, well equipped house ideal for a large family group. Sympathetically renovated. Great swimming directly across the road from the property. Wonderful views of the mountains and across the fjord. Close to Kotor for culture and shopping but far enough away to escape the crowds. We would love to go back

The house is as described: a restored village house on beautiful Kotor Bay with stunning views of the mountains across the bay. I was worried when we first arrived that it might feel a bit cramped, but the house is properly equipped for large numbers and it easily accommodated 11 of us (three generations in the first week, four adults and 7 university-aged children in the second week).
We alternated lazy days at home – swimming, kayaking (Kotor Bay Tours delivered kayaks to us), fishing and retreating in the heat of the day to the shade of the fig tree and grapevine on the terraces – with expeditions to Kotor, Tivat, Rose, Lake Skarda and Perast. With the temperature in the mid-30s we were glad of the air con in the bedrooms, and it was a huge boon not to have to drive anywhere if we didn’t want to. The bakery is ten minutes’ walk away and is open 6am–11pm, and Dago’s amazing general store, which sells EVERYTHING, from wine and food to lilos and goggles, is two minutes’ walk at most and is open 7am–10pm. The fish man comes daily, and if you tire of cooking for yourself there are plenty of konobas within walking distance.
The drive from Dubrovnik airport was frustrating, taking anywhere between 90 minutes and over three hours depending on the queues at the border, so a day trip to Dubrovnik from Kotor as recommended by our guide book might be pushing it, but we had a great day in Dubrovnik at the end of our stay. Flying to Tivat, just 15 minutes away, is much easier unless you’re keen to incorporate some time in Croatia.

The bay of Kotor promised something different and didn't disappoint. Wonderful swimming. Stunning fjords. The laid back feel of locals on holiday. Fresh squid at the delightful restaurant a hundred yards down the road. Lunches on the terrace. A well equipped house. Shopping for fruit and veg outside the walls of Kotor. The fish truck. And further afield, a trip into the mountains to Cetinje, the old capital that inspired that classic tale of Ruritanian intrigue - The Prisoner Of Zenda. All in all, a memorable week. Thank you.
