The hotel is at a convenient distance from the centre of Brighton but homeless people reside in the park opposite. The bed was hard and the room too hot so it wasn’t easy to sleep. The staff however were delightful and the breakfast excellent.

Our deluxe room had a cracked sink and blinds that were falling down. Breakfast was ok but expensive for what it was & there are lots of much better independent options locally. Good location to explore Brighton though and staff were very friendly.

From checking in to leaving the staff were so amazing, the gentleman who checked us in was so polite and helpful, the room was clean and warm, tea and coffee facilities available and they encouraged you to use all the facilities, breakfast was great, lots of choice, and again the waiting staff were smiling with a warm welcome and could not do enough for you, the breakfast room was spotless and the tables were cleaned as soon as guests left, the room was warm and inviting and the decoration lovely! The guest house is also placed in a superb place for all Brighton attractions, less then a 10 minute walk from the pier, if we visit Brighton again we will definitely being staying there.

The hotel was beautiful, the staff excellent and very helpful- I would totally recommend a stay here and got 2 hour late check out on VIP and Prosecco in the room. Brighton was fab! Would certainly stay here again in wonderful Ki g balcony room. Allisin

Walking distance to the beach and pier. It's an old building but has been refurbished to a good standard. Wonky stair case adds to the charm. We stayed at the family attic rooms. It has no lift. I'd stay here again.

The stay was absolutely amazing and restful after a long plane and train ride. Was pleasantly surprised by the location and proximity to a lot of the city sites. Danielle that worked at the front was absolute gem. She gave me bus information to go see other points of interest past the city and also allowed me to check in early because I was so tired as well as upgraded my room. She really made me as a solo female traveler made me feel comfortable.

A beautiful hotel within walking distance of central Brighton and attractions. Set in a nice street leading to the sea front.
Beautiful room - was very comfortable and very clean and fresh.
The staff were so kind and helpful and made me feel so welcome. Any request was dealt with promptly.
Breakfast was amazing - a vast array of cooked food and a huge choice of pastries, meats, fruits and cheese abd cereals.

This cozy seaside hotel was as charming as the name suggests the staff made us feel welcome right away and made our stay all the more pleasant. Good breakfast, clean and comfortable rooms, and a peaceful atmosphere. We will certainly stay here again next time we're in town.

A very nice little hotel close to the centrum/beach in Brigthon. Very good breakfast, and the room was big and spacious (Suite with a balcony). The balcony was very small, and therefor not used. Nice pubs and restaurants just down the road.

Hotel staff were excellent, knowledgable and eager to help. The hotel itself is very well placed for the grand pier and the lanes. The room was excellent (basement suite) and very clean. Would absolutely recommend and will hopefully return again in the future!

This is a lovely apart/hotel in a great location and I recommend it highly.
It's situated within a 2-min walk to Gloucester Road station. The area is quiet and walkable. Kensington Gardens and Hyde Park just a few minutes away too. Lots of great coffee shops and restaurants close by and the high street is 10-mins away.
We stayed for 9 days in between other travels. We initially strayed in the studio room which was great but a bit small but then we moved to a studio deluxe which was perfect. A large size with plenty of space space for bags. The small kitchenette in the rooms was very handy too.
The coffee machine in the lobby was awesome.
The staff at the hotel, all of them, were very helpful and friendly. This was a great experience and we will definitely be back.

i have stayed here before and its an excellent hotel, nice staff, excellent breakfast. Beds are quite firm, which i dont mind! also if you dont like stairs ask for a ground floor room as there are lots of stairs, but its good to get the steps in
