About this house rental
Lower Mill Estate, The Cotswolds, is a private estate amidst lakeside trails, rivers and hundreds of acres of green space. It boasts an award-winning spa, numerous swimming pools, an outstanding restaurant and an activity centre.
Whether you hire a kayak, try your hand at paddle boarding, practice your serve or enjoy a drink on your private decking.
To uphold the ethos of the estate, it does not allow for large single sex groups or excessive noise after 11.00pm. A code of conduct will need to be acknowledged and signed prior to arrival. Please read carefully the policies stated below before booking. All our properties at Lower Mill Estate, The Cotswolds have strict rules to ensure a family friendly atmosphere. Our properties must strictly be used for holiday purposes only and not for working in and or using to commute to and from a place of work. Stag and Hen parties are strictly not allowed at any of our properties, and we reserve the right to cancel your booking if you break the estate rules.
We are pleased to be able to offer, this highly individual property which has been custom-built to the homeowner’s exacting standards. One One Eight benefits from a bespoke roof terrace which provides the guests with the best possible views over the estate and adjoining nature lake.
The accommodation comprises two king lakeside bedrooms, one with en-suite WC, further twin room and family shower room with walk-in shower to the ground floor. There can also be found a wall-mounted TV and seating area.
To the first floor can be found the spacious master bedroom suite with doors onto the west-facing balcony with outdoor furniture, to sit and relax and enjoy the late afternoon sun. Spacious en-suite bathroom. There are two further bedrooms, one king and one double, both having access to an adjoining snug with sofa and TV. Shower room.
The second floor provides spacious open-plan living with two separate living areas with comfortable seating and TV, one with direct access onto the westerly balcony with outdoor furniture. Dining area with seating for 10, kitchen with granite work surfaces and an array of built-in appliances.

Roof terrace – Accessed from second floor landing with electrically operating roof light. BBQ and garden furniture. Stunning views of the Swillbrook Lake and the wider Estate.
The rear balconies are connected via a spiral staircase rising from the ground floor. NB please be aware that there is no direct waterside access from this property. There are various entry points to the lakes around the wider estate.

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.
We have a spa onsite with a bracing outdoor eco-pool, naturally filtered by water lilies. There are two more 20m heated pools – one indoor and one outdoor, a steam room, a sauna and a technogym. Treatments are also available at the spa.
We have Tennis and MUGA counts onsite along with our lakeside nature reserve which is comprised of eight lakes, two rivers and miles of walking trails.
You will also find The Activity Hub onsite and they manage all the equipment hire of bikes, canoes and kayaks - there's something for everyone!

The concept is very good and well carried out. Good design and good environment.
The internent connection was inadequate. (I had an important Zoom interview.)
It would be good to have a small supermarket on site.

Wonderful large home in the lakes!
The house was beautiful, large, spacious, warm and comfortable. The views out from the balcony were wonderful, and the on site Halloween activities were fun for the kids. Our issues lay mainly with the site itself - very limited facilities, and not quite as we expected. A shop-come-bar-come-restaurant with only 10 tables to cater for 400 houses, and an uneasy feeling drinking in there (as really it’s a restaurant) so we sat outside in the chilly October weather for a beer. The shop had very minimal supplies, and was more of a large bookshelf than anything comprehensive! The local supermarket was a 15 min drive away so it wasn’t the end of the world. The unmanned gym and the pool opening hours were also strange, finishing very early around 4pm/4.30 so it tended to be packed out and the water was too chilly For our babies who turned blue! it definitely didn’t mean we enjoyed our time any less but having better and larger facilities with longer opening hours would have certainly meant our stay would have been more comfortable and car-free and a little more relaxing if we could have eaten out instead of cooking and worked out or swim once the kids were in bed.
Overall communication was great and we enjoyed our stay - and as I say, the house is lovely and one I could have lived in. Thank you very much!
