About this house rental
Coral Bayview is a spacious, luxury, 2 Bedroom Unit overlooking Coral Bay with breathtaking 220 degree views of the Harbor from Your Private 100 ft. Covered Deck. With an over-sized kitchen, living-dining- great room, W/D, 2 Bedrooms w/ Queen Beds & Split Level A/C for your sleeping comfort.
The great room, kitchen and bathroom are not air conditioned, but ceiling fans, floor fans and the near constant Caribbean Breezes. AUTOMATIC BACK UP GENERATOR.
Our Wifii is constant between 115 and 200 Mbps. We also have a redundant system should the primary system fail for any reason. Our main system is Space X Starlink internet system.

THE PROPERTY:
Coral Bayview sits 100' above Coral Harbor off a paved street and enjoys magnificent 220 degree views from your private deck, especially sunrise and moon rises. Coffee, tea, 2% milk or soy milk and condiments will be provided at no charge throughout your stay. SEE ROOM SERVICE BELOW. And, stay safely hydrated right from the tap in the unit. The rainwater collected at Coral Bayview2 passes through three stages of sophisticated equipment filtering and is safe to drink.
BEDROOMS
Both bedrooms have super quiet split A/C units with an additional ceiling fan. Each bedroom has a queen size bed with a pillow soft mattress cover and deluxe, soft, 500 count Pima cotton sheets and 4 deluxe soft king size pillows. A dresser, two night stands and closet complete the room. White noise machines are in both bedrooms. A hotel style safe in one of the bedrooms keeps your Passports and other valuables secure.
BATHROOM
The bathroom has a large walk-in shower. Complimentary shampoo, conditioner, and bar soap are provided as are 4 sets of ultra-soft bath towels, hand towels and wash cloths.
LAUNDRY
A full size stacking washer and dryer (including laundry detergent/bleach/spot remover) are in the bathroom so you don't have to pack a lot of clothes.
KITCHEN
The kitchen is very large and has all that you need to prepare your own meals including oven, microwave, full refrigerator, dishwasher, toaster, coffee(with filters), tea pot, pots and pans, tupperware, ziplock baggies, food film, aluminum foil, and all the china and cutlery you would ever need.
MEDIA
The living room has a 55" flat screen TV, with Dish satellite TV with Netflix and all the Dish TV channels. WiFi/Internet is provided at no charge as are several multi-port charging stations. (guests must bring their own adapters and chargers).
DECK
The oversize wrap around deck is filled with seating to accommodate any mood. There is a teak table and chairs for outside dining, a hanging swing for morning coffee or reflection, and four captains chairs to gain a commanding view of Coral Bay and the Caribbean beyond. Just beyond the deck are oleander, palms, bougainvillea, agave, and tamarind.
BEACH AND HIKING GEAR
St. John IS paradise for active vacationers. We provide you with a cooler with ice packs, flotation mat, beach towels, adjustable hiking poles, and beach chairs that double as backpacks to get you to those private beaches only accessible to adventurous hikers. We also supply you with numerous books and maps that offer clear, easy instructions on every beach, hike, and landmark on the island. High-end snorkels kits are provided for FREE. And if you still have questions, our Property Managers will be happy to assist you.
ROOM SERVICE
Julie Van Pelt is an award winning Executive Chef and owner of East-West Catering (retired now after 22 years of cooking in the high end villas on St. John) and is one of your on-site hosts! When her schedule allows, she can create an unforgettable room service event that includes fresh fish and local organic produce. Vegetarian, vegan, and gluten free dishes are also available with the same creative excellence. Once you are booked, she will email you the Room Service Menu if you wish.
TRANSPORTATION
Julie and Jack will arrange for a taxi to pick you up in Cruz Bay and bring you to the property and return you to the ferry dock at the end of your stay. Please see the picture gallery for their incredible vehicles for rent at the best prices on 2 islands, which are meticulously maintained by Jack, who is a master mechanic.
GUEST ACCESS
You will have exclusive and private access to the home via the front porch with no steps to negotiate. Jack & Julie, the Property Managers live next door and are always available to assist you. They are a VRBO "Super Host" and he is also the best auto mechanic on the island which is a massive benefit if you lock your keys in your Jeep or get a flat tire. The home offers complete privacy and the Property Managers will only interact with you at your request.
INTERACTION WITH GUESTS
As 23 year residents, Julie & Jack, would be delighted to give you their recommendations to their favorite (and secret) beaches, snorkeling spots, hiking trails, restaurants, shopping and other professional services such as in-room massage and boat excursions. -The Great Room is NOT air conditioned, and the bedroom A/C units are for the bedrooms only and not to be used to try and cool the whole unit as they are not designed for that purpose. Ceiling fans and floor fans are provided for the Great Room.
- 2 large folding luggage racks are provided in your walk in closet. All luggage must be placed on these racks. Never on dresser or bed.
- Do not leave any food out in the open either on the deck or inside. Place all open, non-refrigerated items in the Ziploc bags provided and any refrigerated items in the mini fridge.
-A fully functioning kitchen is provided for your cooking convenience, and you have a large shared grill on the outside deck.
- We provide you with a covered plastic trash bin on the entry porch. Please tie up your trash bags provided and place them in the bin making sure the lid is secure. We will dispose of your trash for you when you place it out on the outside entry area.
- Please hose off all beach and sandy gear in the driveway. Sand is a very precious natural resource and should be left on the beach. There is a hose provided off the entry porch for your use to wash your beach chairs, feet and any sandy gear. Please hang up your beach towels and swimwear on the clothes line provided.
- We provide 8 large plush beach towels. Do not take the white bath towels to the beach.
- We urge you to make use of the St. John guide books provided, but please do not take them out onto the beach or on the water with you.
- ABSOLUTELY nothing in toilet but toilet paper. No feminine hygiene products (condoms) or any other paper items or foreign objects.

