The responsible party (GUEST) signing this agreement must put on file with MANAGER a valid credit card. GUEST authorizes MANAGER to charge credit card for any/all violations of this agreement and any incidentals or optional services requested during stay. GUEST consents to electronic signature of this document in lieu of an original signature upon an actual charge slip. GUEST agrees this Credit Card Authorization cannot be revoked and will not terminate until 45 days after leased premises are vacated.
Provided RESPONSIBLE PARTY and its GUESTS uphold the TERMS of this agreement, obey house rules, be respectful of our neighbors and our staff, make use of the property and its contents in a respectful manner, no additional charges to the credit card being held will be made. The following circumstances constitute the MANAGER's reserved right to apply additional charges to said credit card or to seek damages from GUEST for failure to uphold their responsibilities:
• Disrespectful use of property causing complaint from neighbors, homeowner association, property manager, staff or law enforcement.
• Any lost, stolen or missing items.
• Unreported, broken or damaged items or property requiring replacement &/or repair.
• Failure to obey our check-in & check-out times.
• Exceeding the number of GUESTS or visitors as registered.
• Hosting of any unauthorized gatherings, party, event, etc.
• Possession of illegal substances or conducting any illegal or illicit activity on the property.
• Excessive cleaning &/or excessive trash, garbage or debris removal.
• Failure to return keys, garage door or gate openers, parking passes, etc.
• Soiling of bedspreads, carpeting &/or upholstery to cause special cleaning.
• Excessive utility consumption and surcharges from TV service provider for paid programming.
• Unauthorized use of pool &/or spa heater when guests have not paid for use of the pool heater.
• Swimming pool &/or spa having been used in an unsanitary or inappropriate manner.
• Violation of our No Smoking policy or leaving behind offensive odor.
• Violation of PET policy &/or any additional indoor/outdoor cleaning required as a result of a pet being on the property.
• Furniture &/or other contents relocated and not put back in their original place/location.
• Any other use of property &/or its contents which causes additional work or expense for owners, &/or MANAGER.
• VIOLATION of house rules and other terms of this agreement.
Should MANAGER be unsuccessful in charging card, it will demand payment from GUEST. If GUEST fails to pay and MANAGER must take legal action, all court costs, reasonable attorneys fees and the maximum interest rate allowable by Florida law from date of check-out to collection shall be added to the penalty or charges owed by GUEST.
PARTIES, SPECIAL EVENTS OR EXTRA GUESTS
GUEST is strictly prohibited from hosting any special event, wedding, party, reception, or gathering of people. Only REGISTERED GUESTS are permitted to enter into property, onto its grounds, or into its community. Failure to abide by this rule shall be deemed an intent to defraud and an attempt to falsify a reservation and is punishable by law per Chapt(PHONE NUMBER HIDDEN) of the 2013 Florida Statutes.
Special events, weddings, parties, receptions may be accommodated at special VACATION RENTAL properties but are provided only at extra charge under separate contract to be executed in writing with the MANAGER.
We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adequate number of adult guardians or parents to the satisfaction of MANAGER.
MANAGER at its sole discretion may abruptly terminate GUEST'S continued use of the property, without refund and at further penalty. Failure to VACATE when ordered is a violation of law and subject to trespassing and felony charges under 2013 Florida Statutes Chapter 509.
FALSIFIED RESERVATIONS & INTENT TO DEFRAUD
Any reservation obtained under false pretense will be subject to forfeiture of all monies paid and the party will either not be permitted to check-in or will be ordered to vacate. MANAGER is under no obligation to refund any monies paid and may further penalize GUEST.
Misrepresentation of age, the number of GUESTS or visitors, hosting an unauthorized party, event or other gathering, using false identity, use of fraudulent payment methods, lack of payment, use of the property for illegal activity or something other than strictly overnight accommodations transient in nature, being at property outside of the specified time period, etc. all represent a falsified reservation with an intent to defraud. Per Florida Statue 509.151, any GUEST who reserves or occupies a VACATION RENTAL property with the INTENT to DEFRAUD the MANAGER is guilty of a felony of the third degree and is punishable by s. 775.082, s. 775.083 or s. 775.084.

Stayed January 2024. House is very close to beach and there is a golf cart service you can hire to pick your group up if you do not want to park. Nice house close to lots of amenities. Lots of walking as well. Great stay

The property is next to a construction storage site that begins loud work at 5:30 am every day. The house had no closets, only a dresser in the master when we moved in. TVs were bad, neighbors have a variety of animals and there are feral cats everywhere. There were constant problems with the code on the door, we were locked out several times and would have to email support who would take hours to respond and reset the doors. This place was a joke. Would suggest finding another option.

