BEFORE SENDING AN INQUIRY PLEASE READ EVERYTHING IN THIS SECTION AS WE HAVE BEEN VERY THOROUGH AND DETAILED!
We want to protect our home as well as ensure it is a retreat for everyone who books and in order to do that we have some rules that are non-negotiable, not to hinder you but to truly provide a clean/beautiful, consistent home. Please keep reading for our pet policy (DO NOT INQUIRE OR BOOK WITHOUT READING IT FIRST, IT IS A FEW PARAGRAPHS BELOW) and make 100% certain you read the house rules. We do not often negotiate these though we will always respond to your questions.
For those of you that want to bring your own boats or rent a boat from one of the marinas on the lake (to rent a boat, simply use our website with links to marinas that rent www.treetopslakehouse.com or use the internet to search!), there are two OUTSIDE spots on the dock you can tie up to and a place to park a truck(s) trailer or two at the very top of the driveway. You may not use a slip even if it’s open (due to insurance) but the sides are fine! There is plenty of parking otherwise.
The top level of the double decker dock is equipped with several lounge chairs (as shown in photos) as well as a covered sitting area with couch and chairs. There is a porch swing on the lower level of the deck as well. The DEEP-WATER cove is great for swimming or paddling around with one of our kayaks or canoes (these come with the rental!). We provide several adult and child size life jackets.
We provide high-speed internet for those of you needing to keep up with work or remote learning. Cell phone service works well both on the dock and in/around the house. There is a large 65" Smart TV in the main living room and 32" TV's with Roku in three of the bedrooms as well as one in the common area of the basement where you can log into your account on any of the apps that these provide (Netflix, Hulu, etc). We have charging stations with USB ports in each room of the house for your convenience. We also have a detailed guidebook with all of the information relevant to the home and surrounding areas though our website has a ton of links: www.treetopslakehouse.com
There are two boat ramps just minutes away from the home (with Hatton’s Ford being the closest) making this a much easier choice to find your way around Lake Hartwell. There are numerous grocery stores, restaurants, local bars and the city of Anderson is a mere 20 minutes away.
The home has a large deck off the kitchen that overlooks the lake with a secondary concrete deck below just off the walk-out basement for ease of access to the lake and additional storage. The two-story dock on the water is just a short walk down the hill from the home. On the path to the lake there is a wood-burning fire pit with plenty of seating. **If you have mobility issues please consider a property that is completely flat as the walk to and from the lake can be difficult for some (see detailed photos)**
On the lowest level of the home, (the walk-out basement level) is another large private bedroom with a comfortable queen bed and a large closet with kids games and books and extra chairs. The lowest level is a comfortable, heated and cooled space with tile floor and plenty of light. There is a huge leather sofa (not for sleeping though). There is even a foosball table for your enjoyment as well as corn hole on the deck just out the door. There is a full bathroom on this level with a large walk-in shower. There is also a large TV in the common area as well as a "Coffee Bar" with a single-serve Keurig and a mini-fridge. We also have a large bar top on this level with barstools. We have a large selection of adult and children's books for your reading pleasure. There are adult and children's life vests on this level for your use. They are the "around the neck" standard orange life vests so if these are not comfortable to you, bring what you prefer! See photos and captions for details!
The house sleeps 8 comfortably but it is possible to sleep 10 if you use the queen size air mattress provided which fits in the lowest level family room (this is stored on the main floor in the lakefront bedroom walk-in closet along with sheets, etc).
The kitchen is located on the main level of the home (no stairs required to enter at this level though the driveway is slightly angled at the drop off point (see photos of the front of the home) and is fully equipped for all of your cooking needs. We have a French press coffee maker as well as a brand new Keurig (bring your K-Cups!). There is a dishwasher, range, full size refrigerator and because we love to cook when we are there, we thought of everything! We provide dishwasher detergent, a roll of paper towels (bring more!), dish soap and kitchen basics (salt & pepper and a small collection of spices). The kitchen table is large enough to seat most of your guests (see photos) and there are a few extra chairs as well as an island with barstools. There is a large gas (propane) grill on the main level deck just off the kitchen and we provide the propane. The gas firepit on the main level back deck is just for decor as it is against our insurance to use a firepit on that deck. It does make a nice spot to prop your feet and enjoy your morning coffee. The lake view from this deck is amazing!
The main living room is located on the main level as well and has two huge/deep West Elm couches (not for sleeping) and a large coffee table (great for working a puzzle or playing games). The largest TV in the home is also located in this room in view of the couches. It is the perfect place to land after a long day on the lake. The front porch has several rocking chairs and overlooks the front yard and beautiful scenery.
The two spacious bedrooms located on the main level both have comfortable queen size beds, plenty of storage space for your luggage and clothing and large closets. One of the bedrooms overlooks the lake and has a sliding door that exits on to the main-level deck. The walk-in closet of the lakefront bedroom has an air mattress with sheets/bedding, extra blankets, a large cooler and an iron and ironing board. There is also a full bathroom with a tub/shower combo located on the main level between the two bedrooms and just off the living room/kitchen area. Check the photos for details and captions!
The master bedroom suite is located on the 3rd floor and has a brand new king size mattress. The master suite has a large walk-in closet and a huge bathroom equipped with a deep soaking tub as well as a single walk-in shower. See the photos for additional information. The master suite is a private oasis and is the only bedroom located on the 3rd floor. The lake views are amazing from this area! If your kiddos are small and you want to bring a twin size air mattress, it will fit right next to the bed in the master suite. There is a small balcony at the top of the stairs that overlooks the main level.
We provide all bed linens and plenty of towels. All of the beds are made up prior to your arrival with clean luxurious linens. The towels provided are for indoor use only so if you would like to have towels for use on the lake, bring some! The photos are how you will find the home when you enter, we take great pride in the cleanliness of the home. We provide two rolls of TP per bathroom (bring more!).
PET POLICY...PLEASE READ BEFORE BOOKING OR WE WILL CANCEL YOUR RESERVATION: WE ONLY ALLOW DOGS ON A CASE BY CASE BASIS. We had to create this policy due to guests assuming that because we are "pet-friendly", it meant anything goes. We LOVE dogs but want to know in advance! We know you understand.
WE ARE NO LONGER ACCEPTING INSTANT BOOKINGS WITH PETS SO, YOU MUST:
-GET PRE-APPROVAL (aka, send a message and tell us about your dog, flea control, your strategy for keeping it off the furniture and beds & any other relevant info. Crating is a MUST if you plan to leave the dog in the home when you are not in there)
-PAY THE EXTRA FEE (IF WE APPROVE AND YOU ACCEPT THE RATE). THE SET DOG FEE OF $175 IS FOR ONE SMALL (under 20 lbs) PER STAY.
-IF YOU WANT TO BRING YOUR DOG, DO NOT INSTANT BOOK. SEND A MESSAGE FOR PRE-APPROVAL AND QUOTE.
ALSO, PLEASE READ THE HOUSE RULES...WE DO NOT ALLOW PARTIES OR RENTAL TO ANYONE UNDER 30 years of age. Proof is required at time of booking. This is our home, not a party rental!
We have two Nest cameras at the front and rear exterior entrances for surveillance and these are only viewed in the case of an incident or neighbor complaint, we deeply respect your privacy otherwise. There is a sign at the front door with instructions and the phone number to text upon arrival.
The driveway is steep as it goes down to the basement but towards the top is a great place to park with a boat trailer or to easily unload your things in through the main level front door.
We stay fully booked May through October and on holidays so don’t wait! Our reviews are stellar! This isn’t a cabin on the lake, this is a beautiful, large family home and we take great pride in keeping up with it for your enjoyment and ours.

