About this house rental
We vacationed in and studied vacation homes for large families and took notes as we created our plans. We hope our home becomes your home as you enjoy some lake time! Accommodations include a large open atrium great room, dining room and kitchen. The majority of cabins cannot accommodate the entire group inside during the winter or in case of inclement weather. Our dining area provides an open area for everyone to eat or play games together and the best part is that you even have a panoramic view from the dining room while you cook and eat! If you prefer outdoor eating we have a back bar with pass-through windows in the kitchen and a wraparound deck with an unbeatable view, a large grill, patio furniture on the deck, and a slide to the lower level. The kitchen is well stocked for all your cooking needs with two dishwashers, a double oven and your reservation even comes with meal ideas and shopping lists to feed your entire family while you’re here. There is a large walk-in pantry for bins, coolers and a second fridge to keep everything you need organized and out of the way. When we came to Bear Lake, we tried writing names on cups and still ended up going through hundreds of paper cups in a few days! A drinking fountain with bottle filler will save on doing extra dishes/paper cups and is so convenient. The laundry room has two washing machines and two dryers.
The Boat House has two master bedrooms. One on the main level and one on the second story. They both have walk-out balcony’s to enjoy some early morning sunrises over the lake. Six of the bedrooms in the Boat House have amazing views of the lake!
You will sleep comfortably in matching linens and duvets. Do you know most rentals don’t wash blankets? At the Boat House, we will be using triple sheeting with our duvets so can cuddle into your white duvet knowing it’s clean.
Your kids and grandkids will love the basement with the Boat bunk room and Bear bunk room. The open theater, game room, bar seating and playroom under the stairs, allow everyone to be enjoying something different and still be together enjoying each other's company. With an additional drinking fountain in the basement, the kids may never come upstairs! The theater room is set for surround sound, Nintendo switch, 135” screen with a projector and access to movies on Netflix and Amazon prime-you can even rent new releases!
When you get home from the lake, rinse off in the outdoor shower or head to the bottom patio to warm up in your own private hot tub or around the gas fire pit.
We will keep you updated on local events during your stay and information on our favorite things to do at Bear Lake including hiking, biking, boating, and of course relaxing on the beach.
Your stay includes use of beach towels, paddle boards, life jackets, sand toys, tennis rackets, tandem, moutain and kids bikes, a double bike trailer, outdoor and indoor games, balls, snowshoes, coolers, beach chairs, shampoo and conditioner, and more. All you have to provide is food and your swimming suit!
There really is something amazing about the time spent together at the lake. We would love to help you plan memories that your kids and grandkids will remember forever!

The home is open and well planned, lots of room, great kitchen that is easy to work in with many other people. Huge fridge, and good second fridge. Lots of table space for meals. It accommodates many and has such a wonderful view of the lake. I love the home!
The driveway is a bit of a challenge, as I read in other reviews, but it is okay, and we still fit our seven cars with a bit of effort.
There were a few things we needed to contact the host about and she responded quickly and took care of them. It’s one I would rent again.

This is a beautiful home with many amenities, the kitchen especially had all the things you need and more. Double dishwashers, refrigerators and garbage bins were great. The views are breathtaking and there was plenty of room for our group of 22 to enjoy. The older children enjoyed the game room and we had a family movie night enjoying the big screen. We loved, loved, loved the water fountains with the bottle fills. Communication with manager was great and thanks for leaving s'mores ingredients for us--we enjoyed making s'mores over firepit. The slide was a big hit with the children. It was so nice to have beach towels and chairs available to use. A couple of things: the driveway is very scary because of the steepness and the angles. As a grandparent, I like furniture with more comfort, higher back chairs, sofas to relax in. The majority of the furiture is low back and not that comfortable to sit in. The number of helmets didn't match the number of bikes. The mattresses in both masters were very difficult to sleep on because they were so hard. All in all this is a very very nice vacation home that we would definitely rent again.

We had 15 of us and this house is AMAZING!! It’s so clean and beautiful, has tons of room for everyone to have their own space, super well stocked, and so much to do at the house! The theatre room was awesome and the kids enjoyed the games and just playing on the deck. The view from the house is spectacular!
The check in and check out is easy and Brooke is very very nice and very prompt in responding. She’s excellent to work with! Having two ovens, two fridges, two washers and dryers, four kitchen garbages, two drinking fountains, etc. was perfect!! I can’t say enough about how wonderful this house was! The only thing I would change if I could was the driveway. It’s a challenge for larger vehicles. But, a perfect home! Thank you, Brooke! We loved our stay!

No one can stop raving about this place. Every person in every age group had an absolutely wonderful time. The deck and view were the absolute favorites, not to mention the amazing kitchen, living room, gathering areas, movie theater - we loved it all! We would do this every year. When we pulled up to the home, it was clear we had made an excellent decision for the location of our family reunion at Bear Lake, Utah. The home was clean and functional, the bedrooms were spacious and everyone was thrilled to have their own beds and space. Our favorite part of the entire house was the kitchen! Hello booth seating! This is what set this house apart from all others I looked at. There was a seat at a table for EVERY SINGLE person (a group of 26 people)! Brilliant. All of the amenities were enjoyed, the huge deck overlooking the lake, the slide from deck to lower level, the game area, the theater room. The location was wonderful, a bit high on the hill but that made for better views, we were even able to park 7 cars in the driveway with some clever maneuvering. Literally everything was provided from kitchen wares to beach chairs. I can’t recommend this home more, it was PERFECT. Thank you to the owners for sharing your lovely home.