This home is beautiful and nicely appointed Agency was responsive to the couple of questions we had. The biggest disadvantage is the lack of a privacy fence. The rear neighbors have direct access to views of pool. Without the privacy fence, there is not an area for you pet to run off leash
As a previous tenant mentioned, the lot beside them is a staging area for construction. Sand, gravel and dug up debris comes to this location as they update waterlines along the street. Outside of an occasional work truck coming in, the sound isn't so much an issue.
Overall, we very much enjoyed our time in this home. Very tastefully done.

Construction zone
The driveway was dug up on the third day of our trip. We couldn’t get our car out and we’re stuck listening to construction all day. Property shouldn’t have been available to rent while this type of work was going on.
House itself was typical for the age. Management was polite and responsive, but had no options to resolve the construction issues. The lot next door is the construction yard for what appears to be a full replacement of sewer lines throughout neighborhood. It’s my guess that this construction noise will be ongoing for quite some time. People can make their own choice to rent this location, but the issue should be disclosed.

while the house was nice size, there is a construction lot next door with heavy equipment going in and out early in the morning. ran in to a few issues right off the back after booking. a member of our groups father got sick and was in the hospital. we asked if we could change the dates we were told no. then when my friends father died, we asked again and still told NO. I am a traveling ICU nurse and do a lot of rentals and have never had this much trouble with a rental. so my friend rushed to the funeral and rushed back. so that we did lose money on the renal. when we get there the floors are dirty (Like we had black feet from walking in the house) the pool was cloudy and the grill did not work. i called and was told to email this person and i never heard back from anyone. we bought chemical to clear up the pool and i had to fix the grill so that we could use it. need less to say we moped the whole house so we could walk in the house with out our feet turning black. all in all one of the worst experience's with a rental i have ever had. will never rent with the group again and would not recommend to anyone else. VRBO is not at fault

Amazing Stay
The house was wonderful and clean. There was a little noise on the saturday morning from the constuction taking place next door which started at 7am. However this is out of your control but still affected our stay. Overall the house was clean and spacious and included a lot of great amenitites we enjoyed.

Not happy with this rental at all. Nothing like three ad stated
I chose this property primary because it was advertised as fenced and had the pool. There is no fencing?? And don't look for a hot tub either. Maybe that's at other location with fence. Only bushes so the dogs couldn't run outside. Traveling with service dog he needs to run when not working and this was a huge fail false advertising The pool deck was covered in black mold. There was no enjoying the pool area with that smell of mold. There were other issues also toaster broken no gas in grill lawn so over grown. Not fun when you have to walk the dogs in tall wet grass. Three attempts to contact management. Finally Maintence replied he was really nice had new toaster and gas delivered next next. But we was only planning on grilling the one day. But thank you for trying to fix some of the issues. The inside furnishings are fine. Bring your cleaners cause there isn't any. Also don't forget to bring pillows and xtra blankets. The fence and pool were unacceptable which made this house the worst I ever stayed at..

This was a great place to stay!!!
The proximity to the state park beach was great only minutes and easy to access, park and enjoy. We brought our dog and this location allowed me to take the dog for a walk in a nice neighborhood in the morning and evening. The pool was great have available and the accommodations were very nice, clean and comfortable. I would recommend this to anyone who is bring a dog and a family on vacation.

Beautiful house & great location
This house was well stocked with everyday essentials. The pictures were exactly what this property looked like. It was located in a very quiet neighborhood which was one block away from US41 (Tamiami Trail). This was good because it was easy to go out for meals to bring back. The beach was driving distance which only was a 3-5 minute drive. All in all we enjoyed our stay and beautiful Naples!

Recent stay at your property and would like to share the following pros and cons.
Pros: House was big and bedrooms were large. Two bathrooms which were adequate (4 adult guests) with enough personal towels and beach towels. Hand pumps at bathroom sinks a nice touch. Little basket of goodies: dish detergent, extra trash bags, tide pods, etc. came in handy. Interior of house clean. Neighborhood quiet but needed a car to get to beach. Able to get in to house a little early which was great.
Cons: One beach chair and one beach umbrella broken. No bikes. No light inside the garage to turn on. Little dark when doing laundry. Every day had to add water to the pool (obviously some leak there). Water to the pool was cool and to expect a guest to pay $60/day to heat the pool (the rent was more than enough) is outrageous. The pool area was dirty. Mold and dirt around the cement as well as a filthy grill. Both cleaned by my husband which is unacceptable. The propane grill had to be lit with a match. Outside landscaping unkept. Black ? tarp/materials on top of house looked awful. Next to an unkept vacant lot. Sign outside that says vacation rental which we thought was a great way for a potential break in. BIGGEST issues: left a message for the maintenance team over the weekend regarding no lock on one of the lanai doors and no lock on the slider on the back door (security of the backdoor was with a piece of wood that needed to be jammed into the door track) and received a message back that they work Mon-Fri unless an emergency but never heard from them on Monday.

