This newly constructed sound front property was completed in May, 2014, and is a 5 minute walk to the gulf beach
It is located on Via DeLuna, within walking distance of the gulf, shopping, restaurants and bars. There is a small park one block from the house with playground equipment and a basketball court.
This property has something for everyone. The house features 3300 square foot living area, with 6 bedrooms, each of which has a private bath, and an additional half bath.
The main floor includes a large living room and a fully equipped kitchen with an ice maker. The living room and two bedrooms open onto a large elevated deck that faces the sound.
The upper floor features a lounge with a wet bar and refrigerator. The lounge and two of the bedrooms open onto a sundeck facing the sound.
Guest can relax in private pool (which is heated except during December, January and February, and at other times when the air temperature is too cold for the pool heater to operate). There is a private pier where you can fish or tie up your boat. If you want to go to the gulf beach, its only a 5 minute walk.
Weddings, receptions and similar events are not allowed.

Beautiful house and location! Perfect accommodations for the 8 adults and 4 grandchildren in our family. The view of the sound from the back of the house was beautiful. (We saw lots of dolphins!) We loved the nice pool area, and getting to the beach was super easy too. Shops and restaurants within walking distance was also a plus!
There were a couple minor issues. The oven didn’t work exactly right, and the floors didn’t seem too clean when we arrived. However, this is a wonderful place, and we had a great vacation! We absolutely will consider staying here again!

We have stayed in this property several times. This is the first year we were disappointed in the cleanliness of the house. There were remnants of what appeared to be a bachelorette party scattered about, several dead roaches on the floor, dust on the walls, and dirt on the floor. A few bathrooms did not have washcloths, but they were very prompt to bring us some when we asked. They did communicate with us that someone would be on property to fix the fence. The mattresses are starting to show their age and are not comfortable. Overall, the house is very spacious with a great location. With a few minor adjustments and paying attention to detail it will return to the spectacular property we have enjoyed in years past.

Richard went above and beyond and was available to answer all my questions at any time of the day. It looks exactly like the pictures listed and the views from the back porch were phenomenal. Definitely would book again!

The home was perfect for a big family. Walking distance to the beach and restaurants. The owner is very easy to work with and quickly responds to questions.

We all enjoyed the house with plenty of space for all of us. The grandchildren spent hours in the pool. The small beach and calm water of the bay were perfect for children and old people. We got to watch dolphins swimming past every day, and were even visited by a manatee one morning (several of us were in the water when he swam right up to us). We enjoyed being so close to Flounders and The Shrimp Basket. Good all-around experience.

Our recent family stay at Villa Primera was positive. We are a three generation family of 13 ages 71 to 2.
We would stay here again. Plenty of room for all of us and a pier more than adequate to dock our two boats and wave runner. The guys enjoyed fishing from the pier. The lighted pool, with views of the Santa Rosa Sound, was a big hit with the grandchildren day and night.
The house flows well and is clean. Not unusual for a rental…..the furniture is showing some wear/tear. With that said, you can see where some items have been replaced and it’s obvious the owner is involved in keeping the house well maintained.
When we got settled Saturday evening we realized we were marginal on bath towels, I called the after hours number for Pensacola Vacation Rentals and told them we could get through the night and would need towels on Sunday. When we returned from Mass on Sunday a generous supply of towels was awaiting.
I stayed out on the top deck most of the time and I really enjoyed the clear plexiglass balcony guard that allows unrestricted incredible water views……
Location is A plus. The older kids could walk to restaurants and to get ice cream. Plenty of bars and restaurants in walking distance. Easy quick walk to the beach.
With no problems we used the Walmart + for grocery delivery, ordered pizza one night from Dominos…..and used Uber one time……to repeat we would stay here again.

WOW! This house far exceeded our expectations, there was 19 girls and there was plenty of space for all of us. Everyone raved about the house all weekend and the view was just unbelievable. Only suggestions would be to have more blankets but the property management company was down the street and they went above and beyond - shout out to Noel and Jackie. The pool was just icing on the top, way bigger than I expected too. We were all sad to leave, I plan to rent this home again!

Richard's house is absolutely beautiful and was the perfect place for our family of 10! It was so clean and had everything we needed. The open concept kitchen, dining and living room was perfect for everyone hanging out together. Four of the bedrooms have a beautiful view of the Sound with balconies. It is awesome that all bedrooms have their own bathroom. The futon and extra fridge in the upstairs common area came in handy too. There was also a small fridge in the laundry room that worked well for extra beverages. The coffee machine had both options for Kurig cups or ground (and there were lots of filters that others left). There was tons of closet space and extra pillows and blankets. It was so nice to be within walking distance to the shops and restaurants, and just five minutes to the beach. We highly recommend staying here and can't wait to come back! Thanks for everything, Richard!

