3 Porpoise Pl is located in downtown Cape Porpoise, an ideal location for family reunions, or similar gatherings such as Kennebunkport, like Christmas Prelude, etc.
LUPINE LODGE has 10 bedrooms, plus a den with a king sized sofa sleeper with doors that close for privacy. Downstairs there are two bedrooms with King sized beds, one with a Queen, and one bedroom with a Full and twin bed. There are two full baths and two powder rooms on the first floor of Lupine Lodge. Upstairs Lupine lodge has 6 more bedrooms, two with King beds, two with Queen Beds (the Queen bedrooms have private bath ensuites with showers), one with twin bunk beds and a daybed and the last with a Full and twin bed. There are four more full baths upstairs. So, this totals 6 full baths and 2 powder rooms.
Downstairs there is a massive 40 foot Great Room with two fireplaces, two screened porches and a large deck. Lupine Lodge has a new state of the art kitchen with all stainless appliances and granite countertops. Lupine has an oversized Weber gas grill with a direct gas feed so you will never run out of fuel!

And while located in the very heart of Cape a Porpoise within two blocks of town center, the house is surrounded by woods and natural Maine habitat. Walk behind the house on your own path to Bradbury’s market or the Church on the Cape. Or walk two blocks on the sidewalk to the ever popular Wayfarer Restaurant, the Captains restaurant for great seafood and home made desserts, or Cape Porpoise kitchen for morning pastries and coffee, take out sandwiches for your beach picnic, or take out prepared foods for dinner. Nunan’s Lobster is 4 blocks away and the Cape Porpoise Ice Cream shop is a dangerous 3 blocks from Porpoise Place. Or head up the street 2 blocks to Langsford Road Lobster and wait while they cook the freshly caught lobster you just picked out. If you are up for a half mile walk or bike ride you can head up Pier Road, enjoying beautiful views of CP Harbor, until you arrive at the working fishing/lobstering pier where you can watch the fishermen in action, sit out on the benches and view Goat Island Lighthouse, listen to the melodious fog horn, launch a kayak or indulge in the three renowned eateries–upscale Ultramar, with gorgeous views of the harbor, Casa 77, a very popular bar with lots of sports and other memorabilia, including autographs all over the walls of some of sport’s most acclaimed…and of course, George and Barbara Bush, or Cape Porpoise Chowder House where your food is made to order and brought out to you to eat while watching the boats and harbor.
If you want to head to the beach, you can buy your weekly pass at the Kiosks near Goose Rocks Beach or Kennebunk Beach, or in Kennebunkport Town Office. lf you want more beaches-- 3 miles in the other direction is Kennebunk, Gooch’s & Mother’s beaches. And if the restaurants and shops in Cape Porpoise aren’t enough, drive less less than 3 miles to highly acclaimed Earth restaurant at Hidden Pond (reservations book up weeks in advance so keep that in mind), the Tides at Tides Beach Club or check out the 50 plus ice cream flavors at Goose Rock’s dairy. And don't forget about DOCK SQUARE, Kennebunkport's bustling village just 2 miles away. With its numerous restaurants, shops, rental boats and site seeing, it is a perennial favorite.

Lupine Lodge was the perfect spot for our family of 18. There is plenty of space for everyone to gather together as well as quiet space and if you want to sneak away. Great long tables made it easy to gather for meals. The bedrooms were comfy and plenty of bathrooms. We all enjoyed taking morning walks in the neighborhoods, visiting the close local grocery and shops . Also a quick drive to the beach and Kennebunkport. We would definitely return!

Perfect place for our family of 20 for my parents 50th wedding anniversary. Loved the Space. So many bedrooms and bathrooms were Awesome when we were accommodating five different families in one space. Perfect location with the market and little restaurant down the street, close to goose rocks beach, close to Kennebunkport, great little walk to Cape porpoise pier. Would highly recommend for large families or groups of people.

The house is plenty big enough for our 17 members in are family. The 2 screened porches were a great place to hang out and there are many local restaurants and businesses within walking distance or a short drive.