Lots of space
A very nice, spacious house, well kept up and clean in a nice area and neighborhood. Good shopping and restaurants nearby and of course, the beach. Nice kitchen and new appliances made our stay comfortable.

Good but could be better
The sign in front kinda tells everyone you are a tourist and opens you up for theft. The water pressure in the showers is soft and the non-master was not used due to cleanliness. Overall good property and good value.

The home was clean spacious and inviting. Everything was as advertised. The price was high. But that is Naples during the season. The only thing we missed was a garage door opener as it rained heavily and we weee here fir a wedding. I wild rent this house again and recommend it to others.

We totally LOVED the
We totally LOVED the house and had a wonderful time! We did call to let your staff know that someone before us had left broken glass on the pool deck and in the pool. our teenagers dove and picked up all they could pick up and I left the pieces on the grill table so that you could see. there was also a pink balloon that got caught in the filtration system but my call to your office brought out the pool guys and they took care of the pool.
we'd come back and rent the same place all over again. We hated that the red tide was in full effect, but we just loved it. we weren't complaining about the glass as much as wanting you to know that someone abused the place and obviously broke some bottles there. thank you!

Nice Layout, Excellent Service, Very Clean!
We stayed here for our recent business trip to Naples. The home was very spacious, and had a nice open layout. The bedrooms were all nicely separated, and gave nice privacy. That was perfect for a few business partners, or maybe families would enjoy that. Staff was great. Getting into the property was a breeze, even let me come in 2 hours early for free as our flight was early arrival. Ceiling to floor was spotless and clean. Couldn't have asked for a better pool area. After a long business meeting, relaxing in the pool at night was splendid. We would recommend this to others and will look to stay here again next visit to Naples.

Fantastic Trip at the Tuscan
Our family of 5 (2 adults, 3 kids under 12) loved the home. Naples Florida Vacation Homes was super friendly and was very responsive. They did a great job all the way thru the stay to communicate with us. The house is very spacious. The sleeping arrangments and bed types made the home attractive for us. We were a 2 minute drive to Vanderbilt Beach and Delnor Wiggins State Park. All shopping and eateries were within a mile from the home. We would recommend this home for anyone with families. Kristen and her staff do a great job making sure you are taken care of!

Fantastic Stay!!!
The home is very well laid out. We have 6 adults, and we all felt comfortable. The pool area is very nice and relaxing. We were at first hesitant because a past review mentioned that the the screens were missing on the pool area. It makes absolutely no difference, and it is not many. The fact that the home went through a category 4 hurricane 6 months ago and looks as great as it does it a testament to the property manager. The house is very long, you don't get a good sense of how big it is until you go in. Each room has nice flooring and features tons of space. The kitchen was well equipped and had everything we could ask for. The BBQ grill was a nice feature. The location is great, located a few blocks from the beach. We could have walked but the company provided beach coolers and chairs and the drive is less than 3 minutes. Check in was super easy, they have an electronic lock and you get a code, no need to check in at a front desk. The company was very professional and timely in responding. We will definitely be back again in the future.

Dont trust old pictures
The house really needs a face lift, the screen porch is a mess, most of the screens are gone and the metal supports are laying on the ground. The dryer makes an awful noise when you turn it on, the water heater works but is leaking in the garage. The fallen tree from the hurricane is along side the house blocking three windows. The wood tiles in the master bedroom are breaking up at the doors, it took us quite a wile to get the bath tubs cleaned and free of mold. I would suggest that before you go with these guys request recent pictures.

our stay was a disappointment
We were eight people staying at the house and there were only 5 bath towels provided. Our two grandsons slept on the pullout couch in the living room. Sheets were provided, but no coverlet. When we called management about these problems they said towels and a coverlet would be provided the next day. Nothing was delivered. After a second call, a very small throw was delivered (not large enough) but no bath towels. There was a washer and dryer, but the dryer made such a loud screeching noise, we were afraid to use it. One of the reasons we rented the house was for the swimming pool for our two grandsons. The pool water was a very cold temperature. We read in the instruction book that you should notify the management if you wanted the pool heated, but since we didn't read this till we arrived, it was too late. This could be a great rental property if the management would treat the renters with better service.

Very clean i love it
The property is very well located. Everything you will need is at less then 5 minutes, good restaurants, ver close of the beach. The furniture is in very good condition, the pool have nice size and it is not so deep for the childrens. In my opinion it is a very good option and the olny thing the need to update is the DVD player the control remote is missing and the Roku Tv system is not working but in general it is a good property and i recommend it.

Wonderfully decorated, peaceful and quite
Pride of ownership is evident in this vacation rental. The owner has decorated it nicely with high quality furnishings and it exceed out expectations. The pool area was lovely. We'll be back for our next trip to Naples.
