The Southern Serenity Carriage House was designed by the famous local design firm Tracery Interiors. Sleeping the largest amount of guests of any carriage house in our program, Southern Serenity’s Sister provides a stylish, convenient and economical option for multiple guests.
The main level features a private master bedroom with Queen bed, private bath & flat screen TV. The gathering room has vaulted ceilings, flat screen TV with surround sound as well as a pull out Queen sleeper sofa, dining table for up to four guests and kitchen with full size appliances. A spiral staircase leads you to a closed loft with two Queen beds, full bath and TV - perfect for singles, couples, or children.

The location was perfect! We could walk to everything. We brought electric bikes so we were able to travel to other towns as well. Perfect spot in garage to charge our bikes at night too. Will be back for sure!

We had a great time in Rosemary. We were able to walk everywhere. Walk to the beach only a short distance with the boardwalk outside our house going directly to the entrance to the beach. Will definitely stay here again.

The location was perfect. We loved being in the town of Rosemary Beach...walking distance to two of the pools, the town center, and beach access. We were also walking distance from a little shopping area of Seacrest. We highly recommend the short drive to the Donut Hole on 30A for breakfast! Sleeping arrangements worked out well for me, my husband, and our 3 children. Rental cleanliness was comparable to other rentals managed by a company rather than individuals. They never are thoroughly cleaned but it wasn’t horrible. We were satisfied with our stay. Customer service was top notch! That was a big plus. Anytime we needed anything, we could text and get a prompt response!

My best friend and I decided to do a last minute get away to escape mardi gras and we are so glad we did! The property was exactly what we needed and were looking for. It was extremely clean with such great use of the small space. The property management company was extremely responsive and very accommodating. The location of this rental is unmatched with it being in the middle of everything. We will be doing a Rosemary Beach trip every year and will always book with 30A Luxury Vacations!

Our carriage house was cute and in a great location! It was clean and tidy. My only critique would be that there were ants in the downstairs bedroom. When I let 30A Luxury Vacations know, they offered to come spray and explained the situation.

Cons:
1. Stains on couch and ripped material on couch
2. Worn side chair
3. Multiple wasps in unit on 1st and 2nd day, a few palmetto bugs, and ants throughout trip.
4. 2nd floor shower leaked through cracked ceiling on 1st floor (property manager caulked and sealed to resolve)
5. A/C unit went out (property manager addressed)
6. Very little hot water for showering (we did not report this given too many issues to keep reporting)
7. Dirty grout and chipped tile in various places throughout unit.
8. Vents were extremely dusty and gritty.
9. Spiral staircase did not inspire confidence and top step showed signs of separation from wall.
10. Porch covered with bird droppings.
11. Walls clearly had marks or stains that were brushed over instead of just repainting the unit.
Pros:
1. Amazing location
2. Plenty of space for family of 5 that includes 2 teenage kids.
3. TV's in each room, dishwasher, microwave. We did not stay a full week, so we did not need a washer and dryer, but if there is one it would be in the garage which is shared by residents in the main house.
If the unit was completely renovated, painted, furniture completely replaced, tile replaced, appliances replaced (current includes old silverware, dented toaster, etc.), small washer and dryer added in the unit...then it would be a fantastic place.

We agree with other reviews stating the unit needs some TLC. Overall the unit does have some ware and tear (i.e. blinds need fixed as cords are broken or don’t go down all the way, floors could use a deep clean, fridge water purifier need replacing, etc.), but it gets the job done fine. The fridge had a good ice maker to fill up our small cooler bag each morning and the unit cooled down well in the evenings. It also offered the right amount of space for our party of 2.We look past the cons as for us, the location of this unit to the Rosemary Beach town square and beach access (Walkover H and I) are really convinient and we come to Rosemary to either be at the beach or out enjoying the area. If this is your same idea, then this unit gets the job done for a reasonable price compared to other carriage house we priced during the May-23 time frame.The unit could house two couples easily, as the upstairs room has two double beds, more than this you would be cramped. The unit would also hold a family of 4 (2 adults, 2 kids) easily, but mind the winding staircase to get to the second floor and staircase to get into the unit (+10 steps).We rate the unit 4 out of 5, based on the TLC needed, as we have stayed in other carriage houses that were in better shape and offered similar amenities, but overall we would stay in the unit again if available based on upon the location and reasonable price.Pros- Location to walkthroughs H and I- Location to town square- Comes with 2 bikes- Full size fridge with ice maker and water purifier- Two full baths- Good A/CCons- Lacks closet space; very small hanging area in each bedroom- No provided clothes hangers in unit- Minor TLC needed throughout unit- Lots of steps up to unit, but expected with carriage house unit- Pillows are flat and need replacing- Winding staircase to second floor (not suited for older guests or individuals

Loved the location, but the place itself was very tight with the spiral staircase taking up a lot of the main room. The upstairs room with two full beds was especially cramped with very little room for one person, let alone the four that could conceivably stay up there. And there was no door to the upstairs bathroom -- only a shower curtain. So there wasn't much privacy! Plenty of towels and pillows, which was nice. Kitchen was well-stocked. Toilet paper was provided but you were on your own once it ran out!

Our overall rating is good for the property - location and amenities were what we expected from a Rosemary Beach rental. Pictures of interior make property look somewhat nicer than it really was.. Property shows aging (furniture, paint, appliances) and could use an update. Some other items that brought down the overall satisfaction rating - no real closet space and no dedicated parking space which makes it very difficult to park nearby any time other than the morning. Property did allow less than 1-wk rental duration, which was a plus for us. We would recommend this property to friends with the understanding of some of the shortcomings. Location was excellent.

