Poco a Poco waterfront property has spectacular views. This property has a main house and cottage that sleeps a total of 14 people.
You’ll love the views, location, ambiance, outdoor space, and private dock and beach. My place is good for couples, solo adventurers, and families. Our beach is very safe for children to play and at low tide the islands close by can be reached on foot across the sand bank.
We have 4 Kayaks & 2 paddle boards included to help you explore the the Bone fish flats. Located in a private and quiet waterfront area with glorious 180 degree ocean views, Poco a Poco is the perfect place to enjoy nature. Sit on the wrap around porch or private dock & beach and enjoy the breeze, watch sunrise and sunset in one of the many hammocks. You can even launch the kayaks and paddle to bonefish flats from our private beach!. All you can hear is the sound of the sea and the wind. Starry nights are amazing, you may even see shooting stars.
Poco a Poco has 1800 sq feet of airconditioned living area and 3,200 sf wrap around porches. Master bedroom suite with King size bed and living area, Guest room with queen size bed and kids room with 1 single bed with trundle and 1 bunk bed. 2 full Bathrooms, Guest bathroom, outdoor bathroom and outdoor shower. Outdoor king size swing bed. A large comfortable great room with open kitchen and ceilings. Barbecue on the deck. It is fully air- conditioned. All rooms have a great view of the Ocean. WIFI Internet. Cleaning and laundry service available. We can arrange private chef, massage, and boat tours. We have a private dock and can refer you to a few individuals that you can rent a boat from.
We have a generator with an automatic transfer switch for when there are power outages. We also have a 1000 gallon water tank and pressure pump for when the city cuts off the water for repairs.
Little Poco (the pink cottage) on property, sleeps 6. It has 800 sq feet of AC living area and 400 sf screened porch. It has 1 bedroom, 1 bath with 2 queen size beds, a queen size day bed in living room, out door shower, screened in porch with dining and lounge area and a gas barbecue.
We have a 4 external security cameras. one at the front door bell, one at the garage level facing the driveway, one at the cottage overlooking the boat ramp, and one on the roof overlooking the main dock.
My son has a cottage for rent that sleeps 4 on the same coast, just a 5 min walk from the house if you need more space.

We really enjoyed our stay at Eric's property in Exuma; it is so beautiful & the view is breathtaking! Eric & property manager Brendi were great hosts & communicated very well via WhatsApp when we asked questions related to the property plus recommendations for touring the island during our stay. The main house accommodated the needs of our lrg group. The master bedroom, that occupies the entire 2nd floor, is an amazing retreat! The outside space was used often to take in the picturesque views & the private beach allowed for many relaxing memories. The cottage had everything needed from laundry to a steamer/iron to beach towels. The location is a bit off the beaten path, but within reasonable distance from main attractions. Renting a car is a must. We would definitely stay at Poco a Poco again!

Poco a Poco is a secluded haven boasting stunning beaches and a beautiful house and cottage equipped with everything you could possibly need and if you are in need of anything Brendi will be there to get it. The provided snorkel gear, paddle boards , and kayaks, provided hours of entertainment right at our fingertips. We couldn’t have asked for a better vacation or location, and we hope to be back soon! You will not be disappointment with this house and location it was beyond our expectations !!

Our entire family loved our stay at Poco a Poco. The house was clean, decorated nicely and was equipped with everything we needed. The house was situated in a very quiet area not too far from town. The road to the house is an adventure but not bad enough to prevent us from coming back. We enjoyed having access to the small private beach and took advantange of the paddleboards and kayaks that were provided. Breathtaking views from the wraparound porches and master bedroom. We would definitely come back.

Speaking for a group of 10 ranging from 16 to 75, we LOVED our stay at Poco a Poco! The private beach was essential for those of us who just wanted to relax in the sun and the availability of paddle boards, kayaks and snorkel gear kept everyone else entertained. Some days the water was like glass and kayaking to the sand bar/island beyond was effortless. One morning we even saw a sea turtle! The property and views are so gorgeous, we spent most of our time outside. However, the inside of the house and the cottage were lovely, clean, and well equipped with everything we needed. Streaming and wifi were helpful additions for our technology addicted teens. The house is only 30 minutes from the airport and close to the markets and a few local restaurants, so we never felt strained or isolated. We had a couple of issues with one of the AC units and a power outage but the owner and property manager were incredibly attentive.
Hope to return someday soon! Absolutely recommend!

