About this house rental
This house was built twenty years to the exacting standards of a Mexican architect and an American owner. It has been well maintained and updated, as necessary. Located on a small dead-end street, the property is walking distance to everything in Oaxaca's historic center, but is remarkably quiet, especially in the evenings and at night.
On the ground floor you'll find a small sitting room, a fully equipped kitchen and dining area, all of which open to the interior courtyard. There is also an office with a futon that opens into a full-sized bed and a half bath. One floor up, you'll find the large master bedroom with queen sized bed and bath, with two sinks and a shower. This level also has two roof decks with lovely city and mountain views. On the top floor, there is a small bedroom with a full sized bed and a small bath with shower. This level also has a roof deck with lovely views and privacy.
The house has wifi throughout and a telephone you are welcome to use for calls within Mexico or to the United States and Canada.
Within a couple of blocks of the house, you'll find several good restaurants, coffee shops, a traditional covered market, and shops of various kinds. Santo Domingo, the zocalo and other tourist attractions are all reachable by foot in ten to fifteen minutes. The bus station is nearby and cabs are easily hailed on nearby streets
The owners of the property are Americans who fell in love with Oaxaca and wanted a home base in the city from which to explore the region. The house has been set up for our comfort and we trust you will be as happy there as we are.
Our local property manager, Amado, will meet you at the property when you arrive and is available to help with any issues that arrive during your stay. He is also an excellent source of information about Oaxaca. While we will most likely not be in Oaxaca when you are there, we are always available by phone or e-mail.
Alma will come to clean the house once a week and can be hired directly should you wish her to come more frequently.

Location: The local neighborhood is close to a wonderful food market and many small stores - yet it is surprisingly quiet. As stated, it is a 10 to 15-minute walk to the riches of Centro and many great restaurants and amenities. This excellent location comes with one caveat—it is a bit uphill from the main Centro area. I enjoyed the exercise (I'm a healthy 70+ year old), but others may find the return walk challenging. Taxi service is easy and inexpensive if needed.
Rooms: The kitchen is fully furnished, the wifi was good - some fluctuation during the day, but generally 10 down, 10 up. Bedrooms and bathrooms are as indicated - be prepared to use the amazingly beautiful, custom wooden stairs. We kept all windows open all night. "Air conditioning" is done by fans, not by an air conditioner machine, so if it is hot, the apartment will be hot during the day (but cools at night). The rooms are all very clean, and there is a very thorough cleaning once a week. We did see several cockroaches (only on the ground floor, only later at night). I don't live an antiseptic life, and I valued the adjacent indoor garden/courtyard, so I wasn't overly surprised.
On-site assistance: Amado was always very responsive. He helped arrange an all-day taxi tour with a bilingual, fluent, and knowledgeable driver.
Overall - Our 3-week stay in this apartment was very good, and I would stay here again.

I’ve been renting a summer house or apartment in Oaxaca since 2008, and this is the prettiest spot ever. Kitchen is very well furnished! Inside courtyard and two upper level terraces, with beautiful views of the mountains. Fairly quiet spot, but with traffic noise and barking dogs from time to time. Great location in El Centro!

The house exceeded our expectations. What a beautiful place with amazing artwork and everything we needed for a wonderful stay. The bedrooms were comfortable with a beautiful view of the mountains and sunsets. The decks and gardens were lovely. The incredible artwork from local artists as well as the architectural details of the house enhanced our stay. The location was excellent… in a neighborhood but within walking distance of everything we needed. We will definitely stay again!

I honestly can't say enough about how much my family and I enjoyed staying at Robert's casita. It is architecturally stunning and seamlessly blends amazing indoor and outdoor spaces. My dad sat on the upper terrace every single morning for a month drinking his coffee and watching the sunrise.
The location is pretty ideal. It's several blocks from the main tourist center in a far enough/close enough balance meaning you're not caught up in the occasional tourist throng and have the major plus of being in a true neighborhood where everyone greets one another each morning with a hearty "buenos días!" It's also only one block from one of the best local markets in the city (hands down best tamales, atole, and fresh produce you can find).
Check in was a breeze, and Amado (the house manager) was always available by text/phone for anything big or small. Luz (the housekeeper) comes once a week and does a great job, topped off with replacing all the fresh flowers on the first floor.
The beds are comfy, there are plenty of towels and other necessities, and the kitchen is the perfect place for you to practice your mastery of delicious Oaxacan cuisine.
Can't wait to go back!

