Summary:
Mill House is a converted victorian townhouse offering self catering holiday, leisure and corporate accommodation. The property is laid out over 3 floors with contemporary kitchen, modern wet rooms and a courtyard garden to the rear. This listing is for the whole 6 bedroom property. Mill House underwent a comprehensive refurbishment in July 2016 and offers an excellent level of comfort, style and convenience. It is only 200 yards from the very centre of vibrant Newmarket and the high street where there is easy access to all the usual conveniences.

The Space:
Mill House is a Victorian property and was recently converted and refurbished in July 2016 to provide self-catering accommodation for 11 guests. The property offers an excellent level of comfort, style and convenience and has been kitted out for modern living with a bright modern self catering kitchen, two communal Wet Rooms serving the six bedrooms, sociable dining area with Smart TV including Netflix subscription and a great outdoor decked Terrace for socialising, dining or enjoying a crisp glass of wine as the sun goes down. Accommodation, facilities and amenities are laid out over 3 floors and so may be less suitable for the elderly, those with limited mobility or young children. Our dining area has limited space so may not be suitable for comprehensive dining at full occupation. There is however more space for alfresco dining on the terrace.

House Rules - Age restrictions apply. Guests must be 25 and over (apart from accompanied children). ID will be verified at registration and bookings will be cancelled if the above criteria is not met. Events and parties are not permitted at the property and noise restrictions strictly apply after 10:30pm. Use of garden area is not permitted after 10:30pm. Guests with new accounts without reviews or existing accounts with review scores of less than 4 stars will be unable to book the accommodation.

Guest Access:
At Mill House we operate an Express Check-in where guests are able to access the property using the digital combination locks using a PIN code supplied to guest on the day of arrival, allowing you to check in at your convenience, even if you arrive late at night. Guests will have exclusive access to the entire property including Kitchen & Dining areas, Garden & Terrace.

Interaction - Guests will receive full instructions on how to access the property including a four-digit combination for the digital access locks for the property prior to arrival. We will also provide a house manual to assist you with understanding all of the features of the property for your convenience.

The Neighborhood:
The property is located approximately 200 yards from the Market Place just up Mill Hill. Mill House is easily identified by its dark grey façade, distinctive green bobble hanging next to the black front door and the property name displayed within the glass window above. Parking is unrestricted and free of charge along the entirety of Mill Hill on a first come first serve basis. The address of the property is 38 Mill Hill, Newmarket, CB8 0JB.

The property is ideally located for shopping, restaurants, pubs, bars, racing and transportation. Mill House is only a 3 minute walk from the Market Square, Waitrose supermarket, Newmarket’s shopping centre and two butchers that make Newmarket’s infamous Powters and Musks Sausages. Newmarket Racecourse is a 15-minute walk away allowing a short walk back home after a day at the races. Tattersalls Horse Auctioneers, the Racing Museum and the Equine hospital are also close by.

Getting Around:
Those travelling in by train can walk to the property from the station. However, if preferred or you are laden with luggage, one can easily raise one of Newmarket’s distinctive Black and Yellow Taxis.

Other Things to Note:
Parking along Mill Hill is unrestricted and free of charge and is on a first come first serve basis.

House Manual - Everything in the property is fairly self-explanatory and is much like most residential dwellings and homes. Heating and hot water are provided by a combination boiler and is constant and on demand. Heating is set at a comfortable ambient level and can be adjusted using the thermostatic radiator valves in each room. The WIFI internet modem/router is on a high level shelf in the hallway with the login details/password clearly displayed on a sticker on the front of this shelf. The TV is connected to the WIFI already and we provide a Netflix account for streaming movies and other entertainment. Login Details will be provided prior to arrival.
