Sunset Cove by Exuma Exclusives – a 1,400 sq.ft. beach house in Little Exuma - is an oceanfront home with a private beach area, which is perfect for kayaking and snorkelling.
NOTE: This home no longer has two double kayaks - we have replaced the two double kayaks with 4 single kayaks (for a total of 8-10 single kayaks).
Situated with a captivating view of Little Exuma’s iconic bridge, Sunset Cove is a quintessential seaside cottage that encourages unfettered days of holiday enchantment. Its charming atmosphere is accompanied by kayaking adventures in an ecofriendly haven of saltwater biodiversity. Sunset Cove has the secret ability to convince its guests to linger longer, learn more and to savor each sunset.
The property is on the quiet side of the island in an area called the Ferry with endless stretches of clear, quiet waters. This area boasts some of the most incredible sand bars and beaches in the Bahamas. Take your entire party in our kayaks to explore the and bars and wildlife as you'll be a 15- minute kayak ride away from Moriah Cay/Harbour and the Lazy River Sand Flats. Even on windy days, the waters of the Ferry Harbour remain calm. Bring a picnic and park the kayaks on a sand bar to enjoy endless stretches of sandbars that emerge at low tide.

- Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (beginning of description).
- Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

We loved our stay here!!! The house was clean and well equipped, but you can also tell it's been well loved :) Judy was easy to work with and very responsive, as are the property owners. Our group of 8 including 4 boys under 12 really enjoyed the kayaks and the cove area! Make sure you bring bug spray because the No Seeums are INSANELY BAD!

We wanted to get out of Georgetown on this trip and Sunset Cove got us near places to fish and explore. It also got us closer to Tropic of Cancer Beach, and best meal at a restaurant was Tropic Breeze!

This house was great! Good home for the price. Renovated nicely. You are definitely away from everything being on Little Exuma but that is exactly what we wanted and the price was less than being closer to town. You are on some type of back bay it’s not an actual beach but the water there is always calm so it was great for our 3 year old to play in the sand and water without us having to worry about big ocean waves. It was also great for Kayaking and paddle-boarding. We brought our I-sups and were able to paddle just about every day. The owner was great!! Super helpful and sent us a welcome package with tons of info about the island including restaurants, groceries, water-sports, etc. We reached out to them several times and usually got a response within the hour. The property said it had beach umbrellas but they were missing when we got there. The owner reached out to the property manager and got us some new beach umbrellas delivered to the house the next day. The driveway is super rocky, steep and unpaved. This took us a few days to get used to parking on it. Other than that everything was great. I would definitely recommend this rental based off of how nice it was renovated and having reliable communication with the owner.

Charming at Sunset Cove
If you are thinking about staying at Exuma do it! The water is unreal. Sunset Cove was so fun for our entire family we had ages ranging from 76 to 6! It was perfect for everyone! The drive is a little further than I would like but the charm overrides the drive! We saw several starfish in the water just in front of the cottage. We kayaked to the lazy river and that was so fun. The house is stocked with everything that you need and the manager communicated with us when we had a need.

Paradise
We enjoyed our trip to Exuma and were pleased with everything about Sunset Cove. The house is just as pictured on the listing. Judy, the property manager, was accessible and so helpful. She helped us with our rental car, booking a boat for a day, and booking a fishing excursion. The owner, Will, was very helpful prior to our trip, checked on us while we were there, and followed up with us afterwards. This definitely was the best vacation we have taken as a family!! We will be back!

Beautiful property excellent accommodations
Beautiful property excellent accommodations. As a family we prefer to stay in a more secluded location and this was perfect. We were so close to some amazing beaches, excellent restaurants, fishing at the bridge, and of course kayak exploring the bay area. We saw dolphins, turtles, and many tropical fish. Waking up in the morning and seeing that beautiful view, the pictures do not do it justice.
Will and Phil are excellent hosts. We appreciated the recommendations on restaurants and things to do, and the property manager Judy is responsive. The kitchen is very well equipped, The beds are comfortable and towels are high-quality. It is very obvious these are people who care about their guests. I cannot imagine anyone being disappointed. Is that enough

Stay at Sunset Cove
Our stay at Sunset Cove was magical. The house was beautiful, clean and cozy, with all of the amenities. And the location speaks for itself. Sublime! Even with a broken leg, we kayaked every day and explored the Cove and Moriah Bay.
Our hosts (Phil and Will) could not be more accommodating and responsive. Hope to return next year.

