This is the most fantastic location. WE HAVE Air Conditioning.
This is our "perfect sized" home when it's just my wife and I. It's nice and comfortable.

This is a cozy one bedroom one bath right in the heart of Ruidoso. Convenient to all things MidTown. Shopping, restaurants, wineries, bars... it's all here.
We just added ROKU TV with all the apps you can imagine. Just enter your check out date and you can use your subscription information to watch whatever you want. The system will sign you out automatically on the day that you leave.
WARNING this is an older building without modern sound dampening technology. Be a good neighbor. Quiet hours begin at 9pm. Please enjoy the peace and tranquility.
Hot Tub Access is optional. I have three units in this building, but I only allow one unit at a time to have exclusive use of the hot tub. If you would like to use the hot tub, here is the fee schedule: 1 night=$35, 2 nights = 45, 3 nights = 60, 4 nights = 70, 5 nights = 80, 6-7 nights = 100, 8-14 nights = 120, 15-30 nights = 200. No partial stay payments are allowed. So if your reservation is for 1 week, you cannot choose to only pay for the hot tub for 2 nights. Reservations are first come, first served. In order to make a reservation, contact me either before or after you make your reservation and I will check availability. If available, I will send you a payment request.
This is a classic Mid-town building that has survived the years right in the heart of Mid-town Ruidoso! Don't choose this if you want to be alone in the middle of the woods. Choose this cabin if you want the ultimate in convenience to all the shops, bars and restaurants of Mid-town Ruidoso while being able to go out your back door and play in the river and enjoy the fascinating parade of wildlife going by.
SLEEPING: There is a queen bed in the bedroom. There is an air mattress that can be used in either room. It is located in the closet. You are responsible for accurately entering the number of guests. Expect the price to change if you do not.
THE BUILDING: I have tried to determine when this cabin was built, but have not yet been successful. I have seen pictures of Ruidoso taken in the 1950s and it was there then! It was originally built as a hotel with 8 small shotgun style rooms. The bedroom was on the river side and the bathrooms were all on the street side. Sometime after that it was remodeled into 4 one bedroom apartments. That’s the configuration it was in when I bought it in 2007. To be truthful, it was in really rough shape then. It has suffered years of neglect. After a $100k remodel it is now a really cool and wonderful place. When you drive up to this building, you can imagine how Ruidoso was in the ‘50s and ‘60s when it became known as “The Playground of the Southwest”. If these walls could talk, oh, the stories they could tell.
The floor in the living area is wood and the kitchen is tile. We have a futon in there so it's comfy for a small person or a short adult. The other side of the condo contains the bedroom and bathroom. The bed is a lovely queen and really comfy! The floor in the bedroom is a lovely hardwood. In the bathroom it is tile. When bedtime comes, open the window and let the sound of the Rio Ruidoso lull you to sleep.
THE PARKING: Parking in midtown can be a challenge on busy weekends and holidays. We have private parking for our building. I will put a parking pass in the cabin for you. With that you can park one vehicle in front. If for some reason you have more than one vehicle or if friends come over, there is a public parking lot just on the other side of the log cabin on the west side.
MID-TOWN: This is where the action is. Restaurants, bars, shops, it is all within a short walk of your front door. No DUI’s while staying here. You can Rock and Roll at Quarters or Country and Western dance at WPS (Win Place or Show). You can close the place down and walk home. If late night is not your thing, you have a choice of five of the best restaurants in Ruidoso within a two block walk. If you don’t like to go to restaurants, you have some of the most amazing clothes shops within two blocks. If you don’t like any of the above, then there’s always wine and desert! Yes within one block there is an amazing cupcake shop and a lovely selection of wine to taste and take home. I can go into more detail later!
THE RIVERSIDE: Every coin has two sides and this is no exception. You have all the fun and excitement of Mid-town just steps away, and all the peace and quiet of nature right off the porch. We have a lovely porch with a great view of the river so you can relax while enjoying the wonderful climate. It really is the perfect place to relax after a hard day of hiking, skiing, riding, or shopping.

