We had a large group of 13 and there was more than enough room for all. The house is also well stocked with everything you need. The quiet, private, neighborhood and access to the neighborhood beach was amazing!

We are eight adults and five grandkids. We debated getting 4 hotel rooms or a house for our week’s Cape Cod vacation. After seeing the house on Vrbo we chose the house. The best thing we did. The house is enormous with multiple bedrooms and bathrooms. It’s spotlessly clean. The beds are comfy. The rear deck is gigantic. The view stunning. A very short walk to the bay where kids could jump off the dock into eight feet of crystal clear water. They had a blast. Two kitchens, multiple wine coolers and fridges. The owner is fabulous to work with. We cannot say enough about the house, the beautiful neighborhood and the whole experience. Just wonderful!

Location is wonderful. Best equipped short term rental our world-traveled group has ever stayed at. Very comfortable and spacious. Loved the bay beach down the hill. The outdoor shower was a favorite of everybody. Huge deck with ample seating and tables for our large group and gas grills made the outdoor dining special.

Great stay!
We all had a wonderful week in your lovely home. We were grandparents and 3 daughters and their. Families, and we were easily accommodated in the large and sprawling setup, with the added privacy of the guesthouse with 2 connected areas. We loved the game room and sleeping area for the older kids, where they could stay up late and sleep in without being disturbed by the younger ones. The huge deck was great in the morning for coffee and for drinks in the late afternoon. We were pleasantly surprised by the steps down from the deck to the bay beach, and small group s of us wandered down several times a day. We loved the location, close to Orleans markets and shops, as well as beaches. Our favorite was Nauset, 10 minutes away. The girls and I also loved the whole shady Quanset club roads for an early morning walk. One couple enjoyed tennis daily at the Orleans park. We loved the large Weber grill on the deck, easily accessible from the kitchen..
The house was much more expansive than pictured, very well appointed and well cstocked, and we enjoyed it all! The grassy front yard was wonderful, as we had several budding athletes in our crew, ages 2 to 16. On a rainy day, we had a volleyball game in the rain! We did have a problem with the air conditioning and the owner responded immediately, but fortunately for all, my son in law was able to fix it at least for the short term.
Overall, it was a lovely expansive home, and we had a great week!

Beautiful Family Get Away
We stayed at this vacation home for a week with our families. The house is just great - really two houses in one. Perfect for large multi family trips with nice common spaces and places to get away from the crowd. Expansive large deck and nice fireplace area. Would highly reccomend this property and would certainly like to stay there again.

Large Group Vaca in Cape Cod
House was great for multiple families and children of all ages. We have 16 guests all stay comfortably. Home was comfortable, clean, and a good home base for our cape vacation. Beach in the back was good for fishing off the dock or beach at high tide. We caught stripers (not big enough to keep, but still fun to catch!), Beach is for exploring for crabs, shells, horseshoe crabs, and other sea critters. Not great for swimming, as it is very rocky and sharp shells. highly recommend water shoes, we all had to go buy them. We had a baby in tow, and hoped to use this beach more, but it wasn't the sandy beach we expected. We did venture to Skaket beach which is about 10 minutes away, and amazing for kids and adults, no too crowded, but get there early! We also went to Nauset light house beach on the Atlantic side, which was fun with big waves, but there is a ledge of rocks to get into the water that was hard to get in/out of. Saw lots of seals, beware of sharks (lots of sightings/closings for a few hours at this beach!). still a fun day! also went to First Encounter beach when we were to late to arrive and Skaket and they were full. Very nice beach in the bay (BUT no lifeguard or facilities and the horseflies were BRUTAL). Our favorite was SKAKET Beach. We also spent a full day on the front lawn with beach chairs, cocktails, waterballoons, and the sprinkler for the kids. Yard is very well maintained. Owner very accommodating and responsive. Basement was perfect for all 8 kids we had with us, ranging from 3- 15 years old. My 3 year old broke the 55in TV in the basement roughhousing, we contacted the owner and offered to replace it and have it shipped by amazon prime. Owner was very easy going about it and very understanding that kids will be kids, and happily agreed to let us replace the TV and ship it to her office. Outdoor shower was a treat! all in all a great trip.