In these times, it’s almost a surprise to get something “exactly as advertised”, but this is what you get here. There were no surprise negatives, whatsoever. As simple as it may seem, our cherished memories include just sitting on the porch bench swing overlooking all of Coral Bay each day. Julie and Jack’s initial check in instructions, suggestions and advice were instrumental in making the most of our time there. We visited 4 different beaches, seeing turtles, stingrays, jellyfish, trunkfish and many others. We made a tour of the shopping areas of Cruz Bay but preferred to stay in Coral Bay. Though we came in the off season (some eateries were closed), we ate out at a different restaurant each night. The locals at each location were gracious hosts In every way. We would recommend a Coral Bay vacation to anyone wanting a slower paced, restful stay. And those whose tastes match, Julie and Jack’s house fit every category. If we ever come back, we’ll check with them 1st!

We loved our stay at Jack and Julie’s place. They were so nice and we enjoyed meeting them and staying at their lovely property. We rented a jeep from them and it was so convenient and nice to have that service. The snorkel and beach gear was also a huge bonus. The view from the enormous deck was amazing. We loved the coral Bay Area. We will definitely stay with them again in the future.

Jack and Julie were very accommodating and helpful. Everything was as expected from the listing. Jack provided a lot of insight into driving and parking on the island and places to go. If I had occasion to visit St John again I would gladly stay here again.

We had a wonderful stay with Jack and Julie. The property was well maintained, clean, and very nicely decorated. Both Jack and Julie were responsive to our needs, very kind, and very concerned that we had a great stay on the island. Julie had beach recommendations, snorkeling recommendations, everything. Was like having your own island tour guide!
The biggest plus of Jack and Julie's place is that they have a generator on site. At this time, there are rolling blackouts on the island, electricity comes and goes. We did not know this. Fortunately, Jack and Julie had a generator that kicked into operation when the electricity went out. We had power (and AC) for our stay. That was a huge, huge plus!!
Other pluses include: you can rent a car through Jack and Julie, there is snorkeling equipment available on site, and you can purchase meals that Julie prepares.
Overall: Highly recommended.

