Lot of toys, water toys and places for kids to sleep. Great for our group.

The property was really nice and spacious! The access to the beach was nice and the play areas/media room was great for the kids! The house definitely needs a “one over”…there were sand pile, leaves and so much bird poop on the outdoor furniture, that we didn’t utilize that much. The interior was clean, but the exterior looked a little rundown. Overall it was a nice stay!

This home was perfect for our annual family reunion. We had a mixture of adults with small children, and grandparents. It is perfectly stocked, with lots of seating for meals together, and spaces for separation when needed! The media room provided needed entertainment on our one rainy day. The young adults enjoyed game room area! Beach access was perfect! Many homes on outer banks do not have direct beach access on the beach front. This home has the connected walkway right off the pool area. Strollers and wagons could easily be pulled with the kids straight to the beach.
With crawlers, we were delighted with the cleanliness of the property.
As the first rental of the season, we expect some hiccups, and Laurie the owner was quick to respond and checked on us throughout the stay.
We will definitely be back!

Had a blast, great location, lots of room.
Got a real kick out of the kitchen, every drawer, cabinet, closet were labeled…pots- pans, silverware, cookie sheets, serving bowls etc. Was a bonus to have every kitchen utensil at your disposal as we were 15 and ate in every night. Was contacted by owners beforehand and they helped fill in the blanks, even stopping for BBQ take-out on the way in to ease the transition. A+

We had 7 adults and 7 children at the house. The hosts were so helpful in providing us information about the area. They were accessible and friendly. The house is “ loaded” with everything that you could possibly need for fun and entertainment. It is easily accessible to the beach and also has a great pool area. The kitchen is stocked. The recreation area has foosball, pool and a media room. There are so many beach toys including a surfboard. This is a perfect property for a family gathering. I could not recommend it more highly.

What an amazing spot for 18 of us to gather and enjoy and grow together. This house provided the perfect space for everyone to connect, feel safe, take time to rest, rejuvenate and just BE. My extended family stayed at this house for a week and we had a wonderful time! The house was beautiful, the layout worked really well for our six families to stay very comfortably! The owner was very responsive and great to work with! Would love to stay at this house again!!!

This house was prefect for our large group. It had everything we needed to make our stay enjoyable. We had several infants, toddlers and older children in our group and had no problem. Multiple pack and plays were available to us. Plenty of sand toys and chairs etc. The kitchen was well equipped. A couple of small things came up and Laurie the host and the management company were quick to respond appropriately. The beach is about 30 steps from the backyard. We watched dolphins in the morning several times from the balcony with our coffee. We will definitely be back.

We have stayed at many homes in Virginia Beach and in the Outer Banks. This home in comparison was super clean, kitchen was outfitted nicely, it had the best home theatre we've seen, and the hot tub was large and clean. The outdoor gas fireplace was a nice touch! Master bedrooms were really nice, with really high ceilings! Communication was prompt and helpful. They actually replaced the air conditioner while we were there with no disruption to our trip. We were even well protected from the tail of hurricane Ian! We would stay there again.

We had a wonderful week at this house. Everything was very clean and modern. I felt like VIP with my third floor balcony off the master bedroom. The house is right on the beach, and the pool and hot tub were great for the kids. The older kids loved the theatre room and chasing the crabs at night. We had a slight issue with the air conditioning on the third floor (no ones fault) but Laurie was SUPER responsive all week long and had it fixed for us as soon as humanly possible. She was all over the maintenance people. The guys even stayed late to fix it. The house had everything we needed including huge pots and pans for big family dinners. We want to come back next year! We wanted to love this place, but there were too many negatives that outweighed the positives. Lets start with what was positive:
- ocean view, ocean view, ocean view - simply lovely
- bathrooms remodeled and updated
- main living space open concept and plenty of room for our 23 members of the family.
-Laurie, property manager, perhaps owner, was sympathetic to the many issues. I spent more time texted her for several days than I wanted on a "vacation".
Negatives
- We left a day early, 3 days without air conditioning on the main level, it got to 87 degrees inside and sleeping was really bad the first night. First two days, no air ... we had window units in and out ... lots of work people in and out.
- Cleaners were there for 40 minutes. it is a big house and it was not clean. Sand inside was underneath feet.
- The outside deck was very old and some deck boards / railings very unsafe. They sent more service folks to re-nail old boards, sure up wobbling railings ... the whole deck needs to be replaced around the pool. We would not let my 82 year old mother out on the deck for fear she would trip on the splintered and lifting boards.
- Outside was dirty, dirty, dirty ... sand box was gross, glad we didn't have kids who wanted to play in it, no one serviced the outside. We had to put water in the pool and all of it is very dated.
- For the cost for a week ... definitely not worth the money.
- Dirty sheets from prior guests were never picked up, they left clean towels in a trash bag outside. Sheets on beds were super rough ... and no extra pillow cases for the pillow in the closet.
Overall, the place needs better management and maintenance.

