Disappointing
Very good location near the beach.
The keys have been left on the table as the key machine didn’t work so I was doubting if we had the correct location to begin with. We were incredibly disappointed with our stay. No doubt due to previous occupants. The caravan smells of wet dog and there definitely needs to be a flea treatment of the caravan - we saw and were bitten by fleas. The carpets were filthy in the bedroom (see photo). Our son was sad that despite the advert there weren’t TVs in the bedrooms (see screenshot where this was advertised) - we feel this is a poor reflection of what is on offer and having stayed in platinum caravans before this falls so far short of what we have had previously. It would be helpful if guests are advised of how poor the WiFi coverage is - I was hoping to do some work but wasn’t able due to poor connection - only possible once outside and even this was intermittent. I raised everything contained in this review with the host before posting but the responses was as disappointing as our stay.

Peaceful, relaxing, and restful!
The location was tucked nicely out the way but close to the shop, pool, and restaurant. The beach was a short walk away and there was a river just behind us which you walk along to get to the beach. Good communication from the owner from start to finish of the booking. The bath in the ensuite is a lovely touch!
More of a heads up than a dislike.... The internet wasn't great so if you are reliant on that, prepare yourself to be without it. I however liked having no signal on my phone and no wifi for a few days! This is not specific to this property, it is the location.

Run down, overpriced
Close to the beach, check in was easy, the heating worked well.
The static caravan was not in great condition. Blankets draped over all cushioned furniture to hide stains, drains blocked, no bin, no soap, etc.. The towels weren't there, when we asked for them we got some old looking towels with some of them smelling of dog. The mattresses are at least 10 years over their lifetime and super uncomfortable. The amenities mentioned (restaurant, clubhouse, pool) can only be used with paying an additional fee. It's like advertising a place and claiming the public swimming pool nearby as an amenity. We even were queried by staff on why we were there without having a resort pass, which made us feel like we did something wrong. The check-out process was odd with the deposit not immediately refunded but apparently only 24h after. It said to not park on the grass in case of rain and getting stuck, but there's no other spot to park the car for this particular caravan. There's no wifi at the caravan, the one from the park doesn't reach and is limited and reception with Three is limited as well.

An amazing break for everyone, we will definitely be back.
From the initial booking Alison was very responsive and friendly. As far as communication goes we couldn't have asked for more. The property was amazing, very clean, great location and had everything we could have wanted and more. We stayed for two nights and the initial booking was for four people. However my kids (grown up) decided at the very last minute that they wanted to come so there were 6 of us for one night in the end. Plenty of space for all of us. My in laws had the double bedroom, my kids had the room with two single beds and my wife and I slept in the living room on the fold out bed which was very comfortable. My mother and father in law were only staying for one night. I think they thought it was going to be like the old caravans (carry on camping springs to mind :) and were very pleasantly surprised with the whole experience. In fact they absolutely loved it and are now looking to book their own stay. My kids are 19 and 23 and they too were amazed with how spacious and well kitted out the place was. The shingle beach is only a short walk from the site and my dog and kids loved it. Everyone we met on the beach was very friendly and we had many nice chats with strangers. The only thing that could have made the stay better would have been a longer holiday which we are planning for next year and we'll definitely be using the same host and hopefully in the same caravan. We actually met the cleaners too who were also very friendly and helpful. We couldn't work out how to empty the hoover and they were more than happy to help us. We would all like to say a massive thank you to everyone for making an short break into such an amazing experience. Although it was short we have lots of very happy memories with no negatives at all. One thing I would say which is nothing to do with the host is that the onsite Nisa is very expensive for some basic items.
Leaving the property was the only negative. We all wished we had a longer stay.

Very good
Comfortable caravan that was clean on a reasonably quiet site. Communication with host great, with very quick responses to any questions. Location to the beach and a nice walk into Hunstanton were just what we wanted.
Nothung that would stop is recommending the property but - caravan (not a lodge) wasn't one that is pictured. WI-FI ok for general browsing but couldn't streem music. We might have not seen the info in the breakdown but we were surprised to be told that to have a drink in the onsite bar we'd need an entertainment pass at over £11 per adult- theres a few nice local pubs so not a problem.