The property was great!
We were a group of couples, just enjoying a lakefront weekend getaway and this was the perfect place.

We had a great time at Tree Tops! The house was very nice and super clean. Carey responded quickly to our questions and was very helpful. My family and I truly enjoyed our stay.

The house was well thought out with everything you may need during your stay. The kitchen was especially impressive with high quality items. The owners were super attentive and responded immediately to any questions.

Very nice house and easy to work with owner. We enjoyed the week.

We thoroughly enjoyed our stay at this very well maintained and equipped house. The kitchen is stocked with all needed cooking supplies. There are plenty of extra blankets, pillows and towels. There are lots of lake "toys" available. The lake is low right now (out of the owners' control), so the water was not as deep as we had hoped. However, this did not interfere with our experience!

Family Lake Trip
The property was very clean and well maintained. There were a few more steps down to the water than we anticipated but we chalked it up to our daily workout!
Plenty of dishes, cookware, and access to the grill helped with all of our meal preparation.
Carey was great to work with and very responsive with answers to our questions.
Overall this 3-generation family had a great time together on the water.

Very Pleased
The house was beautiful and so was the scenery. Carey was a great host and promptly responded to any questions or messages.

Beautiful lake home!
The house was beautiful and right on the water, as advertised. My only complaint is that there were many instructions, some of them in a rude tone, taped up around the house. I appreciate the need to leave clear guidelines, but these were a bit extreme.

