Cichy, spokojny hotelik w pobliżu centrum, a jednocześnie dworca kolejowego. Przyjemne i klimatyczne ogrzewanie kominkowe w lobby i sali restauracyjnej.

I have read the reviews of this hotel and they do not seem fair. This hotel was an extremely normal typical experience in a small town in Poland.
My husband is Polish and he found the hotel fine, completely normal for the area. If you do not speak Polish, please realize that not everyone will speak English, even at the hotels. Also, it is normal in a town like this where the reception will not always be there. So if you speak no Polish then you should arrange ahead of time through the messages to ensure the reception will be there when you arrive, and be prepared to use Google translate when you arrive. For us, we just called them on our phone to say we arrived but again my husband is fluent in Polish so that made everything easy. Once you arrive, they are happy to help you with anything.
That being said, we booked the family room for us and our friend. It had 2 bedrooms and a kitchen and living room and dining table. It was an enormous apartment with plenty of space to have family over. It was missing some dishes, I am sure if we had asked for more then the owner would have provided but we got by. We were in town for Christmas and we provided a second hangout space for my husband's very large family. The owner was very helpful and even gave us homemade bread for Christmas.
The only issue I had was that there was an issue with the heat. My husband got ahold of the owner at 12:30am, she came to our apartment and they worked out a solution, and then we had heat.

The location was great. It looked nice from the outside.
I had a reservation, but when I phoned I was not let in and had to go and find another hotel in another town. At 10pm in the rain.

Conveniently located near train station.
The shower needs some fixing.

The staff were helpful and friendly. Breakfast was adequate, but not a large selection. It was a continental breakfast offering with cereals and scrambled eggs, as well as black tea and coffee. The hotel is lovely; excellent decorations. It is conveniently located near the main train station and a small shopping center, as well as being right near the city center. Our appointment was only 1.5 km away, so we were able to walk there, as well as walking to restaurants, and such. Even though some of the staff do not speak English or German, they were able to adequately compensate with the Google Translate application. It was a pleasure to be able to communicate in spite of my lack of fluency in Polish.
The heating was turned off from 8 pm to 10 am. The train ran in front of the hotel. The combination of the freezing cold and noise made it impossible to attain a good night's sleep. We had to pick a time to eat breakfast, rather than coming down between certain hours. That put a strain on me. The rails on the stairwell need to be cleaned. The room was far from being worth 130€ per night, especially in winter. My other accommodation cancelled at the last minute, so we were left paying much more than I would have preferred.

At the end we've got the room
We've booked a room on booking. When we arrived there was no room for us. We were offered room in another hotel a few kilometers from Luban which was unacceptable for us.
We've found out that our friends are staying in same hotel and are having big room so we stayed with them but we were charged full price like we would get separate room. Do not book that property via booking as you may get same situation

Everything was fine for the price. Would stay again.
Showers are really loud. You can hear them from other rooms.

Reception working only till 8pm ( though he was sleeping in one of the rooms upstairs). Rooms smelled of cigarettes. Bathrooms dirty. Beds in one of the room were very uncomfortable and bedding smelled other persons perfume, so it means it wasn’t changed at all. We didn’t have chance to have breakfast as canteen was opening only at 9am. Very very disappointed.