Overall, this was a very pleasant stay. It is everything that is described in the listing. There was definitely very good communication about expectations and the hosts were available for any issues or concerns. We personally have never dealt with such hands on hosts, so it was a new experience for us. The meals were delicious and very nice to come home to after a long day out exploring. Hosts were very accomodating with excursion equipment and guidance on exploring the island. We had a minor issue with vehicle we rented from the host and after letting host know, he had the issue fixed almost immediately. It was great to have a quality vehicle on site to rent.

We have come here for five years and will continue to come for many more years. Julie and Jack will accommodate anyone's needs and are a fantastic couple to deal with. They give great advice to newcomers, and Julie provides delicious meals for room service upon request which are divine and better than you can get at any five star restaurant. They allow you to rent a jeep from them at a great price and makes it very simple for your stay. The kitchen has all you need if you want to cook your own meals, and the local grocery stores are within walking distance for any ingredients you need. The beaches are the most fantastic for snorkeling that we have ever found. Sorry to go on and on about this place because I don't want you to book it before I can!

The hosts and apartment are excellent. Great communication and amazing to have them arrange the taxi to/from on St John and we pre-ordered room service the night we arrived; a huge help when traveling to a new place.
Do not take Julie's notes for granted, no matter how much research you do before, her notes should supersede.
Getting the jeep at the apartment is also a great advantage; not having to arrange a separate reservation, and having not having to pick-up/drop-off at a separate location is very convenient and Jack is obviously knowledgeable and easy to work with.
My only non-glowing feedback is that the bedroom windows look right onto the driveway so when people are driving in, getting in/out of cars at night they are immediately outside your window.
I would still strongly recommend this place and if we come back to St. John will definitely stay here.

The hosts (Julie & Jack) are very organized with beach chairs, coolers, snorkeling gear, water bottles...and the Jeep! It is also very convenient that they live next door -- they aim to protect your privacy but it is nice that they check-in to see if everything is okay. We also stayed last year and have already made our booking for next year. The wrap-around veranda is perfect for end-of-day happy hour and the view is terrific. There are good restaurants nearby as well as food markets if you want to cook in. All around wonderful property!

We had a great visit at St John thanks to Julie and Jack. Their home is in a great location for hiking and snorkeling on the island. The view from the porch is amazing. You have to try some of Julie's home cooked meals - they are so good! Everything was so clean and nice. We can't wait to return!

This is a beautiful location. Beautifully view of the sunrise every morning. There are some roosters near by, but you couldnt hear them until you come out of the bedroom. Check in amd out were smooth. The owners live in the building so they are there if you need anything. It was wonderful that they had chairs, snorkeling gear and coolers so youbdidnt have to rent any of it at the beaches.

We enjoyed breakfast on the beautiful verandah and visiting beaches all over the island. Coral Bay was a convenient location with easy driving access to the north and east ends of the island, plus there is a restaurant and grocery store nearby. Julie arranged for a taxi to and from the ferry dock, and renting a Jeep from Jack was easy. We appreciated the beach gear, washing machine, and a good stock of baking pans (since we did some Christmas rolls).
The thing we would suggest is a more comfortable mattress that doesn't creak so much.

Staying at Jack and Julie’s was a dream come true!
Jack and Julie are very knowledgeable about all of the ins and outs about the island, and provide you with information on everything you would need to know, including driving directions, best places to shop and eat, and the best beaches and hiking spots!
The Jeep Liberty available for rent is a huge plus, and for drastically cheaper than other vehicle rental options we found on the island. Jack keeps the Jeep in immaculate order, and is always ready to respond to any problems that may happen.
The property itself is gorgeous, with a view overlooking Coral Bay straight out of a postcard. Every room was very clean, and we were provided with enough supplies to last our entire stay.
Another plus is all of the beach supplies you may need are included. From snorkels to beach chairs to beach umbrellas, the ease of having everything you need (along with saving money from not having to rent it) is a huge convenience.
Jack and Julie’s place is THE place to rent on St John. 5 stars in every category, and definitely recommend Julie’s cooking! Try the Asian Flank Steak, you won’t be disappointed!

