128 25th Street is newly remodeled and professionally decorated beach house that is one short block from the 25th Street beach. Downstairs has front gated patio with a dining table and seating area. Inside area has Dutch door, 10 foot ceilings, good light from multiple windows, wood laminate floors, dining table, sectional with 60" TV, and kitchen bar seating. Fully equipped kitchen has standard appliances, and white quartz countertops. Side patio has new gas BBQ. Downstairs also has a full sized bathroom with walk-in shower, and a tight two car garage.
Upstairs are three large bedrooms - Master bedroom has an adjustable CA King bed, couch, desk/chair, large master bathroom, walk-in shower, dual sink quartz vanity, large soaking tub, walk-in closet, and 60"TV.
Guest room has an adjustable CA King bed, and 32” smart TV.
The Back Room has a CA King bed, 40” smart TV and two twin beds.
Guest and Back Room share a full sized bathroom with tub. Laundry room has washer/dryer.
Third floor Rooftop Deck has firetable, new sectional seating and partial bay and beach views.
The house is walking distance to popular restaurants, bars and the Newport Pier.

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.
Parking: 2 car garage parking - This unit provides 2 car garage parking- tight alley
Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided
Kitchen/Supplies: This kitchen is supplied with all the basic dishes, utensils and cookware needed for everyday cooking. Some cleaning supplies and dry goods such as paper towels, toilet paper, salt/pepper, coffee filters, trash bags, foil, etc. are supplied to help you begin your vacation, however, you may need to purchase additional supplies during your stay.

Our family really enjoyed this beach house. The location is spectacular -- close to the beach, pier, stores, and restaurants. The house was very clean. While next to the main street, the noise did not bother us. We will rent again and recommend to friends.

If you want to be able to ride bikes and walk to everything on your vacation this is the perfect place for it. A lot of action all around for sure!

Our family has been renting houses at Newport Beach for the last 20 years and this was our favorite place to stay. The house was perfect for our large family. Our older children watched movies late each night and the noise didn't travel to any of the bedrooms. Even though the house is right on Balboa BLVd the inside of the house was pretty quite. The street was pretty quite and seemed to have property owners that stayed in their houses vs all night raging parties. The house had everything that we needed and I would highly recommend staying at this property.

Our family has been renting houses at Newport Beach for the last 20 years and this was our favorite place to stay. The house was perfect for our large family. Our older children watched movies late each night and the noise didn't travel to any of the bedrooms. Even though the house is right on Balboa BLVd the inside of the house was pretty quite. The street was pretty quite and seemed to have property owners that stayed in their houses vs all night raging parties. The house had everything that we needed and I would highly recommend staying at this property.

We loved this property and it's proximity to the beach, restaurants, and grocery store! It was all new, updated, and clean. Great size. Loved being able to walk out the door just a few steps to the beach and restaurants. We even walked down the beach sidewalk to the Catholic church on Sunday. The only negatives were that there is no air conditioning and street noise. It is on the corner of a busy street, so it gets pretty loud when the windows are open because there is no air. This is also a plus, because it was easy access to get in and out of the garage with our cars. The first 2 or 3 days were not terrible with no air, however, the next few days were very HOT. Especially in the master bathroom, which is directly in the afternoon sun. It was difficult to get cooled off after a day at the beach, when you are still sweating after taking a shower. I would recommend a window unit in the upstairs bedrooms and also a ceiling fan in the living room downstairs. I would choose this property again, but hope that the weather is cooler.

We loved this property and it's proximity to the beach, restaurants, and grocery store! It was all new, updated, and clean. Great size. This house was clean and nicely remodeled. It is one block from the beach and there are great restaurants, bars, and a grocery store within walking distance. Our only negative was that it is very close to the street on a busy corner, so it's noisy.

My family has been coming to Newport Beach every summer for the past 34 years! This was our first time at this property and it was fantastic. The two car garage made parking easy, the three bathrooms with showers was perfect for all the showers after the beach. The roof top deck was a great place to hang out in the evening. Being close to the beach and shops was great, but increased the number of people on the beach on the weekend. But that was fine for us. Highly recommend this property to others.

The two car garage made parking easy, the three bathrooms with showers was perfect for all the showers after the beach. The roof top deck was a great place to hang out in the evening. Being close to the beach and shops was great, but increased the number of people on the beach on the weekend. But that was fine for us. Highly recommend this property to others.

The pictures on line did not show the all extra outside chairs and umbrellas (which were wonderful) so we brought extra stuff that we would not have dragged around had we known. We did not find it as clean as I would have liked as we found pieces of trash under beds, behind toilets and a total of probably 20 empty beer cans combined between one of the bedrooms and all of the bathrooms but we were so happy to be there it didn't bother us for very long. :)
We were a little concerned about being adjacent to Balboa Blvd. but it was no problem whatsoever and it was actually fun to sit out front or up on the deck and watch all the excitement. Other than a few windows that need replacing because of the broken seals that allow the moisture to seep in between the glass making them unattractive to look thru...and difficulty accessing the garage with large vehicles, this beach house is extremely functional, comfortable and we will rent it again.
