About this house rental
Kapila Gardens is an incredible one acre garden wildlife & bird sanctuary with over100 trees and local plants and cactus species, multiple gazebo sitting areas and heated swimming pool. which is perfect for small retreat programs and family reunions with its 3 bedroom main house plus 2 bedroom apartment included in the base price that can accommodate up to 10 people.
There are also 4 tiny house casitas and newly renovated garage space 20 x 20 ft which can be used as extra bedroom with a queen bed couch table, reading chair electric fireplace ceiling fan aircon unit mini fridge etc which can each be rented for an extra $50 per day for each casita Garage den-75.00 per day all of which can accommodate a maximum total of 16 people.
We do not rent any of these additional spaces out to anyone else during your stay and do not enter any of the other casitas outdoor buildings unless you have made arrangements to rent them.
Please do not enter the garage den or any of the other casitas outdoor buildings unless you have made pre-arrangements to rent them and let us know if you decide you want to rent them.
Please do not block the driveway or park in front of the tall green garden fence gate at the bottom of the gravel parking lot so that my Gardener and Pool guys can access.
We now allow small well trained pets on a case by case basis for an extra 50.00 per day.
Be sure to let us know if you need anything or if you would like the pool to be heated during your stay for an extra charge for an extra $25.00- $50.00 per day depending on what time of year it is.

The property itself was amazing! Amazing home, yard and pool.
A couple thing we didnt like...
1- caretaker in trailer on property is like 20ft to the pool and a clear view. The lady is very nice but complains to the owners when the kids were too loud. And even stated we left our children insupervised in the pool. The owner even called vrbo to complain about the matter.
We had 6 kids, ages12-16, that had been in a car for 3 days straight. Also, 2 children are hearing impaired, one autistic and one mrdd. They were loud. I dont disagree. But could be a little more understanding.
It was a little uncomfortable having a random person to us next to the pool where our kids and us would swim.
We had to leave early for an family emergency back home. So left 3 days early.
Again, the home was amazing, the property and pool were amazing! Enough room, etc. The owner did communicate very well and often due to the kids being loud. Thanks for the nice visit.

Group of motorcycle friends and spouse. Great kitchen for making meals, nice outdoor grill. Plenty of rooms for everyone. Back yard is stunning oasis. Overall impressed with house and grounds. Well return next year for annual trip.

We had an amazing time! There was a group of 12 of us ladies celebrating my daughter’s 21st birthday. We had the main house, the apartment and the garage. We had PLENTY of space for everyone. We enjoyed the heated pool and we cooked dinners 2 out of the 3 nights. The property is beautiful with multiple spots to sit and relax. We drove to Sedona one day and we visited 2 wineries in Cornville. I would highly recommend this location!

Tbe Kapila Gardens was fantastic, it was all we expected for our Christmas getaway. Our family enjoyed the entire property & the casitas were adorable. Teens loved their privacy. Pool heated to 90 degrees which was enjoyed by all. Would recommend, would like to return in warmer weather to enjoy the beautiful grounds.

I rented this house for my group of friends traveling to the area for a visit to Sedona and wine tasting. The house was perfect with a large kitchen and all the tools for cooking for our group. We had the main house and connected apartment. It was roomy, very clean and the beds were comfy. The backyard was spectacular with a winding path and spots to have morning coffee. It’s conveniently located for Sedona, Jerome and the Verde Valley Wine trail. We all want to come back next year.

We had an great experience at this property it was clean and had everything we needed for our stay. There were 8 adults between couples and singles and there was plenty of room. The pool was excellent and gave us time to relax and then explore the surrounding towns and wineries. We are planning on booking this property next year again, thanks Josh for getting back to us right away when we had questions.

We had a great stay in Cottonwood and this place was perfect. Spacious and clean… nice to stretch out after being in hotels for the prior week. Location was private and it felt like a little oasis. Amazing park like gardens and the pool hit the spot too. Next time we’ll bring the extended family too and fully take advantage of the property!

We rented this home back in July 2022 for our retreat in April 2023. I confirmed pool heat during my original conversation with the owner only to find out it wasn't included in my cost. We ended up having to pay an additional $500 (which we negotiated down) for things we believed to be included in the cost. I'm grateful he was willing to work with us, but also communication and transparency is key.
Day of arrival I had to reach out for instructions as they weren't provided prior and was then asked what we had rented. Seems weird he wouldn't know what we had rented and I had to tell him. We checked in, everything was fine. Just don't move the couch or lift the cushions, look up at the fans or expect unstained linens. The pool heat was also broken, but that's not on him and he did refund us.
There was also no listing of a camper being on the property with an older lady and her dog. She will enter the property if she thinks your party is gone. Luckily for us, we had individuals there who witnessed this. There was also no mention of lawn care being done on Wednesdays anywhere in his listing, instructions sent to me through this app or on the house instructions. My guess is if you see it now, he's updated his listing.
Upon bringing these things to the owners attention, I was called high maintenance like his property. I'm not, I just have standards for the amount I paid.
The property's beautiful, customer service is not.