Great spot in Coral bay in a very clean and well maintained property. Hosts Julie and Jack were fantastic. Not my first trip to St. John, but it was nice to have a suggested plan of how to enjoy your stay with good food and play suggestions from their personal experiences. Everything you need is provided in the unit and there are a couple well stocked markets within walking distance. Porch was great for relaxing and taking in Coral bay in the evenings with nice breeze. Julie and Jack were fantastic. They were great hosts, willing to share all the great little places on the island to hit up. The property had an amazing view of the bay, was close to restaurants, and was a short drive to phenomenal beaches and hikes. We will definitely be staying here again for our next visit.

We had an incredible stay at Julie and Jack's. Julie and Jack were fantastic hosts, providing us with all the necessary information to explore the beautiful St.John VI National Park island. We highly recommend taking advantage of their services, including jeep rental and beach gear. Their reusable water bottles and filtered water were such a savings and environmentally conscious in a place where plastic is a problem.
The moment we arrived, Julie and Jack catered to our every need, from providing large beach towels to recommending the best spots to snorkel and hike. Don't miss visiting the National Park office in Cruz Bay for snorkeling tips.
Julie's grouper almondine was a delightful dinner, served hot upon our arrival to paradise.
The hose at the entrance made it convenient to rinse off the sand after a day at the beach, and their well-appointed kitchen allowed us to prepare our meals easily. The space truly felt like a home away from home.
We loved the peaceful evenings, complete with the charming company of goats and donkeys wandering under the moonlight. The presence of chickens and roosters in the yard added to the relaxing ambiance in the morning, and the bedroom's air conditioner drowned out any noise.
We immensely enjoyed our stay and can't wait to return. Jack even took us on a drive and shared valuable insights on driving on the left side of the road. Thanks, Julie and Jack, for making our visit unforgettable!

Great location, easy access to local markets and beaches. No stairs or rough roads to the villa. Nice and clean! Friendly and informative villa owners. Nice view of coral bay from the large deck. Would recommend renting a jeep from the owners. Super easy. And the AC in the bedrooms is fantastic!

We had such a wonderful time at Jack & Julie's place!
They communicated all of the ferry information beforehand so we'd know where to go and had a taxi waiting at the ferry dock to take us to the condo. It was pouring rain when we arrived - Jack met us at the taxi with umbrellas and helped us get into the condo.
The condo itself was lovely. Everything you could need in the kitchen, eating areas both inside and outside, comfy beds with cold A/C, and a swing that overlooks Coral Bay (incredible sunrise!). One of the best things was being able to drink the tap water - it's triple-filtered and honestly better than some bottled water. We were able to save so much money on water during our stay!
All of the extras that Jack & Julie provided really helped make it a relaxing vacation. They provide beach towels, chairs, coolers, umbrellas, and snorkel gear - so awesome! And, of course, Julie's homemade bread for breakfast was just the icing on the cake - so so delicious.
Jack & Julie are the nicest folks, and their place was such a lovely place to stay. 10/10 recommend!

We immensely enjoyed our stay at Jack and Julie’s beautiful Coral Bay hideaway. It’s perfectly located in the heart of Coral harbor area. If you’re lucky enough to stay here, be sure to order room service. Julie is an amazing chef. Our favorite meal of the trip was her Caribbean lobster spaghettini!

