About this house rental
Immaculate, comfortable and spacious 3-4 bedroom, 2.5 bath, colonial style home with farmers porch in the Balmoral Association of Moultonborough. Close to skiing, ice fishing and snowmobiling from the back yard to miles of trails. 1/3 mi to the sandy beach and boat launch. This home offers a fully stocked, large well appointed kitchen and dining area which looks out to the sunroom. The home offers two living rooms, one of which can double as a bedroom with its full pullout bed, and a sliding barn door to ensure privacy from the rest of the home. This living room/bedroom also has a slider opening onto the large backyard deck. On the second floor is the Master Bedroom -bathroom with King Bed, Guest Room with Queen Bed, second floor full bath. The large landing area on the second floor serves as a reading area with a queen futon that can serve as an overflow sleeping area as well. The large third floor bedroom has a Queen and two twin beds. TV's are located in both living rooms, and third floor bedroom. The backyard has a large deck, horse shoe pit, cornhole game, gas grill, fire pit, and enclosed outside shower.
The home is in an excellent location, 5 minutes from The Castle in the Clouds and the host is on premises to answer any of your questions or concerns. Some of the many attractions and adventures that the lakes region has to offer include several 18 hole golf courses, mini golf, swimming, zip line, kayaking, hiking, snowshoeing, horseback riding, shopping, antiquing, sight seeing, restaurants/sport bars, coffee and more.

Check in was seamless the home was very nice & just as described. There were 9 adults & 2 children. We weren't there much but there were many amenities , if we had the time.to use them. We were up for a family reunion at another location. Close proximity to Center harbor & the lake.

We completed a stay this past week at this very well appointed and extremely accommodating home. We were greeted by a welcome basket, full of goodies and a bottle of wine, and by the owner, Bob, who gave us a complete rundown of everything we needed to know about the house. It was a good thing Bob lived next door as, on our second night, we experienced three power failures due to the severe thunderstorms that rocked the area. Bob got the generators up and running in no time. This home is about 30 minutes from Meredith and five minutes from Castle in the Clouds. The entire Lake Winnipesaukee region is one of the most beautiful places to visit anywhere in the United States. Access to the lake is provided by a private beach, which is about 1200 feet from the house. Just a beautiful, restful place to visit. We would not hesitate to stay there again.

Had to book a place for my sons wedding. Loved that we were able to book from a Wednesday to Monday. Bob was very accommodating and the place was immaculate. Will definitely keep this place in mind for future bookings.

We enjoyed our stay in Bob’s home in Moultonborough. The house was perfect with a room on the third floor where the cousins slept. We had 5 children under the age of 8 and the nearby beach and the playground kept them busy. We would definitely rent again.

This was the perfect house for us and some of our extended family for our son's wedding at Castle in the Clouds in early July. The gathering spaces in the kitchen, living room and sun room were generous in size, comfortable and well appointed. All of the bedrooms were great and had very comfortable beds. It was a very short distance to Castle in the Clouds and a short distance in the neighborhood to the association beach. Bob was very pleasant and professional to communicate with. I highly recommend staying at his beautiful house.

The property was very clean and well maintained. The location was perfect as we had a wedding at The Castle in the Clouds which is a 5 min drive. We enjoyed being shown the property by the owner and learning more about him. You will not be disappointed when you stay here.

The house was beautiful. It was spacious, immaculate, well located and perfect for our family of 12! Our 5 grandchildren range in age from 11 to 4 and they all enjoyed the beautiful private beach, which is a 3 minute drive. The parking for our 6 cars was great! Bob, the owner/host was so friendly and yet he was never intrusive. We hope to be back next summer.

Amazing House -Close to the Lake
My family and I just spent almost a week at this property and we had an amazing time. The owner was extremely polite and made sure that we felt comfortable during our stay. The house is located close to the lake but also far enough away to ensure that your have peace and quiet. I would definitely stay here again.

Great stay with our family
We stayed at Bob’s home with our two kids and had a wonderful stay. The tub drain wasn’t working and he dropped off a plug so quickly. Very accommodating and takes very good care of this property. Would recommend to any one looking for a relaxing stay close to the water!

