About this house rental
Browncoat Cottage is a neat and tidy 3 bedroom double brick cottage, built mostly in 1864, situated right in the middle of Mudgee, just a short stroll to shops, cafes, hotels, restaurants, clubs, gyms, parks etc.
This cute cottage has been tastefully decorated and is very comfortable. Sleeping up to 8 adults, it is suitable for anything from a couples weekend away to a family gathering.
The lounge has two 2 seater sofas as well as a 3 seater fold-out sofa-bed (use on request with extra charge) , a Smart TV, DVD player, DVD library, CD/Radio/iPod dock, a variety of books and magazines and reverse cycle air-conditioning and free Wi-Fi
The kitchen is well equipped, including a Pod coffee machine, microwave, toaster, kettle, and TV. Crockery, cutlery, glassware and picnic ware for 8, pots and pans.
Also included are bikkies, milk, coffee, tea sugar, pepper and salt.
The dining room seats 6 comfortably.
Bedroom One is spacious and relaxing with a Queen bed, wardrobe, reverse cycle air-conditioning and a cot.
Bedroom Two is cosy and stylish with a Double bed and wardrobe.
Bedroom Three has 2 comfortable Single beds.
The beds come with pillows and doonas, fitted sheets, pillow cases, doona cover and blanket.
Electric blankets provided in winter.
Just past the Kitchen is a desk with a variety of tourist information and phone books.
The Bathroom is neat and modern and comes with Towels, Shampoo, Conditioner, Body Wash and a hairdryer. Family sized quick recovery hot water, no running out'
2 Separate toilets. 1 indoors, 1 outdoors.
If you feel compelled to do a load of washing, the Laundry has a 6.5kg Washing Machine, Dryer, Ironing Board, Iron, Laundry Pods, Basket and pegs. Just outside is the traditional rotary clothesline.
The large, private backyard has an outdoor setting, BBQ, a huge double carport and plenty of room for the kids as well as any boats, jet-skis, motorbikes or bicycles etc. you might bring for your getaway.
Pet friendly on written request.
The large backyard is suitable for dogs of all sizes but if you have a cat or need your furry friend to be in the house with you, we need to charge a fee of $50 for the extra cleaning required.(This does not cover any damage.)

Cancellation refunds as per standard policy.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. FEES WILL APPLY for excess guests not agreed with the owners in advance form the full booking period.
PLEASE DO NOT REARRANGE THE FURNITURE. This WILL result in charges as extra staff are required to replace large items.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

Problems or Complaints- In the event of there being any problems or deficiencies with the accommodation or contents the matter should be reported immediately. Prompt notification by the tenant is required to enable remedial action to be taken. No complaints will be accepted or correspondence entered into where complaints are made at the end of a tenancy.

Departure - the property should be left in a similar state to its condition on arrival, otherwise, excess cleaning fees apply.
Check-out time is BEFORE 10AM, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
Towels and Linen are supplied. No separate flat top sheet.

A well maintained and warmly inviting cottage. Everything you possibly want for your accommodation needs and an excellent backyard for a pet to explore. This accommodation suits couples to young families. It's exactly as in the photos. Highly recommended. You won't be disappointed.

The big, enclosed garden was great for my two little Jack Russell crosses to play in and lie in the sun. My friend and I both had nice bedrooms, the kitchen was well equipped, the living room was warm and had everything we needed and the bathroom had a good heater.
Our only problem was that my friend's computer would not log onto the internet properly - very very very slow - although mine was fine.

Great house and great location
We loved staying here. It was a short walk to everything we needed. The owner has shown great attention to detail with everything that’s been provided for guests. The house is immaculate and it was a lovely touch to have the heating on when we arrived. The house is comfy and warm. The enclosed yard was great for our dog. We would definitely stay here again.

'family' partner and Fifi the cat..had a lovely break from reality...thank you!
Last minute emergency with pet sitter and noted the 'pet friendly' posting, so after a communication with the owner about Fifi the apartment cat, we booked for three days . We had a lovely time in a well organised ( house and secure garden) holiday place, perfect for 6 people but worth spending for larger premises, to allow Fifi to come as well! Thank you...I had a lovely birthday!

