About this house rental
This luxurious home overlooking the Atlantic Ocean is part of Sunrise Beach Resort, an exclusive gated community built in 2007 with only 10 other homes. This is #111 and I also rent adjacent homes 109 and 107 in case you need more than one. We are 40 feet from the water's edge facing Southwest. Lounge in your private hammock or enjoy the gorgeous tropical landscaping and cool breezes on the balconies or poolside, where you can sun, fish or boat from the docks. Key West is 17 miles away.

This is a stand-alone home just for you with breathtaking southwest views of the blue-green ocean and sunsets, private bbq and outdoor seating/dining.
Your boat, up to 25 feet, can be kept at the dock for your entire stay in the calm waters directly behind the house. I pay for you to store your trailer off-site.
This is a private gated community of 11 homes which are all used as vacation rentals sharing a common pool and marina with docks.
A car is recommended to get around to areas outside the community such as sights, restaurants, bars, etc.
Looe Key and American Shoal Reef can be seen from the house where you’ll find the most beautiful snorkeling and diving reefs in the keys along with excellent fishing. Fish or kayak right off the dock or you can venture out to experience the history and action in Key West located only 17 miles away. In the immediate area you’ll find several very good fine dining and casual restaurants, grocery, liquor store, and Cudjoe Garden’s Marina, a full-service marina offering boat rentals. The only 18-hole miniature golf course in the keys is located 15 minutes away. Bahia Honda State Park and the Dolphin Research Center, which offers dolphin encounters, are other area attractions 30 to 60 minutes away.
The $225 cleaning fee is not collected with your reservation but is required. You are asked to leave it inside the home upon departure for the housekeeper. To be clear, this $225 is in addition to the other rental costs and taxes that are collected from you upon booking.
During high seasons, guests must check in or out on a Saturday or Sunday, unless stay is more than 10 nights. Exceptions are possible upon request. Purpose is to not block more than one week for short stays of 4 to 7 nights duration.
TRAILER AND VEHICLE PARKING: There is space under home for two standard vehicles. Campers, travel trailers, recreational vehicles, trucks with dual rear wheels and trucks larger than one ton are prohibited from the community. Please park under home and not to the side where it will block your neighbor. I pay for my guests to store their boat or boat on trailer at nearby facilities during their stay. If you will be bringing your boat, or PWC you must tell me now along with your boat description including length.
Boats, PWC and trailers are not permitted to be stored on premises except for day of arrival until noon the next day, and for last 24 hours before departure. Vehicles and trailers may not park on grass or hinder emergency personnel or block any guest’s vehicular access to their home.
CONDITION AND USE OF PROPERTY: The Property is provided in “as is” condition. Owner shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access, pool, recreational equipment as applicable. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors. Guests shall not use the Property for any offensive or unlawful purposes and shall abide by association rules, and not commit waste or nuisance about the Property.
Extra fees up to $100 may be charged for excessive cleaning. This fee may apply for failure to follow checkout rules including emptying all trash, damaged or missing items including towels and furniture left out of place.
RISK OF LOSS AND INDEMNIFICATION: Guest agrees that all personal property, personal effects and other items brought into the Property by Guest or their permitted guests shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason. Guest agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions incurred by Guest, their permitted guests, or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property.
RELEASE: Guest acknowledges that use of amenities may be dangerous, particularly with regard to children, and such use is at the Guest’s own risk. Guest waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives for any injuries or death that may be sustained by Guest or their permitted guests or invitees on or near or adjacent to the Property, including any common facilities, activities or amenities including but not limited to pools, decks, kayaks, paddleboards, bicycles, snorkeling equipment and floats. Guest agrees to use any such facilities or amenities entirely at the Guest’s own risk and responsibility.
REFUNDS: If evacuation, or delayed arrival, due to a named storm is necessary, the unused portion of Guest payments will be refunded.
SMOKING AND PET POLICIES: Home is pet free and non-smoking both inside the home and on balconies.
A minimum fee of $250 will be charged for violation of either policy.
SUNRISE BEACH COMMON AREA RULES:
1. Use of common area including pool, beach, dock and TIKI hut
a. Limit noise to conversation level after 10PM
b. No loud music or boisterous noise at any time
c. No glass containers permitted
d. Children must be supervised at all times
e. No running, rough play or diving
f. Animals are not allowed in the pool
g. No smoking unless downwind from other guests and homes
2. Trash and Recycling:
a. All trash should be disposed of from homes and common areas in closed 13-gallon bags and placed inside the dumpster.
b. All recycled goods (cans, bottles, cardboard) should be placed loose inside the blue recycle cans WITHOUT bagging.
3. Use of marina and boat docks
a. Drive on docks and all mooring positions are on a first come first serve basis. There is no reserving of dock space. Drive on docks for boats 17 feet and smaller.
b. One motorized watercraft up to 25 feet in length is permitted per home with beam under 9 feet. Exceptions can be made for additional personal water craft based on available space.
c. Please be mindful of depth and stay inside of marker buoys.
d. Fish cleaning station is provided. Please hose any fish remains into bay and do not place into trash.