This was me and my husband's second time to stay on this beautiful property. We brought my daughter and in-laws this time and stayed for 13 days since my in-laws are older and we wanted them not to feel rushed. Now they understand why we love it so much. Julie and Jack are absolutely amazing and are always available to give you tips and advice. They make you feel like family. Julie's food is absolutely amazing and it is nice to come home to after a long day exploring the island. We love everything about this place.

We had a great stay! It is equipped with everything needed to enjoy all the beautiful beaches! From beach towels and chairs to coolers and ice packs. We took advantage of renting the jeep and had a great time going all over the island! Being picked up and dropped back off at the ferry dock made the process so much easier. My wife, daughter and I had a great time over our 7 day/ 6 night stay. The unit was a perfect size for the 3 of us. One of the beds squeaked terribly making it a challenge to get up to the bathroom in the middle of the night without waking my wife, but was otherwise comfortable. Both rooms had AC, but the island breeze was all we needed to stay cool at night. Julie prepared a meal for us that she served upon our arrival which was amazing! Jack gave us the best rental experience one could ask for, both with the Jeep(s) and with the beach/snorkeling gear.
The week went by fast and we were sad to leave, but take comfort in knowing that we have a great place to return to next time.

We absolutely love this property and the owners, Jack and Julie. You will not find a better place to stay. Julie is a master chef and will cook delicious meals for you any night you want. You can rent a Jeep from them at a very reasonable cost and it is there at the property when you arrive. They will arrange a taxi for you upon arrival and departure. This property has a gorgeous view of the bay and is within walking distance to local restaurants and grocery stores. We have been coming here for four years for at least two weeks at a time and can’t wait to come back!

The kitchen, bedrooms, living room and veranda were all terrific. The view from the veranda is just like you see in the pictures on VRBO. We loved watching the goats, donkeys and chickens and also really enjoyed the nearby restaurants. The 4 nearby food markets were "collectively" well stocked and provided everything we were looking for. Julie and Jack were wonderful hosts -- so helpful and lots of ideas on beaches to visit and hikes to take. We already signed up for 2024!

We thoroughly enjoyed our stay hosted by Jack & Julie over Thanksgiving. They had everything we needed to make our stay easy & memorable (snorkeling gear, beach towels, sun & rain umbrellas, coolers, even metal water bottles!). Drinking water on the island all comes from rain water, so it was nice to not pay for bottled water everywhere (the airport doesn't even have a drinking fountain!). We took advantage of their jeep rental, which was a great price & the 4WD was important even on some of the main roads when it rained (rained at some point almost everyday!). Their recommendations (even provided a 5-day plan for our 5-day trip including restaurant recommendations!) were perfect & made my job as trip organizer sooo much easier. They even invited us to join them for their Thanksgiving celebration with the Coral Bay locals on the private beach; so sad we already had a dinghy rented & couldn't join them. That would have REALLY made for fun memories! Driving around the island doesn't take long & we enjoyed the relative quiet on the east side of the island. Can't recommend Coral Bayview enough!

Terrific Experience
Our hosts Julie and Jack are experienced, thoughtful and respectful making our stay with them the perfect experience. My husband and I stayed in the studio for the first two weeks and then moved upstairs to the 2 bedroom when our daughter and son in law arrived. Both places were tastefully but practically set up with attention to details so that you have everything you need for your stay and your visits to the beaches. Renting the jeep from Jack for the three weeks was a good decision and very convenient. All four of us loved everything about our time there, we wouldn't think of staying anywhere else.

A heavenly place to stay
This was our third visit to this property. We have already booked for next year. Jack and Julie are attentive and very helpful at all times. This location is near to beaches good for snorkeling, hiking paths, grocery stores and restaurants.

Awesome Stay
Our stay was so relaxing! Coffee in the morning and evening drinks on the extensive wrap around covered porch was our favorite place. The hosts, Julie and Jack were awesome!! They were very informative and quick to respond to questions/needs. The property looks better in person than online, has everything you need for a day at the beach. Renting a jeep from the hosts was a HUGE plus!! Jack was a wealth of information with driving on the island and Julie is a superb chef. Couldn't have asked for a better vacation. We will be back!!