Perfect rental
This house was perfect for us as we were here for our daughters wedding at The Castle in the Clouds. The minute we walked in the home you could see the pride the owner takes in not only his property but making sure it’s perfect for the people renting. It’s was better then we even expected. We had a lot of family also up renting places and this house was by far the best one. Thank you Bob for your beautiful home rental.

Perfect Getaway
Nothing can describe this place better than perfect. With the incredible organization, cleanliness and convenience of the property and the kindness of the host, it was hard not to feel at home here. The place is gorgeous and Bob the host had great suggestions of places to visit around the area, like the Castle in the Clouds. This place comfortably slept all 9 of us and everything went so smoothly, you would have thought we had stayed there 100 times already. The price is also unbeatable. You cannot find anything else in there area for this value. I cannot thank Bob enough and hope to visit this place again soon!

Family retreat at Balmoral
It was evident from the moment we arrived that a lot of care and planning went into this beautiful home to make it a fun and comfortable vacation home for all ages. Our teenaged grandkids enjoyed the horseshoe pit and cornhole game and there was plenty of space both inside and out to spread out and enjoy TV, conversations and board games. The nearby beach was great for families. Plenty of space and picnic tables, a volley ball net and lots of friendly families enjoying the beautiful weather.
Bob was a gracious host. He welcomed us , showed us around when we arrived and let us know that we could contact him whenever needed. This is a great spot near the lake and near many attractions that we would love to return to in the future.

60th birthday trip
We stayed at the property for my dad’s 60th birthday. We didn’t realize the owner lived on the property, which we were a little nervous about, but we never saw or heard him so it was not an issue. The beach was a short walk from the house and was a lot of fun! The house was very well maintained, the neighborhood was nice and quiet and we thoroughly enjoyed our trip!

Clean, great location
Amazing location, probably an 8 minute walk to the beach. It did rain basically the whole time we were there, but we found the house to be big enough for all 12 adults and had all the amenities needed. The one thing we were surprised to find out upon arrival is the owner lives on the premises, in a section/part of the house past the garage which would have just been nice to know beforehand. He was very nice and welcoming, just something I may like to know if I am renting. All in all a great stay.

Large,lovely, quiet house near the lake
The owner, Bob, is very kind, helpful, and accessible. The home is large, beautiful, and clean. We enjoyed the use of the lake down the street! The backyard with the gas grill and fire pit were a score with the children! The home has central air which is a score for me, the Mom! Also , the neighborhood was quiet at night for sleeping. Plenty of space and access to everything!
Stayed here over Labor Day weekend with a group of 6 adults and my toddler. The home was very spacious and had plenty of bedrooms, bathrooms, and areas to relax and socialize, as well as many extras that made it a great place to stay for a fun weekend- yard games, firepit, plenty of couches and TVs, grill, etc. A very comfortable house with everything you need to cook, relax, and enjoy family time outdoors. Also extremely accessible to the lakes region and many restaurants, hikes, and beaches. Bob was very friendly and easy to communicate with. Would recommend this home to anyone looking for a comfortable, fun getaway in the NH lakes region!

Perfect for 2 families!
Property was very clean and had ample space for everyone. Furniture was comfortable and new. In addition to 3 bedrooms it had two rooms for watching tv, AND a sunroom/screened porch, AND an outdoor deck with lots of patio furniture, AND a firepit with wood. A little bit of a walk to the beach, but there was ample parking when we arrived and owner let us use his rubber paddleboat which the kids loved. Overall we had a great stay and I would highly recommend it!

Great Vacation!
The property was beautiful, Bob was great and the private beach was amazing! We had 4 adults and 8 children ranging in age from 7 to 18 and there was more than enough space in the house so you didn't feel cramped. We grilled out on the deck each night, had a fire and watched Netflix in the 4 season room.
The home was well stocked and nicely appointed. Bob allowed us to store our bikes, etc in the garage which was wonderful. There is a boat launch from the private beach. People in the community are friendly and we got many waves as we set out on our morning run through the neighborhood.
We couldn't have asked for a nicer home, community and beach to spend our vacation week. Thank you Bob for opening your beautiful home to us!