This property is better than the pictures! Our 30-member family was stunned with the open space and cleanliness of this property! The kitchen was incredible with the extra garbage cans and 2 dishwashers. The refrigerator was huge, with an extra fridge in the pantry.
This is the quintessential lake house! All the windows and balcony showcase the beautiful lake. Indoors or outdoors, we were never too far from views of the lake.
The cousins loved all the nooks and crannies and were thrilled for good spaces to play hide-and-go-seek!
The theatre room and 3 large booths (kitchen tables) were favorites for the teenagers.
The property was extremely well stocked with beach equipment. Our time at the beach was spent digging in the sand with sand toys, paddling with the paddle boards, and relaxing under the pop-up tent with the lawn chairs.
The time was absolutely priceless - in large part due to the stellar accommodations!

Such a beautiful home. The driveway was not the most ideal place to park. We had 6 cars parked and we all had to move our cars to get a single car out. When we got there, the hot tub had not been cleaned and it didn’t work because the water wasn’t high enough for the jets to work. I got in contact with the owner and she promptly sent over someone to clean it. She waived the hot tub cleaning fee. We couldn’t find the meat thermometer so we asked the owner where it was and she called the local store and had one ready for pick up within the hour. Great communication with owner. We would rent from her again.

The house is great. Plenty of room for large groups. We spent one day sledding and 2 days cross country skiing. Hot tub was fun while it was snowing. Great theater room for gaming and movies. We would definitely stay here again.

Could not have had a better experience here! Throughout our vacation everyone in my family kept saying “we’ve never stayed at a better home!” and it’s true. Brooke even welcomed us with a bunch of s’more goodies which was so so sweet!
Parking was tricky at first but we all figured it out quickly and Brooke was helpful to tell us the best way to arrange the cars we had.
We brought our bikes and it was really fun going down and on the path next to the lake but going up? Plan on walking your bike back haha - very steep! We didn’t end up using our bikes as much as we wanted just because of the steep hills. But that’s nothing against the house - it’s just something to note.
We had everything we needed during our stay. Plenty of cooking items, seasonings, utensils, towels, games, toys, equipment, etc. The kitchen was a dream - the 2 dishwashers really came in clutch. We loved the water bottle fountain. This saved us on so many plastic cups and dishes since everyone just brought their own water bottles.
I could go on and on about this home and how much we loved it and working with Brooke!!

This is a great property in a semi-great location. I say that because we had a big group and managing the parking on a very steep and narrow driveway was a daily challenge. We had the maximum number of vehicles allowed and it was time consuming to continually move vehicles in and out to get people where they wanted to go. If you have fewer vehicles, this wouldn’t be as much of an issue.
The immediate area around the property is rather useless because the lot is small and situated on a very steep hill. This was partially offset by a fabulous deck and porch with million-dollar views of the lake. Any group outdoor activity, however had to take place someplace else. We knew that going in, however.
The house under construction right next door is an eyesore. That will resolve itself with time.
Inside the property was great with multiple amenities for everyone to have fun. We had some power issues the first day, but the hosts were very responsive in getting those fixed.
It’s a spacious, beautiful house with lots of amenities including a nicely stocked kitchen ( cooking gear).
The owners/hosts were great to work with with timely communication.
I would recommend this property to anyone who likes to have fun at Bear Lake and surrounding areas.

We had a group of about 30 family members and they all had a great time. There was plenty of room for kids to play and for us to gather for meals and games.
We had three people with specific food allergies and we really appreciated that there was a separate refrigerator in the pantry that they could use exclusively. We also liked that it was a two minute drive to the grocery store and to other shops in the area.
We watched movies and played games in the theater, made s’mores around the fire pit, and especially loved relaxing on the deck. Then there was the view. Wow. Often we would sit on the deck just to enjoy the view of the beautiful lake and surrounding area. Everyone loved their stay.

The property is just as described. The kids were so happy with all of the amenities that they weren't that interested in leaving to go to the lake or pool. The driveway was just part of the adventure! Everyone in our group had an enjoyable stay.

We had a wonderful vacation! Loved the kitchen and Living area. Would have liked more bathrooms and unfortunately the mattresses were uncomfortable! The driveway was a challenge.
We enjoyed the pool for a day and really loved North Beach! The house was very well equipped. We Loved the water drinking fountain, one of my grandsons said that was the very best thing about the house😂and we really enjoyed the theater! Thanks Brooke for the wonderful stay😃

Incredible!
This was a truly lovely place. A rare intersection of beauty and function. We had a full house- 33 people total, half adults, half children. We had a blast. The best memories were made on the back deck. The view is stunning and peaceful, you find yourself gravitating to that spot of the house constantly. The kitchen and dining areas were incredible. So much space, so much function, lots of natural light, beautiful design. We cooked most of our meals at home, and there was plenty of room for all the food we packed in. The children loved playing on the water pad at the lake. They enjoyed the hot tub, ping pong, slide and theatre as well. The driveway was a bit intimidating at first but we quickly figured it out. The house can get a bit loud because the entire thing is wood floored from top to bottom, but that adds to the beauty and cleanliness. If this were my property I don’t know that I would be so generous as to share it with strangers. Thank you to Brooke for hosting us, and for going the extra mile. She was helpful, quick to respond, and kind. We hope to stay here again. We are missing the view already!