Wonderful winter getaway location
Had a wonderful stay. Jack and Julie are wonderful hosts. They were available if we needed them but gave us our privacy otherwise. We had Julie prepare 2 dinners and 2 lunches and they were outstanding. She provides everything for your meal and even comes and picks up dishes/silverware. We enjoyed coffee on the covered porch every morning and loved hearing the chickens and goats. Would definitely stay again.

Location was perfect but...
Positives: Overall, it was a great trip. We would return to this property because of its “perfect” location. The view was perfect; the sunrises were amazing & we loved hearing the roosters crowing throughout the day/night (sound machines available), & seeing the goats/chickens wandering in/out of yards. The beds/bedrooms were comfortable/clean with plenty of storage. The bathroom was nice & included a washer/dryer. There was plenty of seating/space for 4 people. The convenience of renting a Jeep on site was a huge benefit & the house had a lot of extras for exploring/enjoying the island life, like coolers, beach towels, chairs, water bottles, ice packs. The hosts/manager's apartment was adjacent to ours (we shared an interior wall) & they made themselves available to us via texting. Also, Jack, very chivalrously, mailed us some items that were left behind on the taxi, which was very much appreciated!
Disappointments: Considering, Julie (host) touted herself as a “chef” (who “pushed” her catered meals), we were dissatisfied with the minimally stocked kitchen with poor quality utensils/cookware & only salt & pepper in the way of spices for cooking. (We also run a Short Term Rental--guests leave behind lots of interesting spices, which we leave for the next guests!) As far as cleanliness goes, the house was relatively clean, but the fan blades needed attention & there was a funky smell under the sink & in the dishwasher. We bought white vinegar to douse these areas & it helped a bit.
Hosts/Prop Managers: Jack/Julie share the duties of host/manager but evidently, passing messages on to each other seemed to be a burden. Julie is a very high-strung & tense individual & Jack is a laid-back & peaceful sort of man. We got the impression that Julie “ran the show” & there was such tension between this couple that it made our stay a bit uncomfortable. At one point in the week, we could hear Julie screaming at Jack through our living room wall for about 15 minutes straight. It was very unsettling to witness. Lastly, upon check-out, our security deposit was returned in an envelope with a note that said that we could leave a tip if we wanted to show our appreciation to Julie (which we assumed was for the one catered meal that we ordered?). We did not feel a tip was necessary because we felt like $64 for 2 meals--teriyaki chicken/salmon, plain white rice, miso soup, & a few roasted vegetables, was more than enough to include a tip.

Delightful Stay
Starting and ending our days on the wrap-around veranda was so relaxing. A gentle breeze was usually flowing up from the harbor below. We found the place well equipped, and ate in several meals, when not visiting some of the local restaurants. We also had our host Julie prepare a wonderful scallop dinner from her room service menu. Renting a Jeep on-site from Jack was so convenient. Both of them provided us any local knowledge we needed,

Beautiful
The property is exactly as described. AC in each bedroom for when you just need time to cool down. Everything that you need is in the kitchen and if you run out of something, Julie and Jack are available almost immediately (they do have to walk around the house to get to you after all). The view was beautiful and there was enough furniture to sit on (both in the living room and the dining area). We couldn't have asked for more.

Perfect Getaway
We had a great vacation here! Every morning we sat on the swing and enjoyed the view of the bay. The use of their rental car was fantastic! They provided us with everything that we needed to make our vacation on the island perfect; snorkel gear, umbrella, maps, towels, and floats. We really enjoyed the quiet, low-key location of Coral Bay. The hosts were informative and available. The house was clean and cozy and well stocked with every kitchen utensil you could need. We want to someday make our way back to St. John and would love to stay here again.
