This place served a purpose as a place to sleep to do the Mayan Face trek. The room was clean and the receptionist was very friendly.
The kitchen was unclean and the outside space is beyond grubby. The whole place smelt of Tom cat urine. The walls provide no sound proofing at all. We’re unsure whether the bedding was clean. This place is not worth what they are charging.

You have to pay 10 quetzals more to cook in the kitchen, not specified on Booking... The receptionist's wife told me that at the time it was free but that the customers cooked 5 meals a day, we believe that... The hosts plan to increase the price of the rooms to include the kitchen because guests are complaining but so in the end it will be the same.
One evening I cooked at 8 p.m., the receptionist's wife came and told me that normally it was closed at that time but that ok I could still cook. I then look on the fridge and see the closing time written at 9 p.m....
The kitchen and living room form one room. That same evening I had turned on the light on both sides so I could go to the living room while my meal was cooking, the receptionist looked at me and in front of me turned off the living room light. Ok so I will stay on the kitchen side... For 120 ketzal per night we are not allowed to turn on two lights at the same time...
The next day I unfortunately forgot the toilet light, she runned after me and asked me to go back into the bathroom to turn off the light, spoke to me like I was a baby.
The day I left, I met her in the hallway, she didn't say hello to me but gave me a look of challenge and full of hatred, I quickly looked straight ahead so as not to pick up all these bad vibes. Why so much hatred, ah yes I forgot a light! Extremely stingy woman..
Many customers complained, no hot water, only one shower works for the whole hotel ,sometimes no water at all even in the toilets. I've had customers told me there was no water to drink for 24 hours, it wasn't refilled even though this woman went into the kitchen several times...
In fact in this hotel they want your money but do not want to invest to improve the services. In 7 months of traveling this is the first time I have seen this. Honestly go elsewhere, you may pay more but at least you will have better service and you will be treated with respect.

Se encuentra cerca de los lugares a caminar. Se puede cocinar en el lugar: hay refrigeradora y estufa. Dan orientación a los huéspedes para salir a visitar los lugares turísticos.
Que no coloquen todo lo necesario en el precio. No habían toallas, había que pedirlas y pagarlas aparte, que para mí es un servicio básico para el huésped. Se debe pagar Q5.00 para ingresar al pueblo y Q5.00 para poder salir.

The place is a little Oasis in the middle of San Juan la Laguna. The garden is beautiful and the hammocks invite for relaxing. I am came here with my little child and my dog and we all loved it. The kitchen and community places are good, everything is clean and maintained very well. The owners, a sweet family, are very friendly and welcoming. I came to stay one night and extended 4 nights. Definitely recommend

The room was basic but clean. The bed wasn’t the comfiest we’ve had (you could feel the springs), but it was ok. We didn’t need to use the kitchen but it seemed very nice and clean. Common area outside is cute and quiet even if you are in the middle of the city.
The shower in our private bathroom was a bit sketchy. It worked ok but the shower head needed attention. Also, the room got a little hot since the only window opens into the hallway.

It’s really easy to get too, it’s right past the umbrella street. The location was clean & smelled fresh.
This isn’t a good place to stay if you value your sleep. It was so loud throughout the entire night. I stayed for 2 nights and still had a hard time sleeping with noise cancelling headphones. I also wasn’t able to get any hot water.. I took my showers around 10AM so maybe all the hot water ran out by that time.

Beautiful big garden to sit and relax. Our room was a good size and comfortable. Very helpful and friendly staff which is a big plus.
The shower and toilets are outside which didn't bother us but should be mentioned for others. The kitchen needs some more appliances as there was only one pot to use and very little tools to cook with.

The location is perfect just at the top of ‘umbrella street, a couple of mins from the boat dock. The communal kitchen area has everything you need. The staff were very friendly.
This property is what I would call rustic. The room was adequate but the single shower and sink are very basic with cold water only. There is a church right next door that has loud and long bells chiming from 6am.

Great place with beautiful garden and cool outside space to chill in a hammock (or work), perfectly working wifi (they even have two separate wifis for outside and inside), nice kitchen (where you even get your own cupboard), very friendly staff.
It's directly in the centre of the village, just few minutes away from the docks.
Room was nice with comfy bed, table and a wardrobe.
It would be nice to have more pots in the kitchen, but it's not a big deal.

The grounds could be cleaned up and cared for. I love cats but the interior smells of cat spray or urine. The room did not smell. The kitchen was tidy but I would not cook nor eat there.

the bed was very uncomfortable and the roof above was very noisy (birds or cat, or both, living up there) so I didn’t sleep well. the whole guesthouse needs a little attention.

Feels overpriced compared to other places we stayed. Small things they could do would make a big difference: staff not around so had to call when needed something- they were quick to respond though. Shower was small dribble and room very drafty with only a thin blanket. A shower mat would be nice. And lots of dead spiders. Room didn't feel very clean.
If the price were lower I would be ok with these little things.

Perfect place to stay in San Juan. Great location. Really clean. Super chill atmosphere. Family run place with a warm homely feeling.
So nice to have a kitchen to use and a place to fill water bottles.
A friend was paying the same price for an 8 bed dorm, while I enjoyed a nice single room. Best value for money around.

Location was great, close to the ferry and right in the middle of everything. The host was pleasant and responsive. Access to bottled water was great.
We booked 2 rooms with private bathrooms and the private bathroom for one of the rooms was outside with ants and spiders. The outside bathroom should have been indicated in the booking. Indoor and outdoor common areas need improvement. Not comfortable for lounging. Restaurant shown in pictures was not open during our stay. Entrance areas need more lighting.

The location is good. Shops and restaurants close by and the ferry to the other villages is convenient. There were tuk tuk's for hire right outside of our door.
The room was advertised as a having a private bathroom - which it did, but it was outside of the room in a back garden, where the water from the shower flowed onto the ground. Not much for privacy and having to go outside in the dark in the middle of the night to use the toilet was very uncomfortable. Tried to use the common area for watching movies on our computers and reading and the owner kept coming by and turning out the lights. Our friends booked a double room and got a single for 2 of them to share. They had a community shower with no hot water for 4 days. Very noisy as the common kitchen is close to all of the rooms.

Perfect location, excellent hiking advice from staff, allowed pets. They let us stay after checkout time as we got back late from our hike. I’m so sorry about our stinky dogs :(

In a perfect location for the town, just at the top of the hill from the ferry dock. Good value for money, had a basic kitchen and comfortable outside sitting areas.
I could only get cold water from the shower. Be aware that the walls are very thin between the rooms and the hallway so noise travels and you can hear your neighbours conversations

Amazing place the room is comfy and quiet, location is the most local and beautiful town in Lake Atitlan. Church community holds activities there, nice to see real local life.
Kitchen is local style, not very taken care of not many equipments. But its open to use.
The garden has trashes and no one cares how dirty it looks. But the staff is lovely.
The rustiness of the place feels like its just local lifestyle.

My room stank of men's deodorant, pillows and sheets to be replaced, shower and toilet cubicles located outside are very small, too small to maneuver around in.

The staff is very nice and friendly. the location is right in the center. they have a kitchen you can use, and its super chill just to relax.
maybe the fact that the toilet is a bit small, for me was ok, but a big person doesnt fit, and no privacy since its outside the house. but its a small detail. i would still go back and recomend.