Beautiful location, clean, and lovely. Communcation with property manager was great! The only slight issue was the 225 cleaning fee, it wasnt a surprise or anything just a bit steep of a price for already pricey stay otherwise I highly recommend!

This property was perfect for 2 couples of empty nesters. The condo was the best one on the property in my opinion due to the awesome views from the place. It’s also close to some great restaurants in the area. I would definitely recommend to others.

Fantastic quiet holiday for two couples with two master suites with king size beds, gorgeous views from all balconies, thoughtful beach decor, and stunning sunsets! We LOVED this perfect spot (only 25 minutes from Key West attractions) and would definitely stay again as John was SO easy to work with. FIVE STAR STAY! 😃❤️☀️

Stayed here to get away from the cold up north with some friends from KC. Great locations, views and amenities. Went into Key West a couple of times for shopping and lunch, very close and easy drive. This property has everything you need to unplug for a little bit and we enjoyed it very much.

We spent five nights here with our adult sons. It is such a nice condo and really great location. Every morning, we watched the sun rise from the porches right off of our bedrooms. I loved having three bathrooms and the living room/kitchenette were the perfect size. One of our sons slept in the living room and the other two in the king sized bed. Thanks so much for the accomodations!

This home was just what we were looking for! It is well appointed and had everything we needed to cook meals and relax. The location is very nice as Cudjoe is between Key West and Big Pine Key. So, we were in a quiet area but within distance to attractions/grocery stores. We brought our boat and had no problems in the bay, we did download a tide app to know when the lowest tides would be. The community pool was very nice and seems to be cooled. I always have reservations in staying in a VRBO, but this stay was amazing. We look forward to booking again.

We stayed at this beautiful property for 4 nights. I was looking for something on the water, with pool access that would sleep 4 adults comfortably with 3 bathrooms and an easy drive into Key West. This house was absolutely perfect! The home is beautifully furnished with such attention to detail! Even had a pair of binoculars for looking out onto the water for sea life and boats. There are beautiful pictures of sea life on the walls, a beautiful stained glass window, and we enjoyed looking at the picture book of the hurricane damage and rebuilding on the key a few years ago. It only took us about 25 - 30 min to drive in to Key West. I would most certainly stay here again!You will not be disappointed in booking this property The owner is super nice and helpful and even provided recommendations for places to eat, grocery stores, souvenir shops, etc. that were extremely helpful! Thank you John!! We are from Texas and loved our trip to the keys!

Loved everything about this place. Location, value, area restaurants and activities. Offering bikes, kayaks and paddleboards a huge bonus. Clean, bright, comfortable. Host communication was excellent. He was spot-on, detailed and accommodating. Really great place. Hope to return for a longer stay in the future.