The property was amazing! Everything we needed was there for snorkeling, kayaking or just relaxing. My family didn’t want to leave for excursions on the island b/c the property was so great. Also, the owner was very helpful if there were any questions. I would definitely book this property again. It was perfect!

Poco a poco lived up to all my expectations and more! The house and cottage are perfect for larger families or if you have guests or adult children! The house and property are extremely well maintained and a gorgeous location! We kayaked, snorkeled, and played in the water every day of our trip! Brendi and Eric personally know a lot of people on the island and helped coordinate our activities. Brendi stayed in contact every day checking to make sure we had everything we needed! We got a day pass at one of the resorts to listen to a local band and have a few drinks at the bar. Another day we hired a boat charter and went fishing and visited the famous pigs on Exuma! The locals are incredibly friendly and welcoming to tourists. We did not rent a car on the island and we were happy we didn’t because the roads are not in the best shape and rentals are expensive. Brendi arranged for transportation and the rides added up to cheaper than renting a vehicle to hold our large family. Overall, this was the perfect family getaway! Everyone of us had an amazing time and left feeling happy, rejuvenated and relaxed! We can’t wait to go back to poco a poco! Thank you Eric for your incredible hospitality!

We just returned from an amazing week at Poco a Poco. It was our family of 4 plus a friend each for both of the kids and the space was perfect. The master suite was a perfect oasis for us parents while the teens enjoyed watching Netflix or playing games at night in the family room space. The entire property was well-stocked and we enjoyed the kayaks and paddleboards. The kitchen had all of the necessities for cooking and anything we needed for spices as well. We loved seeing the turtle and stingray right off the dock. The communication with Eric was clear and easy throughout the entire process from inquiry to departure. I would recommend this property for families or couples. The beauty of the location was unmatched and although the roads are not great, it wasn't far from town at all making it easy to get to all of the outings and restaurants we wanted to visit.

My family and I enjoyed our vacations at Poco a Poco. Everything was excellent. The location, is the best. The beach is beautiful. The house is just amazing. It is equipped with everything you probably have in your own house and more. The property manager was very nice, and helped us with everything ( groceries, taxis, questions). We just had an amazing stay, last week of July. House was wonderful! Beach, pier, water, kayaks, etc all great. Fins available at house, maybe bring own snorkels if you are really into that, although they did have some there. Went to the island across the way which is worth it. Better to walk during low tide. Also went to the blue hole a couple times. Recommend going when tide is going out for better visibility. Kids loved jumping off the dock at high tide. Really cool though. Communication with owner was easy and they were very responsive. Road to house a little rough. Recommend a higher vehicle if possible like a keep but not necessary, saw regular cars making it. Just drive careful. Blu on the Water restaurant had excellent food and view and fairly close but expensive. Overall very relaxing. Highly recommend!! 5 stars easily. You will not regret staying here.

The property was more beautiful than the pictures. The view from the house is just drop dead gorgeous. The house itself is wonderful and the master suite area is just wow. The things I appreciated: hot water, water pressure, water volume in shower, soft absorbent towels, comfortable beds, fast wifi, gas stove and grill, lights = well lit; functional livable house. The sandy beach was extremely safe (sheltered with calm water) area for our 5 YO grandson. Rock ledges and pier are perfect for snorkeling allowing you to see fish of various colors and sizes hiding in the crevasses.
The roads - it is impossible to understand how terrible they are without experiencing. Add at least 10 min to the main road. Don’t underestimate the impact that the roads will have on you, it got to the point that neither my wife nor daughter wanted to leave the house because of the stress associated with driving on these roads. With restaurants closing early and midweek we should have stocked up with more food at the grocery store and cooked most meals at the house, but you know, you are on vacation and it is not a vacation if someone has to feed everyone, which entails meal planning and shopping. Perhaps this is just us so use this information according to your plans.
Restaurants - highly recommend Blu on the Water, it was fabulous. We got lunch to go one day and they package everything perfectly. We had dinner one night and we were all amazed with our dinners. I hope helps you.

We stayed at this house for a week with my family and one other family. Have the cottage for tow different families was perfect! WE loved the house from day one with the beach, kayaks, sand bar, and blue hole right around the corner it was perfect for use. Recommend this home to any family looking for a great vacation home!