Hi. The house is in a very good location; however, the house is very worn and needs lots of attention. Paint is chipping, rugs are disgusting, floors and whole house need a good cleaning, etc. There was a leak from upstairs shower, but company seemed to fix promptly.

This unit is in a great location in RMB. So convenient to shopping, restaurants and beach. If you want to leave the property You do not have guaranteed parking so that was stressful when we would drive the car somewhere and hope you could find a spot upon returning. I think this unit needs a bit updating. The stairs leading up to the unit were not sturdy and need to be replaced and painted. Also a full length mirror needs to be added to the unit. There was a kool aid or juice stain on upstairs bed skirt when we arrived.
They provided lots of towels and wash cloths. Plenty of trash bags and coffee filters as well as dishwasher tablets. There were 3 of us in this unit and I personally think 4 would be too many. I wish they had chairs on the balcony. Overall it was a nice visit.

Fun in the Summer Sun!
This property was perfect for a long weekend stay with my boyfriend and his son (age 7). It was clean, had the amenities we needed, and communication with the property manager was great. The location was right down from 2 different pools, which is where we spent a large amount of our time. I would definitely book this property again!

Rented from a company with 'luxury' in the name whom we've stayed with several times in Rosemary. NOTHING ABOUT THIS IS LUXURY and we all agreed should not be on the market to rent especially when you advertise as luxury properties.
It had a heavy cleaning odor upon first entry and we decided that was likely to coverup the mildew smell we found every other time we entered during our stay. Had to launder everything in the suitcase upon returning home due to mildew odor. There is no door on the upstairs bathroom nor was there anywhere to put bathroom items with a pedestal sink. I used an ironing board to store my clothes on because the small dresser was used by the other occupant on the other side of the room. To be fair, we did reach out to the property management company and they provided a small shelf the first day. When we called, they didn't know what we were talking about because they had never been in the property! It is in need of some serious TLC including dusting (vents, windows) painting, etc. The towel bar and TP holders both fell out of walls. Even the entry stairs are in need of work. A beach property, especially one that is rented, is something that needs constant care and this one feels like it was forgotten. We knew it was small but since there were three of us for a quick weekend it looked fine. It was definitely not up to the standards of the other properties we've stayed in before from the same company. Location was the absolute single best thing about this. So easy to get everywhere. I would not stay here again nor recommend it but if you do stay, note there is no parking and when Rosemary is packed that would be an issue.

Southern Serinity Carriage House
It’s a two bedroom. We had 2 couples and only 1parking pass. Ants under the sink, very hard couch, and uncomfortable in the fact that we had to enter the pool area of another rental to get to our washer dryer.

Great Location and Stay
We had a wonderful stay with our family of four. Keep in mind that the upstairs does have two beds but it is pretty tight with luggage so if you have older children it can get cramped. Downstairs has a nice porch. Kitchen was well equipped. We did have some issues with ants and a few roaches but the issues were taken care of in a timely manner, these are pretty normal for the area and all the trees. Overall the location is a straight shot to the beach Crossover I. Less than 5 minute bike ride or walk and Seacrest is right behind the property! Would definitely stay here again!!

I hate writing negative reviews, I think this may be the third time in my life I’ve done it. I’m not a complainer & choose gratitude every chance I get. Only reason I’m doing this review is because we had something happen that never should have & I think it should have been handled much differently once I privately brought it to their attention. I’ll address just a couple of things then hit on the main reason I decided to write the review.
I know the price is almost 100% based on location, because it’s a significant price per night for the size and amenities, but you’re in the heart of Seacrest & Rosemary.
It’s basically a place to lay your head & be near everything.
The staircase is a slight hazard, there’s very little room between the table & stairs & we all almost hit our head multiple times.
The biggest deal was that on the morning of checkout, which is bright & early at 9am, the cleaning people entered the property very early, well before 9a while we were all still deep asleep and someone actually came into our bedroom. The door isn’t quiet and it woke me. I was in such a deep sleep I convinced myself I was dreaming or that maybe it had been one of my boys. Our alarms went off at 7:45a and we got up & began packing, & discovered all of the cleaning supplies had been left in the very small kitchen/walkway where you enter/exit to go down the outside stairs. Not only did the cleaning people come in well before our checkout time, they entered our bedroom, then left all of their supplies in the house & right where we would need to be going in & out. I immediately text the property manager with details & pictures. I received a call after they opened. She was confirming she understood me correctly, then sincerely apologized & said that never should have happened... and that was it.
I own a business. I think there’s a right way to handle something like this. Thankful for

I know the price is almost 100% based on location, because it’s a significant price per night for the size and amenities, but you’re in the heart of Seacrest & Rosemary. It’s basically a place to lay your head & be near everything. The staircase is a slight hazard, there’s very little room between the table & stairs & we all almost hit our head multiple times. The biggest deal was that on the morning of checkout, which is bright & early at 9am, the cleaning people entered the property very early, well before 9a while we were all still deep asleep and someone actually came into our bedroom. The door isn’t quiet and it woke me. I was in such a deep sleep I convinced myself I was dreaming or that maybe it had been one of my boys. Our alarms went off at 7:45a and we got up & began packing, & discovered all of the cleaning supplies had been left in the very small kitchen/walkway where you enter/exit to go down the outside stairs. Not only did the cleaning people come in well before our checkout time, they entered our bedroom, then left all of their supplies in the house & right where we would need to be going in & out. I immediately text the property manager with details & pictures. I received a call after they opened. She was confirming she understood me correctly, then sincerely apologized & said that never should have happened... and that was it.I own a business.
