About this villa rental
This striking front line villa is situated in a magnificent position on the sea and beach at Es Forti and has breathtaking panoramic views across to the bays of Cala D’or and to the Marina, which is only 5-10 minutes walk away and a couple of minutes walk to local shops and restaurants. A magnificent villa ideal for families, highly recommended.
Ground floor – Entrance hall leads to a large lounge/dining area with TV/DVD and sound system. One twin bedded room with ceiling fan, full shower room en-suite and superb sea views. A small single bedroom with a pull out bed and shower room en-suite (suitable for children).
Modern fully fitted kitchen with dishwasher, microwave and eating area. Patio doors from lounge lead to covered terrace with dining area, brick built barbecue and comfortable seating area with elegant sofas which are ideal for enjoying aperitifs, relaxing and watching yachts pass serenely by.
Steps lead down to landscaped gardens, 10 meter pool, outside shower and a gate with direct access to the beach and sea.
First floor- Open planned staircase leads to large master double bedroom with ceiling fan, massive shower room, dressing area and doors leading to large terrace with wonderful sea views. This suite occupies the entire upstairs level.
Downstairs –Three twin bedded rooms (from which 2 have extra pull-out beds) and all with ceiling fans. Each bedroom has patio doors leading directly out to gardens and pool. Two full bathroom and shower room. Large laundry room with washing machine, tumble dryer, fridge and storage room.

I stayed here with the extended family. Our favorite part of the house was the terrace/living room overlooking the bay, lovely views. Bedrooms had good AC, nice bathrooms. Dishwasher was new and working, kitchen/fridge is a bit small for 12, but there are plenty of restaurants/ grocery stores nearby. We are a bit concerned about a single parking spot, but parking was a not a problem.
Few things bring it down to 4 stars:
1) beach water quality varied with the wind direction, more than half the time water was murky, and there was floating stuff. Adults mostly avoided the beach, kids did not care. But there were plenty of great beaches within 10m drive.
2) TV: there are supposedly 10 german channels you can watch. But there are 1000 satellite channels, and as an American I could not tell which ones are available, so we missed the final.
3) Outdoor lighting is on a timer, and the only way to turn it off is by unscrewing the bulbs (hosts' suggestion).

Decor is a bit 'tired'. Very close to supermarket, beach bar and walking distance of the marina and importantly for us the tennis club. Taxis easy to get.

Perfect location. Cleaning not perfect. Electricity did not work but was fixed after 2 visits by an electrician on first day. Thousands of ants in one bedroom, fixed by manager same day. Circulation in pool stopped but fixed same day. The property was not in perfect condition but the very nice location outweighed this.

Positives: Amazing location, fantastic access to beach through door at rear of the villa, short walk to shops, bars and restaurants, beautiful views, great size
Negatives: Furniture inside and out is tired and needs replacing, especially around BBQ, which we never used as a result. The area around the BBQ was dirty, as were the steps down to the pool from the mid level. The fridge has a dent in it and the door does not close properly. Infestation of Ants in the Kitchen and in the Bedrooms on the lower floor. The safe is broken. Some of the wardrobes in the bedrooms are broken, as are some of the sliding shutters on the lower floor. Outdoor shower does not work, broken sun beds, tiles missing from around the pool. There is only one parasol for shade (we were a party of 10). There's a damp smell on the lower floor especially in the bedrooms. The WIFI is poor. Shower temperature hit and miss on top floor.
Would have expected a much higher standard for the price point.
For future guests the pool depth is 1.0 metres to 2.1 metres.

Fantastic location. Easy access to beach. Lots of space for 12 people. Personally I wouldn’t recommend for small children.
I Would definitely stay here again. Plenty of towels for the beach & shower.

great break, nice property. Few issues around loungers, doors not locking properly etc but these were addressed quickly. Be nice to have a working safe and alarm system but would stay again.

Not worth the money -this is not a luxurious villa
This villa is NOT luxurious. It is in a great location and very handy for all amenities but there were so many things things wrong with the villa that it gets a big thumbs down from us.
On arrival we were dismayed to find that
- there was no handrail on any of the stairs leading down to the pool despite my specific query and assurances that there were handrails as one of our party was disabled.
- the toilet to the main bedroom on the entrance level was unstable and broken. This must have been obvious to the cleaners before we arrived and should have been fixed (we reported this and it was fixed on the Friday before we left on the Saturday)
- there was no air conditioning
- hairdriers were not provided
- the windows in the living area were extremely dirty -spoiling the view
- there was a previous occupants dirty underwear behind a cushion on the sofa
- there was no 'Welcome book' with contacts for emergency situations
- the kettle was a 'tiny' travel kettle (which did not allow for drinks for 8 people)
- many light bulbs needed replacing
- the sunbeds were extremely uncomfortable and not well maintained
- the outside furniture was unusable due to wet cushions (we know it rains sometimes but it would have been prudent to put the cushions undercover when the villa is unoccupied)
During our visit there was an issue with
- the electrical supply which we had to try to resolve (no emergency numbers)
- the plug sockets in the kitchen area could not be used (caused by faulty kettle)
- the dishwasher stopped working (this was not fixed during our stay)
To be fair most of the electrical faults and broken toilet were resolved swiftly once we reported them and the staff handling the problem were very efficient and helpful but all requests for compensation for all the inconvenience and for having workmen around have not been responded to.
Having stayed in many villas in Cala D'Or the standard of the villa was well below our expectations given the amount paid. We won't be going to this villa again.

