The location, the exterior of the property and the general area, property had clean linen and towels
Good local access to beaches, restaurants etc
The access road is not great condition and has a problem with people coming to gates at property trying to access beach and asking to turn round so gates need to be kept locked. There is public walked access along side property to beach including nudist beach mainly male. Private screening on property on this side could be improved for pool privacy. The property interior although quirky is a bit dated but overall functional for the stay

The location is very good but apart from that - NOT VERY MUCH!
The overall state of the property was poor. Ill fitting doors and no handles on any of them. The tiled floor was dirty, the oven had not been cleaned, the barbecue was broken and dirty and could not be used, the log burner had not been cleaned and was full of ashes, one of the water tap controls in the bathroom came off in your hand. The water tap in the kitchen was insecure and wobbled about when used. The pool surround was cracked and the pool itself was dirty, which didn't prevent the local birds from using it as their own bath. The area leading from the house to the pool had jagged rocks sticking up dangerously from the gravelled area. We had an uninvited guest in the shape of a centipede crawling around the living room. The shelves in the freezer were rusty. When we arrived we found the Wi-fi and the television did not work. As a result of the numerous aforementioned issues, although we had booked for seven days, we left after day two. Fortunately bookings.com were brilliant and managed to get the owners permission for us to leave and negotiated a refund on our behalf. The owners response to our concerns when we contacted was, that they allowed us access to the property two hours before the alloted time. This was the case although we had only contacted them to ask if we could park the car outside the gates until the allocated time. They stated that they also did not impose the 300 euro deposit once we stated we would have and early departure time for our return to England and we asked how we would recover our deposit.

Casa da Guarda is in a very quiet forest at the beach area removed from the hustle and bustle of town. The house it’s a kitschy rustic former old guard house directly behind the beautiful Algarve cliffs. it was very comfortable, not pretentious.
You can hike all day to private beaches or walk to the best beach and restaurants in the area or the lovely town of Portimao. Everything you need is within a short drive or walk away.
The owner Milly was so wonderful! She went over and had a lovely fire burning for us when we were arrived late on a rainy night after a very long flight from the airport and was she was always extremely accommodating. We look forward to staying again in the future.

Private location. Private swimming pool with lighting at night. Beautiful huge tree, which provides a nice shade for outside meals. If you stay mostly outside (a tent is a great idea!) it's a nice place! Great beaches and beautiful rock formations/caves just about 10-15 minutes away.
1) The interior, furniture and plumbing of the house is very old and needs plenty of repairs. The floor tiles are particularly old and look very-very dirty. We even decided to wash the floor, but discovered that it's not washable. So it probably was clean, but it looks disgusting. Some walls need paint refreshment, because they also look very dirty.
2) There is a very bad sewage stink in one of the bathrooms, so we avoided using it. Fortunately there was another bathroom in the master bedroom.
3) Probably because of this stink, there are clouds of flies in the house. They don't bother you much, because they don't really try to sit on you, but they are everywhere.
4) The situation wouldn't be so dare if the property had crispy shining white bed lining and towels. Instead you get very old yellowish/greyish bed linings, which add to the overall feeling of complete anti-sanitary of the place.
5) The place is not as private as it seems. There is a very busy trail going right along the fence and straight to the nudist beach. The hosts tried to create some privacy by hanging rags along the fence, but it doesn't create much of privacy if you go outside and try to peak through the fence. They should make a green fence all along this trail.

Location on a hill with stunning view on the ocean is amazing and unique. Pool was very well maintained and clean. It was very quiet at night even if during the summer August days, people can look in the garden as the path leading to the secluded beach nearby passes beside the house. It was not disturbing though. Host was speaking French perfectly and very helpful. They repaired directly the lamp in the kitchen which was not functioning on arrival.
Very relaxing and beautiful place for holidays with kids.
One thing that could be improved is the fence in the garden, which allows people to view in the garden, by planting some trees/bushes.

The exterior, location and the surroundings are very good.
The interior of the house lacked the necessary maintenance, hygiene and cleanness. The kitchen supplies were dirty, fridge did not operate well and oven was damaged and greasy.. Dishes were dirty from previous guests.
The bathroom had a problem with the plumbing that left an awful smell during our stay and did now allowed to use the shower. Living room had 2 old sofas that were damaged from usage. TV is very old. No air conditioning.
