For 2024 we are available for 2 night minimum stays for the rest of the season which ends November 12th.
From June 27th till September 13th, 2025 is our Summer Period for 2025.
We only do weekly rentals Starting from Saturday to Saturday in the Summer. Please only make reservation requests for Saturday to Saturday if in this period.
There are only one week that we have an exception to the weekly rental.
We have August 16th to 21st 2025 available We will rent this periods out for shortened week but it must be rented in full. Not partial dates.
If its less than 10 days before your requested arrival date and we still have dates open we will entertain stays of less than one week. In this case please inquire and we will be happy to get right back to you.
Before or after summer period we are open to shorter stays with 2 night minumums.

The Island cottage is on Grant Island which sits nicely in South West bay of Brantingham Lake. Brantingham Lake has a 15 mile circumference
and is located 45 minutes north of Utica via rt 12. Located 2 hrs from Albany and 4.5 from New York City. (see MAPS AND LOCATION tab to find out how far we are from you)
Grant Island is a perfect spot for your vacation if you own dogs. While on the island they are free to run and play all day instead of being leashed up. They will thank you for the week of freedom.
Included in the rental at no extra charge is a 10 hp 18 ft pontoon boat. ( see images ) You are free to use it for recreation as well as travel to and from the mainland shore where your cars are parked. When you arrive we will give you a quick tutorial of the boat and make sure all questions are answered.
You're welcome to bring your own boats and watercrafts! There is room to dock them. If you choose this option please advise us so we can make sure we have the proper docking setup for you when you arrive.
On weekends the lake is lively with plenty of boating and water sports and on weekdays it is usually very quiet and peaceful.

The island is approximately 2 acres and has 2 main cottages and 3 small cottages. The other cottage is for management and the other small cottages are for couples. If you are looking for space for a larger group we can add on the smaller cottages to your party so please inquire with us and we can help you organize. We are here to help you with anything and to answer any questions you may have, but we make sure to give you your privacy.
The Island is about 2000 ft from the shore where you are parked. So it's close enough to get on and off the Island quickly but far enough to have privacy and solitude.
The Island Rental Cottage is a 4 bedroom semi-private cottage sleeping up to 8 (see
pricing) which comes fully equipped with all amenities. The Island receives Internet and Electricity as any property on the mainland does.
The kitchen has a Stove, Microwave, Silverware, China, Pots, Pans, Coffee maker, Water filters, Electric Hot Water kettle and Large sink
A 40" Flat-screen TV with Roku, Netflix, etc, keep you occupied if you choose.
There is High Speed Wifi so you can stay connected to work and life.
We have a Sega Genesis and Super Nintendo with EVERY game ever made loaded on them. There is also a Nintendo Wi. We have dozens of board games and cards to play with as well as Cornhole.
Bed arrangement consist of the following:
Bedroom 1 - Queen bed,
Bedroom 2 - Double bed,
Bedroom 3 - Double Bed,
Bedroom 4 - 2 single beds.
The living room has a pull-out futon.
You can bring your own linens if you like. We do supply linens and make the beds for you so that you arrive with no added work.
Outside there is a lit walkway to the lake area. There is a picnic table, large BBQ grill, lounge chairs and hammock to relax in.
You have your own private hot tub.
The water area has a breakwall boarder in about 1 1/2 ft of water with a dock. At the end of the dock the water is about 5 ft deep. At the end of the dock is our dedicated Fire Pit for those nice evening camp fires.
Management has two small dogs on the island whose pictures are on the site. All are very friendly and lovable but if you prefer not to see them we do our best to keep them away. They usually will only make occasional appearances. We ask our guests not to feed our pups and we will do the same.
There is parking space on the mainland for 2 vehicles. If you have additional vehicles, trailers or oversized vehicles please contact us and we will do all we can to accommodate you. There may be an additional parking fee for more than 2 vehicles.
These cottages are located in the Adirondack park about 45 minutes north of Utica NY.
The secondary rental cottages for couples are on the Management side of the property. These guest may have a dog with them so there may be additional dogs on the island.