The property exceeded our expectations. It was very well appointed, spotless, and a great location. We met the hostess briefly and she was very nice. We would certainly love to come back and highly recommend especially if you have a large group. We were ten women who annually get together for a much needed girls weekend. Couldn't have asked for anything better! Ty!

We had a group of 13 famly members who had been traveling together for several days before arriving a Deborah's property. We all loved the spaciousness of the common areas plus plenty of bedrooms AND bathrooms to accomodate us. The two porches and the fire pit were especially enjoyed.
Deborah proved herself to be a very considerate hostess, even dealing with an issue while out of the country for her son's wedding. We really appreciated her helping to make our stay great!

My husband’s group of friends have been together since high school and we’ve had a tradition of all going away together on each monumental birthday (every 5 years) since their 40th I believe. This year was the most monumental as his group all turned 65. After lots and LOTS of ideas of where to go we settled on Kennebunkport and Deborah’s rental. Oh my gosh we’re we delighted with our choice. The photos are great, but I will honestly tell you it’s so much prettier in person! The property was absolutely immaculate. This is my very first time using a short-term rental company and I was a bit nervous as to not what the group would think. My concerns quickly disappeared upon walking through the door! The outside, is deceiving and you would have no idea how BIG the inside is! Everyone had their own bedroom (couples along with singles!) and bathrooms were either privately off the bedroom or just outside each of the bedroom doors. The main area was stunning and stocked amazingly well with everything from lobster pots to 2 coffee makers to beach towels and board games. It was an easy walk to the adorable corner grocery, to the ocean, to a number of great restaurants. It was a lovely weekend with a few showers but we were all so content staying indoors during the stormy times playing board games or sitting on one of the two large screen porches. Without a doubt I would HIGHLY recommend this property! Thank you Deborah for the most memorable stay!

My group of 12 friends enjoyed our long weekend at this beautiful property. The home is w ery well appointed with stunning decor, well-equipped kitchen, and fabulous location! The owner and property manager were available forvsny communication, butvwe barely needed them. We loved the quiet neighborhood, took lots of walks, went shopping nearby, and were very comfortable sleeping all 12 people in their own rooms! Highly recommend this property and would stay again.

The accommodations were great for the size of our group, with plenty of beds and restrooms. Kitchen had all of the appliances needed, and each room was well equipped and comfortable. A short walk to a grocery story and a few restaurants, and short drive to a number of locations for food, shopping and entertainment.

Pictures do not do justice for this home. It is beautiful and the rooms were so much larger than we thought they would be. Super clean. We had 17 staying very comfortably. A huge bonus were the screened in porches. And Cape Porpoise was a very cool location. It was very close to Kennebunkport but far enough to enjoy the quiet.

We rented this house for a family reunion with seventeen people. There was plenty of room for everyone. The location is in a quiet neighborhood with a market and eating options within walking distance. The owner was very friendly and easy to work with.

This was our second year staying in this home and it was still amazing. The home accommodated 16 people ( 4 families) and the host was just wonderful. The location was quaint and Kennebunkport in the winter is beautiful. We had to ask the host for some assistance with the grill that had tipped over from the wind and she was so responsive. The house had everything we needed. Plenty of bedrooms and bathrooms and family space to gather. The fire pit outdoor came in handy and the gas fireplaces inside were just wonderful on those cold nights. We would consider renting here again in the future. Thank you for for sharing your home with us.

This home easily accommodated our large family. It was a perfect mix of bedrooms to accommodate couples, teens, and children- with each family getting its own bathroom. We loved the two enclosed porches and yard space. The kitchen was the only space we wish we had a bit more room to accommodate a large group.
The location allowed you privacy, but also ease to walk to the grocery store or grab a bite to eat. Everything else is a short drive away.
The owners were extremely friendly and quick to respond to questions.
Overall, the house was perfect for our family vacation, and would definitely think of returning if we came back to Maine.