This is a very nice property! It had everything we needed and provided a wonderful location for our family reunion and vacation. The owners were responsive and easy to communicate with. We hope to do it again in the future!

The house was everything we expected it to be. Very clean and everything was in working order. The property owner was very kind and helpful when ever we had a question. They sure helped in pulling off my wife's special birthday surprise. Thank you very much. We will definitely stay here again next time. 5 Stars !!

We had a wonderful time at this property. Location was perfect. Right on the beach and not too remote from stores. The owners were very responsive to our inquiries and request and wer a pleasure to deal with.

We could not have wanted more in a vacation home. The house was beautifully decorated. The atmosphere was so inviting and comfortable!! Views of the ocean was phenomenal. My daughter decided to get married while we were there. It was the perfect place for what we called Wedding Week! The house was well equipped! The owners responded promptly to a couple small unforseen issues and they were resolved quickly. We had a wonderful experience making memories that will last a lifetime. We plan to return in the future.

Chock full of amenities, Family Tides offers a perfect spot to get together with family of all ages. We were there with 5 generations of family, and we had the space to cook/eat, swim, play cards, bask, and most importantly laugh. The owner was easily reachable and very responsive to any and all questions that arose.

Indoor & outdoor furniture is worn, torn, beaten & stained. Outside walls, ledges, & windows need cleaning & bug treatment in order to make all decks attractive to use. One bedroom was not used because of the bugs inside. The pool should be regularly vacuumed. The pool edging needs maintenance. The grill needs to be cleaned. We incurred a grease fire. The beach & view were spectacular! Having the boardwalk to the beach right next to the house was PERFECT! The owners couldn’t have
been nicer!

Incredible house with all you need for a big family with small kids. We have ages 8mo thru grandparents!! So many master bedrooms everyone was living in luxury. Huge kitchen, sand box pit with baby swing under the deck, even had sand toys already in it!! Laurie was so nice and always emailed back with answers to all my questions. Very easy booking

This beach house had everything our group could need or want. It had easy beach access, our own pool (although we wished it was heated!) and hot tub, electric fire pit, pickle ball/tennis court within walking distance, close driving distance to the shops, a theatre room and pool table. It had a huge open kitchen and living room space that everyone fit comfortably and almost all rooms had their own bathroom. The owner was very responsive to texts which was much appreciated as well. One thing our group wished is that there were long floor length mirrors when getting ready but other than that it was a very good experience!

First time to OBX and we picked the perfect home. Gorgeous views of the ocean (and dolphins) from every window on the main floor. Coffee everyday on the deck. Appreciated the two dishwashers, two refrigerators and ice maker. Really helpful for a big group. Movie theatre came in handy on a rainy day, and large number of beach chairs accommodated us on sunny days. Nice to have remodelled bathrooms and so many! Laurie was super helpful in answering questions and special requests. Great time had by all!

We had 25 people stay and the house was perfect. Enough dishes, great wifi (10 kids schooling, 2 people working virtually), and everything in the house worked even at the end of the season when most hot tubs and appliances break down!! Plenty of quiet space, but also lots of great outdoor and communal areas. Owners were extremely responsive with answering any questions that we had. So sad to leave...