Party of ten age ranging 5-65 years. We all had a great time here. We couldn’t believe how beautiful the gardens were! So much care has been put into the lighting, art and plantings. We spent time in the garden relaxing… they’re very private. The pool was nice and warm with towels provided. Layout and rooms in the house were perfect for us (just the right amount of common space but also private areas inside and out if you need a break from

The property is a great central spot for site seeing and hiking. The kitchen is well stocked! We made dinner a couple of nights here and the kitchen was very chef friendly. Cottonwood itself has some good restaurants and ample grocery options. There is a very nice woman and her cute dog that do live in an RV on the side of the property I say this just as a head’s up. They keep to themselves though, respect your privacy and we didn’t even notice them as the property is expansive.
Josh was lovely and communication was great. We would love to stay here again but this time instead of being on the go the whole time we would just like to relax and enjoy the beautiful property a bit more as it’s basically a mini resort!

We enjoyed thoroughly enjoyed our stay. There was plenty of space for our family group of 11 and the house was well equipped! Very much appreciate that the pool has a full fence with locking gate to ensure that the kids only had access with adult supervision. Josh was easy to reach and very responsive throughout our stay. The town of Cottonwood is in a perfect location for hikes, seeing national historic spots and a fun downtown. The home itself lets the guests spread out then come back together. with a backyard enjoyed with trails and places to sit and enjoy the fresh air. Modern decor and comfortable seating.

Great location and great kitchen family room area to gather for our large group (was supposed to be 16 but ended up being 13). Well supplied house and owner was very quick to respond with a few questions.
We didn't end up needing all the casitas but just a comment that each is really suited for just a single guest since the beds in each all looked like twin size.
Beautiful property and well-kept. My mother in law truly enjoyed her surprise party and all guests were very comfortable in this house. You won't be disappointed if you book this location!

Spent a week with friends at this beautiful home. Very spacious and nicely appointed.. I can’t say enough about the grounds and gardens. . It’s surreal; peaceful; interesting and beautiful. We spent a lot of our time in the gardens. Great sitting areas. The back porch is pretty awesome too. We used the pool every day. That was an added bonus for us Midwesterners. Location is excellent. Less than 20 minutes to Sedona or Jerome. Communication with Josh was excellent. Zero complaints. Highly recommend.

This was the perfect house setup for our three generation family vacation. The pool area was great and fully fenced for small children. The grounds were immaculate and beautiful with sitting areas throughout and the house was fully stocked with anything you would need. It was also close to shopping and great restaurants and not too far from Sedona or Jerome. I would definitely recommend Josh’s place to anyone looking to stay in that area.

Roomy, comfy house
We loved our visit to Sedona and surroundings, due in large part to our accommodations. The house was perfect for our group of 12. Josh was super responsive and eager to make sure that we had all that we needed. Our kids loved the pool, and the gardens were beautifully maintained. Would rent again in a heartbeat!

Loved the house and being located in Cottonwood. Close to Sedona and 2 hours from the Grand Canyon. Lots of restaurants to choose from and a Walmart close by too. The pool was an added extra. :) the backyard garden was lovely. Overall an excellent place to stay.

This house is amazing for anybody who wants to stay near Sedona with a family. The garden is beautiful and huge---pictures can't properly show this. Our family spent a lot of time in the garden and the pool. The stars are amazing at night.
The size of the house is suitable for a large family due to the attached apartment and the number of rooms and bathrooms.
We really have no complaints and would definitely stay here again if we were to return to the area.

This house is amazing for anybody who wants to stay near Sedona with a family. The garden is beautiful and huge---pictures can't properly show this. Our family spent a lot of time in the garden and the pool. The stars are amazing at night.

Only suggestion is to bring your own Roku if you plan to watch movies. There is cable but no smart tv apps.

GIRLFRIENDS RETREAT
There were nine of us. The house was perfect, with space for gathering indoors and out, and enough space for some privacy. The main part of the house was perfect for relaxing and lounging. We loved the pool. We would have loved to use the gazebos and outdoor garden spaces, but the mosquitoes and biting bugs prevented us from staying outside too long. The location was perfectly located for our exploration to Sedona, Cottonwood, Jerome and Flagstaff! Loved this property! The host was very helpful and responsive to ensuring that there were enough bath linens and pool towels. We appreciated the washer and dryer. The only thing that could use some attention is the television, which we could not get to work- would be great if it had a cable to use for streaming from you tube and access to Hulu or Netflix. Not a big deal, we adjusted!
