About this house rental
River House is a recently refurbished 4 bedroom brick house, situated on the edge of Mudgee but still in town. Just a short drive to shops, hotels, restaurants, clubs, gyms, parks and Glen Willow or a comfortable walk to Putta Bucca Wetlands.
This neat house has been tastefully decorated and is very comfortable with ducted air-conditioning. Sleeping up to 10 adults, it is suitable for anything from a peaceful weekend away to a family gathering.
The lounge room has two 3 seater sofas and a 2 seater sofa, a Smart TV, DVD player, DVD library, CD/Radio, 2 USB charging points, a variety of books, magazines and games.
Wi-Fi available.
The kitchen is neat, clean and well equipped, including a Pod coffee machine with pods, tea, sugar, milk, bikkies, S&P, microwave, toaster, kettle and fridge/freezer. Crockery, cutlery, glassware and picnic ware, pots and pans. H2O on Wheels water dispenser.
The dining room seats 8 comfortably. A High Chair is available.
Bedroom One is spacious and relaxing with a Queen bed and built-in wardrobe.
A Porta-cot is available on request +$25
Bedroom Two is cosy and stylish with a Double bed and built-ins.
Bedroom Three also has a comfy Double bed and built-ins.
Bedroom 4 has 4 Single beds, so can sleep up to 4 adults or children.
The beds come with pillows and doonas, fitted sheets, pillow cases, doona cover and blanket
No flat top sheet provided.
Electric blankets provided in winter.
The Bathroom is neat and modern with a shower and a separate bath tub and comes with Towels, Shampoo, Conditioner, Body Wash, Hand Wash and a hairdryer.
Separate toilet.
If you feel compelled to do a load of washing, the Laundry has a 7.5kg Washing Machine, Dryer, Ironing Board, Iron, Laundry Pods, Basket and pegs.
Family sized off-peak hot water system.
Just outside is the traditional rotary clothesline.
The large, private backyard has a great view over the Cudgegong River flats to Glen Willow and plenty of room for the kids. BBQ.
Pet friendly, on written request!
The large backyard is suitable for dogs of all sizes but if you have a cat or need your furry friend to be in the house with you, we need to charge a fee of $50 for extra cleaning required.
No pets on furniture!
Off street parking. No Parking on lawn, please!

Payment of the rental constitutes the clients acceptance of these Terms and Conditions.
Cancellation refunds as per standard policy.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. FEES WILL APPLY for excess guests not agreed with the owners in advance form the full booking period.
PLEASE DO NOT REARRANGE THE FURNITURE. This WILL result in charges as extra staff are required to replace large items.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.
NO PARKING ON THE LAWN!
NO FIRE PITS!
NO PORTABLE POOLS!
NO BIKES IN THE HOUSE, neither cycle or motor! ( Yes, apparently we have to say this!) Bringing bikes INSIDE the premises WILL cause loss of bond.
NO SMOKING, VAPING OR NAKED FLAMES (i.e. Scented Candles) INDOORS
DO NOT TAMPER WITH SMOKE DETECTORS.
TAMPERING WITH SMOKE DETECTORS AND SMOKING OF ANY KIND INSIDE the premises WILL cause loss of bond.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Please report any breakages or damage before departure.
Problems or Complaints- In the event of there being any problems or deficiencies with the accommodation or contents the matter should be reported immediately. Prompt notification by the tenant is required to enable remedial action to be taken. No complaints will be accepted or correspondence entered into where complaints are made at the end of a tenancy.

Departure - the property should be left in a similar state to its condition on arrival, otherwise, excess cleaning fees apply.
Check-out time is BEFORE 10AM, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
Towels and Linen are supplied. No separate flat top sheet.

Great place to stay with all the comforts of home. The air conditioning was on when arrived meaning the house was warm & welcoming with that I am home feeling. This house has everything we needed for our stay. The cot and high chair were great inclusions and the ability to close off the door leading to the hallway to contain our newly walking toddler was also very handy.
The property is well kept and was lovely and clean, comfortable and spacious. Upon check-in, we walked into a cool house on a hot day as the ducted air had been left on in anticipation of our arrival and this was a small detail that we definitely appreciated.
The property owners also generously accommodated our big fur baby who weighs more than the stipulated 25kg, something else we were very grateful for. Thank you for a wonderful stay! đ

Disgraceful
We had people visit from in town during the day. After we finished our holiday in Mudgee we returned home to be hit with a $200 fee for extra people who didnât even stay at the property and were just visiting! Absolute joke of a host.
Mudgee On the other hand is a beautiful destination and highly recommend a visit, I just wouldnât stay at this property.

River House was perfect for our needs for the week (3 blokes working night shift). Check in was easy, the house was clean and well appointed. Beds were comfy, quiet neighbourhood.

Great place to stay
This is our second stay and it was another great experience. The house is simple but ideal for us, we have 3 dogs who loved running around the big backyard and 2 grown sons who enjoyed having a relaxing holiday with the family. Communication with Alison was easy and quick responses. Would highly recommend this property.

Very overpriced for the outdated accomodation.
Beds all very hard (in the bedrooms the owner unlocked!!) and we had swarms of wild bees in the backyard which stopped us getting outside several times. Would never stay here again.

The house is simple but really nice. Clean with a big backyard for 3 energetic dogs to run around in. Alison was very helpful and friendly, especially when we only booked it a few days before arriving. Great place to stay.

Welcome feeling on entering, Clean & tidy (Some dust/smoke debri only to be expected), Had a comfortable stay, AC worked well, Left car on road as driveway crossing a bit steep for my car, Had to reverse in at angle onto grass to load up,

Another Mudgee Sojourn
Having stayed at this property during peak summer and now mid winter we can happily say that on each occasion it provided a very comfortable, conveniently located and equiped accommodation. The property is truely animal friendly with a secure large yard. Our dogs love visiting as they have plenty of room to run and play on a grassed surface free of burs.

At Home in Mudgee
This property was very well presented and beautifully cool on our arrival in the midst of a heat wave. It was a pleasure to stay in a house that was exceptionally clean and very well equipped, obviously the owners have pride in their property.
The large, secure backyard made a great area for our two dogs to play and investigate without us having any fear of them being in danger.
We would not hesitate to stay in this house on future visits to Mudgee. However, I feel that if it were fully occupied it would be slightly uncomfortable as two bedrooms are not air conditioned and the property has only one toilet (seperate), and one bathroom.

Property was freshly cleaned and provided all the comforts of home. Affordable and close to the town centre. The only addition could be another bathroom as one between five adults required juggling. Not sure how ten people would go. Definately one to recommend if your planning a visit to Mudgee
