Adorable open layout beachy Dutch colonial cottage at Black Point. This is an updated classic 80+ year old, 3 bedroom, 2 bath house with passive solar sunroom. Short walk of 2 blocks from beach. Parking pass for private beaches included. Walk in pass for town beaches. Large partially fenced in yard. Quiet, kid friendly neighborhood has lots to do; neighborhood beach (2 blocks), kayaking and canoeing (1 block and I usually have 2-4 kayaks and a canoe available), playground, tennis, pickleball, basketball - all included. One block walk to small seasonal neighborhood general store/sandwich shop. 20 minutes from Mystic & casinos. Rhode Island and Misquamicut beaches are about 30 minutes. House has ample off street parking, steel fire ring, w/d, internet, fire tv/prime. Neighborhood beaches have free parking and access. Off season no passes are required for beaches.
There is a garage on the property. I do not include this garage in the rental and do not allow access to it. The parking for the house is in front of the garage (driveway is off of Ridge Trail). Or you are welcome to park on the lawn.
This late1930's built house - like most beach properties - does not have central air conditioning. It does have room acs & is heated which enables year round use. It has been energy star evaluated and is fully insulated and has upgraded electrical service. The baths have been updated. There is a newer washer/dryer, hot water system, Weber propane grill. The house has exposed ceilings, older windows, an original kitchen sink and cabinets, painted wood floors (some of which have some slope to them). It is clean and comfortable - great for relaxing. There are a/c’s which are in two of the upstairs bedrooms and one in the living area. They cool off the house. It is not possible to air condition the sunroom. It needs to be vented in the hot weather ( just open sliding windows and circulate air). The sunroom can (and should be on really hot or cold days & nights) easily be closed off from the house. The shore area is cooler and fans are much more efficient at letting air thru. The sunroom will produce heat like a furnace if the house is left closed up. The gas log fireplace is not hooked up. It is very inefficient with energy and I’m concerned about safety with young children. Thanks!

I've stayed in this house before in the summer, and I absolutely love this house. It's got a ton of character and Nancy is such an awesome host! The house was totally stocked with all the spices and things you could need, plus some extras like a stick of butter, carton of eggs and even avodacos! I can't say enough great things about this house, it's totally worth checking out!

Very cozy first floor, nonworking fireplace but overall very nice.
Second-floor bedrooms and bathroom are in desperate need of updating.
We enjoyed our stay and the host was very good at communicating and was very nice. Overall, this place needs a good deal of updating.

extended stay
Nancy was extremely easy to work with. We end up needing to extend our stay as we were in CT for a sick relative. She had no problem with helping us do that.
The house is truly from the 1940’s. It’s mix and match with decor and do not expect gourmet kitchen or designer bathrooms. But this is what makes this house so charming.
The sunroom was wonderful. It was chilly so sitting outside was not really an option. The sunroom made you feel like your outside while still staying warm.
Kitchen was decked out with pretty much everything you could need, full size washer and dryer, bathrooms are stocked with hotel sized personal items. Towels and wash clothes are good for a group of 4 but I might not have found the rest you might inquire about that. Not beach weather but she has toys blankets umbrellas some beach chairs. She really thought of everything while stocking her house for her guests.
Her description of house is right on. Not misleading in anyway. If you need something just ask. After being on property and seeing for myself the one negative review was unwarranted. Nancy checked with us everyday or other day and it is a 1940’s beach house a block or so from the beach. After driving around all the small communities nobody has a large public beach.
Nancy thank you for everything.

Rustic cottage
True to description. Clean. Close walking to beach and very friendly neighborhood. Host was very easy to communicate with. She went above and beyond to stay at property until I arrived as my drive was delayed.

Nice trip to Niantic
We had a wonderful time staying in the black point area of Niantic. Nancy was very helpful and did a nice job communicating through the booking process and showing us the benefits of the area. We had a great three days and will be back again.

N.E. Cottage
Quite rustic, but was prepared for that. Could have used more electrical outlets! Contact with owner was very good. Great neighborhood!

Cottage by the sea
Charming cottage just a 5 minute walk to the beach. The house is very comfortable with a nice sunroom and all the comforts for your stay away from home, the location couldn’t be better as there is access to the many beaches, kayaking and fishing in Niantic. You can pick up fresh fish in town after 11am when all the fishing boats return for grilling. The host provides a list of activities and things to do with restaurant recommendations, the property has kayaks and gear available for your adventure.

Charming Cottage
The cottage was lovely. The communication with host and check in was very easy. Nancy left us flowers that bloomed while we were there. It was a cosy old-fashioned cottage that was comfortable and well stocked. We had lovely weather but there were puzzles, books and games in case it rained. We had a restful, relaxing few days.

Great Stay!
The house was as advertised - clean, functional, and in a great location. The walks, and access to parks and beaches, were perfect. We especially loved walking to the end of the street to watch the sunset over the marsh and ocean. Owner's communication was clear and timely. No issues at all!

