This charming and stylish house is an easy stroll (less than a half mile) to the restaurants and shops of Irvington and less than a half mile to the Tides Inn. It's situated on a half-acre lot -- enjoy privacy, peace, and quiet! We are TRULY in the heart of Irvington, centrally located between the Tides Inn and the Hope and Glory.
If you are seeking a cozy and inviting spot, you have found it! The house has a gas fireplace which adds ambiance and warmth in the fall and winter months! We have fast Internet (500 Mbps through Breezeline) for streaming.
PLEASE NOTE: This property is privately owned and managed. You will deal directly with us, not a corporation. We are the owners, and we want you to have an excellent stay.
HOUSE DETAILS:
Bedroom #1 -- This spacious main-level bedroom features a queen-sized bed, a chair for reading, built-in bookcases, and a large double closet. It is attached to a bath with a soaking tub.
Bedroom #2 -- This bedroom is upstairs, which allows for privacy. It also has a queen-sized bed with adjustable reading lights mounted above the headboard. There is a TV for Roku streaming, a closet, and a private bath attached (with a shower, no tub.)
Living Room -- Our living room has a sofa, a love seat, and a chair for plenty of seating for relaxing or watching TV. Our gas fireplace is cozy in the cooler months and is operated by a remote for instant ambiance.
Dining Room -- The dining room has a table that seats four and has windows that look out onto the back patio.
Kitchenette -- Our kitchen is small but is fully stocked. It has a full-sized fridge and stove, a double sink, a microwave, a toaster oven, pots and pans, dishware, glassware, a Keurig, etc. We also have a French Press and a drip coffeemaker. We do not have a dishwasher.
Patio -- We have a brick patio on the back of the house. It offers views of the lawn and trees. If you are an early riser, you may be treated to a family of deer grazing on the grass. Occasionally, you may see a bald eagle fly by! There's a table, chairs, and a Weber Grill for your convenience. It's a nice spot to dine al fresco or enjoy your favorite beverage.
Yard -- We are on a flat half acre and have one set of Adirondack chairs near the back patio and another set near the front of the house. We also have a table and four chairs behind the hedge upfront, which is also a nice spot for relaxing. We are just a few steps away from where the Tides Inn is planting its Culinary Gardens -- the gardens are in process now but it's still a lovely and quiet walk.
Stairs -- The house was built around 1890. The stairs are in line with what was common at that time. As such, they are narrow and somewhat steep. Please keep this in mind when booking. They are similar to what one might find in historic rowhouses in Richmond, Washington, DC, or Old Town, Alexandria.

On the first Saturday of the month (April-November), Irvington hosts a wonderful Farmer's Market in the town square. It's a short walk from our house and is an open-air market featuring farm-fresh produce, artisanal cheeses, and meats, art, crafts, plants, and live music -- something for everyone. There are other markets in nearby towns as well -- Kilmarnock, Heathsville, Urbanna and Mathews also have similar markets.
If you like history, walk to The Steamboat Museum in Irvington. Historic Christ Church is one of the oldest churches in the nation and is just a short drive away. . The towns of Kilmarnock and Lancaster Courthouse have small museums focused on local history. There are many other historic sights nearby.
Two miles to the east is the wonderful town of White Stone. Stop in at The River Market, the Old Farm Truck Market, and dine at Adrift, The Sandpiper, or Willaby's. Enjoy organic donuts from Chesapeake Donut. Take scenic Windmill Point Road and watch the sunset over the Chesapeake Bay at the small sand beach nearby called Westland Beach.
Kilmarnock, VA is about a seven-minute drive. There are restaurants there as well: Thai Pot, Carried Away Cuisine, Chao Phraya, and The Car Wash Café. Great antique stores, upscale shopping, and RAL -- the Rappahannock Art League Gallery are all worth a visit.

We really enjoyed our stay at the Little Blue House. The location could not have been better -- in walking distance to the Tides Inn, the Local, and a few cute shops. There was more to see and do just a short drive away. The house itself was very cute and my daughter loved having her own room and bathroom. The streaming options (Netflix, Hulu, etc.) didn't work, but I think they just need to be upgraded. The jacuzzi jets in the big tub were TO DIE FOR. We highly recommend!