We were 15 -- 8 adults and 7 children ranging in age from 14 to 8. The eight bedrooms were perfect: each pair of adults had a good sized room, and the kids managed to sleep in all the beds in various combinations of cousins. The eight bathrooms ensured that no one had to say "are you done yet?"
Most impressive, we could not find anything that the house needed that it did not have -- and we put a lot of pressure on that by eating home every day (food allergies). Our host, Deborah, had offered to bring anything we were lacking, but we never needed to call on her.
Deborah's recommendations for places to go and see and experience are excellent, and should be heeded. She was right on for everything.
We didn't plan on returning to the Kennebunkport area -- we like to try new places -- but this house may yet lure us back. It was quite perfect.

I highly recommend staying at Lupine Lodge. The house is beautiful, the location is perfect and the owners are wonderful! We were there for an 80th birthday celebration, with 15 people total staying at the house. Plenty of room for everyone. It is centrally located to visit Old Orchard, Wells and Portland. Plenty of room, very clean, great location, but problem with accessibility
We rented Lupine Lodge for a one-week family reunion of 10 people ranging in age from 89yo to 9yo. The Lodge is large and well laid out. There are many places to gather as a group or to find an escape from the crowd. Please note, accessibility is not as described in the listing – more on that below.
The location is ideal. Much within biking/walking distance and a short drive to downtown Kennebunkport. The property is equipped with just about all you would need for the beach. The kitchen is adequate if small for the size of the house. We did a lot of cooking and could have used more pans and a dish rack. There is a good-sized lobster pot however and a small food processor. Bedrooms were a good size and well appointed. Lots of bathrooms. Showers were on the small size.
Deborah, the owner, replied to messages quickly. She was responsive to our request to provide a ramp. We did have two odd experiences. When we received the welcome letter, it indicated we needed to make all the beds ourselves, despite our being charged a linens and cleaning charge separate from the week’s rate. We took that in stride, but had to dispute a torn grill cover a few days after we left.
FOR THOSE TRAVELING WITH SOMEONE ELDERLY OR WHO USES A WHEELCHAIR, there are accessibility issues to be aware of before deciding on this property. Access to the two entries is up a large granite step which is longer and wider than an average step and another small step from the landing into the house
We sincerely appreciated that Deborah arranged for a portable ramp for the front door.
The first-floor’s 2 bedrooms are accessible, but this is not true for the baths. They are small and arranged so transferring to and using the toilets was difficult. Sink counters and mirrors are tall. Both downstairs bathrooms are tub/showers which makes accessing the shower difficult and without a shower chair, one unable to walk will need to take a bath. My 85-year-old mother also had trouble getting over the edge of the tub.
I hesitate to write any complaint about properties that are listed as accessible, because there are so very few of them. I am extremely grateful for the few that try to provide a place for all to enjoy. When we run into a property that isn’t quite where it needs to be for those in wheelchairs, we feel compelled to note it so others can make informed decisions when choosing a property and to give some guidance to the owners.

The property itself and the owner were wonderful. Our family reunion was mostly adults of all ages, but a few children attended ages 3-6. Everyone was happy with the house and the location.

Love Lupine Lodge! Deborah is a wonderful host!
Lupine Lodge is such a lovely place to stay with friends and family. Lots of private bedrooms and plenty of bathrooms. The large room that included dining space/ kitchen & living room is the perfect size for groups to gather. Great AC's to keep you cool. Screen porches are a bonus as well as the fire pit.
The drive in to Kennebunkport is quick. Cape Porpoise offers wonderful markets too!

Lupine Lodge...Cape Porpoise...Family Reunion
The host, Deb, was awesome to work with while setting up this family reunion weekend getaway. Lupine Lodge is the perfect house for a large gathering. This beautiful property and its amenities were exactly as advertised. Its located in a very quiet neighborhood. The main living area was ideal for our entire family to gather and socialize. The two screened in porches were added bonus areas well. All of the bedrooms were spacious and the beds were very comfortable. Also, the multiple bathrooms throughout the home gave everyone the sense of privacy you sometimes need. The home is a short walk to a fresh seafood market, grocery store, and several restaurants. We enjoyed our stay and would not hesitate to go back to this or any of Deb's lovely properties.