We loved the house, it was beautiful and prefect space for our group of 25. Things we loved, the views, the cute s’mores tray that was welcoming us in the kitchen. The kitchen was amazing! Big frig and freeze along with an additional frig freezer in the pantry. The pantry was so big and plenty of space for all our food. The kitchen was well stocked. The movie theater room downstairs was awesome for night time movies.
The downsides was no yard, the driveway and checkout time. We had to spend part of the day before checkout cleaning towels and house up because there wasn’t enough time with the morning of.

Wonderful and enjoyable stay!
We loved staying at this property. It was beautiful, clean, and well stocked with supplies. They even had plenty of games for our grandchildren young and old. They even provided chairs, water toys, and canopy to take to the beach which was so handy and convenient. We did have a few questions during our stay, and the owner was so quick to respond to our questions. She was so willing to try and make our stay pleasant which it certainly was. We would love to stay there again!

Great location - beautiful atmosphere- lovely home.
A few very picky points
1. Internet was sporadic but may be because of location of home
2. Could have used more toilet paper- some of the bathrooms only had part of 1 roll - this was easily corrected by a trip to store
3. TV in bedroom was difficult to view basic channels
4. If you expect us to wash beach towels- a supply of laundry detergent is needed- only enough for 1 load
As indicated these are very minor issues- everyone had a great time and loved the home!

Boat House for the WIN!!
Wow!! That’s all everyone could talk about when we first showed up! The pictures online are great but a picture can never truly capture just how beautiful this place really is! It was stunning! I mean she had not one but TWO drinking fountains!?!? I’m convinced we need them in every house we own or stay at! What a fun genius thing to have. Especially for a large group. It definitely helped on not having too many cups laying around. The decor was on right in point and you can tell Brooke has an eye for beauty but also functionality!
We were a group of 34, celebrating our parents 50th wedding anniversary. Brooke’s place was able to make us all feel comfortable and spread out. There was plenty of bedding and even extra bedding if you needed it.
The check in process couldn’t have been easier. Brooke does a great job of giving easy and understandable instructions. The same went for check out. We appreciated how seamlessly everything was.
The house is also located in a prime location. It’s a quick walk over to the brand new store in Bear Lake! Or even faster in the car. The amenities in the neighborhood we’re appreciated as well. It was nice to have the option of playing in the pool if we didn’t head to the lake.
Brookes house offers you so much more then most places. She really has thought of everything when it comes to making your stay enjoyable. There is absolutely no way anyone can be bored at the Boat House!

Amazing house!
We absolutely loved our stay at Brooke’s home in Garden City. We had a big family reunion with all ages, and it worked great for us all. We have stayed at a few different bear lake homes over the years and we all kept commenting on how this one was the best one! It was clean, beautifully decorated, had great bedrooms, was well stocked, and had all kinds of nice details that a lot of places don’t think of. Plus, the views were incredible! Any time I had a question, Brooke was quick to respond to my texts and was always so friendly. We would definitely recommend this place!

Spectacular Views at the Boat House
We had a fabulous time at the Boat House - online pictures really don’t do it justice. Beautiful, bright and bountiful with amenities. A space for everyone to gather and individual spaces (8 bedrooms) when you needed time alone. The front deck lower and main level were used constantly for eating, chatting and looking at the lake and the stars. We didn’t want to leave and can’t wait to book again. Brooke is amazing!

We've been coming to Bear Lake since 2003 for our family vacation. The Boat House is by far the best property we have stayed in. Pluses: Plenty of open space, lots of hot water, theater room, kitchen well stocked, high quality linens and towels and much, much more. Host could not have been more responsive. We'll be back.

Fabulous Place for a large group!
We loved the Boat House!! It was super clean and had a bed for all of us. They included a lot of fun things like the ping pong table, Kayack, Paddle board, lots of games, beach towels, and drinking fountains so you don't go through a ton of glasses. Lots of dishes for all & all the pans etc. that you need. There were plenty of tables to eat and do crafts. This is a place we would like to come to again and again!!

Great spot for family gatherings
The boat house was great for our family reunion gathering. We had 25 people comfortably fit in the home and ages ranges from 0-60. Lots of fun activities and gear included with the property. The owner was extremely flexible and communicative. The views from this house are amazing and offered a relaxing retreat just sitting on the deck in the evenings. The driveway as mentioned in the description is very steep, however we were able to get 5 cars and vans to fit comfortably on the garage level, we even were able to get an F-350 up to the garage, but it took a lot of maneuvering. Overall, we highly recommend this home and my family kept saying what a wonderful house it was.
