GROUND FLOOR
Step through the door into the ground floor, awash with light, where an inviting sleeping area greets you.

To your left, discover a family bathroom, complete with a rejuvenating shower and a deep inviting bathtub – ideal for washing away the day’s lake adventures.

To the right, you will find a comfortable twin bedroom, offering ample storage to unpack your suitcase and make yourself at home.

As you venture towards the rear of the property, two bedrooms with built-in robes await, each leading to a sprawling, glass fenced deck. With captivating views of Howells Mere, this outdoor haven features a generous round dining table with lazy Susan, and a gas BBQ, perfect for lakeside entertainment with family and friends.

One bedroom boasts a double bed, while the other offers a king-size escape with the convenience of an en-suite shower room.

FIRST FLOOR
Ascend the carpeted stairs to the first floor, where an expansive open-plan living area with oak flooring unfolds.

Immediately to your right, a twin bedroom welcomes you with a chest of drawers, a TV, and a glass sliding door, leading to its own south facing deck thoughtfully equipped with seating to bask in the sunshine and immerse yourself in the sounds of nature and the estate.

In the well-appointed kitchen with a breakfast bar and seating for four, create culinary delights for family and friends while taking in the stunning views to both the back and front of the property. Quality appliances include a NEFF oven and 5-burner gas cooker, integrated dishwasher, undercounter fridge freezer, microwave, and combined washer dryer.

The airy lounge and dining space bathe in natural light, boasting a double height vaulted ceiling with full height glazed glass windows and sliding doors leading to the balcony. From here, use the external spiral staircase to reach the ground floor deck for lakeside entertaining.

The cosy lounge is the perfect setting for intimate conversations or watching TV. Bring your favourite DVDs to use in the DVD player. Sink into the leather sofas and in the cooler months, bury yourself amongst the cushions in front of the warmth of the wood burner while the moonlight glistens on the lake.

The dining area is equally captivating – all white with ample space for up to ten guests around the table, where laughter fills the air as you share memorable meals while listening to your holiday soundtrack played through the iPod docking station provided.

SECOND FLOOR
Continuing up the stairs further to the top floor, you reach the pinnacle of the house, a spacious mezzanine turned into a beautiful loft bedroom drenched in light from all sides including Velux windows in the roof. Imagine your mornings here, unfolding peacefully as you soak up the sunshine. The king size bedroom is your haven, complete with spacious en-suite shower room and adorned with white plantation shutters for serene nights. Unpack your belongings and delve into a curated selection of books provided by the owner for leisurely holiday reading.

OUTSIDE
Bryony has the benefit of front and back decks, providing space to bask in the sun, or escape the heat and relax in the shade. The enclosed ground floor rear deck, accessed through the downstairs bedrooms, or by the spiral staircase from the living area above, is designed for alfresco entertainment. The enclosed glass fence ensures peace of mind for the little ones while relaxing by the lake and therefore does not have direct lake access. There is plenty of room front and back to store bikes, boots, and watercraft while you use the house as your base for adventures all over the estate.

‘Bryony’ exudes a bright and airy holiday ambiance, creating the perfect backdrop for crafting cherished memories with your loved ones amidst the lush beauty of Lower Mill Estate.

A lakeside property with beautiful views and ready access to many water activities. Property inside was well appointed , clean and a good range of facilities. However it was observed that the patio area seating etc had not been cleaned and the floor needed jet wash treatment.

Lovely house and location. Rooms were all fab and suited a group of adults as it had a mix of double, king and twin rooms rather than bunk beds. Well equipped kitchen and a wine fridge!! Outdoor cushions need a bit of TLC but everything else was in good condition.
