Would not recommend booking here. After receiving the address, we went to see the property from the water. The property was not as shown in the pictures. The lawn is now just weeds, and hasn’t been kept up with. The bulkhead has sunken into the ground. The boat lift had a broken bunk, so it was unusable. The other dock is also sinking, causing the deck to be crooked and very unsafe. After seeing the house from the water, we reached out to the owner and attempted to cancel our booking and get some sort of refund. The owner said he attempted to contact Vrbo and didn’t hear back from them. The house itself isn’t too far off from the pictures. However, the house is also sinking, causing the floor to be sloping downward consistently from the front of the house to the back. We also noticed a hole in the ceiling near the kitchen with some water damage around it, and after getting a decent amount of rain there was a puddle of water going all the way down the hallway almost to the master bedroom. We tried to do dishes but there was no dish soap in the house, nor was there any sort of sponge or brush. We attempted to use the dishwasher, but it was full of rancid smelling nasty water. The downstairs shower also filled up about 4 inches of sewer water after flushing the toilet. We then found a large puddle under the bunk beds. Trash cans were full and smelled awful. We contacted the owner about the issues and was told they were busy and unable to assist. Overall gross and unsafe.

I will say that the house is decorated nicely on the inside and the two bedrooms upstairs have nice mattresses. The disappointing part is that the pictures are outdated and very misleading. It shows that you can hang out outside in a beautiful yard with a wonderful sundeck , hammock, yard games and such. The hammock is destroyed and unuseable. You can not go on the sundeck because of the overgrowth and broken furniture and if you did , you wouldn't get a view of the lake like it shows in the pictures. All of the yard games and blow ups were broken and discarded. It seemed like the outside of the property had not had attention in years. We couldn't let our three year old grandson play out there at all. The air conditioner wasn't working right from the moment we got there. It was 83 degrees in the house. The owner was quick to respond and promised us someone would come. It took two days. (half of our trip). The lights in the living room work off a remote that didn't have batteries. It took two days for them to fix that as well. The owner was communicating wonderfully with me and quickly . He even mentioned how sorry he was about the air and that he would work with me on some sort of refund. I have tried to reach the owner now that we have been home for several days and you guessed it......... crickets.

The location of the house was perfect but the house is in need of a lot of repairs and updating and the pictures are not recent. The house looked clean but there was a lot of dust and residue on everything. Because it needs foundation work done, the doors either don’t close or are very hard to open and close. There is an active construction site next door and they start working early in the morning. We had to clean all of the outside furniture we wanted to sit in before we could use them. One set of bunk beds was super unsteady and the downstairs shower is so small that it can be very hard to shower in it. Also, the sliding doors downstairs are missing half of the blinds so the sun shines right into the room.
Overall, my family and I would not stay there again.

Great setup for area for young adults downstairs and parents upstairs. The bunk beds are double so perfect amount of room. Master bedroom was the best. Comfortable bed and a porch overlooking backyard and river..Priceless.

Mini Vacay in New Braunfels
It was my first time using Vrbo for a family get away. Scanning through the many pictures, window shopping for the right vacation spot was not as challenging as it has been in the past. After finding our Vrbo and arriving at the place was a breeze and a great experience that I’ll definitely choose again for a family vacation.

Great spot for fishing, kayaking, relaxing.
The host was on top of it. He was very fast with answering any questions and gave a few fishing tips. We got lucky and caught a 6lb largemouth bass. The house is located in a great spot. It has a great view of the running river. Huge yard for the kids to play, a fire pit for smores, large trees for a hammock. We did two local kayak trips. The first one we dropped off under the 35 instate bridge. You have to paddle most of the trip, but it gives you plenty of time to see different houses, birds and turtles. There is one small section with some rapids. 2.5 hours later we recovered at the house. The second trip we launched from house and paddled around to the Schuman's beach boat ramp. One small rapid section. 1.5 hours (FYI, $5 per kayak to recover or launch). Our kids loved the Christmas tree with the gifs and the Rumba cleaning the floor. If we had more time I'd fish on the kayak, the fish were jumping out the water all over the place.

A beautiful slice of heaven
This riverfront property is beautifully updated! The shallow river entry allowed is to sit in the water under a pop-up while the kids swam and tubed. Just a bit down the river there was incredible fishing! We caught large mouth bass, catfish, blue gill and perch. The house was fully stocked with anything you could possibly think of for cooking, sleeping, playing in the water or chilling inside. The property owner was incredibly helpful and immediately available for any questions. We LOVED this location! It made for an amazing vacation!

Great size and location, need some maintenance in showers faucets, and need to replace the barbecue grill, it’s too wear out, rusted and falling apart.
The river is very low, shallow, cristal clear water and clean.

