Welcome to Mallard View Estate. Perched at the edge of a pristine salt marsh, this 3000 square foot, ocean-view estate is 3/4 mile to town center, Skaket Beach, and bike path. Fabulous secluded location at the end of a quiet cul-de sac in an exclusive neighborhood, nestled amongst a 1 acre fruit orchard and graced by a large Victorian Gazebo for your afternoon teas or family functions. Kayak able river through the marsh leads from back yard to the beach.
A huge deck overlooks one of the best wild life Marshes on the Cape (a bird watcher's paradise) plus gorgeous sunsets in your own private back yard. Enjoy exquisite views from every room. Two Master bedrooms, two other large bedrooms, plus one sleep sofas. Downstairs is a full separate apartment with bedroom, kitchenette, & living room with sleep sofa, ideal if two families share the home. Dining room table seats 10-12. We provide a computer, printer, and DSL service. For your convenience, a grounds keeper lives quietly above the garage.
We are a short walk to lovely Skaket Beach and Rock Harbor, where the charter fishing boats depart. Special Feature - fabulous 4th of July fireworks occur almost in our back yard, providing you with one of the best views on the Cape. Enjoy it with your friends from our large back deck - a great place for a barbecue. Another unique feature - we face Northwest, so gorgeous sunsets over Cape Cod Bay are perfectly viewed from our deck each night.
Orleans is the center of cultural life for the mid cape. A charming village with wonderful restaurants, stores, ice cream, coffee shops, and antique stores. Also 1/4 mile away is the well known Cape Cod Trail for biking. Provincetown and Hyannis are both just a 30 minute drive for whale watching, fabulous shopping and restaurants. While generally considered a summer hot spot, the cape is delightful off season as well for a quiet getaway.
For guests with electric cars, charging is not allowed and a risk of fire due to not having the proper facilities may happen. There are several charging stations in Orleans, closets one is near the Chocolate Sparrow or at Stop & Shop supermarket.

view is superb. Sitting on the deck a wonderful way to spend hours. Birding is good fun. Gazebos a treat to have a drink in.
Inside, things are not so great. Some areas, apparently newly refurbished, are good but too many others are moldy, decayed and smelly. Needs work to bring everything up to previous magnificence.

Nice big property. We had 4 generations under one roof. Great view over the marsh. Do be aware the photos are a little misleading. We thought we'd be able to access the marsh waterways at high tide, but that is not the case.
Chris the property manager was great. I'd definitely come back. Short bike to Skaket beach and Rock Harbor.

We stayed there during the July 4th week. The sunsets over the bay were extraordinary! I think we saw fireworks at least three nights from the back deck. Since the house is right at the edge of the tidal marsh, the kids had fun learning about the crabs, birds and bunnies that they would see every day. Every day felt a little different depending upon the weather but was always beautiful in a different way.
The house is great for family visits. Lots of space to come together, but also privacy when you need it. Hosts were polite and responsive. We didn't really need much because everything was fine as is, but they were quick to answer if we had a simple question.

This was our third stay here. Perfect location with spectacular sunset views overlooking marsh land and Skaket Beach. House needs updating but can easily accommodate 8 adults and two young children. Works well for our family. We’ll be back!

A few minor fixes & this home would be an excellent & desirable rental. A spider infestation is evident in the walk-out level. New mattresses & pillows are needed on all beds. The mattresses have lost support & the pillows are stained & musty. Basically, all the bedding is soiled. In a rental, I'm sure this is hard to avoid.
The view is lovely and we enjoyed it both from the indoors & sitting on the deck.

This was our second stay at this property and was fantastic overall. It was also clear that the owners have made significant upgrades in the last year (updates to the kitchen and bathrooms, painting) that were wonderful. The house itself is spacious and accommodates our whole group comfortably, and the location and view cannot be beat. We are looking forward to returning next year!

Stunning view over the salt marshes. Spacious deck and garden. Lots of space indoors with plenty of space for our group of 12.
Beds and furnishings were comfortable.
Some rooms have been newly updated, but as other reviewers have mentioned, other parts need to be refurbished. For us the musty smell in the lower level, the kitchen drawers and the broken screens in the lower level were the most serious.
However, the beautiful setting, spacious grounds and multiple seating areas meant this house worked well for our group.

The location can't be beat. The layout of the house allowed for privacy and lots of space to enjoy our time together. The house itself could use some TLC. That didn't affect the enjoyment of our stay.

Our family had a great time at Trudy's property. We visited for a wedding for the entire weekend and the house proved to be within 10 minutes of everything we needed to get to. Made it quick and easy to drive as well as get ubers as needed. The house itself is quite large with plenty of space for a much larger family than just the 8 that we brought that weekend. Also, my grandparents joined us with a cane and a wheelchair. The basement was actually a perfect opportunity for them to enter and leave through the garage without having to go up or down any staircases throughout their entire stay. The house is also a quick mile from Skaket beach and a mile away in the other direction from a marina. The groundskeeper (who is actually a very nice, friendly and helpful gentleman) gave us a tip to go visit Young's Fish Market for the best (and affordable) lobster rolls! Highly highly recommended. The only downside to the stay was just some minor cleaniness. The kitchen still had open food left over from previous stays in the fridge, cabinets, and coffee grounds still in the brewer. Obviously manageable, and not a big deal at all. Great stay, and would recommend anyone interested to stay as well!

