Spectacular views from each bedroom, each with a slider to access the oversized deck to the pond. Enjoy your morning coffee while watching the sunrise or relax in the evening looking over the moon's reflection on the lake by an open firepit. Play board games up in the loft area, or escape there for some quiet time to read a book and relax. How about a game of corn hole down by the water? Kids and adults alike love the inflatable raft.
This property has all of the amenities of Cape Cod without the traffic. Located just 15 minutes over the Borne Bridge in Mashpee.
We are close to Mashpee Commons, where you can find shopping and many dining options. Close to New Seabury & several saltwater beaches.
Enjoy a ferry ride over to Martha’s Vineyard or Nantucket. Or perhaps take a whale watching tour from Barnstable Harbor.
Our house has a dock, 2 kayaks, a canoe, standup paddle board, floating trampoline, fire pit on our private beach. In addition, you have access to a private association beach, playground, picnic area, swim area, boat ramp, dock & tennis. ( five houses away, walk or drive) This is a perfect home for a family getaway, couples retreat, or a ladies getaway. The possibilities are endless!

Had a perfect stay. Property was impeccable and Brad & Pam were more than helpful. The house was big and roomy, super comfortable and beautiful setting.

Normally we stay at a home in East Falmouth and love it but this time we tried Mashpee. My husband and I stayed here with two dogs, my mother and mother in law and our two boys ages 13 and 9. We had a wonderful time. Enjoyed s’mores on the fire pit by the water listening to music. Kids used paddle boat, canoe and water trampoline. Having an outdoor shower and hose made it so convenient to clean up the sand before entering the house. There was plenty of bedrooms to sleep everyone comfortably and three full bathrooms made getting ready to step out so fast. We enjoyed cooking in the spacious kitchen and grilling on the deck with the gorgeous pond views. Morning coffees, night wines all beautiful on the deck or from inside of the house. All bedrooms felt like a master and luxurious with the sliding doors to outside. My Mom said best vacation ever. Dogs had a blast and there are baby gates if needed for them. You need to bring nothing at all, fully stocked kitchen. TV’s in all the bedrooms were really nice. We all

Three couples + two kids had a fantastic week swimming, playing with the plentiful water toys, grilling, and enjoying the spacious deck for both meals and sunning/reading. The bedrooms are spacious though fyi the downstairs only has one bathroom for 2 bedrooms so be prepared to share. There is always the hall bathroom upstairs as backup. The owners are communicative, generous, and ready to help if any needs arise. Fantastic all around.

Our family,ages newborn to seventies,spent a week at Brad and Pam's property. It was clean and welcoming with all the amenities needed. The first floor had an easy flow between the primary suite,living room,kitchen,dining room,and large,gated deck. The lower level with two bedrooms and bath and access to the lower covered deck gave privacy and quiet when needed. The private beach provided kayaks,canoes,lifejackets, and water toys. We especially enjoyed the water trampoline and mat.
It was a lovely vacation.

We rented this property once before for a longer trip and returned for a very obvious reason. The house is amazing , very spacious and clean with great views. Pam was wonderful with getting back with us when we had questions. We have told some friends about this place and they loved it just as much as we do.
This will be our go to place when we go back to Cape Cod.
We have done our research and have found this to be an amazing deal. For the price and what you get, you can not ask for anything more. Thank you Brad once again for accommodating us and making our family trip so enjoyable.

We've stayed here before and this time did not disappoint! We rented this beautiful home on the water to do something different for Thanksgiving. We had plenty of room for everybody and even invited a couple of friends to join us. The kitchen had everything we needed to prepare a feast. It was such a nice environment to enjoy a bonfire by the lake after our turkey meal. We drove a few minutes down the street and took in an ocean shore walk too. This is becoming a tradition while we are here. We are thankful for the owners who went above and beyond to make our Thanksgiving holiday stay perfect!! This is why we like to come back time and again.

This property was extremely clean and had everything that we needed for cooking and water toys for our 10 year old grandson and also my adult children to have fun. We recommend staying here if you want a lake and ocean experience. If you are looking for peace and quite this is also the place. Highly recommend!!

We had a fabulous time In You home ..Thank you !! Home was very clean and well stocked. We had everything we need for a week on the cape . Loved the pond and all the toys that was supplied to enjoy it . Had my coffee every morning on the deck overlooking the pond . I would absolutely recommend this home .. Beautiful and fun!
This property is a wonderful spot for family and friends. The pond is actually a lake! The deck and beach are wonderful. The house is well equipped and the hosts are available and helpful with anything you might need. Tennis, pickle ball, kayaks, a canoe and lots of other toys. Great place!

Wonderful week
This cute, comfortable house was the perfect set up for our family. Nice little house ON the pond. Beautiful views from the rear deck. Sunny lot. 1st floor master and den. 2rd/3rd bedrooms in basement with sliders to outside. Updated, well stocked small kitchen. House has some updates and new appliances. Little community beach/dock down the stairs and tennis court close by. Stores, Mashpee Commons and several golf courses 10 minutes away. Neighboring houses quite close. Owner very responsive and available (around the corner).

The waterfront access provided us multiple opportunities to enjoy canoeing on John's pond first thing in the morning just as the mist was clearing. The nights were starting to get a bit chilly so we appreciated the three indoor fireplaces and two outdoor fire pits (one of which was gas). Very peaceful and quiet neighborhood. It may be different in summer, but in Oct, we almost had the entire Pond to ourselves. Thank you for a great stay Brad.