Excellent location for family holiday
Similarly to previous review, we were slightly wary when booking this villa, due to lack of reviews. However we were delighted that we went ahead, Absolutely glorious location, views from the villa & outdoor area are superb.This was our 4th occasion booking a large villa for a family holiday and definitely the best for views.
Accommodation: Fabulous terrace, clean pool, good facilities throughout villa. Spacious, clean and family friendly.
A couple of minor niggles (which didn't detract from the holiday, but would be beneficial to consider) No safe for passports, valuables etc, no hairdryers, also no change of towels all week. The dishwasher old & not great at cleaning either. Outside sunbeds quite worn & exterior paintwork in need of TLC.
There is a small beach accesible via a gate at the bottom of the garden, whete the family had great fun snorkeling & swimming during the day, then playing rounders once the beach emptied in the evening.
The usual type of resort bars, restaurants and shops are just down the road, reasonably priced & family friendly.
Tip: Take mosquito repellent, lots of the little blighters about (especially iin the evening) even those of us that normally don't get bitten did.....badly
Recommendations: Take the little train into Gala D'Or and visit LA Bodega restaurant, all you can eat (huge variety) of tapas for under €18, authentic Spanish tapas, absolutely superb.
Also had a great afternoon out on the starfish boat trip along the coast to Gala Mondrago. Pick boat up directly from beach, it stops in a cove for 45 minutes for people to go down an inflatable slide into crystal clear waters, then on to beach & nature park at Gala Mondrago for 2 hours.

A great place to holiday, relax and see how the ot
My family stayed here for the first week of the season in May/June 2016. I was a little concerned as there was only the one review of the property but decided to go ahead with the rental. Firstly I have to say that the interaction with the agents was excellent and they were very accommodating particularly as we were arriving early and leaving late. They were very helpful.
There were eleven of us staying aged from 6 to 84 and we were all blown away by the villa and the location. As soon as you open the front door you are met by the view across the living area and out of the panoramic windows to the view of the entrance to Cal D’or marina. I spent hours just relaxing and admiring the view and the passage of small boats and yachts in and out of the Marina.
We had visited Cala Egos previously and have to say this was a perfect place to stay to access the beaches and commercial centre with the shops, restaurants and bars. Even the 84 years old had no trouble getting around. This is a pure holiday resort and it is very family orientated with lots to do.
The train stop was just down the road to the villa also and took you to the marina and on to Cala d'or for more restaurants and things to do.
The villa is in need of a bit of TLC and could do with some exterior painting. However I was looking out not back at it. There was plenty of crockery and cutlery but the previously mentioned ant problem was evident. Not huge numbers but still an irritation. Sensible precautions with food was the main thing to consider. The pool was very clean and a man came daily to clean it. The gardens were also lovely.
Most of these are just little moans but overall it was a perfectly located villa with excellent views and close to all amenities!
This villa would probably cost to purchase well in excess of €2 million due to its location and view and to stay for a week with all the family was fantastic.
I have no hesitation in recommending this villa as we did have a great holiday and didn’t want to leave!

Perfect Location and Amazing Views!
We stayed here for a week at the beginning of June. The weather was superb hot and sunny everyday bar one slightly cloudy one but still hot.
We couldn't fault the location, was literally 2 minutes walk from the beach (out the villa turn right and around the corner you were there!) 2 minutes further up the hill was the town with shops bars and restaurants. Very family orientated with lots to do.
The train stop was just down the road to the villa also and took you to the marina and Cala d'or for more of a busier town with lots to do.
The villa itself was lovely, but was in need of a bit of TLC and a little more of a thorough clean. When your paying a lot of money for it you expect it to be spotless, no bugs and cobwebs everywhere and enough kitchen crockery and cutlery for the stay without chips etc, and door knobs on cupboards. The dishwasher was also not in great condition.
Lots of ants and bird poo on the outside terrace and steps to pool, which should really of been cleaned.
Last thing was security, the shutters and doors to the downstairs bedrooms didn't all lock which was a concern to us especially with children, either the shutter locked and the glass door inside didn't or vice versa, ideally both should of been lockable.
Most of these are just little moans but overall it was a perfectly located villa with excellent views and close to all amenities!
The pool was very clean, had a man come daily to clean it. One last thing which would of been nice was a little pack of places to go nearby, a map and recommendations. All we found was a folder of things to do in magaluf or Palma nova - which was the other side of the island.
We would recommend this villa as we did have a lovely holiday!