Best Thanksgiving weekend ever.
We gathered 20 family members over the Thanksgiving weekend and everyone had a fantastic time. Just the atmosphere from the 2nd story deck was enough for most. The fishing was great! The grandkids caught numerous catfish and perch. We played volleyball and other games in the spacious backyard by day and gathered around the outdoor firepit by night. Property had plenty of comfortable beds and all the accommodations we needed. We had 12 people stay here overnight for 3 nights but it could have easily accommodated 2-4 more. We hope to do this again.

Clean and very relaxing
My family and I had a wonderful time at the cabin. It was clean and had everything we needed. My only complaint is something the owner can’t control. The water. When we got to the cabin the water had tons of trash floating along the property line. It was bad enough that no of our guest would get in. The next day the trash was gone and it was fine the rest of the time. Overall we had a great time and I would definitely rent this cabin again.

Super comfortable and relaxing!
If what you're looking for is space and relaxation, this is the perfect place. We had a 2- night stay for 11 people, and everyone loved the place. No one felt crowded, and we all liked how the bottom floor led straight to the back yard. The house was overall clean and very comfortable inside as it was outside. We would definitely book again!

Great Place!
2 families with kids stayed in June 2018 - had a blast! Outdoor area nice and shaded, waterfront & dock area very clean and accessible. Boat lift was a big plus - didn't have to haul boat out every day! Ample kitchen area, well stocked and clean comfortable beds & living area. Kids camped out in bunkroom downstairs and loved the games available by owner. Will definitely rent again!!!

Awesome house on the lake!
Our stay was wonderful! We stayed for a weekend girls trip, we were 25 ish minutes from Gruene, and floating the river and the Whitewater amphitheater was about 30 minutes away. The only issue we had was that when we got there at check in time, the cleaning crew was still there because the party before us thought they had the place booked for another day. So the cleaning crew had to kick them out and hurry up and clean for us to stay there. But everything was well kept and there was plenty room for our whole group. Waking up and drinking coffee by the lake was magical! I would definitely book this house again!

Great Location!
We enjoyed 4 nights at this home. It's a great spot on Lake Dunlap. The yard and view are fantastic. The house worked great for us as we had teenagers and they hung out downstairs (2 double bed bunks, bathroom and game room that leads out to the yard) while the adults were upstairs (2 bedrooms with a shared bathroom). The inside stairs are the twisty metal stairs (kids loved it), but outside stairs are regular (that worked better for me). Kitchen was a good size to prepare for a big group. The location is great for Schlitterbahn, tubing the river, Greune Hall, etc. It is an older home and worked well for our group.

This home has a great location very close to many great activities. The house itself was really well-maintained and was ideal for our group of 10. Our host was quick to respond to any requests and was really accommodating. All the info we needed was provided in check in/check out documents or on notes around the house. This made it easy for us to check in and out. Also, I find it great that leftover food in the fridge are donated to a shelter.
Fun games in the beautiful backyard made our stay even better.
I definitely would recommend this place for a group similar in size to ours, the 16 occupancy limit may be a bit crammed.

Awesome spot for a new years getaway. Tons of fireworks over the lake which you can watch from the raised deck or the porch off the master bedroom. House has everything you need for a relaxing weekend on the water.

Perfect getaway!
We booked this house for a birthday weekend gathering with a total of 16 people. Everything was amazing! There was plenty of room for everyone and a great location for people who want to stay inside the house or go to the backyard to swim or fish. House is fully equipped with everything you need. I would recommend taking your own containers to bring home any left over food. Definitely will be booking again and highly recommend to everyone!!!

Great place to spend a weekend
Daryl was a wonderful host for us! He was very accommodating throughout the whole booking process. We had a large group for the weekend and everyone had a place to sleep. The location of the house is great - right on the water. The backyard is perfect for lawn games and the sun deck is great for relaxing. The house is much bigger than it appears to be from the outside. I highly recommend for large groups!

Great place for large groups
First off, I'd like to say that Daryl was very accomodating. He allowed us to arrive earlier than scheduled and leave later than scheduled.
The house was pretty much perfect for the group we had. We held a fantasy football draft over Labor Day weekend and it was enough room to sleep 12 people comfortably. The master bed room is huge and has it's own private balcony over looking the lake. There is also a smaller room with another queen size bed that served its purpose. Downstairs there are 2 bunk beds (with a full size on the bottom) and a futon to sleep on that would be perfect for a group of kids to hang out. The backyard is HUGE. There is enough room to play corn hole, washers, slip n slide or whatever other games you'd want to play.
The only negative things I'd say would be that the back patio/bushes could use a good power-washing and the sleeper sofa beds are pretty uncomfortable (but what do you expect from a sleeper sofa anyway?).
Other than those small things, I'd recommend this house to any large groups looking to hangout outside in the backyard, swim in the lake, go off the rope swing and grill all weekend!
