This historic, yet updated 1924 cottage is a charmer!! This property is located on 500 linear feet of the Fall River with over an acre of open space on all sides!! Lots of area for kids to roam and adults to enjoy the scenery.
Estes Park is a wonderful place to visit and we want to be able to offer our home for many years to come. In order to make your stay enjoyable and to keep our license in good standing with the town, please read and acknowledge the few items below before you book this property!
This home is permitted by the town of Estes for 8 people (regardless of age) and four (4) cars. No trailers or pull behinds of any kind are allowed to be parked on the property or the street.
This home is in a quiet neighborhood and no parties or events are allowed. There are quiet hours in the neighborhood of 9pm-8am.
This home has comfortable beds, and all linens and towels are provided. The kitchen is well stocked with dishes and appliances and there is an outdoor grill for guest use.
Enjoy the upstairs deck overlooking the Fall River or sit on a comfortable Adirondack chairs on the lower patio as you listen to the babbling of the river.
For the fishermen and women, you can fish for rainbow and brown trout all along the Fall River which runs through the entire property!
A 6 person HOT TUB is located on the back patio and overlooks the Fall River. This is where you will want to spend every evening relaxing while you enjoy the great outdoors and listen to the river!
Downstairs is an entertainment paradise! The media room includes a 55" curved screen Samsung smart TV with Netflix, cable TV and other apps. The giant sofa can seat 7, and also pulls out into a hide-a-bed that can sleep two people. For the 'kid in you', or the kids themselves, there is a ping pong table, foosball table, and multiple classic arcade games, including a 60 in 1 arcade cabinet! Hours of fun for family evenings.
A five minute walk down Elkhorn Ave an you'll be in cute downtown Estes Park. Enjoy the old salt water taffy shop, the decadent candy store or find your gemstone at the famous rock shop or a gift at any of the many souvenir stores in town. Penelope's has the best burgers around, be sure to check it out!
You are bound to see wildlife while in Estes, and there's a great chance you will see elk, deer and wild turkey in the front yard of the cottage. They like to roam through the property and over the river, but DO NOT approach or feed them. You can enjoy them from the many windows in the comfort of the home or on the new spacious deck!

Nice and quiet with a large lot and several things to do right on the property. Well stocked kitchen. Only downfall was the hot tub was not in working condition.

Location is perfect! Close enough to town to walk easily there, yet you feel like you are secluded in the mountains! The beds were comfortable. Loved hearing the river babbling at night. The cottage was cute overall. Two of the rooms shared a closet which opened to each other. This created a privacy issue since one couple had a baby who wakes during the night. The kitchen had all of the necessary items. The towels still smell mildewed. The bottom outdoor area was filthy and had not been swept in a very long time. There was only one chair there and an old table. We were not able to enjoy this area at all. The river was absolutely beautiful but the landscaping was not manicured. Therefore there was only 3 places in which you could walk up close to the river due to overgrowth. We saw two snakes in the high grass. When we arrived, I almost leaned onto a rotting snake on the upstairs balcony. I understand that we are renting in the mountains and expect animals and wildlife. However, I would expect that during the cleanup between guests there would be effort made to clean up the outdoor areas and this had been there a few days. The outdoor areas are the selling point to homes like these and one of the main reasons we chose this home. Upon our arrival outdoor trash cans were almost full. Again, this is something that I would think would be done in between renters. Neighbors across river had bright outdoor lights on every night which violates dark outdoor night policy.

A beautiful, huge home on a giant property, full of elk wandering through next to the relaxing sound of the river. The kids were facinated by the baby birds in the nest, and the elk that came so close. A perfect 3 day stay, could not have been nicer!

The property was perfect for 6 adults and one child. The property was appropriately equipped for family activities (for all ages) and separate televisions for different interests. The kitchen was stocked with items of convenience for cooking.
Surprises: there was a mouse in the house that invaded food on the counters.
Neighbors built an outdoor fire multiple times even with postings in the house that any outdoor fires where strictly prohibited.
The yard was not groomed to easily stroll to yard seating or to play disc golf.

We loved this property and would absolutely stay again. Only complaint is the towels have a sour smell and just need to be washed in ammonia to remove that smell or replaced. Other than that it was one of our favorite vacations we've been on as a family.

Very pleased with the home being clean, close to town but secluded. The beds were all comfortable. The River is beautiful. Our grandkids enjoyed the frisbee disc and other games in the basement in our downtime. Overall, it was a great experience and enjoyed it very much would Book this property again.