The house was big enough for our whole family and generally well stocked with everything we needed. The pool was an unexpected bright point of our visit, allowing everyone to still play in water even when it was too dang hot to be out in the full sun of the afternoon. The only things that would have made the stay easier and more comfortable would be a second full sized fridge and more varied outdoor seating on the main deck. We will definitely consider staying here again.

A bunch of us came in for my brothers wedding in Gulf Breeze and the grooms immediate family stayed at the house. It was the perfect location to hang out with family and the pool was perfect for the kids.

We had our kids and a couple of their college friends join us for a spring break trip. Location is perfect, house was great, and even caught some fish off the dock. It was a little cool, but pool heater made all the difference. Kids enjoyed laying around getting some much-needed sun. This has been our favorite house in this area. We just left and are already talking about reserving this home again soon. Wonderful location with the beautiful, calm Sound water right in the backyard and an easy, five-minute walk to the Gulf beach. Also, so easy to walk to restaurants, souvenir shopping and bars as well (and there is a trolley available too). House was very clean, check-in and -out were each very easy. Plenty of bedrooms and bathrooms for our large family group. Kitchen was well-stocked with plates, utensils, cups, etc., as well as cookware. I was concerned about only one main fridge but we did fine with it and the other two small fridges. Since we had a pretty large group, we brought coolers to keep beverages in which worked out great. And the ice maker in the kitchen was awesome!
The pool was super clean and the pool deck area was really nice. We especially liked that there was always shaded space at the pool area for those who wanted to be with the group still but out of the sun. There was just enough beach area in the backyard for a few beach chairs and for sandcastles and we really liked the steps from the dock down to the shallow Sound water at the beach line.
We did not meet the owner but clearly he is very thoughtful about this home. All the light switches were labeled and there were clear instructions on how to work the TVs-little things that make a difference. The coffee mug gifts for guests were so sweet too!

We all loved this property. It was decorated like HGTV shows. The views from every room were amazing. We loved Santa Rosa sound better than the gulf. We watched the blue angels from the end of the dock; away from the 20,000 people on the beach. We snorkeled; caught a few fish; watched dolphins, ducks, our resident blue heron & pelican. The pool was great. We only used our vehicles once to get groceries. We walked everywhere & also road the trolley.
The gulf (easy 5 minute walk) was beautiful but the purple flag made it dangerous to be in the water. Our 5 grandchildren said it was the best vacation ever. It was the best vacation for all of us.

The home is absolutely wonderful! Very spacious and roomy for everyone. My husband and I had enough room for 2 of our children and their families, as well as enough space for his sister and brother-in-law. That was a total of 8 adults and 6 children! The pool was a hit for the kids and adults and the view was spectacular. We've stayed at other places on Pensacola Beach but this was by far our absolute favorite!! Would definately stay there again!

Wonderful house for us!
This house is just as beautiful as the pictures! We took our children and their spouses and all the grandchildren (all adults) for a week to enjoy the sun and fun. Having six bedrooms and 6 1/2 baths was a game changer. Everyone could get ready to go out at the same time. Loved the pool and watched dolphins and even some stingrays ventured up to the dock. We would go back in a heartbeat!

Location, Location, Location!
Great location, great house! We had three families with mostly teen children and stayed for 5 nights. The house was very well-maintained and easily accommodated us. The pool was great and fishing off the dock was fun. We were able to see plenty of dolphins and stingrays from the porch. We were so pleasantly surprised with the location of the home. Such an easy walk to restaurants and beach bars. Richard, the owner, was great to work with. The airline changed our flights at the last minute. Richard was so gracious to work with us as best he could to accommodate our new schedule. He really went out of his way and it was much appreciated. Highly recommend this home.

The perfect location
The perfect location to the Santa Rosa sound and a two block walk to the ocean. We were about a half a mile from all the shops restaurants and bars. The kids absolutely loved fishing off the dock and playing in the pool we made the best memories. I would highly recommend this property.

Stunning views for a fabulous house
The house was exactly as described... beautiful. The staff made an early check in easy. While we were there our 5mth old grandson was hospitalized the day before we were due to check out. Not knowing whether or not the hospital was going to release him to go home or not until noon the day of check out, the staff were very nice in allowing us to stay until noon.
We come to Pensacola Beach every year and will look forward to staying here again.
The only thing that needs attention is the mattresses need to be updated and the living room couches were very uncomfortable. It seemed like they leaned forward and you felt like you were getting pushed out of it.
Other than those minor things the house was perfect! Beautiful views. We even saw stingrays and dolphins.