We appreciated the owners accommodating the need to reschedule due to illness. The house is located on a great street and area for walking, including dogs. The owners were very communicative during the booking and check-in process. There were some concerns during the trip. The main level AC went out which the hosts had serviced as quickly as possible, but dealing with the HVAC co. while on vacation was inconvenient. That alone would not have been a huge issue except that additionally, the yard was very overgrown; the lawn was knee-high in places and the landscaping was full of weeds. Both concerned us about the dogs playing in the yard and taking them in the grass after dark. We notified the hosts and someone was to come mow early the next morning. We decided to check out early, leaving after lunch, and no one had come yet to mow. Upstairs, the TV remote did not work, there was no dresser which meant that guest just laid their belongings out on a bench, and the bathroom had no place to store toiletries, so those items were just on the floor. The downstairs bedroom is not as pictured and has a large, white laminate dresser instead of how it is staged for the picture. The biggest disappointment, however, was that after having been so communicative, when we informed the hosts that we were leaving a full day early, they did not ask why, if there was a concern, or offer a price adjustment due to the inconvenience with the AC and concerns with the unkept lawn.

We found the little blue cottage exactly as described in the listing. We loved its proximity to The Tide’s Inn and restaurants in Irvington. We found the surrounding area quiet and peaceful. The hosts were lovely to communicate with, and we would definitely stay in their little blue cottage during future visits to Irvington.

We were very pleased with our stay in Irvington. Our first visit to the area and we loved it. Quiet, beautiful area and the house was perfect for our needs. Our hosts were so accommodating and friendly. We needed to arrive later than expected due to my elderly mother being ill and Laurie was so understanding and kind. House has everything you need and if you have a dog the large yard was so convenient. Would definitely book again!!!

Great place for a long weekend or other getaway. Irvington is a quaint town with lots to do and it is located in an interesting area filled with watersports, hiking, history, great seafood, and special events. Information provided by our hosts was by far the best we have ever received and contributed to our having a fabulous stay. The property is cozy and very well appointed.

A cozy spot in the quaint town of Irvington. Perfect place to base to scope out the Northern Neck. It was the right size for our family of three. My daughter loved having an entire floor to herself. There wasn’t a shower in the downstairs bathroom but it was easy for us to share bathrooms. Loved sitting on the patio in the morning. Definitely a one person kitchen. 😀

This place was absolutely beautiful. Everything worked perfect for me and my boyfriend. He has cerebral palsy and the kitchen was small and perfect for him to help me in the kitchen and for him to help with dishes. Everything was easy access and the place was perfect for our stay for the dog. The neighborhood was beautiful and great for walks and everyone we met was so friendly. Everything is so close by and everything was great that we went to. We would definitely stay there again.

We loved this very well appointed property in the interesting small town that is Irvington - we particularly enjoyed down time in the yard with lots of seating and shade options. The house is very well situated for all the places to eat and for strolls out to the river. Comms with hosts were second to none and we benefitted from a number of suggestions for things to do locally during our stay. Would highly recommend the Blue House

The blue house was the most charming home and everything was as expected. The property owners were very welcoming. They texted us when we arrived and brought over batteries for the remote control when we asked about it working. The town is darling. We really enjoyed our stay.

Cutest little place, so quiet, well-equipped and just a short walk for drinks at the Tides Inn. The owners were super helpful and easy to reach. Couldn't have picked a better place to stay while I was down visiting my mom at Rappahannock Westminster Canterbury retirement facility. Highly recommend!

This little cottage is perfect for a quick getaway. Location is right in the heart of downtown Irvington within walking distance of everything.. the beds are comfortable, the kitchen is well equipped and it is perfect for 2-4 people. The outside patio is perfect fir grilling out and having dinner. I will be renting this cottage again.

I was looking for a place for a getaway from DC that didn't involve going across the Bay Bridge. This place was perfect! House was beautiful and perfect size for two friends. Well appointed and well decorated - it definitely "lives" bigger than it is. Super easy walk into town for some shopping and food at both Hope and Glory and Vine. Check in and out were seamless and Laura returned my emails/texts quickly! I'll be back!