UNIT LOCATION: this one bedroom unit is located in a four Plex. This unit is on the bottom floor. The parking lot is level with the top floor. Therefore, it does require stairs to get to it. This unit is the second closest unit to the hot tub.
This is the is the best location in Ruidoso for convenience plus nature. You have nature on your porch with a relaxing view of the river. Walk around to the other side of the building and you are in Mid-town, just steps from the shops, restaurants and bars. You have private parking for your car. If you want to walk, most everything you need or want is within three blocks. If you need transportation, call Lincoln County Transit.
Pets – yes, your pets are welcome, just please when you leave the property make it look as though there was no pet there. Pick up the waste and clean up any excess fur. We do charge a pet fee ($85/stay for up to 2 pets and $150/stay for up to 4 pets) because they do cause some wear and tear, but we know they are important to you and we want to accommodate your whole family! The fee will be charged as a separate transaction after you make your reservation.
Safety: Property has 4 cameras: 1 located over the front door of #1 and pointed at the deck area. 1 located over the laundry room door and pointed at the hot tub area. 1 over the breezeway and pointed at the parking lot. 1 over unit #3 and pointed at the deck area. These cameras will be recording during your stay. The door to the apartment is located 1 story below parking lot grade. You will have the choice of using 1 flight of stairs or walking down the driveway across the hot tub deck and up two steps to your door.
Explanation about the damage deposit: Your reservation may require a damage deposit. If you book via Airbnb, there is no up front deposit, however if there is damage, you will be charged after your stay. If you are booking on my website, the checkout process will be easy. However, if you are booking on VRBO, they will show it as a "Refundable deposit paid at property". That is not accurate. The deposit is simply a credit card hold which is authorized on the day that you arrive and then automatically drops off 7 days after you leave. If you leave with no damage, you will never notice it. If there is damage, I will notify you of what I have found prior to making any type of claim against that hold. I'm sorry that VRBO describes it that way, but I have brought it to their attention, and they say it is the only thing that can be done with their system. I think they are just putting the square peg in the round hole. If you have any questions, feel free to ask.

The location of this property was ideal for walking to/from midtown Ruidoso. Cafe Rio (Pizza Extraordnaire!) and other establishments were minutes away. Not sure the hot tub is actually functional; we were told it was rented by another visitor but it was locked and closed the entire stay. Property is dated, rooms are small, shower is small, kitchen is small.

Enjoyed the area, right next to the river, the dog loved it and we loved it. Right next to town within walking distance of the main strip. We even saw a couple deer across the river. Ruidoso is awesome, and we definitely enjoyed our stay.

Personally, I have a very busy and stressful job, so this place relaxed me the instant you hear the River. The manager is very helpful and guided me on settling in. If you need a break from reality, this is the perfect spot. Again I thank you to the owner of the property for tranquility.

Nice clean property, but this place is all about the location. It's perfect for having close walking access to the main street in town, the only time we had to even drive was to go skiing. We even had some deer right out our door one afternoon so that was a fun plus! I would say the only downside is you can hear all the other units around you. So depending on who is staying it can get kind of loud, we had a family with 2 kids above us so that got a bit disturbing at times. But overall this place was great for the price!!

This cute little cabin was perfect for 2 adults. Everything we needed was provided for us. We didn't have to hunt for a parking space when we went shopping. Shopping and restaurants were within walking distance. Don't care for shopping, step out the front door and you have the peace and quiet of country living. A babbling brook and lots of deer to entertain you. Great choice for our vacation.

After spending the day helping out a friend, I was able to unwind while listening to the water flowing in the stream next to this comfortable condo/apartment in the evening. Able to cook breakfast and light meals in a kitchen with basic kitchen items. Happy to watch some Netflix too! My 2 Kitties were happy even though they kept contained during the day. One in crate. Other in bedroom with a view of trees and birds. Good location-Walking distance to Midtown Ruidoso and my friend's home. Thank you for allowing my kitties and I to stay during my visit!

Our stay was excellent. This apartment is located directly behind midtown shopping strip which made everything easier. It was very clean and stocked with essentials. Communication with owner was immediate and we couldn't ask for a better rental on our 10 year wedding anniversary!

"Perfect" describes this property. The size, location, and view was all perfect for my first Thanksgiving alone in many years. The peace and quiet along the river was very soothing. Waking up to a beautiful snow covered landscape on Thanksgiving really made the day. I am looking forward to returning next summer for a couple of weeks.

This rental was super cute, cozy & clean- perfect for a quick getaway trip with my hubby! Literally a short walk to downtown. We were fortunate to get experience our first Ruidoso Snow just above the river! The host kept the open communication from booking to our departure! Highly recommend, can accommodate at least 3 people—my husband & I thoroughly enjoyed it!!

Excellent location! We loved being right on the river and also right off the Main Street. Best of both worlds. Quaint and cozy condo. We cooked all of our meals in the kitchen and it worked out great for the two of us, they had the basic kitchenware we needed. The bed was super comfortable and we slept great with the window open, listening to the river as we drifted off to sleep.
We were not there for the Oktoberfest but it was the same weekend and this location would be perfect as it was on the same road.

While the place is dated and small, it was clean, had everything we needed for cooling meals, plenty of towels and chairs to sit outside. Bedroom is bigger than pictures looked so that was a bonus. Location was the best if you enjoy the outdoors and walking to shops and restaurants, just steps away! We definitely recommend the place. It's a great value for the price. Host was also very responsive.