Gorgeous, peaceful location with so much to do
The house was perfect for our family! The house is well equipped with everything you need inside and decorated beautifully. The pictures of the surrounding area do it no justice! Its one of the most beautiful locations I've ever stayed. We debated as a family whether it would have been better to be right on a major beach or in this house and we all agreed that this house was way better. You can drive to many beaches within 5-10 minutes. But if you stayed there you would never venture out on the kayaks to explore the lazy river (a huge favorite with us) and all the amazing natural wonders. We saw turtles, sharks, rays and dolphins while kayaking! We will definitely be going back!

Beautiful exumas
The home is beautiful! It is in a great location close to the best beaches on the island. It has everything you need to kayak around the area, the lazy river was our favorite place to spend some time. The house is well furnished and fully equipped. The hosts were very responsive and provided a helpful guide to Exuma including places to visits and restaurants, we tried most on the list and they were all great. I would highly recommend this home. Hope to return soon!

House was immaculate. High end appliances and everything you could possibly need in the kitchen. Awesome location and kayaking was phenomenal. Locals very nice and accommodating with information. Close to great beaches and a short drive to town for supplies and activities.

Beautiful Getaway
Sunset Cove is a lovely home away from home. Beautiful coastal decor with all the amenities. Judy, the Property Manager was very responsive to our questions. The best part is being able to kayak right from the private beach into the gorgeous harbor and surrounding area secluded beaches. Absolutely amazing!

We had such a wonderful vacation at Sunset Cove in Little Exuma. It was the perfect house for us. The location is great and the house had everything we needed - the views from the house are spectacular and we really enjoyed kayaking. The property manager is super responsive as well. Sunset Cove
Adorable home. Beds super comfortable. Kitchen conveniences of home so we were able to cook most meals. Thank goodness for airport concierge who was able to reach out to our house manager, Judy, once we landed. We didn’t even think that we wouldn’t have WiFi at airport to text. Judy was very helpful and attentive. Kayaking was great on the calmer days especially when the wind shifted and pushed us home. The only stressor was we lost all power on our last day and unable to reach anyone about it. We weren’t able to wash the towels or run water or flush toilets. So that was a bummer on our last day. Once I was able to get a text through to Judy, she said she knew and was ok with everything. Santana’s was AMAZING! Tropic of Cancer beach was another gorgeous spot to spend the sunny days. Definitely recommend renting a car and Judy will hook you up with that too.

Pros: new cottage that is clean and comfortable, laundry, easy kayak to the lazy river & deserted beach, quick drive to Tropic of Cancer beach and Santana’s, property manager was quick to respond, bottled water provided, fully stocked kitchen, laundry room and bathrooms, kayaks/ life jackets / coolers / wifi provided, could easily fit a large or multigenerational family
Cons: far from the airport (roads are in terrible shape), tap/ shower water was salty, ‘no see ums’ biting bugs were awful (couldn’t sit outside), beach not suitable for swimming
Feedback for the owner: we would have appreciated some folding beach chairs to use with the sweet beach umbrella, local cell phone provided never worked

Perfect Holiday
We enjoyed our stay at Sunset Cove over the Christmas holiday. Everything was just as we expected. This is a perfect place for families with a little one and for families that love to venture out on their own. We spent many days kayaking out to the cut. We do plan to return one day and would definitely consider staying here again if available. Beautiful!

The property was fantastic. From all of the amenities to its location, our expectations were exceeded on all accounts. Judy was a great help in procuring some groceries prior to our arrival and we felt like we were at home. You definitely want a car in this remote home but other than that it was simply fantastic!

The closest access to the prettiest secluded beach in the world!
Walking into the property for the first time surprises you in a great way. The house was spotless and looked bigger than the pics online. The kitchen is very modern and has every tool you need to make a meal. The internet is lightning fast; which is something we did not expect coming from a non-touristy island. What makes this place unbelievable is a short kayak (30 min) to a place called “the cut”. If you are into kayaking and exploring; this place is perfect for you! On the way to the cut is very shallow water where you see turtles and stingrays literally 2 feet under you. Pack a quality cooler in your luggage, pack it with ice/lunch/refreshments and spend the entire day on the beach at “the cut”. We went 4x and never saw a single person. Money cannot buy this private beach that we had to ourselves.
Strongly recommended to rent a car for your stay. It is a small island with light traffic. With a car you can explore the entire island within a few hours. We recommend going to Georgetown and hopping a water ferry to “Stocking Island” on Sundays. (They serve a pig roast starting at noon) Just north of Georgetown is the “Fish Fry” Rasta Steve makes the best conch salad on the island. A short drive south is Tropic of Cancer Beach: A great long beach which is not very busy. The road is rough to get through, but take it easy: It is worth it!

