Just want to get away ... You’ll love this place, the light is bright and it is cozy. Bring your Boat and Enjoy the Tranquil Waters and Beautiful Scenery of the ICW & Mosquito Lagoon. We have two Kayaks available for your use. Fish day and night. Bring your Canoe or your SUP and explore the many islands & creeks... It's easy living. For you boaters, launch your boat, tie it up at your dock, park your trailer in the yard. Load it up at the end of your stay. For you paddlers, launch right from your dock. Couples,Solo, Families & Pet. You might even catch a rocket launch from the Cape. This place is good for couples, solo adventurers, business travelers, families (with kids), and furry friends (pets). Come and Enjoy Life Again!!! Launch your boat at River Breeze Public Park about 2 miles down the road, then take your boat (bring a friend) and your vehicle back to your place!! for the week or weekend or day. The AC didn't work. Owners would not let me open windows. No refund. Owners were hard to get ahold of and then never showed when they said they would. Owner said it was a new AC unit. Actual AC unit was at least 20 years old and trailer was falling apart. Smelled very musty and without AC was unbearable.

Enjoyed the canalside deck. Met friendly neighbors. Place was clean& well equipped. Yard was not kept up& trailer was very old but inside was refurbished.Sewer system needs work.

A friend and I stayed here for a few days on a fishing trip. I received the check in details prior to arrival. Access was very simple and easy. The dock worked great for keeping my small skiff. The home was clean and conveniently furnished. The beds were comfortable. Nice outdoor areas, in porch and outside on deck. They have two kayaks available that looked great but we didn’t have the time to use them. I would definitely stay here again.

The owner has made this older model singlewide trailer very homey and with a lot of nice nautical touches and modern improvements. We stayed out of the bunk bed room but the bed in the master was comfortable. The neighborhood is quiet with a mix of run down trailers, single family homes and mini mansions. The private dock is great and you can sit on the wooden patio deck with a fire in the chimenea, drink beer and watch your boat after a long day of running it aground and pulling it off of the millions of sand bars in the North Mosquito Lagoon, and catching a few "untargeted species" of fish. ;-) My wife Judy and I and our two little rascally Pupper Monsters, would certainly stay here again.

Fisherman's Paradise
This property is super clean and cute. The kitchen had all the amenities need to cook our fresh fish nightly. The dock accommodated our 20ft boat with ease. The canal was wide enough to turn the boat around right at the dock. The neighborhood is super quiet with really nice neighbors. Highly recommend this property for a fishing and boating vacation. Thank you for the wonderful place Jim!

Cool place. Can’t beat the price for waterfront dockage. Cozy cottage that met our needs and got us in the water at our leisure. The deck is awesome and was perfect for our little family and a few friends to enjoy. Friendly, quiet neighborhood. Accessibility to the lagoon and all the water fun was easy! Our dog was pleased :-) No shirt, no shoes, no problem kinda stay!

Apparently the good rating is from fisherman who don't care about surrondings just there to fish., They skipped the cleanliness as the floors were filthy due to constant booking and not enough time to clean in between renters. The owners live in St Augustine and rarely come down to fix anything. The place looked wonderful on the website and the reviews were great. Sorry to say this was not at all what we experienced.

I'm from Florida and this is one of the better places we have stayed on the river.
I was very pleased with the single wide that we stayed in they are built much better than most think. The neighbors were friendly and there was plenty of places to walk our dogs. We felt very blessed to find a place like this. We did a little fishing sat on the dock that was connected to the back yard and grilled it was a wonderful experience!!

Better than the pictures!!
THIS PLACE WAS AWESOME!!! The owners are amazing people and so are the neighbors. Even tho I had my own boat there one of the neighbors a few house down took me out fishing on his boat and we caught alot of fish and he wouldnt accept any payment. It's crazy the amount of dolphins and manatees in that river! (Indian River). My family and I really enjoyed this place and will be back!

Great stay
The neighborhood was in a quiet area off of a convenient highway. All the neighbors were friendly and seemed welcoming. Pictures of this place is a bit inaccurate as the actual house is much more spacious and welcoming. We enjoyed sitting by the water on the dock at night despite the temperature. Would definitely recommend and stay again. The response from the owners were very quick, and the check in process could not have been smoother.

Clean and affordable waterfront
Clean, affordable mobile home with awesome back deck and dock. Master bedroom is comfortable. Everything works and was as advertised. The kitchen was well equipped.
Boat ramps are not far if you’re trailering a boat and the Publix supermarket is about a 3 mile drive.
One of the past reviews mentioned insects in the house but I didn’t see an insect inside during our entire stay, which is saying something for Florida.
This is Florida, so if you’re planning spending time outside, bring big repellent.
Sandy and Jim were easy to contact and are very nice and helpful. The neighbors were friendly also.
I would recommend this for a couple or small family.

170 Lewis Street Edgewater, Florida
We have never been away from our home for more than 2 weeks and this year we spent 2 months at Jim and Sandy’s place in Edgewater, Florida. Right away we felt at home. The place was very clean and very well stocked with supplies. The neighbors are all so friendly and kind. We loved spending time on the deck looking at the canal and all the amazing birds that flew by. We had never been to Edgewater but quickly fell in love with the area. There is so much to do, see, and experience close to home. Thank you for letting us stay so long. It was our first time “snowbirding” it and we feel like we lived the dream!

Relaxing Canal Front House
This is a very comfortable house with inside, screened in and outside areas. It is in a quiet neighborhood. Ideal for a couple or small family. Loved the closeness to Merritt Island Wildlife Refuge as well as other waterfront parks. Close to New Smyrna Beach. There is a washer and dryer.

Very nice alternative get-away !
Just wanted a low-key ladies getaway weekend and this fit great ! The little house is so comfortable, clean, and interesting being on the canal, and had everything we needed ~ I just don't like typical hotel rooms :( Close enough to go over to the NS Beach, Flagler Ave and the shops & restaurants (JB's & The Garlic !) Spent some relaxing time out on the beautiful deck & chairs and even watched a night-time rocket launch from there ! Very close depiction of photos & Sandy was great to communicate with. Come prepared with some bug spray and especially at River Breeze Park !

Cute & quiet get away. Friendly neighbors.
We enjoyed our stay however some things need to be addressed immediately. The kitchen has some roaches & we had to clean & disinfect the fridge prior to using it. Also as soon as we arrived we were attacked by a swarm of mosquitoes. The outside deck & screened in porch are great areas but we had to constantly spray on repellent & light citronella candles in attempt to not be eaten alive by all the mosquitoes. Other then the mosquitoes we did enjoy the grill & fishing off the deck.

Wonderful Time!
Three of us stayed at Jim and Sandy's rental for a week. It was clean, quiet and the perfect size for the 3 of us. They were quick to respond with answers to my questions during the reservation process as well as during our stay. Highly recommend this rental! Thanks to both Jim and Sandy!

Great place just off Intracoastal
Waters Edge was just what we were looking for! Very clean and comfortable. Outside deck is just perfect for relaxing. Will definitely stay again.

Weather wasn't great, but....
Though the weather didn't really cooperate, we still really enjoyed our stay at this fantastic vacation home. The new decking and the great dock made for some excellent time on the water (even though we looked more like we were on snowmobiles versus our pontoon boat). We did have a couple days of good fishing, and we most certainly took advantage of J.B.'s, Dustin's and other local restaurants. I highly recommend this place for anyone looking for reasonable rates, clean accomodations, excellent access to the Indian River and a great deck to watch the next rocket liftoff from the space center.
Get yourself some Florida ambiance at "The Waters Edge". Thank you to the Bridges for another wonderful vacation....