The property was wonderful. The house had everything you needed for a vacation on the ocean. We loved the pool, paddle boards, and kayaks. Enjoyed fishing right off the dock. It was very close to great biking and walking paths! It was also very close to a marina where you can charter boats for fishing trips and snorkeling. We will definitely be back again.

What a great stay. The drive down US 1 from MIA is just beautiful. John's property was great and exactly as described. We particularly enjoyed using the kayaks and paddling across beautiful Cudjoe Key. We also enjoyed the peace and quiet.

We absolutely loved this house. It checked all of our boxes related to size, layout, location, view and amenities. The property owner was very responsive throughout the rental process. If/when we return to the Keys we will definitely plan to stay here again.

Perfect place for a mid-winter get away. Condo is beautiful, comfortable and has a fully furnished kitchen. Gorgeous view of the sunset from both balconies which overlook the ocean, docks, beach and pool. Close to Key West and other key attractions. Additional amenities like paddleboards, kayaks and bicycles are perfect for down time.

We had such a great vacation with family here! The condo was completely stocked with everything you would need for your stay, including kitchen spices, trash bags, paper towels, etc.
The view from every balcony was just incredible. It was such a blessing to drink coffee in the morning and watch the sunrise.
We will definitely make this a family tradition!

Our trip was wonderful from start to finish. Nothing I can say but that I can’t wait to come back again! Would definitely book the same home as we absolutely loved everything about it. It was spacious, close to everywhere we needed to be, had all the amenities for fun. We enjoyed paddle boarding and kayaking and floating in the pool. This was a much needed getaway and a little piece of heaven from sunset to sundown. The homeowner was always available when we had any question and we really respected how thorough the information he gave us ahead of time before our trip. I can’t say enough positives about our stay.

This property is in a perfect location in Cudjoe key. Only a short jaunt to Key West. Very close to other restaurants and grocery store. We rented a boat out of Cudjoe Key Garden Marina for the week and used the dock at the condo. The condo was spacious with two master bedrooms each having their own master bath. There was also a full bath on the main level as well. Very clean. Air conditioning worked fantastic. It has all the amenities you could need. You can kayak out in Cudjoe key as well which is nice if you decide you don't want to take the boat out or take kayaks out in the evening after you get off the water for more fishing. There is a washer and dryer in the closet of one of the master bedrooms. It would of been better if the washer and dryer were located elsewhere since they took up the entire closet and we couldn't hang any of our clothes. We stayed in the condo straight across last year and the washer and dryer were located in the kitchen storage/walk in pantry area. I felt this was a better setup. It's always nice to have a washer and dryer handy when traveling so this was a plus. Cudjoe Key is a perfect spot. Not overcrowded. You can get to the gulf side through kemp channel very easily. The lighthouse is a short distance away for snorkeling. Looe Key is also pretty close if you want the best snorkeling. Even though August seems to be a slow month for fishing we caught lots of fish everyday. Would definitely recommend staying here.

We enjoyed the pool which was only steps away and the kayaks/paddle boards which we could use at any time. Cudjoe Key was a great location. It wasn’t far to Key West which was great to visit but thankful we didn’t stay there. We went up to the Everglades which was a beautiful drive and a great excursion. Great Spot and Great Property
Unit 111 was great with views overlooking Cudjoe bay. Lots of toys to play with on the bay and on the nearby bike trail. Perfect for a two couples as it has full baths for each bedroom. Could add a third but they don't get a separate bedroom but would have a full bath of their own (sleeping on pull out coach). This unit has everything for you to walk in and enjoy an extended stay. About 30 minutes from Key West proper which was perfect for us, go in,do the sites and head back to the relative solitude of this unit on the water. Will stay here the next time we visit!

Anticipating our every need
While this is a beautiful property and a great location, our small group was amazed at how our every need was met. Needed a light bulb for a lamp with a burned out bulb, check. Wanted to use binoculars to check out a boat on the horizon, check. Basic spices for cooking, check. The list goes on. We hope to return to this condo as soon as we can.