Absolutely perfect
We had an incredible stay at Sunset Cove. The owners were great at answering any questions we had. The home was absolutely amazing. Beautiful and airy and full of Caribbean light. The kayaks were great and we got to explore the area. Judy, the property manager, was wonderful. She always helped right away with anything we needed and had groceries waiting for us since we arrived on a Sunday when stores were closed. The house was spacious and beautifully decorated. Everything was perfect. We hope to be able to visit again soon.

Incredible new house with amazing views right on the water
We had a fantastic vacation. The owners were great to deal with and the property was beautiful. The house is spacious with vaulted ceilings and very new and clean. The cabana on the beach was perfect. The water is amazing and it’s an excellent spot for kayaking and a really close kayak ride to the lazy river beach. The people of Exuma are great and The property manager Judy was excellent. I can’t wait to return.

We’d been watching this house and grabbed it as soon as it was available! Stayed in Great Exuma for two days before we made our way to the Sunset Cove house.
STOCK UP on groceries at the Market before heading to the house as there is nothing much on Little Exuma.
The house itself is GORGEOUS! Clean, modern... all the amenities you need.
Kayaks came in handy for making your way to The Cut AND THE LAZY RIVER<< a MUST! One of the prettiest places! The water is like diamonds. No one around. There’s a pool noodle in the closet next to the washer/dryer... take it with you. :)
The only issue we had with this location is low tides and water that lacks the brilliance and swim ability at the house.
When the tide is low, it’s mushy and full of vegetation. The rocks will be uncomfortable with bare feet, so shoes are a must. If you’re not into swimming and don’t mind a little man power dragging the kayaks to manageable water, then you’re fine. We managed and made our way to some killer places.
Judy was great and helped us whenever she could.
Lots of hidden gems on Little Exuma, a rental car is important to get around.
We got fresh fish and cooked every night. Sunsets were lovely. We took our kayaks out to watch the sun set on a few nights.
Great house. Super comfy. Water on site isn’t what we expected, but a 15 minute paddle and you can get to the clearest water imaginable.
No see’ems will get you at night, so grab bug spray !

Lovely, clean, private house!
We had a great stay here! My husband and I were looking to get away for a few days and relax, this house was exactly what we were looking for! The hosts were extremely informative and their caretaker was terrific! Both got back to us quickly with any questions or issues we ran into.
There were plenty of linens, a water cooler with fresh water (refilled when needed), excellent / new appliances, a great view and a variety of beach toys, chairs and great selection of kayaks. Within a very quick kayak ride there are amazing cays to explore. The hosts have also thought of just about everything, for example there is a bluetooth speaker, fast wifi and a cell phone that is good for texting and calling people on the island.
Our note of guidance is that the house is on the mangrove side of the island and that people might want to bring water shoes for exploring the beach at the house. Additionally, the beach is fairly muddy so you shouldn't expect to do a ton of swimming right off of the beach at the house. (Although from our discussion with the owners, they are planning to build a dock in the future that would solve that.) There are so many beautiful beaches that are a close drive, this wasn’t an issue for us and honestly just meant that it was peaceful and relaxing!
We were a little concerned about staying on Little Exuma, but were very happy with the location. There were lots of great spots to each close by, including some of our best meals, and it was not a far drive to town for anything we needed at a bigger store (~20 min.)
We would definitely rent this house again and can’t wait to go back to Exuma!