We are four women in our late 60s who enjoyed Roberts home for 2 weeks over Los Dias de Muertos. The casa is on 3 levels so we had privacy, decks with views from the top 2 floors and a comfortable living/kitchen area fully equipped. The washer dryer was a great perk and Amado, who is the local contact person, spoke good English and was lovely and exceptionally responsive. Roberts library contains many books on what to see and do in Oaxaca and of course we came with our own agenda. But what we used the most were Roberts emailed recommendations for restaurants, outings into the country, and museums. Very helpful and led us to buy 2 very beautiful rugs from Isabel Gutierrez’s family in Teotitlán. Because of Los Muertos there were non-stop parties, parades, and fireworks every day for the first 10 days. Not quiet! And the barking dogs from rooftops and streets added to the cacophony. But we loved the spirit and joyfulness around us and acclimated quickly. Get ready to be bitten by bugs, take Deet and a steroid cream or aloe Vera to smear on the bites, and you will have the time of your life!

This property is just wonderful. The photographs do not do it justice; although I think it would be hard to capture the spaciousness, the splendid architectural details and the wonderful art and artefacts that decorate the house. We were incredibly comfortable and happy throughout our two week stay. One of the many joys was sitting on one of the two roof terraces looking at the stunning light on the mountains surrounding Oaxaca. The location is excellent; it is within easy walking distance of Santo Domingo. Despite being in the heart of a Mexican City it is comparatively quiet, despite the ubiquitous dogs. The manager of the property was extremely welcoming and helpful. We could not fault any aspect of our time there and would return like a shot!

Two of us (couple) stayed here for a little over a month.
PROS
The casita is nicer than the pictures show. It is very roomy in the dining/living room, and the courtyard is great. The study/office on the first floor is pleasant and would be just fine for one person. The master bedroom and bath were fairly large with a large deck. The upstairs bedroom is fairly small, most suited to one person. The house is very open and airy, which we needed during our visit, as it was quite hot part of the time.
The WiFi in casita worked well, enough to stream videos. There is a phone provided with free calls. Just about everything in the house worked. The coffee-maker was missing its basket, but we improvised. The kitchen is well-stocked. It was also wonderful to have the small washer/drier. We did not use the dish washer as Robert said it was finicky.
The location is good, but noisy. It is about a 15 minute walk to the Zocalo (city square) mostly on pedestrian friendly sidewalks or streets. There is also a very nice/all-inclusive/inexpensive market open every day about five blocks away. That became our go-to market.
We had an easy time communicating/dealing with Robert before departing the States and during our visit. Amado, the on-site manager was nice, but we saw little of him. Amado's father (also Amado) picked us up at the airport on our arrival. He is a bit expensive at $35 to $40 for an airport transport. He also took us on few out-of-town excursions at a charge of $15 per hour.
CONS
It is noisy. There is a very busy street about half a block away. Mexico is known for barking dogs and we had lots of them at all hours of the day and night. The nights that it was cool enough to close the bedroom windows, it wasn’t too bad, but when we had to leave them open for air, it was loud. Do bring ear plugs. The doors/windows are on tracks and designed to be completely opened. In reality, although they opened enough, we never got them all the way open as the tracks were very sticky. Do be careful of fingers/toes. There are lots of ways to catch them in the doors when opening/closing. The top floor bedroom is the hottest.
Finally, this is a Mexican apartment with the usual funky things. If you are used to Mexico, nothing will surprise you and you will find it delightful. If you are used to 4 star hotels in the states, you may think that the craftsmanship is not quite up to par. We enjoyed our stay and would stay here again.
