About this villa rental
Stay in one of the finest and most luxurious villas on Lake Atitlan! Private and secluded waterfront property with a spectacular view of three volcanoes but just a ten minute walk from the bustling village of San Marcos. Amenities include the only heated pool available on the rental market along with lush botanical gardens, a spacious waterfront deck and private pier with swimming ladder, large hot tub with adjacent outdoor fireplace and lounging area, multiple terraces, and three floors of spacious living verandas overlooking the Lake and spanning the length of the house. The house itself is very well appointed with fine Guatemalan antiques and outstanding examples of local ceramics, textiles, crafts, and an exceptional art collection throughout including works by Palma, Guillermo, and Maldonado amoung others. Plush towels abound and high thread count bedsheets complement high quality mattresses, multiple pillows, and fine bed linens. Wifi throughout the house and extending to patio and pool areas, satellite DIRECTV with U.S. stations, and a fully equipped kitchen ( and we mean "fully" including spices and many condiments), and twice weekly house cleaning with optional laundry services available round out the house amenities. AND we offer full CONCIERGE SERVICES- transfers to and from the airport in Guatemala City or Antigua and the house, chef services, food shopping services, on site massage, on site language lessons, private daily boat rental, and the booking of a variety of activities around the Lake ranging from volcano climbing to horse back riding to paragliding. We may not be the cheapest alternative around the Lake but there is a reason for that. This house has everything and is designed for relaxation and comfort. Why not the best?

Great home base for our group of 6 friends who were looking to explore, unwind and have a good time together! We stayed for 5 days and found ourselves choosing to stay on the property cooking together in the well-equipped kitchen our lounging by the pool.
I personally enjoyed the access to kayaks to go on morning trips around the Lake.
Really appreciated the attention from the property manager and on-site concierges—they were excellent! Highly recommend this place if you’re coming in a large group, there’s fun around for everyone of all ages .

The villa on Lake Atitlan is in an excellent location, just minutes from the small bohemian town of San Marcos La Laguna.
Although this was our second visit to the Lake and the Villa Casa Blanco, we still discovered hidden gems on the property and the lake. The property grounds are spectacular! The landscape includes, but is not limited to Palms, Amaryllis, Heliconias, Bougainvillea, Bananas, Mangos, and numerous other blooming vines.
The kitchen and bathrooms are fully stocked leaving nothing overlooked.
The pictures on the site of the property, although beautiful, do not come close to showing how fabulous the villa is in person!
What more could a guest want.
Our stay was made incredible by both the owner and concierge!
Booking and interactions with the homeowner Blaine were easy.
Aaron, the lake concierge went above and beyond to help all the excursions around the lake. The onsite staff (Eliseo, Edgar) were very attentive to our needs from going into town and getting medication for stomach illness we had, to arranging rides to town, getting Kayaks out for us, and communicating the schedules of the villa support staff.
Highly recommend the villa for a tropical retreat.

Our stay was nothing short of AMAZING! The house is a dream - beautiful, spacious, and clean! Booking was easy and the homeowner was very timely in responding to questions...I had a lot. He also had a great contact for all our transportation in Guatemala, Ruben was outstanding! Aaron, the concierge went above and beyond to help arrange excursions, chef, and even worked on Christmas day to find a contact for wave runners to be delivered to our dock! Aaron even called after our departure from the house to confirm we connected with our ride back to Antigua. The chef was incredible, I highly recommend utilizing the chef not only for great food, but to add to the relaxation! I woke in the morning to the smell of coffee and breakfast being prepared. The onsite staff (Eliseo, Edgar, Jose) were very attentive to our needs, warming hot tub, starting fires, arranging rides to town, and communicating their schedules. The grounds are impeccable! The walk to town is short, but hilly, a great morning workout. It was easy to get to town for groceries, great restaurants, and the kids loved the bakery and gelato. Experiencing Christmas in San Marcos was a thrill from mass at the Catholic church to the fireworks around lake. It was indescribable! We always felt safe and well taken care of! We will definitely visit again, I want to bring everyone I know and share this whole experience and exquisite property!