P A R A D I S E 🇧🇸
This was our second time staying at Poco a Poco and it certainly won’t be the last. We rented both homes for our family of 13 and the set up couldn’t have been more perfect for us. Eric (owner) & Kay (property manager) are wonderful to work with from start to finish. The homes are immaculate, have everything you need & it’s just as comfortable as being in your own home. We only ate dinner at a restaurant one night because we wanted to spend as much time as possible at the house. After renting Minn’s boats and going on tours, we always wanted to get home as soon as possible to enjoy this amazing property. Our entire group agreed that this is the best vacation we’ve ever had. There’s a reason this property has 5 star reviews….it is absolute paradise on earth! Thank you, Eric for sharing it with us & allowing my family to make priceless memories!

Beautiful home with spectacular views
This home is beautiful. Very private and relaxing. The master bedroom will take your breath away. It has a lot of water toys too make your days full of fun. The road however to the house is very rough. You have to go very slow. We had a mini van and it was challenging. If you can, rent a high ground clearance vehicle. The owner Eric was always quick to get back with us when we had questions or issues. There was a lot of testing involved due to the pandemic but that all went smoothly and the employees were friendly. I do recommend bringing some dried goods and condiments in a checked bag. We did this and it was very helpful. Groceries on the island are very expensive. Understandably so since you’re on an island, but at times too the stores have limited items. Kay, the property manager was very friendly and kind. I do suggest to her though that if she’s meeting guests of the rental at the grocery store, to hold up a sign with their last name. That would have been very helpful for us. The store was very busy and we walked around inside and out trying to locate her. Overall, we had a great time. Thank you Eric for opening up your home and allowing us to stay in paradise.

The property is even more jaw-dropping than it appears in photos. We've stayed at various properties in the Bahamas and this was miles above the rest in terms of the location, house, and amenities. Especially great for young kids with the gentle, shallow water.

Thanksgiving in Paradise
We had the best family vacation on our first time to Exuma and made memories to last a lifetime. Eric was very responsive and helpful before and during our stay. We loved paddleboarding, kayaking, snorkeling at the house and enjoyed exploring the island (Exuma water sports private charter, driving to Little Exuma, taking the ferry to Chat and Chill, and much more).

Paradise
I'm 31 years old this past November, 1990 baby. The movie My Father the Hero came out in 1994 and I seen it for the first time in 1996. When Katherine Hiegl opens the condo doors and reveals the Carribean beach, I decided then the Bahamas was my dream vacation.
I've waited 25 years of my life to see the Bahamas and so I researched and chose very carefully which house and island to visit. I did not want commercialized and I did not want to go to an American version of the Bahamas. This house and this island lived up the 25 year build-up.
Anyone can look at the pics of this house and tell it's obviously nice, clean, luxurious and somewhere anyone would be happy to stay at. What you can't know from them is how there is a perfect breeze that blows pretty much all the time. The most amazing sunrises and sunsets can be seen perfectly from the porch and docks. You can't tell that you can dive perfectly off the boat dock at high tide and swim almost immediately to where your feet can touch or how you can dive for conch shells at the same dock when the tide is out. You can paddle board/kayak out to a huge sand bar in front of the home and hold star fish, and after only a short section of deeper water, can walk for ages and be only waist deep. There are no pictures of the lizards that you see almost every trip outside, or the gorgeous, massive black witch moths that like the lights around the decks.
While it's back with only a few other houses it still feels secluded and isnsurrounded by natural usland beau
This place gives you an experience that goes beyond what you can see in the pictures and it was a wonderul trip.

Spectacular Beach Home
Poco a Poco is a beautiful home with amazing views. It was perfect for a family get away. It offers a nice blend of fun activity (private beach, kayaks, paddle boarding, snorkeling, exploring the small cays at low tide, etc.) and complete relaxation (comfy beds, hammocks, floating outdoor bed, 360 covered porch, sitting at the docks). The amenities were great and it was easy to feel right at home almost immediately. Location was ideal being a short 15 minute drive to everything George Town has to offer in one direction and 15-20 minutes drive towards Little Exuma (great restaurants and Tropic of Cancer beach). Just remote enough to enjoy quiet nature and close enough to daily needs and additional activity. The entire process of booking, to introduction, to the stay was easy and low stress. The property owner (Eric) and local property manager (Kay) were more than accommodating, helpful and very responsive to the few needs and questions we had. Our vacation was even better than expected thanks to our choice to stay here.