A warm and relaxed environment Great for the dogs and easy access to everything.
This home exudes relaxation as soon as you walk through the door. It is simply but sufficiently furnished and equipped, with extra thought put into what you might need when you first arrive. The home is very clean and comfortable and is close to town.
Communication with the owner is wonderful and they are respectful and flexible.
The yard is very securely fenced and is flat for all to enjoy. You truly can make this a home away from home.

Just what we needed
This cottage had everything we needed. Kitchen amenities were good, and everything was clean. We were able to take our dog, and there was a big back yard and secure front for him to run around. Also quite close to town. Would book again.

Had a lovely stay here for a couple of nights and would have enjoyed longer, the cottage was comfortable. The dog had a great time in the large, secure yard, and my mum and I were very comfortable in the beautiful old building with all the mod-cons. Highly recommended for a comfortable stay.

Quaint cottage perfectly located in a quiet street short walk to town centre
We had a great weekend staying at this cottage for a holiday over the long weekend. It’s on a quiet side street with a lovely big garden with table and chairs which was nice for sitting out in the sunshine for breakfast or tea in the evening to watch the sunset and look at the evening stars. Well equipped with everything we needed and only a short 5 minute walk into the town centre to all the shops and restaurants. Cottage was very warm and there were also extra heaters and electric blankets, which I imagine would be great in the winter. Beds were also very comfortable we all had a good nights sleep. Would definitely recommend and use again if staying in Mudgee. Thank you Alison, it was a pleasure to stay.

Fantastic pet friendly house
Cosy, welcoming and with a great backyard for the dogs so I could relax and the dogs could enjoy a home away from home. The house is well equipped, clean and when I arrived the heating had already been turned on so both I and the dogs felt very at home and comfortable from the moment we walked in the front door.

The cottage is an old one but it is large and spacious with a large garden for our little dog. Everything was immaculate and clean and all the necessities were provided. Bed was comfortable. Definitely a place to stay if you want to get away from all the daily stress.

Everthing you could need. Clean, neat & tidy. Close to town to walk to shops & restaurants & markets & river walk. Our dog loved the big backyard which was safe & fully fenced. We thought a cottage would be small but it was very large & enjoyed the outdoor bbq area to sit in the sun. Have already recommended the place to friends.

We found this cottage perfect for the four of us on a quick weekend trip to Mudgee. Walking distance to town, full kitchen, and cosy feeling. The booking contact was easy to talk to and prompt at responding to emails. I'd give this property 4.5 stars if I could!

Stayed here for one night after cutting short our stay at a nearby place that disappointed. Browncoat didn't disappoint at all and was great for a small family stay in the middle of Mudgee. Had everything we needed except a place to hang coats (or if it did we didn't find it). The light breakfast and Tim Tams was a nice touch. So close to the main part of town that we walked into town and back for dinner with two small children.

We recently stayed at Browncoat Cottage. Very unusual interior set up. One good master bedroom. 2nd bedroom small. However we were comfortable. We enjoyed our stay well set up kitchen and bathroom. Quite basic in lots of ways.

We recently stayed at Browncoat cottage and thoroughly enjoyed ourselves. The main thing to me was that it was extremely clean. The owner was extremely helpful and happy to accommodate any requests and answer all of our tourist questions. The cottage is cosy and warm when the heating is on and very centrally located being only a stroll to the town centre or a $7 taxi fare (it was raining when we went). We would definately stay at browncoat cottage again.

This house (64) is next door to No. 62, the "House on Douro", in which we stayed a number of times last year on work business. This time we needed a 1 night stay which Browncoat will do but DOD doesn't.
What a pleasant surprise! It's quite well appointed house with 3 bedrooms (well, it's actually two and a half, since one of them is kind of carved out of the hallway). Very comfortable. Fully equipped kitchen & laundry, great shower, close to town. If we ever have reason to call in to Mudgee overnight again, Browncoat Cottage will be our first choice.
My only negative comments would be that the BBQ area is quite a long way from the house out the back and the place seems to lack power points (lots of leads, plug boards and stuff in use which probably shouldn't be in a holiday house and may pose a fire risk).
Host was most accommodating in giving us access next day when we discovered we left something behind.
Will definitely stay again.

the cottage was quaint and appropriately resourced with everything you need, even electric blankets which were much appreciated. the cottage was beautifully styled and we had a lovely stay being able to relax in the cottage at night. the bathroom area was a little cold but heaters everywhere allowed a comfortable stay overall.