Blaine's house is absolute oasis. We loved hanging out in the heated pool and hot tub and Aaron helped arrange for private transfers all around Lake Atitlan which we loved exploring. San Marcos is the closest town and has limited restaurants/shopping. I would recommend stocking up on groceries in Panajachel before coming to the house... would love to get to stay here again!

Wow!!! This place was incredible. The views!!! It was the most perfect location with the most perfect views of the lake and volcanoes. The staff on property were soooo attentive and amazing. The house was so perfect and had everything we needed. Aaron setup all of our transport, tours, chef, and everything. He was incredible always checking in and making sure everything was going great. If you are planning on visiting the lake, I recommend staying here 100%!!! We cannot wait to be back!!!!

I wrote a long review, but it exceeded the character limit so I will keep it brief. The views were beautiful, the grounds were amazing, and Eliseo was very kind.
There was tension before we arrived due to poor communication with Blaine and the house manager, Aaron. The price to arrange things, like transportation, was about double the cost of booking it ourselves, so I did it myself. We did hire a chef through Aaron, but they had to cancel the day before we arrived. This was our #1 most important thing when booking, and Aaron and Blaine wouldn't help us find a solution. We had to rearrange a new chef ourselves.
Once we got to the house we found a literal scorpion in our bed! The house was dusty and the cleaning lady never came. The staff would come in and out of the house whenever they pleased, sometimes taking over areas themselves making them unusable to us. The primary bedroom bed was so squeaky that it would squeak if you took a deep breath, traffic noise was quite loud - No sleeping in! There were planned power outages that the staff didn't tell us about, but luckily our chef did.
I’m used to traveling in a mix of places from luxury to offgrid backpacking. I understand in a place like Guatemala you are not going to have every amenity at your fingertips. There are going to be power outages, noise, bugs, etc. but being treated rudely by the staff and property manager is where I draw the line. Communication was poor and the house was dirty. I would not stay again.

Had an amazing weekend getaway with the family in this hidden gem in Guatemala. The house is beautiful and the scenery is exceptional. The groundskeepers are great guys, Jose and Edgar made us feel right at home. We would go back in a heartbeat.

The property was amazing!! The views, the house, the lake, and the temperatures along with the Guatemalan people make for a trip to die for. I will definitely be back someday. My kids loved it as well. The most beautiful lake you will ever see surrounded by three volcanoes and 7 Mayan villages accessible by public boat on a daily basis.

Blaine's place was absolutely stunning! The house was decorated with antiques and artwork from Guatemala. The beds were comfortable and the view was spectacular! The staff working at the property were friendly and very helpful, so was the property manager. It was a quick 10 minute walk to town. We really enjoyed our meal at the Restaurant Fe in town. There were a couple of downsides to this property. The traffic on the road behind the house was quite loud at times in the master suite. The levels of this house are only connected by outside walkways. We all felt very safe, but the only way for my children to lock their rooms at night was to use the room key. Which also meant to get out of their room in the morning, they needed to use the key. This could pose more of a difficulty if you have small children. Overall, it was a wonderful stay! Thank you!

Spectacular views, fabulous home and tranquil gardens. We found ourselves waking up with the first signs of light. No sleeping in because every moment was an experience we wanted to savor. Definitely want to visit again.

We really enjoyed the property. The view of the Lake is spectacular & breathtakingly beautiful. Well worth the money. Saying this there are a few things you should know which are of nature. First dogs bark on and off all night, the birds are loud and are chirping at 4:30, 5am, and then around 6am you will hear work trucks loudly going past the property near the master bedroom which is on the top floor near the road. Also, people let these firecrackers go randomly without fire, they are loud and quite obnoxious (not owners fault) .If you can get past this, worth the money and view... Just giving a head's up..

This property was absolutely beautiful! It's tucked in a little cove and just walking up from the boat you are greeted with beautiful lush gardens and colorful flowers. The pool view was amazing! I literally took the same picture every morning at breakfast because the view was breathtaking! The kids were in the pool as soon as they woke up every morning. The decor in the house is authentic and beautiful. Beds super comfortable!
We had Carmen and Veronica cook authentic meals for us which were absolutely amazing. They are both so kind and have beautiful souls.
The house guys were amazing for helping us get boat transportation and give us good ideas on activities we should do. They were always available to answer any questions we had. The boat transportation was always the same guy and he was great with us and gave us lots of good information.
The local dogs were friendly and sweet. You could hear dogs barking in the neighboring properties but it wasn't a problem. The walk from the property to town was about 10 min and it was a good workout but not a big deal at all. You could also take the tuk tuk if available.
We had fires in the fireplace every night and soaked in the hot tub It was a perfect stay.
My only suggestion would possibly to have some fans available. At night it sometimes was hot.
We will definitely come back for a visit but just relax at the house most of the time because it has everything you could want in a relaxing vacation!