Paradise
This home is absolutely the perfect place to stay at. It was very clean and beautiful. It has it’s own private beach. You have access to everything you need for some fun in the sun I.e. paddle boards/snorkeling gear etc. Eric the owner was great with communication. He reached out a week prior to make sure we had info. on COVID-19 related requirements and things to do during our stay. When returning to Exuma I will definitely be staying here again. I will say that I recommend renting a Jeep or anything that sits a little higher off the ground. We had a Toyota “Belta” and it was a little rough driving on the road to the house.

Beautiful Beach Home
I just spent a week with my mother-in-law and my two children ages 5 & 6 at Poco a Poco. I will start off by saying that we faced many challenges traveling in the age of covid. Eric was as flexible as possible when we needed to changes dates due to flight availability. Both him and the property manager, Fay, were easy to get in contact with and we were able to maintain contact throughout our stay which was very comforting.
The house itself could not have been better. It was light, bright, and sparkling clean. We were able to keep ahead of sand with the use of the outdoor shower and a cordless vacuum. There were plenty of bathroom supplies, towels and linens - we were never short on any of those things! The set-up of the house was perfect for kids - having the shared jack and jill bathroom with plenty of counter space for all of our things. Having traveled with my two youngest children, the outdoor area was absolutely perfect. It was small and private enough that I felt safe allowing them outside by themselves, and it was great that they didn't have to wait for everyone to pile in the car to enjoy beach and ocean. Every single thing you could possibly need to enjoy the beach and water was also provided ... right down to the water shoes! We did buy a few beach toys for my youngest and left them behind for another family to enjoy. Overall the house felt very comfortable inside and out, and waking up to the view of the sandbar and the sun shining over the ocean was priceless.
The dirt road to the house (about a mile long) is very rough - we had a small car and I was a little worried on the first day that we'd need to trade it in for an SUV of some sort. Fortunately, I was able to find a slightly different route using connecting dirt roads, which made it much more manageable. Its clear the roads have suffered from weather, wear and tear - so keep that in mind when renting a vehicle.
Overall we had a truly memorable experience in Exuma. Every beach we visited or trip we took was absolutely worth its weight in gold. Exuma is a truly a breathtaking place, and I hope we can return in the future!

Beautiful home and vacation!
Our family loved every minute of our Exuma vacation and staying at Poco a Poco was the best part. There was clear and helpful communication with Eric and Kay before, during, and after our stay. The home was spotless and comfortable, with views that can't be beat. We snorkeled, kayaked, fished, and swam all right there. Plus, the places to relax were endless...from beach chairs to water hammocks. We rented a boat, explored nearby beaches, and enjoyed many Bahamian dishes. Each time we returned "home" to Poco a Poco, we realized we had the best spot on the island. We look forward to returning again soon.

Simply Paradise
This was our first trip to Exuma and Poco a Poco but it will not be our last. Eric was super easy to work with and very responsive. Kay was also extremely helpful during our stay. Honestly We found the home even more lovely than the photographs showed. Everything is very well thought out in the home and the views are amazing. We love the fact that it was down a quiet road off of the main highway which made it even more peaceful and serene while Still being conveniently located. We have traveled all over the Caribbean and Exuma ranks up there as one of our favorites. Every person we encountered was kind which only added to the charm of this island. If you’re looking for something quiet and relaxing look no further this is your place

WOW...JUST WOW!!!
I cannot say enough good things about our experience at Poco a Poco. The house is even better than the pictures show. It is spotless and has everything you would ever need to enjoy a vacation... paddle boards, kayaks, beach chairs, coolers, snorkel gear. Every kitchen amenity available and extremely responsive yet not intrusive owners. The only thing missing... a smooth paved road (haha... not likely in the Bahamas). The view is AMAZING!!! The master bedroom windows and view will almost make you not want to even step outside. Blue hole close by and lots of yummy restaurants within a few miles. Again I really can’t say enough good things... looking forward to a return trip! Oh - and wonderful bonefishing right in front of the house!!!

