"The flat is beautiful and moments away from Hyde Park so it's no wonder it's so frequently booked" (Zack, Producer, House Hunters International, March 2020).
Our spacious, stylish and comfortably appointed 3 bedroom, 2 bathroom flat is less than one block from Hyde Park and 10 mins walk to Notting Hill. Family-friendly and equipped with everything you need to make it your home away from home.
The space & location
The flat is arranged over 2 floors - ground and lower ground and of a converted Victorian townhouse, located in Bayswater, W2. It is just moments (walking) from Hyde Park, Kensington, Notting Hill, and 2 underground stations - Queensway (Central line) and Bayswater (Circle, District and Hammersmith & City lines). It is 2 blocks from Queensway and the famous Whiteley's Shopping Centre (which is undergoing a major redevelopment) and tubes, buses, bicycle hire, grocery stores, restaurants, pubs and bars are also just moments away. There is no better location in London to base yourself to access all the major sites and amenities that you need. You can walk to Notting Hill in less than 10mins and Hyde Park is less than a minute away! The shopping districts of Oxford Street and Bond Street are just 3 tube stops or a short taxi ride away.
The property sleeps 6-10 people. There are 3 double bedrooms to accommodate 6 adults on beds. There is a further daybed in the dining area, which can sleep 2 further adults - on either 2 singles, or a king sized bed. There are also two single airbeds available which would be suitable for children. There is also a travel cot for a baby/toddler. The flat has 2 full bathrooms (1 ensuite to the master bedroom).
The property is accessed via a door shared entry/hall with the other flats in the building and the main door to the flat is just at the end of the hall, on the ground floor. There are two large double bedrooms on the ground floor, and the rest of the flat is lower ground, including open plan living/kitchen, dining room, master bedroom with king-sized bed and ensuite bathroom with a walk-in shower. There is a further family bathroom with a shower over bathtub on this level.
Bedrooms 2 and 3 are on the ground floor level as you come in. They both face an internal terrace. Bedroom 2 is a large room with two single beds, recessed wardrobes and a dressing table/desk. Bedroom 3 has a door leading to the terrace, and has a double bed, built in wardrobes and dressing table/desk.
The kitchen has a breakfast bar area with seating for 2 and has everything you need to prepare meals at home. It has a fridge/freezer, electric 4-burner stove top, electric oven, dishwasher, microwave, Nespresso coffee maker, American filter coffee maker, French press, kettle, toaster, lots of pots, pans, plates, cutlery, glassware, etc. We also have a 'baking pack' available - ideal for longer-term stays and baking enthusiasts. The washer is in the kitchen and there is a vented tumble dryer upstairs.
The living room includes an extra-long sofa, chair, book stand with a large-screen television with a Roku streaming stick which gives some live TV options as well as access to all the usual apps (note subscription based apps like Prime, Netflix etc are available through your own subscription so please bring your login info). There is also a DVD player and fast fibre optic WiFi – great if you have to login to work.
The dining area features skylights which bring in lots of light during the day and make for a lovely atmosphere in the evening. The dining table seats 6. The dining room also has a convertible daybed which can be used as a sofa during the day, or can convert to 2 single full-height beds, or a king sized bed. If you are using it as 2 singles, or a king-sized, it just takes a couple of minutes to roll the second bed out from under the daybed to give you more passing room, and pop the legs up. In the morning, you can just fold everything away again.
The terrace is accessed via Bedroom 3 and is a lovely place for a morning coffee or evening cocktail.
The flat has very high ceilings and original wooden parquet flooring throughout, and has been interior designed to be light and airy.
Children are welcome and a travel cot and high chair are available.
Other things to note – as it is over 2 floors, and there is a small flight of stairs up from the street level to access the townhouse, it would not be suitable for those with restricted mobility.

We were in London for 1 week and this was a great base location! The apt was exactly as advertised and so easy to get to and from all throughout the week. Victoria was terrific with communication and helped us get everything we need. We hope to have the chance to stay there again! You won't find better London accommodations.

