Points of feedback.......
I would have preferred to have had access to read the full terms and conditions before making the decision to book from UK.
I received after booking the following:
Detailed house rules to abide by.
To pay a security bond direct to the owner's business account which was refundable if the property is left as found.
The requirement to take and send photos on arrival and departure as evidence to the owner of the rooms/equipment being left as found and the standard of cleaning undertaken by guests.
Whilst I fully appreciate Robin wants to ensure visitors take care of the cottage, the rules to follow re cleaning and leaving exactly as found were sent more than once as a reminder to us to follow. My son and I felt as people with plenty of experience in booking holiday accommodation that it was overstated and unfortunately we
felt it didn't set a very welcoming tone for the start of our holiday stay in this lovely cottage.
Otherwise communication with Robin was prompt, and he clearly wished to ensure we had a pleasant stay by being open to make contact with him for information on Akaroa and the Peninsula.

Lovely akaroa cottage nicely situated close to town. Lovingly decorated with treasured items. Bridge at back goes into big park. We had 2 small dogs. Great area to exercise them. Outdoor furniture on decking - very nice to sit in the sun and relax. I understand This property is to undergo kitchen and bathroom renovations very soon. This will make it a very desirable upgraded holiday home.
Great communication with owner. Great 5 night stay.

We enjoyed our stay in Akaroa, the cottage was in a good location, just off the main road in but traffic noise wasn’t a problem, beautiful gardens and deck area though we were there in winter and couldn't really appreciate them as much, the owner was lovely to deal with, the cottage is in need of upgrades and this is about to get underway.

A lovely stay in Akaroa. A great location as a base for walking into the township. Was nice to be able to have the fire going over the cold weekend we were there.

This property has a great location and beautiful outdoor setting.
However I was a little disappointed And surprised at being asked to pay a cleaning bond After I had booked and paid in full. This has never happened before with any holiday homes I’ve booked. Also there was a double booking and our stay was cut short be a night which meant 8 family members had nowhere to stay. We had another house but we could not accomodate all 16 family members so 8 had to change their plans and our family holiday was shortened.

Easy to find and close to the water. Has everything you need

I thought the low point of accommodation experiences was earlier this year when I stayed in a motel in Kaikoura and after paying my bill they removed a substantial amount of money from my bank account. This experience was worse.
It turns out that if you input your phone number into the Bookabach site it misses off the last digit. Not a problem if the owner uses the Bookabach message service to contact you - as expected. However, that didn’t happen in this case. It’s not clear why the owner didn’t use the Bookabach message service when their text message didn’t get a reply. On closer inspection they had also mixed up two numbers in the middle of my number so even if the last digit had appeared they wouldn’t have got through anyway.
Paying a bond is standard practice - but what I couldn’t understand in this instance was why there was no mention of the cost of the bond in the listing or in the price breakdown at the point of booking. It also makes no sense as to why I was sent an email saying that my booking was confirmed when it transpired that it was not confirmed and was actually conditional upon paying the bond money. It also wasn’t clear as to why the property owner wanted the money to be paid directly into his personal bank account with no supporting paperwork, terms and conditions or guarantee in writing that it would be repaid. This is something I’ve never encountered before in the years that I’ve used bookabach or other booking websites.
Although there’s a considerable service charge it seems that no one actually checks the property between bookings. When we arrived the kitchen stank and it became clear that the previous occupants had cooked sausages or bacon in the oven and then left baking paper covered in fat in the oven - who knows for how long.
Also worth noting is that despite internet being listed in the ‘featured’ section there is no actual internet / wifi at the house. I can’t understand why it’s listed in that section when it’s not provided. It would be much more accurate not to mention it at all.
All in all not an experience that I would wish to repeat.
