This home is 30 mins from Huatulco &15 mins from Copalita. We rented a car from Hector, a great connection of the owners. We highly recommend renting a car as this home is a 5 min drive on dirt road from the hwy. The house while very rustic is beautiful & built around the outdoor pool. It has true Mexican charm. While located in the jungle, the view of the ocean is stunning. We loved being so close to the private beach. We had excellent communication with Fred, Property Mngr. Anytime we had an issue he came to fix it. We had a leak under the kitchen sink and our hot water was not working. Fred came and fixed it immediately. We had some issues with flying ants and scorpions in the house. One of us stepped on a scorpion and was stung. We reached out to Fred and he met us on the highway and we followed him to Urgent Care. He stayed with us the entire time and we are very appreciative of how he handled the situation. As a rule of thumb always wear shoes while at this property. It is very remote and there are many bugs, it is just part of being in rural Mexico. Also there are several barking dogs at night. Some of the dogs come for visits. We enjoyed that as we are dog lovers, but if you do not love dogs, this could be a problem for you. The kitchen is well stocked and has an outdoor BBQ. We always felt safe, but secure all of your items indoors as some items were taken off the patio. AC is on a timer, it cannot be used during the day due to solar power. All in all a good stay.

What’s not to like? Beautiful location with all the amenities you need for a comfortable stay. Our group of six found it a great base for surfing local spots. Some of the elements that made our stay a little more hazardous are actually stellar selling points for those without an 18 month old to monitor (slippery red clay tiles! Open air, bannisterless winding staircase! Pool without a fence!) Great communication throughout. We’ll be back for sure.

Spacious, comfortable house with well appointed kitchen, virtually private oceanfront views and beach. Host was informative and checked in with us to ensure we had everything we needed. They even came and cleaned the pool during the course of our 12 day stay! Is perfect location for those who want a quiet getaway.

This remote and secluded house on the beach was perfect for us 4 adults but could easily accommodate 6 adults.
The swimming pool and nearby beach and Pacific were lovely to be able to jump in and cool off. The shaded pool side patio and dinning area were in continuous use. The ajoining kitchen and BBQ were well equipped. The roof top patio provided a lovely place for a sunset beverage and great photos. We used the 2 second floor bedrooms with ensuit bath and air conditioning. The sand on the kilometer long beach was pristine, safe and which we often walked it. The ocean was warm to play in and body surf and was used at the far end by surfers. There are a few neighboring properties along the beach.
The WIFI and TV service was very good.
Because of the remoteness we found a rental car was essential. We took a car from Hertz at the airport for 2 days to get to the house. We were less than happy with Hertz rated 1 because there is no 0. Fred put us in touch with Hector for a car rental, and he provided excellent service, including pickup and drop off. Driving in the area is easy and safe. Fred also put in contact with Felix, who provided us with private transport to Oaxaca and back at reasonable cost.
Terry and Fred where excellent hosts and not far away. Fred was helpful with local advice and there often for house and pool maintenance.
All in all we made an ecellant choise in selecting Casa Roca for our 4 week stay on Playa el Mojon

We LOVED our stay at the Mojon Beach house! It was the perfect spot for our family of surfers, fishermen and boogie boarders. It was very quiet and relaxing. We all enjoyed the pool just steps from the sand. The outdoor shower is super handy.
The bedrooms are spacious and the beds are comfortable. We didn't need air conditioning because you get great ocean breezes flowing through the house. The kitchen is very well-equipped. We enjoyed using the new BBQ. We ate every meal on the ocean view patio.
Communication was excellent. Terry, the owner, is quick to respond to questions. Fred and Leyver, the house caretakers, were very attentive and checked in to see if we needed anything.
I would highly recommend having a car. It would be a bit expensive to taxi in and out of there on a regular basis.
Thanks to Terry, Fred and Leyver for the fantastic family vacation at the Mojon Beach house. We can not wait to go back!!

We had a fantastic stay at the property. The house is really well organized with plenty of space for a Family or small group. The layout was amazing! Being right on the beach was awesome, and it is a quiet beach. Often it seems like we were the only ones there. It is a bit secluded, so it’s important to have a car, but that’s exactly what we were looking for. Just a short drive off of the highway, with a little store and beach restaurant nearby. But lots of great options only a short drive away. Fred was amazing!! he was there to greet us, give us all kinds of really good information about the area and was available whenever we had a question or needed something.

For private beach walks or lounging by your own pool, Villa de La Roca is a secluded tranquil oasis that won’t disappoint. Watch the surfers tackle the waves in the morning, catch a cooling dip in your pool or relax on the rooftop at sunset. Although 35 minutes from La Crucecita & 45 min from the airport, pickup can be easily arranged by the property manager with a grocery stop on the way. This spacious accommodation has everything you need for a worry free stay. The property manager is on demand for any issues that may come up or to arrange a taxi for your day’s outing.

This is the best oceanfront house close to Barra, closer than Bocana and a super price too!

We enjoyed our stay very much. The house is in a beautiful quiet spot, on a great beach. The kids loved the pool and having sand right off of the deck to dig in. The sea breeze at night kept the room a nice temperature. Fred was so helpful and friendly. Thanks so much we will be back again!