Incredible property - excellent location
WOW!!! The pictures are amazing, but, in real life it's even better. We planned a leadership team meeting for 10 and the house was perfect. We were blown away by all of the bedrooms and bathrooms and open space. The property is immaculate and the communication was extremely helpful. The team said "we never want to stay in a hotel again, let's come back!" Truly amazing

Our Family Rocks
The house was perfect for our annual cousins trip. We have a large extended family so the big open living room was great and with so many bedrooms and bathrooms everyone was able to have their own space. The only negative was how rude Deborah the host was when I called to ask a question. Obviously being kind and helpful to her guest was not a top priority

We had a wonderful time at Lupine House. Host was very caring and responded to all our doubts/queries. House has good living room with dining and kitchen and bedrooms were super clean. House has good number of bathrooms and we had no issues at all. Would definitely recommend the property to friends.

Incredible Location
We had a blast staying here for 3 nights. The place was not quite ready when we got there (still cleaning) but the rest of the trip was amazing. The setup was fantastic for 5 families. We had a ton of space and used it all. The kitchen amenities were decent and we loved the location to the quaint little town. We could not have been happier with the host and the rental. We would consider staying here again for sure! Thank you for making your home available to us.

Ladies Getaway Weekend
Beautiful home with so much space for all! We had 16 women in our group and everyone had more than enough room space to enjoy themselves. With beautifully done bedrooms, 8 (much needed) bathrooms and the common area was perfect for us all to gather to socialize. The home offered us everything we needed to make for a memorable ladies weekend away! Deborah was super quick to respond to few questions and was lovely to deal with. We would definitely stay here again for our annual trip!

We LOVED our October stay!
Lupine Lodge was the perfect place to stay for our mother/daughter Book Club. 19 of us had comfortable rooms and beds. Plenty of bathrooms. 2 great gas fireplaces and 2 wonderful screened in porches. The 2 little markets are conveniently located just steps down the street. Downtown Kennebunkport is a short drive away. Deborah was a phone call away ready to answer any questions. Very clean. Ample parking. Thanks for a wonderful stay.

Great House & Location for Family/Friend Reunion
The house was clean and spacious with plenty of bathrooms. Combined we had 13 grandchildren 6 and under and we found the grounds and house well equipped to make our reunion a special one.
The house was located nearby to restaurants, beaches and Kennebunkport.
We are already making plans to return next year.

Best House Ever!
Lupine was the perfect house for our vacation of three generations of 13 adults and 8 children! The whole house was so comfortable and welcoming! We had 8 adults and 4 kids. This property was adequate for us and we probably could have had a few more and easily been comfortable. Decorated very nicely, and all rooms were well appointed with whatever you might need. Deborah was very easy to work with. I’d definitely stay here again!

Amazing location for a perfect vacation
This property was amazing. We were two families of four. Kids all 18 and over. We all had our own bathrooms which made getting out the door a pleasure. They thought of everything. Soaps in every bathroom. Plenty of towels. Beach towels and games. Beach chairs. Games. New sponge and soaps. Plenty of spaces
To gather or have some privacy. Great fire pit area. We had bbq a few nights. Walk to get fresh prepared lobster. Amazing biking and walks from there. Private. Market around the corner and specialty market there too. I would stay there again. Communication excellent.

Loved this house
I rented this house with 10 other women for the Christmas Stroll. I can't say enough about our stay. The house is beautiful, clean, and roomy. Location is great local market, Farm & Table shop, and couple of restaurants within walking distance. Highly recommend the owner Deborah could not have been more helpful.

Wonderful stay outside Kennebunkport
We had such a wonderful stay at porpoise place! The neighborhood is so wonderful, we were able to walk to a couple restaurants and close shops that were just great (Nunans lobster shack is a must!) and it was so close to the water! A short drive to downtown Kennebunkport but we didn’t mind. The place is sooo spacious, the group of 14 of us had ample room! The firepit and screened in porches were incredible on an amazing weather weekend in September. Beds were super comfortable and all linens included which was so helpful since we traveled from Philly area . Look no further if you need a place with a large group or many families :)
