A quiet location with wonderful views. A warm welcome with a cup of tea and delicious cake. A cosy room with a comfortable king size bed. A delicious breakfast. just what we were after.

GREAT VIEW / VICTOR AND ALISON WERE VERY HELPFULL ON ADVISE WHAT TO SEE IN THE AREA / THE BREAKFAST WAS COOKED TO PERFECTION / THE ROOM WAS VERY CLEAN EVERY THING WAS THERE LIKE HOME FROM HOME.
NOTHING COULD BE BETTER EVERY THING WAS GREAT

Owner was amazingly helpful and courteous and gave us a really warm welcome, even lit the fire and provided tea and lemon drizzle cake! We hadn't realised how challenging the access would be for a VY Tiguan ! Proprietors helped us to get it in and let us use one of their personal parking spaces. Thank you !

Great location with Amazing views. Breakfast was excellent and Alison and Victor were lovely hosts and made us feel very welcome.
Would seriously recommend a visit and would love to go back to that pretty little corner of Devon.. 😊

setting was beautiful, lovely sea views and gardens
twin room was ok, but stuck up in the eaves and a bit little … compared to the other rooms at this hotel. I felt a bit unwell on the morning of our departure, needed to have a rest after breakfast, but was unceremoniously asked to vacate the room, that we had outstayed our welcome. This when there was only us and one other couple staying so there didn’t seem to be any rush to change the room!

In such a beautiful setting. My room had the most amazing view overlooking the Bristol Channel and down towards Lymouth. Alison and Victor were both very welcoming and gave me information on the area and nearby walks. Breakfast was delicious and set me up lovely for the day. The room was perfect and the bed was very comfortable.

Lynton is known as Little Switzerland, ie it is very hilly, so perhaps walking up hill back to guest house you felt oh no but excellent exercise and you get used to it and good for discipline

View was amazing. Victor and Alison were incredibly friendly, helpful and provided excellent breakfast (enough for me for the entire day)

We have just returned from a two-night stay at Sinai House and what a find, the house is run faultlessly by Alison and Victor.
They think of everything including sending you instructions of how to get to the House as the approach roads are steep and narrow.
Alison is very friendly and welcoming. The breakfast menu is extensive with something for all tastes and dietary requirements. It is produced with fresh local produce and my wife highly recommends the Fruit Loaf made to Alison’s mums’ recipe.
We had Room 4 and the views were exceptional, my wife said that it was the best view she had ever had from her, extremely comfortable, bed I did not know whether to be offended but the view was splendid. We were lucky as the weather allowed us to see the Welsh coastline.
They also have a nice guest lounge and they run an honesty bar.
Thankfully, we took their advice and booked two evening meals locally before we visited. We witnessed potential patrons to restaurants being informed that there was no capacity.
Hope to visit again. Thankyou Alison and Victor for making our stay so pleasurable.

Sinai house is one of the nicest places I've stayed at. Set overlooking the town of Lynmouth with beautiful views of the sea. Breakfast was excellent with a large choice and plentiful. Victor was proud of his cooking and came to make sure everyone was happy afterwards, a nice gesture. Spotlessly clean throughout, Alison & Victor were perfect hosts. There is a bar for refreshments along with tea and coffee in your room. We loved the octopus bowl!
There is a charge point here for EV's too which we used for our car for a very reasonable extra cost per Kw
Sinai house is set on The Lynway which is very narrow and can only be accessed by vehicles at the ends. Sinai is at the town end and entrance by car is aq bit tight but do not be put off by this. In no time at all we were used to it. A very minor issue!

The restaurant was clean and well stocked. I was able to book my preferred time with a great menu choice booked the day before.

Breakfast menu and the actual food was excellent. Couldn’t fault it. The porage and fish was delicious. We thought the honesty bar was a brilliant idea and well priced. Just hope nobody will abuse it.
Access and parking for a big car a bit tricky, but with the location there is nothing that could be done.

A warm welcome wirh tea and cake on arrival. An excellent breakfast. To be aware that location is halfway up a very steep hill, which would be a problem if you had mobility issues. Entrance very narrow for cars but room to turn in driveway.
There was no blind at the bathroom window.

My room was exactly like in the pictures, lovely and clean.
Alison and Victor are really kind and helpful. The view from the room was wonderful, I saw the rocks and the channel.
Probably it's a matter of chance, but I met their quiet and kind people, they held each other in respect, no disturbing behaviour, noise..stc.
Now I understand why they got so high rates for the breakfast: they offer wide and really good range of meals - suitable for vegetarians, even vegans too, guests can leave them their choices on a form previous evening. I tried about 4 kind of breakfast and everything was great.
There was no such a thing, they gave what was promised

Super clean and beautiful! Very hospitable and wonderful breakfast! Host were very accommodating and helpful. We were welcomed with complimentary tea and homemade cake taken on the balcony with a fabulous view.

Breakfast had a large selection and plenty to choose from. Great to have a lounge to sit in with other guests and use the honesty bar - well stocked and good prices. Hosts were friendly and welcoming. Our room had lovely views and the bed was so comfortable. Lovely to hear the owls hooting at night
The bathroom was a little small and the shower not very powerful but that is only because we are used to a power shower at home - but overall it was all good and nothing to complain about