Family of 4 (incl 20 yo and 18 yo). LOCATION was perfect, clean, well-stocked kitchen, everything we needed for 5 day stay. A minor inconvenience on arrival getting a key in different location (and then having to return it). Would stay here again!

This place was a great find. The downstairs was a bit warm there are fans and it helped. The upstairs the ac was great for our family. The evening time when we were there if you open the skylight just don’t talk loud because you can hear it with everybody windows open. Overall this is a great place and it was close to many things that we were doing or the train station. The boat was great as well!

This property is in a perfect location for exploring London. Two tube stations nearby, each about an 8 minute walk away. Several bus stops are also nearby. 15-minute walk from Paddington station. Lots of restaurants and shopping in the area. The flat is clean and spacious with a well-stocked kitchen and 2 large bathrooms along with 3 bedrooms. Plenty of space for 4 adults. Valerie is very responsive and a pleasure to work with. Would definitely stay here again!!

The flat is wonderful and the location is superb! Everything you need is in this flat and anything you want is very close by - groceries, tube, Hyde Park, pubs, tourist sites, etc. The location and comfort made an ideal "home away from home" for 14 days for our family of 5 including two teens and mom/grandmother. The furnishings and bedding are very lovely and comfortable. The appliances are modern and work well. The hosts were extremely responsive and efficient when handling a maintenance issue that arose during our stay. The remote key pick-up/drop-off process was a little intimidating and confusing at first but I think it's because it was the first time we encountered this method in our travels. Upon obtaining the keys we quickly realized the efficiency of it and I only mention it if it's something new to you... I suggest it's easier to leave the majority of your party (and luggage) in the building lobby while one or two of you take the few minutes to go retrieve the keys. It really is easy! I highly recommend this flat and can only hope to stay here again some day! We just loved it!

I enjoyed my sojourn here with the flat's useful amenities,close proximity to Kensington Gardens, markets, restaurants, and easy transit and taxi access.
The duplex flat on a comparatively quiet well-lit street creates a welcome sense of privacy for a variety of guest configurations. The excellent hot water pressure, the well-maintained appliances, secure location, .comfortable beds and furnishings, ample bedroom storage, and abundant natural light makes for a comfortable place to relax.
The WiFi was nimble and reliable, the TV Roku options abundant, and the recenlty provided second air conditioning unit a boon that when properly positioned at the top of the stairs provided a welcome cool breeze to the lower ground floor.
Valerie was a consummate host, ever professional, helpful, and responsive. Details down to the local restaurant recommendations proved relevant and beneficial.
I've stayed at many flats in London over the years, and give this locale and the wonderful hosts top marks. I look forward to returning in the future.

Flat #2 was perfect for our family of 5 adults. We had adequate space to sleep, relax,
and to separate if need be. We
found all amenities to be just as the property listing said they would be. One of my favorite things about the flat is the natural light from the sky lights and the patio. Open them up for lots of fresh air.
The neighborhood is very charming and has everything you will need;
groceries, pharmacy, and many restaurants. Two tube stations are an easy walk. If you run or walk for exercise the park is very close by also.

Pros: location, price, clean, new, plenty of towels and linens, quiet, great location, overall very good.
Cons: key pickup and drop off was horrible. Steep concrete stairs and no bathroom on the top floor with 2 of the 3 bedrooms.
Overall 8/10 I would go back.

We had a great stay for our first trip to London. The house location is really great. Across from Hyde Park, Kensington Palace a quick walk, and lots of food close by. The stairs were almost too much for my 79 year old parents but we managed. The house is charming and don’t be afraid to look around for what you need, it’s there.

The location of this flat was wonderful! Easy walking distance of Hyde Park and 2 Tube stations, as well as various bus stops. We were able to get around London really easily.