This beautiful property checked off all of the boxes for a recent girls trip. The grounds of the home are jaw dropping and the home itself is gorgeous. We felt very safe at all times, thanks to Emilio and Edgard. We had a lovely experience. I highly recommend.

We really enjoyed our stay! Edgar the concierge was very attentive and helpful. The house is enormous for the four of us and the grounds, Polk and hot tube are just beautiful! The only negative is the dogs barking all night.

Perfect in all ways! All the amenities we needed, including very comfortable beds, stocked kitchen, beautiful views, proximity to fun San Marcos and all the concierge services you would need for a complete vacation. The whole staff was especially helpful for navigating a foreign country. Aaron the property manager was most responsive via WhatsApp. He arranged all of our transportation needs and answered any question we had. We were able to have a private boat take us wherever we needed which was nice to avoid the boat taxi procedure. Edgar, who lives on the property with his adorable family was over-the-top helpful and most friendly and spoke English very well. He helped us arrange our own driver for the Tuk Tuk ride to San Marcos for dinner. He made excellent restaurant recommendations, and we even met the owner of Restaurant Fe who quickly became my husband's new best friend! We utilized Carmen, an amazing chef for breakfast on 2 of the mornings. She prepared delicious traditional choices and was very timely according to our needs. My only regret is that we didn't stay long enough.

Unfortunately, neighborhood dogs barked half the night and there was a lot of road noise (bedrooms are adjacent to road). I recommend the property, but bring your earplugs for sleeping.

By far exceeded expectations in every way, and expectations were very high given the photos and comments from other guests! Hosts were always friendly and helpful, and Aaron patiently answered my questions and helped arrange for everything we needed from the time prior to the trip through the end (and even beyond the trip when he arranged transportation from our stay in Antigua to the airport in Guatemala City).
The house on the property were beyond spacious and gorgeous and the home-cooked meals that we arranged for were delicious and made things so convenient. My family truly felt like royalty in this beautiful place, and I couldn’t recommend it mote highly!!!

This is a beautiful property with unbeatable views of Lake Atitlan and its volcanoes. The house is decorated with a fantastic collection of Guatemalan art and has all of the conveniences needed for a comfortable stay. This is probably one of the best lodging options in San Marcos la Laguna.

We drove to the property and the roads are very winding. If you're driving use a 4-wheel drive. We rented a minivan. Automatic. The brakes heated up on the way and we had to stop to let them cool. Also, travel during daylight. The roads can get pretty steep. When we got there Edgar was on the property to show us around. The view was amazing. We walked to town the first day ( took 10-15 minutes) and tuk tuked back. We took a boat the next day to Panajachel and it was bumpy. Both ways. :) The town of San Marcos was lovely. We ate at Moonfish for lunch and then on our last evening we lost power till the morning ( luckily we made an early dinner and ate on the balcony by candlelight) so we went to Moonfish for breakfast. They must have gas power. It was nice. The hot coffee was delicious. When we got back from breakfast the power came back on. Sadly we were on our way out to Antigua. So to summarize: Several dogs visited during our stay. Totally friendly and my teenagers loved it. House is amazing! Plenty of room for our party of 7. Friendly staff. Overall can't wait to go back! The house and property are stunning - even better than the pictures! The beds were so comfortable, everything was clean, and there were even a few extras provided that we didn't expect (shampoo in the bathrooms, filtered water in all the bedrooms). Edgar and Eliseo took FANTASTIC care of us - always making sure the pool or hot tub were heated when we wanted to use them, calling Tuk Tuk's for us when we wanted to go into town (we never walked, as it is quite an uphill trek into San Marcos, always got a Tuk Tuk, which took maybe 5 minutes), getting rid of any really nasty bugs that we saw, and getting kayaks ready for us. Eliseo even accompanied us on our jungle hike to La Casa Zapote for dinner to ensure we got there safely. We also highly recommend booking Carmen for your meals - her food is incredible and it was so nice to have that taken care of for us every day (we had her make breakfast and dinner each day we stayed). She provided plenty of food for our party of six, to include lots of fresh juices, fruits and veggies - and she's so friendly! Our only criticism would be the inconsistent communication from Aaron, the property manager. Sometimes he was responsive, but other times we would ask questions and never hear back from him. The tv's also never worked. This wasn't an issue for us, as we weren't there to watch tv and spent most of our time outside - but just something to note. We would absolutely stay again and appreciate Blaine so much for letting us use his property! What a true gem!