Paradise!
Between VRBO and that other site, we have stayed at vacation rentals all over the world, and I can honestly say that Poco a Poco is right up there with the very best. It is everything we had hoped it would be, and more. Communication leading up to the stay was great, and having Kay available was amazing (especially when the water was out on the whole island our first night). She is an angel! Everything you could possibly need for a first class, waterfront stay is right there at the house.
I HIGHLY suggest walking at low tide to the island. It is a 4 mile round trip, but my whole family (including 15 and 12 yr olds) loved it. Plus is is a bit of a mind trip to walk that far on a sandbar to find yourself all alone on a secluded island.
Stop looking at other places on Great Exuma, and book Poco a Poco while you can!

Perfect Spot for a Gypsy Soul
This was the second stay for our adult family of six and won't be the last.
1) Pre-Arrival communication with Eric (Owner) and Kay (Site Manager) was seamless and comforting.
2) This Trip we asked Kay to stock the house with a few basic food items we knew we would like to have for the week. She gathered our preferences and took the liberty on a few others which was spot on. I would suggest this for future guests. We've learned through our travels to use our Yeti 45 as a checked bag and fill it with dry goods and specific spirits we enjoy. Once we arrive the cooler goes on the boat and to the remote beaches.
3) We rented a Caravan from Thompson's Rental and it went great.
4) We rented a 22ft skiff for the week and thoroughly enjoyed it. Things to consider are the tide cycles during your stay and your experience in shallow or rough water. research the wind predictions during your stay as well. Useful Apps are Navionics and Windy. this is good for exploring the House side of the Island.
5) To explore the Elizabeth Harbour side of the island Minns Water sports is the option. Again, reviewing Wind and Tide Charts will make the experience safer and more enjoyable. A must see would be Chat n' Chill. The Conch Ceviche is what brings us back.
6) The home was stocked well with kitchen necessities which made it easy to cook meals at the home. We also enjoyed Fish Fry, where you are able to choose from several different restaurants. We preferred to get take out and bring back to the home to enjoy.
7) The home is well equipped with water "toys", such as snorkel gear, stand up paddle boards, and kayaks, During low tide, we were able to kayak and paddle board to the sand bar that is located in front of the house.
All in all, Poco a Poco provides an experience that a slightly seasoned traveler will relish.
Our Daughter summed it up while we were waiting in the tiny George Town Airport for our flight home... " We made friends with locals, the people who stayed at the Resort made friends with other tourists."

Awesome trip and house was amazing. Great snorkeling right outside and even better snorkeling at island right out front. The house had way more stuff than any VRBO I have ever seen. Beautiful views. Master suite is amazing. My friends have already reserved the house!

Poco a Poco
This place is a slice of heaven!! It is cozy and quant! It has everything you need, from snorkeling gear to a blender in the kitchen. We cooked out on the grill a few times, made banana daiquiris and sat out on the porch in the evening gazing at the stars. There are 2 paddle boards and 2 canoes which we used daily. One day we canoed a mile to the island across from the house. You can stay as busy as you want or enjoy relaxing all day. My kids enjoyed playing with the instruments in the house several afternoons. And the mast suite is into die for!! The views are amazing and I loved waking up every morning and soaking it all in. The master bathroom has a double sink vanity and a large shower big enough for two and two separate shower heads. There is a laundry room as well so you don’t have to pack a weeks worth of clothing. This place will not disappoint! The location is perfect, the house is beautiful and the scenery is picturesque!!!

Peaceful Retreat in Paradise!
This was one of our most memorable vacations to date. Poco a Poco is the perfect house for a peaceful retreat. Very quiet and private setting. There were a couple of days we didn't leave the house since there was so much to do right there. The kayaks and snorkeling gear were definitely put to good use. Snorkeling was amazing right outside of the house. House is completely set up for anything you'll need. Miss Kay was wonderful. We arrived on a Sunday (everything is pretty much closed after 11:00 AM) so she stocked the house for us with food and beverages. She also checked in mid-week to see if there was anything else we needed. Driving in and out was an adventure every time. We ended up having to trade in our rental van for a Subaru due to the road conditions so take that into consideration when reserving your vehicle (we were dragging bottom on the van we rented). There are bugs in the morning & evenings so bring bug spray. House did come equipped with a good supply of sunscreen and bug spray. We did an excursion with Dallas with Out Island Explorers complete with reef fishing and exploring. Got to swim with turtles, go to a sand bar and see sharks. Definitely recommend him!