This was a great property which gave us excellent location for family and toddlers to explore in the heart of London. The Hyde Park location gives visitors several options to have the autonomy to do what they'd like in the park itself or do all the touristy things from a central location with easy access to the Tube. Would HIGHLY recommend, and would stay there again

Location, location, location
My husband and I spent a week at this lovely property with our two preteen kids and two mothers. It was perfect: sizable enough to be comfortable, but still intimate, and ideally located for convenience. It's down the street from Hyde Park and around the corner from a great little retail area with reasonably-priced, interesting, and family-friendly restaurants, plus a gelato shop. A small but nice Waitrose Grocery is just a few minutes away, and the apartment's proximity to TWO tube lines plus many bus lines (and walking distance to Paddington!) made transit a breeze. If you're an Ottolenghi fan, you're also in luck: the original Notting Hill bakery is a quick walk and ideal for morning pastries. We will absolutely rent again when we're back in London!

A lovely stay in a perfect location
We just finished a very pleasant week staying in Valerie's flat in Bayswater. She was an excellent host - very easy to communicate with and very specific in terms of directions and expectations. For us the greatest selling point was its location. This was our family's third trip to London and this was by far the best location we've stayed in. Everything you could possibly need is within minutes of the flat; all major sights are within a short Tube ride (and the station itself is an easy 5-minute walk away). The proximity to Hyde Park was terrific. We appreciated being able to enjoy the park and to walk through it to access the museums on its south side. The apartment itself is spacious and comfortable and has all of the amenities we needed to have breakfast at home before heading out for the day. The only very minor drawback for us is that it was warm during part of our stay and it got a bit close at night on the ground floor when we had to shut the skylight due to rain. But we were able to sleep without a problem with the help of the fans Valerie supplies. All in all, we were very happy for the chance to stay in such a nice flat in such a great location and we would gladly stay here again. Highly recommended!

Our family of 5 (2 adults and 3 kids) had a great time staying at this lovely flat - very close to Hyde Park and tube stations. It had all we needed (towels, dishware, washer/dryer, etc) for a comfortable stay. Check-in/check-out process was very easy. Definitely recommend!

Wonderful London home base
Just ushered in the New Year in this lovely flat. A great location to walk out and explore the city (minutes to Hyde Park), or a short walk to the Tube stop to go anywhere in the city. Great kitchen for cooking when we were in quarantine. Lovely skylights and beautiful layout so that everyone can be together but have their own space. Valerie was incredible with all our travel questions with new COVID requirements. Don’t hesitate to book, you will love it!

Value for money
Great location! Short walk to District/Circle or Central lines get you headed toward just about any tourist destination. Close to everything we needed to get comfortable - grocery, currency exchange, gym, and lots of ethnic restaurants.
The layout is a little odd (most space is in the basement), but there was plenty of natural light from the skylight, the washer/dryer helped with our light packing, and the kitchen allowed us to eat at home whenever we desired.
Our only complaint was the check-in process. It was easy once we figured it out. We only wish it was closer to property.
Yes, we’d stay there again.

The Flat is perfect from the Location for me, near the Hyde Park and Tube Station an Bars, Restaurant and Supermarket.
It's a good Flat with enough Place for six People and all is clean.
Valerie and Ted are good hosts and help when it's possible.

Alojamiento ideal para familias, muy bien ubicado para visitar todo Londres. Junto a Hyde Park, y con metro/bus al lado. 5 minutos andando desde Paddington.
Apartamento tal y como aparece en las fotos. Camas perfectas (ideal para descansar después de un día largo de andar y andar), apartamento previsto con todo tipo de utensilios, menaje...
Alguna humedad en alguna esquina, pero la casa está tan cuidada y tan bien decorada que estas pequeñas humedades que hay en alguna esquina pasan desapercibidas.
Baños muy bien decorados, limpios...ideales.
Un apunte, al entrar en el apartamento se accede por la 1ª planta, esto nos sorprendió, al abrir la puerta y entrar a una entradita con una habitación... no nos había avisado y pensamos que nos habíamos equivocado de apartamento!!
En toda nuestra estancia, 5 días, no vimos a los propietarios ni nos hizo falta hablar con ellos.
Es definitiva, si quieres un apartamento bien comunicado, cómodo, limpio, bonito... que disponga de todo lo necesario...sin duda es este!

The area was super friendly and we all feel super safe.It is also very convenient. Plenty of restaurants and supermarkets to pick from.Overall we couldn’t ask for a better place to stay at.