We have a rental business in conjunction with our property and we offer our guests a 30% discount on everything. We have ATV's, Jetskiis, Paddleboats, SUP's, Kayaks and more. You can see everything on our website. All information will be included in our house manual that we send you after you have made your reservation.
We offer a service to take you Wakeboarding, Skiing or Tubing too. Just book online and we'll organize the rest!
Outside the cottage overlooking the water is our hot tub. Perfect for those cool evenings.
There is great fishing on the lake. Largemouth Bass, Pickerel, Bullhead, Whitefish and much more, so bring your poles. Some of the best fishing in the lake is right off the Dock. You don't even have to go out in a boat.
There are hundreds of miles of Bike and ATV trails on the mainland so if you like riding you can bring your 4 wheelers, Snowmobiles or mountain bikes. Year round people come to the area just for the trails whether it be snowmobiling, ATVing, Mountain Biking, or Hiking.
There are 3 restaurants within 1mile of your parking area to eat at and plenty of busy bars to go to at night which on weekends usually host live bands. Details will be in our House Manual.
For Golf enthusiasts, Brantingham is host to a wonderful 18 hole full-size golf course less than two miles from where you're parked. Grab your clubs and spend an afternoon relaxing on the greens.
Located just 6 miles away is an old-fashioned DRIVE INN MOVIE THEATER. All the latest movies are played Thursday - Sunday and you can listen on your car radio. An old-fashioned concession stand is there as well for popcorn and snacks.
Only friendly and non-aggressive dogs are allowed. Management has 2 other small breeds who are friendly and non-aggressive and our other guest mat have dogs as well.
*New* We now allow camp fires in our designated dock firepit.
All guests will be required to sign a personal and pet liability waiver ( if you're bringing a pet) prior to arrival. If you would like to see this before making a reservation let me know and we can send it to you.
We welcome our renters to bring 2 dogs. If you have a 3rd additional dogs there is an additional fee of $150. It's $25 each dog per night if you have reserved a shorter stay.
When you reserve we send you our comprehensive house manual that explains everything in details for you including things to do in the area and points of interest.

Our family stayed for a week in the main House. John Paul was an exceptional host who has created a magical summer experience. From the twinkling fairy lights up the main stairway to tiki lounge on the screened in porch, the spaces created for enjoyment were quite special. In addition, the communication was always timely and respectful. Anything that was not thought of ahead of time was given attention in a timely manner without ever being intrusive. Thank you for an incredible vacay!

All expectations were set by the owner in communications beforehand and we absolutely loved our stay there! The kids had a blast and we kept finding fun surprising things that we hadn’t seen on the listing. The owner was super helpful and friendly and popped right over when our hot tub needed some quick maintenance. I don’t want to recommend this place too highly because I kinda want to keep it a secret 🤷🏻♀️🤣

My grandparents had a camp on this lake growing up went up for a short visit with my granddaughter. Lots of fun and laughs in a brief visit. Would love to return for longer visit! My dogs loved it too!

The docks on the water are large and can accommodate a large group easily, and we spent countless hours there swimming and relaxing. The cottage itself is setup nicely with a screened in porch area that was ideal to relax with a glass of wine along with a a pair of vintage video game systems that kept the kids entertained one day as the rain fell. I will say that the cottage is characterized as "rustic" and that is an accurate description. If you are looking for 5 star hotel type accommodations then this isn't the place for you. If you want an authentic Adirondack cabin experienced (with updated amenities and cleanliness throughout) then this is the place for you, Hands down some of the best money I ever spent.

Was a nice getaway
My fiance and I stayed here for 10 days. It was nice to be surrounded by nature and on the lake. The property managers were friendly and helpful.

Terrific Place
Great location - beautiful and secluded. Wish we could have stayed longer. The lake is so nice. We had fun on the pontoon boat, fishing, and there was direct access to ATV trails.

Adirondack lake gear away
Owners were great to work with, the lake is amazing, and the surrounding area had a great north woods vibe.
The cabin is great, and really let us get away from our regular life. It was immaculately clean, very well stocked and the perfect size for our group of 4 to spread out. It is on an aging septic system (yellow let it mellow was posted and discussed repeatedly on check in...) which is understandable but was a bit of a surprise.
The boat has seen better days, but met our needs (to and from the island, toodling around the lake, a sunset viewing platform) ... wish it had a ladder for swimming but we made it work.
The owners rent a ski doo as well... we took advantage one day... Awesome!
Would definitely go to Brantingham lake again... it’s a wonderful place.

Cozy rustic cottage on a beautiful lake
We rented this island retreat because we could bring our dogs and let them roam free....there were 5 adults and we brought 3 dogs...we all had a great time.
It was great having the use of the pontoon boat. We went out on the lake every day and found out that all the dogs seemed to love being on the water. One of the dogs, Obi, seemed fascinated with the guys fishing. ..we nicknamed him Skipper. It was too bad that the fishing wasn’t better but it was quite warm so that may be the reason they weren’t biting. The cottage was just that..a cottage...but it had comfortable beds and was equipped with everything you needed...we enjoyed grilling our dinners outside and playing cornhole. Jane and John were great hosts. John always answered all my questions in a timely fashion...all in all we enjoyed ourselves...and as a surprise we got to meet Tux....John’s pot belly pig!

Great Property!
The cabin is quite charming, well stocked for large meals (we were a group of 8), and overall a great base. Of course the best part of this property is the lake, and all the activities on it. We had a fantastic time on the pontoon boat, the kayaks, and John was very helpful during our stay. A great place for a fun vacation.

Stayed the weekend with family had a great time!! Cabin was perfect, boat was great. Kids had a blast. Will definitely be staying again!