Paradise
Brad and Pam‘s home was everything we dreamed of and more so. After two years without a vacation, we were delighted to settle into a comfortable home right on John‘s Pond with access to several different water toys: kayaks, peddle boat and a canoe. We hiked nearby paths and explored the area, returning to a comfortable deck and gorgeous view. Our hosts even treated us to a cooler of freshly caught clams. Heaven!

We had such an amazing week at Brad’s house. The house is fully equipped with everything you could need and so many little extras we didn’t expect. The beds were super comfy and it was great having all bedding and towels provided. We absolutely loved the beach, fire pit, kayaks, paddle board and water trampoline. Brad was amazingly responsive. We had two questions and rather than just reply with instructions, he was at the house in two minutes to help us adjust the AC (forgot what our second question was but he was there immediately for that too). We will definitely rent here again!

We have been renting summer homes on the Cape for a weeklong family vacation over the last seven summers and this home has been our favorite!
We enjoyed the fire pit on two evenings and the kayaks/canoe /SUP most days on the private beach. The South Cape State Beach is great for long walks, has a large parking lot at a reasonable $12 price per car and is just a short drive from the house. We also really enjoy riding on the Shining Sea Bikeway; you could rent at Art’s Bike shop in North Falmouth for $25 per bike or drive your our own bikes to Depot Ave lot near downtown Falmouth.
The three bedrooms with queen beds easily accommodated the three couples in our family, while the outdoor deck overlooking the pond provided a great setting for our dinners.
The kitchen is very well stocked with appliances and dinnerware. We were also impressed with the beach decorations throughout the house!
Brad is a great host who answered all our questions immediately.
We definitely plan to come again!

Private Beach Playground on John’s PondSUP
We have been renting summer homes on the Cape for a weeklong family vacation over the last seven summers and this home has been our favorite!
We enjoyed the fire pit on two evenings and the kayaks/canoe /SUP most days on the private beach. The South Cape State Beach is great for long walks, has a large parking lot at a reasonable $12 price per car and is just a short drive from the house. Great Family Vacation for 7 adluts and a 3 year old.
We thoroughly enjoyed all of the water activities. The equipment was there as advertised, the tennis court even had pickleball lines. We used the firepit 4 nights, plenty of wood. Playground close by for little ones too. Would recommend bringing water shoes for rocks in water . Did not want to leave!

Great pond-front vacation
My husband and I really enjoyed our week on the pond! The house was great and although there were only two of us, it would also be a great place for families and groups. We had some family over while we were there, as the deck was large enough for us to have a socially distant gathering. Also, the handles/railings on the stairs and outside of the house were great for accessibility, which my mother greatly appreciated. The beach area, dock, and boats, were really fun - we went out in the boats (kayaks, canoe, stand up paddle board) every day and had a great time. The pond was extremely peaceful, with the exception of Labor Day weekend when lots of people were out and having gatherings (sound travels easily around the pond) but things quieted down around 10pm. We really enjoyed both the house and the location, and would definitely stay again in the future.

My family enjoyed our stay! Brad was so wonderful and made sure we had everything we needed and more! The property is great! So much to do without even leaving the house. We can't wait to come back!

Wonderful Stay on Johns Pond
We had a wonderful week on Cape Cod staying in this home. It is a wonderful safe neighborhood right on John’s pond. Having the water trampoline and floating mat and kayaks and SUP was perfect. Brad was always available by text, and it felt great to know that the owner was so responsive. Mashpee is an excellent area with easy access to lots of other towns. A great way to explore Cape Cod.

Enjoyed our week at the lake
We had a great time staying here! We used the boats, dock, and trampoline daily, and spent many hours and meals out on the deck overlooking the lake. The house was well stocked, and the living spaces are comfortable.

Wonderful escape from it all!
Everything about our stay was as advertised. We had a total of 10 people and there was plenty of room for each family to set up and have their own space. The views are perfect and peaceful. Brad is a fantastic host that is very accommodating and checked on us regularly to make sure we had what we needed. The lake was a great temperature and all of the water sports made the visit complete. We really enjoyed our stay and will definitely come back!

Fantastic Vacation
We had a fantastic time. Both Brad and Pam were very prompt in answering our questions. The house fit the 10 of us perfectly. Everyone, if needed, had their own space to go to.
There was only one complaint, and that was how warm the loft got at night. It was difficult for that person who was sleeping up there. The 2 bedrooms downstairs didn't have a/c, but the sliders were open, and they loved listening to the water, and they had the ceiling fan.
Otherwise, we enjoyed the kayaks, the paddle board, and everything else that was offered here. I loved that we didn't have to pack everything but the kitchen sink. Pam and Brad provided the linens, towels, etc. It was nice not having to pack those.

Gorgeous lake house in the Cape
Spacious, very comfortable house with great views of John's pond; the deck is unbelievable! The house is loaded with amenities (although downstairs rooms have fans, no AC) inside and out, including canoe and kayaks. The hosts are extremely gracious, responsive, and helpful. The location in Mashpee was a little far from our destinations in Hyannis and Harwich, but the place was absolutely worth the drive. Highly recommended!!

Family Vacation
We had a great week on John’s Pond. We enjoyed the lake activities (e.g., kayaks, canoes, paddle board) as well as access to the private association beach. The house had plenty of room for family and friends to sleep and it was very comfortable. Brad was always available when I had questions and he took my son and I on his pontoon boat.