Great home for large family gathering
We rented this property to enjoy a vacation at Lake Winnipesaukee with my family and my sister's family staying together. It was a lot of fun and the house accommodations were great for the 10 or so individuals we had staying together. Bob was very easy to work with making arrangements, very welcoming when we arrived and explained things about house that avoided any problems that we may have encountered. We would gladly rent from Bob again, it was a very good experience.
The kids enjoyed the community beach and playground. The house provide easy access to the many fun vacation activities in the area - hiking, boat rides, adventure parks, and more. The small market close by the home was also convenient for supplies.

Great house with lots of space, awesome yard and only minutes from private beach!
We rented the house with our daughter and son-in-law and 15 month old grandson. We had more than enough room to spread out and relax without feeling crowded. The house is fully stocked with everything you need which was great as we like to cook in most nights/breakfasts. The backyard and deck area was wonderful including the firepit, horseshoe pit and corn hole game which we enjoyed almost every evening. The sunroom has a slider to the kitchen where our grandson, who doesn't like to sleep in, spent the early morning with one of his parents without disturbing the rest of us. The private beach is very close by (easy walk/bike ride - although we drove because of all our stuff) and we enjoyed putting our kayaks in and rowing down the Shannon Brook behind the neighborhood. Great location to all the great neighboring towns and attractions. The owner was extremely gracious and welcoming and was available if we had any questions or needs. We would return again and recommend this home and neighborhood to anyone looking for a great house with lots of space in a awesome location.

Great vacation home
This was a great house for our family of 10. Lots of places to visit together or have quiet time. The house was very clean and well stocked including outside deck and yard. Bob was welcoming and helpful with any needs we had. He always responded quickly from booking through our entire stay as needed. The walk to the lake was a little farther then we expected ( about 12 minutes) but the lake was quiet and very enjoyable. We were able to drive down with our beach chairs and coolers in just a couple of minutes. We would be happy to come back again any time .

Beautiful home and great host
I stayed here with extended family for two weeks. The house was super comfortable and clean, and thoughtfully well-stocked. We really enjoyed the deck and outside space. The beach was lovely. Bob is a responsive and friendly host. We had a great trip and would highly recommend this home.

Nice house, clean, great back deck
Moultonborough is a great little town. We had a pleasant arrival and good interactions with our host. We were allowed to check in early to watch the World Cup and appreciated that.
We had several young children and found that the home wasn’t as kid friendly as we were hoping. The front lawn was temporarily off limits due to new grass and the backyard had a wood pile, firepit and gravel such that supervision was critical. Indoors also had several areas that needed supervision as well as far as Knick knacks etc. The kids had a great time though.
The pull out bed had a sagging corner and we ended up sleeping on the sofa folded up instead of using that bed. The rest of the beds/bedrooms were great.
The beach is further away than we were led to believe. Not walking distance if you’re under age 10 or are carrying any beach gear.
Overall we enjoyed our time together and the space but will probably look for a different venue in the future.

The 'Wedding House'
Our family chose this home as our base and lodging because of its proximity to Castle in the Clouds, a 5 minute drive away, where our daughter was married in June 2018. It had everything we needed, space for our 9 guests (and their cars in the driveway), enough bathrooms and showers, comfy beds, privacy for the different age groups when one of us had to get away from the hustle and bustle of wedding preparations and a fridge large enough to store all the food and drink we brought along. Bob, the owner, was so friendly and helpful from booking to check out. I highly recommend this home in the the beach community of Balmoral for families or large groups, especially if you're planning to celebrate at Castle in the Clouds!

Wonderful Vacation House Amy F.
The house was large and very comfortable for our group of 6 adults. We came from PA for the 95th Laconia Bike Rally. The owner, Bob, was an excellent guide - he told us of many things to see and do while we were there for the week. We were very happy to have him to be our neighbor - he fixed my boot one morning and then helped the guys with a motorcycle problem.
The fire pit was large, warm and fun. There was 2 living rooms and sunroom with TVs making it spacious for relaxing. It was also nice to have the garage for the bikes. We will definitely be back soon!

Week stay in August
The house was very comfortable and accommodated our family nicely for the week. The house was located just a short walk from the beach and a very short drive to a convenience store that had anything we needed. The owner, Bob, was extremely welcoming and showed us the ins and outs of the whole house. The only downfall we had was that the hot tub was unuseable and our family was looking forward to having it for the week.

Our family really enjoyed our time in this beautiful vacation home! It really is a home, not a cottage or a hotel room. Everything we needed was right there at our fingertips!