The property is located very close to the town of San Marcos de La Laguna, about a 15 min walk or a 5 min tuk tuk ride to the town center. It has amazing views of the lake and the volcanoes. The master bedroom is incredible, it is the whole top floor, king size bed, jucuzzi shower. Additionally the other two rooms are well sized and all were very comfortable. The decor is incredible with local flavor all around. We very much took advantage of all the amenities, including the outdoor fire place, hot tub, pool, gardens, private dock. Edgar, the groundskeeper was phenomenal he helped as a lot by answering many questions and maintaining the property in pristine condition everyday. Thank you for the wonderful stay and we hope to be back soon.

It’s hard to put into words what it’s like to stay at this property. The home is immaculate, luxurious and it is like staying in a museum. The art that adorns every single wall and nook and cranny was a delight to explore. Every view from the house takes your breath away. Waking up to the sunrise over the volcanos was incredible. The beds are high quality, and it’s well stocked with everything you need to be self sufficient and comfortable.
We did our best to take advantage of everything the house had to offer: kayaked to Cerro Tzunkujil (amazing!), the pool, hot tub and made s’mores in the outdoor fire place.
Here are some tips to enhance your stay:
-Have lunch at El Artesano at La Casa Zapota. It. Is. Unreal.
-Have Veronica prepare some meals for you at the house. It was so lovely to come home and have lunch or dinner on the stove for you. All you have to do is warm it up. Every dish was delicious. Her breakfasts are amazing too.
-Take a boat to around the lake to see the different villages. We loved San Juan La Laguna the best. San Marcos (closest to the house) is great too! Aaron arranged a private boat with captain Angel.
-Take a sunrise hike to Indian’s Nose. We even got to see Volcano Fuego erupt in the distance!
-Bring eye masks and ear plugs. There are no curtains in the master bedroom and the sun comes up early. There are lots of sounds as well: dogs, fireworks, trucks on the main road. Ear plugs did the trick!
-Local dogs may find their way to your front patio. They are harmless, sweet, quiet and my kids loved playing with them as if they were their own. If you’re uncomfortable, I’m sure Edgar can escort them out. They weren’t a nuisance at all but be advised.
Last but certainly not least, the caretakers (both named Edgar) were the consummate hosts and took very good care of us: calling tuk tuks, getting the pool, hot tub, fireplace, kayaks ready whenever we needed them. And Aaron, the property manager, was always just a WhatsApp message away if we needed anything. He was also helpful arranging things for us before we arrived.
Lake Atitlan has stolen our hearts and we are so happy to have been able to stay at “Casa Blanca.” We will most certainly be back.