This home is an amazing location to the town of Estes. Our early morning walks to town and mutiple sightings of the wild life. (Beaver Dam, Elk , and even a bear. This property had a bird nest with 3 babies that were fed maltiple times a day. 5☆ recommendation.

Loved our time here. Alex was quick to respond to questions. The river running thru backyard was so relaxing. Its a 7 minute drive to the very quaint downtown or a 5 minute walk to the free trolley. Could definitely use more towels/washcloths though. Only 3 washcloths & wanted us to use special towels for hot tub but only had 3 for the 6 of us that stayed there. Would definitely stay again though & recommend to others.

Just what we wanted - in Estes park but quiet with a lovely river out our back door. Nice surprise to find a 4th bedroom (3 up/ 1 down). Downstairs perfect for teens/ young adults to hang out . Would definitely stay there again/

We were looking for a getaway for the holidays. This home was ideal. It was cute and cozy, adorably decorated with beautiful views and fun activity options (ping pong and fooze ball). The town was within walking distance and the shops were cute. We enjoyed seeing wild turkeys walking through the property several times, and we also saw some deer. Our family had a great stay!

We had a fabulous time at this property! We stayed there in February 2022, and the snow was absolutely beautiful. The house was cozy and warm. We had a great time seeing the wild turkeys and mule deer in the mornings. My 7 and 5 yr old daughters loved the hot tub and all the fun games downstairs. Very short drive to central Estes Park. Highly recommend - can’t wait to go back!

We had a great stay at this property. We had an issue with the washer that was addressed in a timely manner. It is very private. Beautiful views of the Fall River. The elk came to the property daily to rest for hours. They literally walk behind the deck! It has everything you need, including a hot tub with an amazing view. Very close to town. We would stay again!

If your only goal is to have a great location then this is your place. Otherwise when booking I would be weary. At first glance the rental seemed promising but it greatly falls short especially for the price.
After our first night we woke up the next morning with evidence of a rodent being in the kitchen. My fresh tomatoes that were on the counter were left with eaten holes. A paper bag of donut holes was left with a hole nibbled through it. This is something we were willing to look past.
The kitchen cabinets did not stay closed. The markings on the stove top knobs were rubbed off making it difficult to navigate cooking. This is something we were willing to look past.
Beds and bathroom updates were subpar and seemed to be slapped together to get the job done. Something we were willing to look past.
Windy stairway to the basement was steep and some steps were loose and wiggled. Seemed it could be a major safety hazard. Again, something we were willing to look past.
What we were not willing to look past was how the owner of the rental responded (aggressively and rudely) to an honest mistake, which was made only because of their lack of information and attention to detail. Blame was placed on us for having a fire pit. Which it clearly stated in their book of instructions (provided by them) that is was COMPLETELY okay to have a fire. With a page of instructions totally dedicated to stating where to find the firewood, how to put out the fire, etc. The owner claims that the information was posted in the house or an email not to have a fire, but it most definitely was NOT. Quite the opposite. There was absolutely nothing posted anywhere and no information given via email. The owners then became aggressive/rude via messages and communicated in poor taste.
So, all in all, with this rental, the negatives out weigh the one positive for us and will not be staying or recommending this rental.

Right on the river, less than a mile from downtown, huge lot means no neighbors close by. The house is a classic and it isn't overly updated, but the value is huge for what you get. The hosts also had great communication!

You could not beat this property’s proximity to town. The back deck with the river right there was magical. I would definitely recommend this property. We had 7 with kids. I would say 6 people in this house is perfect. The kids did not really love sleeping in the basement on the pull out. That was the only drawback.

Walk to Downtown Estes Park! Perfect Location on the River.
This house is perfectly located within walking distance to downtown Estes Park and with the river flowing right in the backyard. We enjoyed sitting on the back deck listening to the river daily during our stay. Beautiful spot for coffee in the morning. The house is comfortable and well-stocked. When we found we were missing a few minor things, the owners responded nearly immediately having items dropped off (there were only 2 normal sized spoons in the house and they accommodated quickly!). Again - very minor but quickly resolved.
Cons: We found the grill to be not operable, which was disappointing while trying to have a steak night so we moved inside and used the stove/oven. The hot tub cover was broken so it made it difficult to use the hot tub (we ended up not using it but you still could by removing the entire cover). The yard has many amenities but the weeds are so tall, the yard wasn't quite useable. We understand that most people leave lawns "natural" for wildlife in the area but it would be helpful to manicure the lawn around the swing, fire pit, disc golf course, etc. and leave the rest for the wildlife. The house is a bit quirky (spiral staircase can be challenging and no ventilation in lower level bathroom that we could find).
Pros: The location is perfect. We had a few young adults with us and they had the ability to go and explore as they wanted without a vehicle and that was really enjoyable for them. Being on the River is a huge plus. Overall, the house is comfortable and clean. Beds were very comfortable. We enjoyed many meals comfortably in the house with 8 people. We had visits from wildlife twice while visiting. Elk right in the backyard! Having laundry facilities onsite was helpful too. We would definitely stay here again.