Great getaway house
This is a typical summer beach house but perfect for the winter. My friend and I stayed for four days over New Year's. The beaches were not crowded and were beautiful and convenient. The fish store nearby, Flander's Fish Market, is amazing. Everything very New England - lobster salad with HUGE chunks, bisques, etc.
The house is cute, not fancy, but perfect for a quick getaway during the pandemic.
The owner was great; accommodating, nice, and easy to work with. I brought my dog
I look forward to going back soon.

Perfect seaside location
My husband and I spent two weeks in this quaint, seaside home - working remotely and enjoying the fall foliage. The location is perfect for scenic runs/walks. The home is comfortable, well stocked with everything needed. Nancy was an attentive host. We enjoyed the fire pit on the cozy fall evenings.

Old Charming Cottage
We had a nice time in this area, after a 35 day road trip from Seattle to the East Coast. Our use of this property was a good change comparing some H(m)otel stays during our trip.

Very nice cottage with a lot of character!
The house was very nice. We were only there for a weekend so it was perfect for what we needed. It would be perfect for 1 family with children. Anymore, and you'll be in each other's way. Nancy was an absolute delight! Amazing owner, and very responsive. Would stay again if in the area.

Very quaint cottage
The home is a very lovely cottage. The owner was responsive and very easy to work with. The house is older, and with that come some creaky floors and minimal electric outlets. The home is full of sunshine and character in a quiet neighborhood. If you want modern, stay elsewhere. If you want to relax in a charming cottage, give Nancy a try.

Had a nice stay
It was a nice roomy place. Lots of lawn for our small dogs to run it. The kitchen was well equipped. Nice comfortable living room and nice eating space in the dining room. It is an older house with painted floors and some rugs. Two bathrooms and three bedrooms. Great neighborhood and on a nice pennisula. Good for riding a bike, going for walk, enjoying some water or just relaxing and reading a book.

Enjoyable stay!
We enjoyed our stay at Nancy’s Niantic cottage home - it had all the charm that I remember from renting at Black Point Beach Club during the summers when I was young! It was a few long blocks away from the beach, so it is much easier to take a car down rather than drive and beach parking passes were provided.
This home had all the comforts one would need with ac window units, washer/dryer on premise and comfortable beds. It also had a nice sized yard to enjoy, esp with a nice fire at night time. Nancy was very helpful with any questions I had and also provided a list of recommended restaurants and shopping in the area.
Thank you Nancy!

Perfect
Perfect location. Everything you could possibly need was available at the house and the owner, Nancy, was extremely helpful with recommendations for things to do/see in CT and RI. I had planned an itinerary that allowed for extra sightseeing and the recommendations were things I never would have known about!

Nice little house along the Connecticut coast.
Nancy's nice little house in East Lyme, Connecticut was the perfect location for visits with our son, who was finishing up a semester long college program offered by the National Theater Institute (NTI). It took us no more than 15 minutes to go from Nancy's driveway to NTI. The house was clean, well appointed and served our needs just fine. It seems like it would be a great location in the summer too with the abundance of nearby beaches and historic waterfront towns.

Cute comfy cottage
Nice little older cottage that's comfy and cozy.. friendly safe neighborhood.. Weather didn't cooperate too well so we didn't get to use all the amenities on the property but no one can control weather conditions..

Definitely "charming"
Enjoyed our stay in this quirky little home with uneven floors but great location, great space, updated bathrooms, plenty of hot water, and a great host. Thank you, Nancy.

Adorable, warm, cozy New England cottage
My fiance and I loved our 2 night stay. The house was warm, clean and cozy. It is charming and has a lot of character. We were welcomed with fresh out of the dryer bedding and candles.
The owner is very welcoming and nice. She communicates ahead of time to let you know of the charming qwerks that come along with a special home, which made me even more excited to stay there. She is very thorough and down to earth. The cabinets and drawers were fully stocked with dishes, glasses, mugs and silverware. I was even more excited to see a coffee maker and filters for it!
Our winter stay was nice and quiet. The center of town is very cute and has shops and a cute candy shop with diner attached.
This property is right near the water and beaches so I'm sure summer would be more busy in town and on the roads.
I loved our stay and will definitly return for a second stay! Literally a home away from home. Didn't want to leave!

Coastal New England Charm & An Owl!
We had a wonderful stay by Niantic Bay! My friends and I were racing in a regatta at a nearby yacht club and the house was perfect for us. Nancy is so hospitable- she met us at the house and walked us through where everything was and how to work everything. She checked on us throughout the week, which was very considerate. Everything was perfect. The rental included linens and towels, which was a wonderful bonus. There's also a new washer and dryer. We made breakfast each morning and enjoyed sitting on the sun porch. There was even a chipmunk and hooting owl in the garden. It was pretty chilly this weekend, but Nancy left us flannel sheets and fleece blankets, so everything was cozy. The neighborhood is great- a very short walk to the beach. We were also able to try some great restaurants in East Lyme and Niantic. We look forward to staying here again the next time we sail in Niantic Bay!
