Room was clean but very small. Location was good. Was booked for 3 nights, but after the first night had to book another hotel due to the noise within the building from other guests. The walls are very thin, I could hear everything from the room above us (when they walked, talked, sneezed and coughed) this caused a severe lack of sleep, when they used the toilet and shower it sounded like the water was running down into our room. The corridor was very noisy. We stayed in the Belford room which is on the ground floor. If you are staying on the top floor or are a heavy sleeper you may not have the issues we had.

Info supplied by the owners prior to arrival was excellent and very clear to follow. The room was beautifully presented and very clean. The chocolates were a delightful surprise, thank you. The bed was very comfortable and we enjoyed a good sleep. would definitely use this location again.

We could NOT stay here! Could not check in as needed booking number (that is a first) and were supposed to enter our passport number! Description did not state was a virtual check in…I we had to pay for another hotel! I talked with someone about a refund due to this problem and have not heard from anyone after multiple attempts! Very disappointing…please notify me with information to TALK to a real person…we may no longer utilise your site as a result of this issue…please advise (

The location was perfect for exploring Edinburgh. Very close to the tram stop. The rooms were very nice, but extremely SMALL. No place to put your suitcases or sit other than the bed. Beds were comfortable. Would stay again but book the largest room available. The stairs are difficult with luggage, and would be a deal breaker for some people as there is no elevator. Nice spot though.

Excellent stay! Located in a very convenient part of town that is walkable to everything in the city. Would recommend better pillows but otherwise everything was wonderful!

We really enjoyed our stay at The Eleven Townhouse.
Great location and the rooms were really well finished.
Coffee machine and drinks etc were a nice touch. GHD hairdryer was also handy.
Self check in and out was ideal and really easy.
We would definitely return and recommend.

We stayed in the St Mary’s room for one night. The bed was very comfortable, the room was decorated to a high standard and the toiletries were lovely.
However, the room is really tiny. There was hardly room to walk round the bed and there wasn’t even enough space to dry yourself after coming out of the shower in the bathroom.
The floor was also incredibly creaky.
The tea and coffee provided was a good standard and robes were also provided which was a pleasant surprise.

This place is not for everyone! If you are of age, have issues with foot problems, or are traveling with big luggage you need to think about it before booking this hotel!! There is no lift and the stairs are spiral old wood stai with small steps! It is a shame because the place is nice, clean and they keep your room daily but this is not for everyone. I had a small accident falling down on the street and my knees suffered a lot by having to push myself up and down the stairs the last day. I’m not bad reviewing but trying to help others.

Everything was great. Only comment I have is that the king size bed did not leave much space for maneuverability about the room, but we made do just fine. A queen size bed would be more appropriate for the room size.

An amazing place in the Centre of Edinburgh, nothing less. Spacious rooms and high standards.
Despite no reception everything is taken care of, from ice cubes to coffee, easy taxi bookings etc.

Such a lovely stay at this beautiful townhouse! The room was impeccably clean, airy and comfortable. From the communication by messaging, to the chat with the cleaner who was on-site when we arrived, everyone was responsive, warm and friendly. The bed was very comfortable and with good quality linens. The street it is on is quiet and calm - and we were there during the festival - yet the location is close to the castle and Princes Street. They offered a free service at a local shop for leaving bags after check out. It couldn't have been easier - just around the corner - and the person in the shop was friendly, polite and efficient so it made us feel confident leaving items there. I was really impressed - something unique and very Edinburgh. We will definitely return.

Perfect area, able to walk around Edinburgh and back to hotel. Close to public transport - prime location. The only tiny little thing that was inconvenient is that there was no access to a fridge in the room so unable to store a packed lunch or snacks/drinks

Very conveniently located near to a tram stop, in the centre of the West End and therefore surrounded by eateries, this property is great if you're venturing into the city - only a 12-15 minute walk to the very centre..

The room itself was perfect. The bathroom was small, but great. The soaps offered in the shower smelled amazing and I think I will order them for my own home, if possible (I haven't looked into it yet). There were robes for each of us, and there was a clothes steamer as well as a nice hair dryer. There were the absolute cutest teacups and coffee mugs available for use. The bed was very comfortable and actually a king size (the other places we stayed 'said' king, but it was a queen). I loved that there were USB plug-ins next to the bed so we didn't have to mess with wall plug-ins. It was a bit confusing to find the actual townhouse, as it was near a bunch of one way streets, but once we did, it was easy to find. It was within walking distance of some eateries and shopping. I would stay here again for sure.

For those traveling during the summer months, there is no AC. Our room had slanted ceilings and was small, so between the bed and ceilings, you can’t stand up completely in most of the room. The listing says king beds, but ours was only a double. The staff were quick to respond to emails, but they aren’t on property. There’s no reception.

Great location, convenient for getting around to the highlights of Edinburgh and shopping on Princess Street. The only downfall is lack of parking close to the hotel. It can be costly in the parking.
We would stay there again, only if we didn't have a car!

It was a very nice stay, the place was clean, the bathroom was lovely. As someone who is a clean freak, I would definitely say it was great, there was no weird smell the entire interior decoration was lovely. Except for the old house squeaky floors everything by else was amazing.

Our room was beautiful, though very small. Excelling bath amenities. Our room was on the lower level, and, with no lift we had to carry our luggage up and down a very tight staircase. Great location...close to the airport tram.

It's a townhouse where every room has been converted to a short term rental. Expect to share the building with ~8 other groups. Walkways and stairwells were a bit tight when there's someone coming the other way, but otherwise the noise insulation was excellent. Inside the rooms we felt totally isolated from the other groups.
Room was nicely decorated. Radiator was pretty weak, room felt cold all the time.
Not a hotel, this is a short term rental managed by a company that's not on-site. No reception or staff on-site. No amenities apart from the rooms. No way to store luggage if you arrive early, etc.
