The Villa is located almost directly on the Canada-US border and is located southeast of Lake Champlain's Canadian area, in the Town of St. Armand on the shores of Lake Champlain. The villa is at the very end of a private road assuring privacy and peacefulness. At this point the lake is 8 km wide, and its sunsets, when seen from the lookout, are among the 10 most beautiful in Canada. The beach drop-out is soft making it a very nice place to spend afternoons even with small children

House was ok, clean in general which is the base level. We had bad luck as it rained the whole week. No dock and rough beach area looked not maintained , should be improved.There was 1 tv in the whole house and not well located, it didn’t work apparently since a while and that made it challenging. Bell came to fix after couple days.

Truly Exceptional Property and Experience
The home is immaculate, modern, and incredibly comfortable. The views are stunning and the attention to detail inside and out is the best we have seen in a VRBO. My entire family loved the home and we would absolutely recommend to anyone considering for their next get away.

Séjour mémorable
Très beau chalet spacieux, pour 12 adultes nous n’étions pas à l’étroit. La vue est magnifique. Seuls bémols c’est qu’il manque des rideaux opaques dans les chambres et le spa très beau mais il y avait beaucoup trop de chlore.
Sinon tout était parfait! Nous y retournerons assurément !

Amazing house! Gorgeous views!
Our group of 6 friends had a fantastic time here. We travel frequently and have stayed in many houses. This one took our breath away. It is fresh, clean, modern, and feels luxurious. The views from every window are fantastic. We enjoyed the dock, kayaks, hot tub, playing game, cooking meals, and relaxing in the perfect location. We will definitely book again.

Beautiful, spacious home!
Had a great week at this lovely home on Lake Champlain with two families. Had more than enough room to spread out, and very much enjoyed our stay. The kitchen was well equipped, and using the milk foamer all week has given me a new kitchen toy I wish to purchase... We cooked and baked extensively, and between the kitchen and the grill, had pretty much everything we needed to entertain ourselves.
The lake was lovely, but we did have one day with an algae bloom, which we realized after swimming in it. Ooops! Other than that, we enjoyed the water, and were in it just about every day with the exception of the day we went to Montreal. Enjoyed the proximity to Montreal while still being in a very quiet location. Being so close to the border was odd, but convenient when coming from the States.
My only (entirely minor) complaint is one I've had in every rental home we've stayed in over the past 15+ years - it's hard to find a really well lit table area for doing puzzles and/or crafts, some of our favorite vacation activities in the evenings. We brought down lamps from bedside tables and worked around it that way,
We had a few questions while we were there, and reached out via email (as none of it was urgent), and got a very timely response.
A couple of the quirks of the house took us a bit of effort to figure out - such as the doors/windows to the decks. We had a few minutes of trying to figure out how they worked, and realizing that they were indeed both doors and windows, and how to use them. Also, the directions for the house talk about bringing things in when storms blow in - listen to that. The storms we had were short, but very intense, and the wind was impressive.

Lakeside home
The house easily held 11 family members from ages 2- grandmothers. Walking to the shoreline can be a challenge to older people due to the steepness of the slope. After a rain the stairs to the shore are very slippery. We had two family members slip on them. The exposed part of the deck is also slippery after a rainfall. Seems like slippery is a theme - the two showers on the top floor have tile on the floor that appear not to made for a wet surface. Very slippery. The home is lovely. The accommodations are good. We had plenty of kitchenware to prepare meals. The house is very close to Burlington Vermont - a beautiful city to explore. Thank you for sharing your home with our family.

Our perfect vacation!
This house is simply perfect for a big group. Our group ranged in ages from 8-76 and there was something for everyone. The house was quiet, the location was peaceful, and the outdoor seating was a favorite spot even in the rain.
The master bedrooms on the top floor feel like pure luxury.
My children loved having their own bunk room and the adults appreciated that the tv room downstairs seemed soundproof!
My children enjoyed exploring the beach for beautiful rocks and frogs.
The pictures of the outdoor fire pit do not do it justice. It is the most gorgeous spot with the mossy cliff in the background.
We had a few questions for the owner while we were staying there and she was always available right away. So helpful!!
We would return again for sure and will recommend this house to anyone going to the area!
This house was very hard to leave after living there for a week.

Beautiful location
Really enjoyed the lake and kayaks. It’s definitely quiet and peaceful. Be prepared as there are not many grocery stores nearby. Would of been nice to have towels.

Fantastic place
Our 10-member family spent a fabulous but too-short weekend at this fantastic place. The photos and descriptions are accurate but don't do justice to how comfortable the "cottage" is. Very modern but still cozy, very clean and well-equipped. We were too early in the year to use the waterfront but the views were incredible, the hot-tub was wonderful and we were outdoors constantly on the expansive decks and around the fire pit. Lots of bedrooms (with great beds, pillows and duvets) and bathrooms, and the kitchen was ideal for food prep and clean-up with high-end appliances and huge counter space.
Would love to go back for a longer stay and would absolutely recommend this property to friends.

10 Days.....Saint-Armand
When we arrived at 4 PM Wednesday afternoon, we discovered that the house had not yet been cleaned. Called Marie and she quickly put together a make shift crew that changed bed linen (on all 13 beds), moped bathroom floors, vacuumed and serviced the spa, while we settled-in...They were good folks and worked quietly and did an acceptable job under the circumstances.
I will still give our stay 5 STARS, the overall house is spacious and very modern, beautifully situated, 200' from the lake shore. Floor/ceiling windows bring in the surrounding beauty. The kitchen was well equipped, good size refrigerator/freezer and a large family dinning table and adjacent sit down bar. The rear vertical moss covered wall ledge with the night lighting, captures the natural setting. We hiked, biked (bring your own), boated and enjoyed the spa, sunsets, fire pit daily.
We found the accommodations lacked some features that Americans are accustomed to, such as bed night stands for all beds, soap dishes, enough towel racks...storage was limited for the people staying on the lower level. The master bedrooms had small closets, good for a short stay, but not if you are there for 10 days s we were. You must bring your own bath and beach towels. Washer/dryer very good. Well water was excellent.
The local area was interesting. The traffic in Montreal was terrible and limited visits, due to heavy construction and road detours. U.S. guests would be wise to fly into Burlington, VT. The border crossing required 5 minutes to 1 hour.....usually 10-15 minutes.
Shopping was in Bedford at the Metro (20 minutes) and Walmart in St Jean (30 minutes) where we found all the provisions we needed.
The 20-22 wineries were small and not as interesting at Napa Valley or France....we gave up after visiting two. The Italian wine at the Metro is OK and cheap.
We had a most enjoyable night out at the Restaurant L'oeuf, in Mystic, 2KM north of Bedford on Rt 235. A number of other restaurants are found in Bedford.
The cheapest gas at St Armand at the junction of 235....$0.989 CAD....they pump it!
The home is well worth your consideration and we would consider returning!

Excellent
Just a beautiful piece of paradise nestled on a lake. The home is spacious and modern. Lots of room to unwind with family and relax with friends. The bathrooms are stunning and the showers are like waterfalls. But the absolute best part of the villa is the kitchen. All the tools you need to make great meals are provided. The outdoor spa was a real treat too. Very comfortable way to start or end the evening.
The only drawbacks we experienced were minimal. We couldn't get the wifi to work, but that isn't a big deal at all. And whoever had stayed last had left quite a bit of grease at the bottom of the oven, so we had to clean that before we could cook. But again considering what an incredible home it was, we were happy to take 3 minutes to do that.
Overall an amazing stay, we couldn't have been happier and would advise anyone to make this piece of paradise their top choice when looking for a rental.