After reading the details, outstanding reviews, and viewing all of the beautiful photos for this property, we, two couples who have previously rented many other VRBO homes in Mexico, chose to rent this "Villa" during the month of February, 2022. Imagine our shock when we found the mattresses to be very uncomfortable with sheets that are cheap and thin, all of the metal-framed screen doors are in disrepair and do not function correctly, and even the downstairs fan did not work properly with daytime temps at 90 degrees f. and humidity 70+ percent. (We even bought an inexpensive Mr. Coffee machine to use because it did not exist!) There is only one float chair for the pool and no cushions for the two lounge chairs (lying on bare, slated-plastic loungers is not what anyone calls comfortable)!!! Then, beginning the very first day that we arrived, grading and bulldosing of the lot next door took place. Truckloads of huge boulders came and went which resulted in dirt that blew into the pool, house, just EVERYWHERE ): At the very least, we should have been made aware that this work would take place, let alone the whole time that we stayed at the house! During the weekdays, we could not stay and relax at the house because of the noise, dirt, and lack of peace (thank goodness, the work stopped on the weekends)! We had to ask for our drinking water to be delivered whenever we ran out and the cleaners (who are very hard working and conscientious) only came two times. The property manager, Fred, (who does not live on the property) did his very best to understand our concerns, clean the pool regularly and return our texts ASAP but there was little that he could do about the problems I have listed.
I would be remiss if I did not acknowledge that originally, we planned to stay at the house in November (2021) but then, we had to cancel due to injuries sustained from two separate falls. The owner was kind enough to issue us credit and we were able to reschedule the trip for February.
What was to be a much needed, wonderful vacation turned out to be a really awful, expensive experience that other "travelers" should be made aware of. While the work that took place next door was ill-timed, the facts cannot be denied that this house is in DIRE NEED of being restored and repaired. Hopefully, improvements will be done so future guests will get what they pay for and additional glowing reviews will be written once again!

Where do I even begin to describe this place? From the beginning, that’s where!
Booking was super easy. Terry, the owner, communicated very well through the whole process. The property manager, Frank, is a gem! Great guy with one thing in mind and that’s making sure you have everything you need and if you don’t have it, he’ll get it.
The directions from the airport are easy to follow. Take it all in because it’s a beautiful drive. The drive from the airport to the villa is about 35-40 mins. Once you turn off the main road, it is about another 5-6 min ride from the main road to the villa via a dirt road. Once the road ends, turn left and take that road all the way down. If you’re like us, you’ve looked at the beautiful photos online a million times so you’ll be able to pick out the house with no problems.
The photos online are very accurate but being there in person is a whole different level of WOW!!
The villa is open air, clean, comfortable and cozy to say the least.
-The kitchen is well stocked with pots/pans/plates/cups etc
-All bedroom linens are clean and beds are comfortable.
-The pool is soooo nice (underwater lights automatically come on from 7pm-11pm)
-Don’t you dare sleep with the doors/windows closed or the curtains drawn. The breezes from the ocean are all you need and the ocean will put you to sleep. If you want the best breeze, that comes from the bedroom located next to the pool. The upstairs rooms have great breezes too but remember, heat rises.
The outdoor kitchen is where we cooked mostly every day. It’s where we drank our coffee in the morning and listened to the waves crash. It’s a great place to gather especially with the added touches of the outdoor lights at night. The food was plenty and the beer and tequila were flowing. We had the pleasure of having Frank over for ceviche one night. Great food and great conversation between us all that night.
I highly recommend morning walks on the beach at sunrise or shortly thereafter. The ocean, the waves spilling, plunging and rolling is a symphony written just for you. Hop up on the rocks too! If you head to the beach late morning, note, that sand gets H O T so bring your flip flops.
As far as sunsets go, walk yourself up to the third deck and take in the breathtaking views and just “be” in the moment.
Shout out to Frank, Felix, Darwin and Viviana for making out trip so special 💕
Hope to see you soon!

If you are looking for a secluded, off the grid paradise this is the place. A little difficulty getting situated and used too the Solar power but once settled there is nothing better. Basically your own private Beach, Pool, Patio & Oasis. Terry was great to communicate with. Kathleen the massage therapist near by was wonderful. Very helpful with all aspects of the area and the house and gave us both an amazing massage on our last day. Cannot say anything more but how amazing the beach and how secluded the area was. Highly recommended.

Casa de la Roca is an excellent place to spend a few days with friends or family. The site offers a stunning view of a very fun right hand point break. The house had all of the amenities we desired on a trip of this nature. Finally, William was an excellent host, and a cool dude to boot!
Would love to come back here!

We had a great time....just not long enough!! Loved the house and the weather was fabulous! The house was secluded.. lots of beach all to ourselves, great to relax and un-wind. If you want crowds, taxis wherever you want to go are inexpensive and we hit all the popular beaches and shopping spots too! William took very good care of us.

The house situation is just incredible : next to the ocean (can't be nearer :))... I should say next to YOUR ocean ! You will be alone on the beach, or almost...
Very nice place to stay, to rest...and to surf !

the only reason we can't say excellent is that we had to get pots & pans,a mattress cover, buy sheets (some of them were kinda old),a brush for the barbecue and it was a constant fight with the screen doors.Plus, although they were discreet, people working, parts of our first two weeks, were a bit of a bother.
You also really need a car when you're there because of it's remote location and the car rentals are some kind of "loan sharks"!! But the site is marvellous, the beach fantastic with hardly nobody on it,except for a few Mexicans),i think we only saw 6 tourists on the beach our entire stay,it was a very calm and restful 4 weeks, most of all William was extremely helpful, came by often and had answers for every question,a great guy to have taking care of "Casa de la Roca".We will certainly want to go back in the near future for 2 or 3 months. Thanks for a very beautiful place to stay, just what we needed