A little bit of everything...
You cannot go wrong with this property!! It FEELS secluded with it's large property and the DELIGHTFUL mountain stream on the property, yet you are LESS THAN a 5 minute walk to catch the shuttle to head to downtown Estes. Don't waste your time and the headache of driving and parking downtown... jump on the FREE shuttle that has a stop right across from the driveway! You have super easy access to town, but with no neighbors on top of you, you feel like you are secluded! Property is extremely well kept, clean, updated, and stocked! Owner's communication was extremely quick, almost instantaneous, and they provided immediate answers to any needs we had while staying. The disc golf baskets and the games in the basement gave the kids plenty to do while the adults were perfectly content sitting on the canopied deck listening to the stream! I cannot brag on this property enough! Do not even give a second thought to the 1 negative poor review on this place... we had not one issue that they mentioned! Not only can I highly recommend it, I won't even look at other properties when returning to Estes... this is the one I want to return to!

Great location with beautiful scenery!
We loved our stay in Estes Park! This house was spacious and perfect for our family of 6. It is very close to downtown and Rocky Mountain national park entrances. We loved having coffee on the deck overlooking the beautiful stream. The kids enjoyed the hot tub everyday, especially during the cool evening hours.
My only complaint was the landscape. The pictures show a very well manicured river front, yard, and fire pit area. When we got there, the grass and weeds were up to our knees. My boys couldn’t even think about fishing or playing frisbee golf. We couldn’t even get to the fire pit. I did contact the owner and he responded promptly that he would have someone cut a path to the fire pit, but unfortunately they never showed up. Overall, the house was in a great location and had plenty of room in a beautiful location.

Beautiful view, perfect location!
We LOVED staying at this property in Estes Park. It’s so close to town and to the Trail Ridge entrance of RMNP. Kitchen is well stocked and bedrooms were comfortable for our family of 6. We appreciated the ping pong and foosball tables, the arcade games and the smart TVs, as well as the fire pit, hot tub and deck right next to the beautiful Fall River. So magical! We didn’t want to leave, and would love to stay again.

MOUSE INFESTED- literally to the point that these mice were in our food and clothing, baby mice in the shower. They also came out to grab our popcorn and potato chip crumbs while we watched movies.
HOT TUB- handle to the lid was completely broke off and thrown into the grass. Water smelled like sweat and urine.
WASHING MACHINE- tried to wash a load of clothes and the washer dumped all the water onto the kitchen floor so we used all the towels provided to quickly wipe up the water so there would be no damage on the basement ceiling. Then we had to go purchase more towels to use during our stay. We contacted the management number provided but were never given any clear instructions as to if the washing machine had been fixed.
FIREPLACE- did not work, but it sure made a good nest for more mice.
INTERNET- did not work during our entire stay.
MAIN FLOOR BATHROOM- hair in shower from previous guests, sink faucet is loose and we were scared to use it for fear it may break, plus we had baby mice in the shower!!!
KITCHEN- cabinet doors do not stay shut and the one above the kitchen sink is constantly open where you hit yourself in the forehead. Someone tried to glue it shut with melted marshmallow.
SAFETY ISSUES- The footings surrounding the hot tub have several pieces of 2 inch rebar sticking out of the concrete and could easily be a very harmful. One of the white patio chairs is broken.
BEDS- overall not comfortable at all. The middle bedroom bed supports are all bent/broken and you feel like you are sleeping in a barrel.
YARD- there was a lot of trash in the yard that we picked up upon arrival including metal and leftover decking pieces from deck construction.
UMBRELLAS- canvas torn away from frame

As far as charging me an additional $350 for a small blood stain from my son's bloody nose, you go right ahead. You claim to have to replace a mattress cover, however, there was no cover present to be ruined nor replaced. I think it's very unprofessional to price gouge just because you want to.

Great location of VRBO from everywhere we wanted to go. We had 6 people in total stay here and it was the perfect fit for all of us. Waking up to the water in the backyard was so peaceful. We played a lot of ping pong - that was a blast! Spacious and clean! The home had everything we needed. Have already recommended it to many people who are going to be booking their trip with friends and family!

Our Colorado Trip