Lake fun at its best!
For my 65th birthday, I just wanted a fun lake weekend with my family…and it was perfect! The house was big enough for us and it was clean and comfy! Kitchen had everything we needed and a big family couch to chill on after playing in the lake all day. The cove is deep water and we had it all to ourselves. Guess we picked a lucky weekend! The dock is the best in the cove because of the great space on the upper deck! We brought snacks and drinks and music for a really great day. We brought our own tubes and used their kayaks. Honestly in the water all day!
Our host responded immediately to any questions and I appreciated knowing exactly what was expected as far as checking in and out…things we might need to bring etc. My only regret is that we forgot fishing poles cause they definitely were jumping while we had morning coffee on the dock! Great family/birthday weekend and made some new memories!

Great week on the lake
The rental process for the property was smooth and easy and the Carey was very responsive. Lake Hartwell is beautiful and we had a great week boating and swimming.

Terrible costumer experience
Eaven though the house is nice, and the lake in front of the house is nice for a swim, everything about the owner/ Manager makes you feel as if you are unwanted at the property. Threatening messages around the house about the use of different items, coffe maker and freezer not working properly.
And of course they don’t tell you there is no garbage pick up and you have to take it with you, and also if your check out is on Sunday ( like mine was) the garbage centers are closed, so you can’t throw your garbage away anywhere.
No toiletries, ONE ROLL OF THE CHEAPEST TOILET PAPER per stay !!! ( I rented 8 nights )
In general the house is fine, a little expensive for what you get, but the owner/ host is not someone you want to deal with and will not move a finger to make your stay a better experience.
Having so many options on the lake, there are many Hosts that will be happy to have you, not make you feel unwanted as Carey and all the written threatening messages around the house.

Great getaway
House is awesome!! Very pleased with how well stocked the kitchen was. Plenty of room with three levels. Loved the dock and location in the quiet cove. Some reviewers complained of “rules” , but if you have ever owned rental properties you have to let people know upfront what is expected. That is also why the house was exceptionally clean and a pleasant experience. We will definitely be returning!

Very peaceful get away with my family and grandkids!Perfect weather (only rained one full day)!House is in the tree tops as advertised. That meant pollen no biggie though. Be prepared for three things:1) you’ll get a workout from the dock to the house! To an old chubby guy, seemed like 14.482 steps!2) you’ll take your own trash off. No biggie either, convenience center is only 3-4 miles away. 3) driveway is steep as advertised. Just be prepared!Hated to leave and go back to the real world, but that’s life!

We enjoyed our stay even though it rained all weekend. The view was gorgeous. Communication with the owner was excellent.

This house is absolutely perfect! My friends and I needed a socially distanced/safe space to relax and getaway for a weekend. When we arrived, everything was spotless and sanitized as per covid guidelines. The kitchen and supplies were all very well stocked and the beds were comfy. The dock was perfect for yoga in the mornings, lounging in the afternoons and enjoying adult beverages by the fire pit in the evenings. We took several canoe rides to explore the cove and check out where it connects to the main part of the lake. We also enjoyed relaxing and catching up by the bonfire every night. There is plenty of seating in the family room for everyone to gather and watch your favorite football team or movie, which is exactly what we did on Sunday. Carey was an amazing hostess. From my initial email to inquire about the property, all the way through check out, she was very accommodating and responsive. We will certainly be renting a property from her again! Thank you!

A lovely escape
The property is beautiful and we really enjoyed the canoe and foosball! Driveway is STEEP, as noted. The kid's room was very well stocked with books and we were able to make Thanksgiving dinner with the kitchen supplies - and waffles!! They must have had some bad rental experiences, there were a lot of severely worded notes and the info book was a little threatening. Which was strange, because my communications with the owner were very pleasant and warm! Overall it was a cozy place to spend the week, though we were glad we packed food -- groceries were a hike!

Wonderful
Four of us enjoyed a quiet, peaceful few days at Tree Tops. The house was beautiful and the neighborhood was low key. Just what we were looking for. The dock was a big hit and we not only did some fishing but actually were successful enough to have something to put on the grill. Thanks for a relaxing and enjoyable stay.

Good stay despite the rain
We came with the intention of doing some hiking but got rained out. Still, it was a comfortable home so we still had a nice stay. Communication with the owner was really fast and accurate, and everything was as advertised.

Family trip
This is a great place for a covid break! Lots of space for 5 adults. We spent most of our time outdoors either on the back porch or the upper level deck above the lake. The driveway is a drawback because it is quite steep, but the home itself is lovely. Carey is easy to work with.