Loved, loved, loved it! Comfortable home and nature lovers dream!
Seriously, one of the best vacations my family and I have been on! This home was a great launching point for all of our adventures, as well as providing a comfortable atmosphere to relax and recharge. Our bed was SUPER comfortable (something I highly value - I believe it was a memory foam mattress), and the home was well maintained and very clean. The owners didn't skimp on making sure they provided good quality items throughout, from having lots of plates and glasses, to high end washer and dryer, we were happy with the quality!
The home was instantly welcoming, with its high ceilings it feels open and spacious - a really relaxing, calming atmosphere. We love nature and exploring and having the kayaks with front door access to the ocean was incredible. It was nice to be on the mangrove side, as we were not affected if it happened to be a windy day, and could still get out on the water. Being on this side of the island also let us go out and see so much marine life - it was breathtaking! Everyday the kids would see something new and exciting, like star fish, a crab, or big crane flying by to name just a few!
Make sure you take a paddle out under the bridge and over to the sand flats to try out the lazy river, one of the best days ever! We saw sea turtles and sting rays, and when we got out on the sand bar, the kids spent the afternoon building sandcastles and enjoying the larger waves and soft sand. Lots of shells to be collected as well!
We were able to enjoy some of the local restaurants, and some meals in, the kitchen provided everything we needed to prepare our favourite meals. Splash and Santana were our favourite restaurants.
I would suggest bringing water shoes for going out at low tide. Also pack some bug spray if you plan to go out to adventure at dawn or dusk, but in between is no issue.
My husband and kids enjoyed going over to the bridge to fish, there is a marina close by to purchase bait, and fishing gear if you don't have any.
During our stay we went to the Tropic of Cancer Beach as well as Font Hill, and both were incredible! If you have kids, I would also recommend taking a boat trip and seeing the swimming pigs or the iguanas, our kids loved it! Stocking Island is also a great way to spend a day, you can relax in hammocks and pet sting rays, it's pretty chill!
We felt safe and at home during our stay, we would certainly book this place again, and I have highly recommended it to friends and family!

Beautiful sunsets and beautiful home
Sunset Cove is a beautiful new home with lots of great areas of water to explore and fish. The property manager Judy went above and beyond to make sure our stay here was easy and relaxing and the property owners gave us some great tips on areas to explore on kayaks they provided. Just make sure you bring your water shoes because it is rocky. I would highly recommend staying here and hope to come back again.

Fantastic. Vacation! Beautiful sunsets!
Wonderful vacation! We enjoyed relaxing and swimming at the secluded beach which the house is located on. The protected beach was also perfect for the kids! House and amenities were fantastic. Kayaking over to the lazy river was a highlight!

Adorable House on Private Beach
With a 16-month old daughter, we were looking for a child-friendly home, and this is it. The house was perfect!
Pros:
-Brand new, bright and clean. The house is immaculate, modern and perfectly furnished.
-The house sits on a private beach. It feels more like a bay than the ocean with small mangroves and a protected outlet right in front. For small children, it is ideal with zero waves and warm, clear, gorgeous water.
-The hosts have thought of everything in terms of amenities. There are sea kayaks, beach chairs, beach towels, clean linens, a fully stocked kitchen with appliances, and more. If you're bringing a young child, they even have a Pack & Play, high chair and plush toys on the bunk beds!
-The house manager, Judy, is a gem. She is responsive, helpful, and a wonderful resource for anything you may need while you're staying in Little Exuma. She's also a chef, so for a fee, will come cook a delicious meal right at the house.
-The location is great assuming you're okay with the remote area of Little Exuma. About a 20 minute drive into George Town and 10 minutes to Tropic of Cancer Beach and Santanna's Resturant (yum), it's super convenient.
Con:
-One person's pro may be another's con. If you're looking for open ocean and waves, this is not it. We loved the beach, but it is a little rocky with a muddy bottom, but again, for a small child who is playing just on the water's edge, it's perfect. If you want a more traditional beach, Tropic of Cancer Beach is only a short drive away.
-The running water comes from a well so it's not ideal for drinking, brushing teeth, etc. We asked Judy to bring us city water which she was happy to do, or you should be prepared to stock up on plenty of bottled water.

Right on the ocean, incredible kayaking, clean roomy new house
We had an amazing time. The house is beautiful and everything is brand new. The kayaking was out of this world. Saw sea turtles and amazing fish in the lazy river. People were really fun and Judy couldn't' have been more helpful for anything we needed. Had a chef cooked meal that was unbelievable. Will definitely be back soon. Exuma is a truly incredible destination.

Little Exuma has to be one of the most amazing places on earth and this home is in the perfect location. The beach area out front is protected and always calm which is perfect for kids. You are a 5 minute kayak from some of the most pristine sandbars I have ever seen. Explore the Cays right at your front door. House is very tastefully decorated with all the amenities of home and very roomy. Pictures really don't show how great a spot this is. I have already booked my next trip back! Awesome place, thanks for having us!