The location was great near Skaket Beach, the bike path and the town of Orleans. We walked, biked and shuttled to the beach depending on the situation each day. The house was great for our group of 10. The kitchen, indoor dining table, outdoor dining area and LR were large enough for our group. The outdoor shower was great.
The house however does have some deferred maintenance that needs to be taken care of. The AC was great in the bedrooms but the main living area was quite hot at times as AC is only in the bedrooms. Overall, except for the AC, a great place to rent.

We booked this place to stay and for our daughter’s wedding ceremony and reception. The grounds and the setting are beautiful. The view and sunsets from the back deck were breathtaking. The house was large enough for our party of 11 with many spaces to hang out. However, in one bedroom, there were two mattresses together, rather than a box spring and mattress. This made for a very uncomfortable sleep situation for our son and daughter-in-law.
The kitchen has very dated cabinets that are difficult to open and need some WD-40! Also, we were provided with a very small trash can in the kitchen. For a large house, hosting large groups, one would expect a bigger receptacle. There was a very efficient garbage and recycling system in the garage.
Other positives.. Chris the caretaker was great. He was extremely helpful and very informative about the property and town.
Our overall experience was positive!

Overall, we loved the house. The location is amazing. Easy drive to Orleans, great bird (and rabbit) watching and a wonderful yard.
The house was very comfortable, with plenty of space for everyone (we had 10 people).
While the entire house is not air conditioned, the bedroom a/c units worked well. The weather was generally mild and there was a good breeze most days.
The grounds keeper was great, very helpful.
We had a few issues when we arrived - the key was not where it was supposed to be and the WiFi instructions were incorrect. We contacted the owner and these were resolved quickly.
A couple of items to note:
- as others note, the house could use updating,
- only one bedroom is en suite,
- linens and towels are not included. That should be clearly noted on web site. There were bath mats and kitchen towels so do not rent as we did.
Again, we loved the house and would recommend to others.

We had a wonderful long holiday weekend in Orleans. Joe and Trudy were terrific hosts, quick communication and were happy to accommodate all of our many requests. The property is great and the views were amazing. The house is even nicer than pictured and way more spacious than expected. Our group of 4 families in town for a soccer tournament had more than enough space to spread out and plenty of privacy if we wanted . Location was also great with quick ride to beach, restaurants and any of the nearby areas. would definitely recommend for any large families or groups.

Beautiful property. Would stay again. Many things are due for updating but totally functional. Can kayak out to skaket beach through the marsh. Everything is 5 minutes away and the groundskeeper was very pleasant and informative about the area

We stayed here with our 2 daughters and their families (4 children ages 2-8) for a week. The location is spectacular on the end of a cul de sac with the best view overlooking a salt marsh. Great for the kids since the property is large with apple and some pear trees that were actually ripe! Apples were great! We were able to use our kayaks which we brought along, in the marsh at high tide when we could paddle right into the bay. My daughter even used her paddle board. Trudy responded quickly to any questions we had and Chris the caretaker, who lives on the property above garage, was very helpful and pleasant to talk with giving us some advice for beaches to visit. The house was plenty large for our family and was clean when we arrived. Well set up for a large family with enough bedrooms and even the separate apartment in the lower level. When we arrived the weather was hot and luckily there were air conditioning units in all but one bedroom. The weather cooled down a bit the rest of the week. It was hot on the main floor which would have been nice to have AC also. Maybe a larger split-stage unit would work for that area. Overall we had a great experience and a good time at Mallard View and would stay again!

This is a wonderful place for a multi-generational family vacation! We had plenty of room for the eleven of us, ranging in age from 2-67. The views are beautiful. We had a problem with the washing machine not working, but it was fixed within 24 hours. The kitchen was well-stocked and we made good use of the gas grill. Way more pros than cons. One thing that could improve my rating is to replace the mattresses. Also, the gate at the top of the deck stairs should be fixed for safety purposes. That being said, we loved our week and would recommend to any large family.

Our family had a wonderful time! Skaket beach was a nice family beach so close by, our grandchildren loved it. Rock Harbour, also close by, is amazing at low tide. You can walk for miles. We spent most of our evenings on the back deck enjoying the sunset. The house has beautiful views from every room and the location is convenient to everything. You can kayak from the house at high tide and the bike trails are close by. It was a great vacation, lots of memories were made.

Overall, we enjoyed our stay. The house was nice and big with plenty of space. The owners were very responsive and helpful. The air conditioners had a difficult time keeping up with the heat. Many things have not been updated. My main issue is that the value of the property is not reflective in the pricing.

The location was perfect. The sunsets were beautiful and it was super close to a kid friendly beach. The cleaning person was lovely and just leaving as we were coming in so I know for a fact the house was cleaned as advertised. However it was still not super clean. Inside the closets and cabinets and bathroom vanities weren’t very clean. The house is big and can accommodate a big family but it was very dated. There were only window Ac units in the bedrooms so the main floor was extremely hot and everything just felt like it needed a facelift and worked just enough. The location however couldn’t have been better.

Wonderful home for a family get together. Plenty of room, nice kitchen, great patio and view. Off beaten path but very close to shopping and town. Very relaxing. Amazing view of sunset over water - a rare site on the east coast!