While so many of the Tree Top reviews were good, I didn’t have the same experience. Nice home and decor with great outside amenities! However, I wouldn’t return to this house if you paid me for 2 reasons.1-the house was dirty and 2-the owner has a lack of customer service skills. We checked in at 8pm to find unswept floors, dirty kitchen counters, human/animal hair everywhere, dirty refrigerator/freezer, dirty/dusty fans, dirty dishes, extremely stained sofa, and dirty toilets and showers. My family and I decided the rooms and bathroom we would use, wore our masks, and cleaned them. About 12:30am, I sent Carey, the owner, a message about the issues. She responded in an accusatory manner. She said and I quote, "As far as your description of “hair everywhere”, well...that is either an exaggeration or our cleaner may need to have her eyes checked.” She also said and I quote,” I’ve honestly never had anyone message me in advance like you did-almost setting up the problem in so I expected this and consulted our attorney in to see our viable options. If the home is not to your satisfaction and you came into it expecting to have a problem you are going to continue to find things you are unhappy about. It’s the nature of that situation. It would be better for us if you would find another place to stay and were able to leave by 11am today.” Carey seemed to be offended by a message I sent her stating that I was still nervous about the Pandemic and I hoped her house was as clean as it appeared. Every message thereafter was a bit snarky. I should have gone with my gut and cancelled. I definitely learned that Carey was the type of owner that would rather ask someone to vacate her home instead of acknowledging, apologizing, and/or fixing an issue. She did offer to clean the house, but we would’ve had to vacate the home from 11am-8pm. Besides this wouldn’t have been an issue if the home was cleaned properly before arriving. In closing, my advice to Carey is to better clean her house and take a customer service class. My advice to renters is if you’re looking to stay at a lake house with a nice layout and decor and don’t mind cleaning as if you’re a part of the cleaning crew...this house is for you! If you’re looking for a nice clean house on a lake without major cleaning... this house is definitely not for you… keep looking! I would’ve attached photos, but I wasn’t able to so please be cautious. I have sent the photos for Carey and VRBO to review.

We had a great time at this property. The house was as pictured and the property was well kept with a shaded, gravel path all the way to the lake. The cove, and in fact, the entire end of the lake was quiet with minimal boat traffic. The kitchen was well equipt and the beds comfortable. Unfortuately the surrounding neighborhoods were pretty rough, lots of barking dogs and run down properties. The dock was usable and the top was quite nice. The bottom was cluttered with a fair amount of old equpment that one needs to step around to use parts of the dock.

Birthday weekend at the Treetops
We rented the house for my husband’s birthday weekend. The house was really nice. The beds were super comfy... slept like a rock and really enjoyed the soaking tub. Lots of nice little touches... the board games were fun at night and had all the basics we needed in the kitchen. The two story dock was awesome .... the second floor sundeck views were awesome. The hubs caught two big catfish off the dock! Just a couple things to bear in mind... it is a Super steep (although very well maintained path) up and down to the water. You will get your workout if you need to make lots of trips...it’s worth noting if you have little ones or the elderly in your group. We also had a bit of trouble with the grill and the fire pit/table on the top deck. Propane tanks seemed to be full but couldn’t get the fire pit lit or the grill to turn up super high.. but we made due. All in all a wonderful house and wonderful stay. We would totally stay again!

Amazing house
We had a wonderful stay at this amazing lake house last week. The house was big enough to accommodate our family of 4 and our friends family of 6. The master is private upstairs by itself with a huge master bath. The beds were very comfortable and everything was very clean. The lake was amazing to hangout at. They had a canoe down there that we all enjoyed rides on. The kids loved jumping off the top deck into the lake. We brought our own tubs and just hung out in the lake most of the time. There was a nice fire pit outside as well. The back porch had enough seating for all of us to hang out and talk while we grilled. We rented a boat one day and we were able to stop by the house for a break from the sun. I would recommend if you decide to rent a boat you do it in advance. Most places were booked up and we were lucky to get one. If you decide to bring your own boat we found a ton of boat ramps around. Carley the owner was very friendly, helpful and timely with responding to questions.

Great family vacation spot
We had a wonderful lake week and the house suited our needs perfectly. Comfy beds, enough space, nice porch to sit on and relax. Great dock. The lake is beautiful and huge. Rented a boat for the week and spent everyday tubing and swimming. Very stocked house for essentials. Nice area to run on quiet roads. We highly recommend.

We met our Charlotte family there for some quality time. Everyone enjoyed their time in the house, on the porch, by the campfire, and on the lake. We'll definitely consider Tree Tops for future vacations.
