Upstairs level of a gorgeous Balboa Island duplex right on the bay! Steps to Balboa Island's restaurants and shopping, and a short walk or bike ride to the Ferry, which will takes you to the Pier, Fun Zone, The Wedge, Newport Channel and more dining on Balboa Peninsula. Four spacious bedrooms and two baths. Gorgeous living space with ample seating, dining area, and fully equipped kitchen, along with a shared patio downstairs and direct access to the sand! There is a shared 2-car garage.
Home is filled with an abundance of natural sunlight and is bright and cheery. All new furniture, linens and furnishings throughout.

DOGS
* Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!

* All beaches on Balboa Island are public. Alcohol, littering, and smoking are not permitted.

BOARDWALKS
* Bicycles, skateboards and scooters (which fall into the skateboard category) are prohibited from the Island boardwalks and Marine Avenue. For the safety of all, please keep to the right, pass on the left. If you walk your dog on the seawall, walking counter-clockwise is appreciated (“Be polite, keep to the right”). Smoking or alcoholic beverages are not permitted on the boardwalks.

* 7:00 a.m. to 6:30 p.m. on weekdays. Saturday from 8:00 a.m. to 6:00 p.m. No construction on Sundays or holidays (per municipal code this includes residents producing loud noises).

* Wednesday is trash collection day on the Island. CR&R Environmental Services (CR&R) has assumed residential trash collection services for the city. Refuse is not collected on the following holidays: New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas. If the holiday falls on a weekday, refuse collection will be delayed by one day for the remainder of the week. Fines begin at $500 (up to $3,000) for gatherings over 8 people that disturb the peace, safety, and quiet enjoyment of residential properties.

* The curfew in Newport Beach for persons under the age of 18 is 10:00 p.m. to 6:00 a.m. every night.

* The city conducts street-sweeping once a week. Check signs to avoid ticketing. The time limit for parking in one spot is 72 hours. Cars parked in the spots designated “Electric Cart Parking Only” will be ticketed. Saving parking spots with chairs or other items per municipal code is illegal. This property has such a beautiful view of the bay and bridge. It’s stunning and the wide open windows make you feel like your outdoors. Lots of space and perfect for us and our four grandchildren. The host is a delight to work with and everything was so clean and inviting. Fully stocked with beach chairs and towels.

Our stay at Pat’s place on the Bayfront was great! We have a tradition of being in Newport Beach for the 4th of July but this was the first time in a long time that we have stayed on the island. This place is in the perfect location, steps from all the restaurants and stores on Marine St. The bay windows looking out onto the channel was not only peaceful but we had a perfect view of the fireworks show on the back bay. It couldn’t have been more perfect. We made great use of the BBQ and front patio along the bay front. The place was well appointed with anything you might need. Being on the island is definitely a more calm environment than being on the peninsula. Very easy to get over there by ferry on bike if you choose. We thoroughly enjoyed our stay and would definitely rent Pat’s place again. 5 stars

This place was very comfortable way down the street for houses away from the main area on Balboa Island restaurants shops we’re all one minute walk away. This is the quiet area of Newport on the Harbor across the bridge very bright and airy we enjoyed our stay. It was a blissful eight days easy check-in easy check out. Everything went well. We would stay again.

My husband and I really enjoyed our stay. We rented the top floor unit of the two story home. The top floor had 4 bedrooms, 2 bathrooms plus a great room with a picturesque view of the canal/water and a perfect size kitchen!
The unit was clean, well appointed, super sharp kitchen knives which my husband adored having available to him as he is a chef and a garage that we could use to park our car.
Patricia was an outstanding host and very responsive the couple of times we had questions.
We were there for 8 nights so we ended up buying some potted flower plants to put on the outdoor patio table to brighten up our side of the patio during our stay! We BBQ’d dinner 5 nights to enjoy the bay and to say Hi to folks as they walked by. We took 4-5 walks around the Island every day and took the ferry over to the peninsula a couple of times (super easy to walk to). We even rented a Duffy one afternoon to motor around the harbor.
We loved our stay and highly recommend the upstairs unit as it was wonderful!!