I have probably stayed at over a dozen properties on VRBO and another platform and never had a bad experience until now.
#1:Surveillance Cameras on the porches and a camera aimed at the front door of the master suite that can easily be peering into the bedroom with a wide angle lens. There are no curtains for the master suite but sliding glass doors with a view out to the lake. Anyone that has access/permission to the villa can peer into the master suite, especially under the cover of darkness. The cameras are not there for the guests safety! That is quite clear. Blaine and Aaron(manager) are in violation of VRBO rules governing the use of surveillance devices. "Surveillance devices cannot be used inside of a property. Location and coverage of devices must be disclosed on the property description page.
Areas where guests have a reasonable expectation of privacy should not be under surveillance."
Blaine also fails to state there is a caretaker who lives feet from the house 24/7. Therefore, it is misleading to list the property "as having the villa/property to yourself."
#2:The hot tub is one of the 2 main features/amenities that you showcase in the Title for your listing of the property, both on VRBO and the other platform. The other feature is the pool. The hot tub hasn't been operating for months. Aaron in t-message stated, "Our hot tub is only working with the solar system and since we have a rainy weather the temperature is not the best." A lie obviously from Aaron's and Blaine's playbook of excuses. How can you expect to heat a hot tub that is in a state of disrepair; there are lots of missing tiles and needs parts. Besides how can you heat a hot tub that was devoid of water. Furthermore, the pool was heated and certainly contains more water than a hot tub. Blaine, you have a responsibility to give your guests advance notice that they won't have use of the hot tub and either give them an option to cancel the reservation or a refund of money.
#3:All the walkways and paths on the property are covered in algae/slime creating a slippery condition.
#4:The place is filthy and bug infested with big black spiders and ants. Floors are dirty. About 20 spiders that crawl out of cracks inches from the bed as you sleep. There is no vacuum for the staff to clean properly or pressure washer for the walks. Eco-Exterminate. Photos are outdated. Blaine, Hanover is a lovely town, but Ithaca would have served you better. Edgar is a gem.

Blaine your home is a dream! The pictures do can not capture its beauty! My husband and I stayed at this gorgeous home along with my sister and her husband and our neighbors/bestfriends... We had a great time in the house. The rooms were comfortable for 3 couples. The house is decorated so beautifully and the views are simply breathtaking!. This home is situated in a great spot. We hired a private boat with a tour guide and we were close to the surrounding towns. Thank you Blaine for sharing your home with us!!!

Don't hesitate to rent this house--it is even better than it looks in the pictures. You will not find more comfortable accommodations in Guatemala, nor a better view anywhere in the world. And even better are the amazing caretakers, Elliseo and Edgar, who are there to help you with anything you may possibly need. The property manager in Panajachel, Aaron, was so wonderful and assisted with all of our transportation needs. I left a painting I had purchased in the car we took from the house to Antigua; Aaron contacted me the next day and arranged to get it back to me before I even realized I had left it! One note--San Marcos is a lively town. There are endless opportunities to take in the beauty and serenity of the amazing volcanic view. But there are also times when you may hear the parties from a nearby property--the Eagle's Nest in San Marcos. This did not detract from our stay and the DJ set ended by 9/9:30pm. But on the first night we wondered how long it would go on, so I thought I would mention it! Absolutely beautiful house that I hope we can return to in the near future.

We absolutely loved our stay at this property. The house, views, grounds, and amenities were amazing. There were only two of us, so we only used the 1st and 3rd floor. The master bedroom suite on the 3rd floor was a dream. And what views!
We enjoyed many hours in the heated pool. Looking at the views, smelling the flowers, and watching different birds on the trees. We also used the kayaks and the dock provided great access to the water.
The only complaint was that the week went by too fast! Next time we will stay a bit longer.

Had an excellent 5 nights at this gorgeous home. Described perfectly. Lots of amenities. We weren’t sure what we would find so we stopped and bought a lot of groceries, however the home was well stocked with basics (spices, coffee pot, foil). Pool was beautiful. Regrettably the jacuzzi was not in working order, but was certainly beautiful. Our ride to the property was much longer than anticipated (close to 5 hours) plus a boat ride, and there was some confusion with the driver who attempted to sell us a private boat to the house when we had already paid for one in advance with Andrea. It somehow got settled, and the return trip was much smoother. All in all it was wonderful and my 5 friends loved it too. Would definitely go back.

Everything was just about perfect. The villa is amazing and beautiful. The views are spectacular and it’s very easy to not want to leave. Edgar the groundskeeper is extremely nice and willing to help with whatever you may need. Seriously incredible place, and I can’t wait until I can go back!!

I stayed here with three of my friends, and everything was just incredible. Edgar took the best care of us from the moment we arrived until the minute we left. The house and grounds were even more beautiful than in the photos. Andrea helped to set up our transport to and from the house, as well as massages at the house, and two in-house dinners prepared by Maria that were delicious. Maria was so sweet, and we all loved her. Alba gave us the massages and it had to be one of the best I had ever received. I would recommend this house to anyone looking to stay on the lake. It was a truly exceptional experience from beginning to end.
