The canal runs along Miller St and leads you straight to beautiful False River. Sleeps 4 and has a brand new large outdoor deck area. Walk in to a cozy living room and kitchen. Master bedroom with king bed and full bathroom. Large lot with ample parking. Comfortable, charming, great value home.

Waivo® Security Deposit Waiver
If You have purchased a Waivo® Security Deposit Waiver, then the following terms and
conditions are now part of Your vacation rental property lease agreement.
I. AGREEMENT
A. On behalf of River Homes, LLC, the party authorized to rent the vacation rental
property and the owner of the vacation rental property, Waivo has assumed the
responsibility for damages as outlined below and waives Your security deposit up to
$3,000, the waiver limit purchased by You, the renter, for your stay at the vacation
rental property.
B. Waivo is hereby responsible for theft or direct damage to real or personal property of
the vacation rental property as a result of Your acts or omissions. Waivo will pay the
lesser of the cost of repairs or the cost to replace the property up to $3,000. This
waiver does not negate your responsibilities as a renter for items outside of Waivo’s
responsibilities.
C. This is not an agreement to provide insurance. You are buying a waiver of the security
deposit otherwise due as part of Your vacation rental property lease agreement.
II. EXCLUSIONS
A. This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of God
2. Prior damage, cosmetic damage, or normal wear and tear
3. Theft without a valid police report if over $250
4. Loss of use of the vacation rental property
5. Rodent, termite, infestation, or wild animal
6. Damage to a motorized vehicle
7. Fine art, collectibles, or sets of items
B. This Waiver will not pay for damage or theft of property owned by You.
C. This Waiver will not pay for costs associated with odor, debris removal, backups of
sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.
III. CONDITIONS
A. Waivo has the sole authority to determine the nature and extent of damages,
necessary repairs, and eligibility for the waiver, and shall exercise that authority in a
reasonable manner.
B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual
cash value.
C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and
above the normal cleaning fee. An irreparable stain or spillage is considered damage.
D. This Waiver is only effective for a one-time single continuous stay, of up to 90 days,
for which You purchased the Waiver. It takes effect when You occupy the vacation
rental property and terminates when You depart the same vacation rental property.
E. This Waiver is only effective if any theft or damage is reported to Waivo by You, the
property manager, the online travel agent or the owner of the vacation rental property
within 14 days of Your departure from the vacation rental property.
F. Waivo will not respond to damage or theft under $50 US dollars.
G. If there is a dispute related to these terms, mediation is required before any party may
file litigation. In the event of litigation, all parties waive the right to a jury trial.
IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse,
children and any other person the renter invited on to the vacation rental property during your
stay at the vacation rental property.

We had booked this tiny house for a night of rest before a bicycle race. When we arrived, around 9.30pm, the door would not unlock. The door was misaligned and the automatic unlocking mechanism was stuck. After 10 minutes on the phone with the property manager, he said he would upgrade us to another house in the same area (10 minutes drive). Technical problems like this can happen and communication with the property manager was okay up to this point. When we arrived at the new house, the door was locked and the property manager would not answer his phone anymore. After several attempts, leaving voice mails, text messages, ... we decided to find a hotel. The whole thing cost us almost 2 hours. Totally unacceptable and unprofessional way of handling the situation. The property manager finally got back to us after 11pm, offering a free stay in the future, but no official email about this... Vrbo help line was not super efficient either, but they said they would issue a full refund. 4 days later, I'm still waiting on my refund to post. My first booking with Vrbo might also be my last one.

This tiny house had modern amenities. The king size bed was one of the many benefits. Perfect for our weekend getaway.

Our code for check in did not work. The number for the agency in New Roads did not recognize the name I was needing help to get into. The VRBO updated the code and then it worked. 3 of the dresser drawers were broken but all else was great. I was grateful it was not wet weather because the driveway might have been a problem.

The little house was nice, but where it is located makes it feel sketchy. The location isn't ideal at all. The driveway is small and it was hard to see the house due to the tree blocking the view. All in all, it served the purpose for us to sleep, we just wish the location would have been different.

We so enjoyed the tiny house. Just enough space for a quiet weekend get away. Thomas was an amazing host. Quick to respond and answer any questions we had. The tiny house was well equipped with everything we needed from kitchen utensils and pots to plenty of towels in the bathroom. The neighborhood was very peaceful as well. We would so stay again!

I have stayed at the property twice,enjoying myself both times. It is cozy and comfortable with everything you could possibly need. It’s quiet and has a little canal that runs behind it. If you are looking for a peaceful,cozy getaway…this place does the trick!

First of all this was a very clean, well equipped "tiny house". Everything was new and in good working order. It was a quiet, cozy comfortable getaway.
That said, you need to understand going in that it is not a lake front or even lake view property. It is lake adjacent. False river itself is beautiful, but you have to take a short (about a mile) drive to take in that view.
Bottom line, if you are looking to just get away on your own it is a great value.
If on the other hand you are looking for a Norman Rockwell setting, it's not for you.

My husband and I thoroughly enjoyed our little quiet weekend getaway before the craziness of the school year began. Everything was so well kept and clean. My favorite part of the trip was sitting on the patio listening to all of nature’s little creatures.
There was a Dollar General conveniently located right around the corner for us to grab a few things that we forgot and needed.
We definitely plan on bringing our kids and staying longer to utilize the concierge serves and renting a boat to take on the River.

Nicely updated, clean property. Bed was very comfortable. There was no electric coffee pot, but they brought one to us quickly. Overall a great, affordable place to stay at the lake.

This house was great for a quick get away for my family. It's got one large bed and sofa/living/kitchen room along with a nice bathroom. The whole house is well done. Checkin and checkout was a breeze. Great management group as well.

This property is very well done. The tiny house gives you a feel of having a very large suite that has its own private deck. The appliances are top of the line and everything is for the tech savvy and Apple users. The bed was very comfortable and we weren't aware of the other moving around or getting up. We enjoyed the quiet neighborhood. Unfortunately, there isn't much water in the bayou behind the house and we didn't feel comfortable going across the street so no fishing.
The only real surprise was the coffee pot. It was a camp stove top coffee pot in the midst of all this stainless steel smart stuff! Thank God for Google because neither of us had used this type of coffee pot before.
I contacted Thomas twice and he responded quickly both times. Problems solved quickly as well.
We enjoyed our stay and we plan to return again in the summer!

Quiet comfort
It is definitely a little house. Large porch. There really isn’t anything exciting to say about it. It’s just a small out of the way house. It was very quiet at night. In fact we never saw a neighbor or anyone even driving down the road. The only issues we had was the weren’t towels or washcloths. We contacted Mr. Schumacher and he got some to us within a few minutes. Also the microwave is very different than ours and stopped working after the 1st use. No idea why. Couldn’t get it to come on again? Maybe a breaker but we were warming a cup of coffee on the way out so I didn’t investigate.