First and most important, the owner of the property is the most communicative and helpful host I’ve ever encountered on VRBO or similar platforms. The house was immaculate and charming. We enjoyed the lovely yard and sat outside a lot. It is a short walk to the Tides Inn and the neighbors sit on their front porches and actually say hello. Very dog friendly area. One place to visit in Irvington is the Steamboat Museum, a short walk from the house. We learned a lot about the area and the staff are quite knowledgeable. The other place I loved was the River Market in White Stone — two miles down the road. Great food and very friendly people. I highly recommend this home — it is centrally located and the host is amazing. If you need to get away from the city for some peace and quiet, the Blue House is your place.

Caught a beautiful sunset at the nearby marina too.
Only downside. House only has one shower - in the upstairs bathroom, so if stairs are a problem that could be an issue. As the downstairs bathroom has a jacuzzi bathtub.

My husband and I were looking for a cozy home base from which we could do some fun local antiquing and then read and relax with walkable coffee and dinner options. The Blue House did not disappoint. This lovely little jewel in Irvington is a 5-10 minute walk from a number of restaurants and coffee shops, and a 5-10 minute drive away from fantastic vintage shopping. The weekend we stayed was freezing, and somehow this ancient house was super warm and comfortable. We will 100% come back.

This house is as advertised. My wife and I (and the dog) went up to Irvington for a peaceful weekend and that is just what we got. It was pretty cold throughout our stay so the fireplace in the living room was just what the doctor ordered. Plenty of yard for the dog to roam on the long leash and just a short walk from the Tides Inn where the dog could run and play.
We were so comfortable that we only left the house to walk the dog and to get something to eat down the street.
Certainly, a place we would revisit in the future.

Due to the severe weather across the country we had to change travel plans quickly around Christmas and Laura was extremely helpful and communicative getting us booked last minute. Being there over Christmas, we were prepared to make all of our meals in the house and the kitchen had everything we needed. The house was warm and comfortable even with outside temperatures in the teens. The location is well situated to many different nearby activities, our favorites being the several state parks and natural areas with miles of hiking trails and Chesapeake Bay shoreline access. We’re looking forward to a return visit.

Came for quality time with my sister. We were on the tail end of the Urbana Oyster festival and the town was ready for a rest. Timing was perfect as we were looking for small town quiet. We walked to dinner and cocktails, visited the local winery and stopped by a farm market. The visit was full of laughter and quiet. The Blue house was a perfect respite. It had everything we needed. It will be out first choice when our travels bring us back to Irvington.

The house is just delightful with a warm, cozy vibe. We stayed 3 days while at an annual needlepoint retreat at the Tides and after a day of stitching or shopping found it a great place to unwind with a glass of wine before heading off for dinner.

We’re barely home from a fabulous five night stay, and we can’t stop talking about our visit!
The purpose for our visit was to decide about moving to the NN.
We arrived during the lingering bands of Ian. The Little Blue House is an absolute shelter against any storm; Cozy, inviting, and cute as a button.
The fireplace was a thing of beauty during the rain and cold, but LBH is well insulated against the winds! Truthfully, no one builds houses like these any more.
I’d like to address the kitchen to assuage any fears. It is a small galley kitchen that is VERY common for this area! It is fully equipped with a coffee maker (cone filters), French press, coffee grinder, full fridge/freezer, stove top, oven, toaster oven, and a microwave. We had plenty of space to prepare delicious local seafood during our visit!
We would not hesitate to stay here again! The LBH is a perfect place to stay and the owners are pretty wonderful, too!

My grad-school friend and I met in Irvington for a girl’s weekend and had a delightful time catching up! It was almost equal in travel time (she came from Raleigh, NC I came from Northern Virginia) and we loved exploring the area. We attended the market on Saturday and purchased local goods and enjoyed dining at The Local, Dog & Oyster, Willaby’s and Adrift. Kilmarnock and White Stone had cute boutiques, too! My yellow lab came along and enjoyed all the new smells. Walking to restaurants was a short and easy distance from the house. All in all a relaxing and fun weekend away with plans to return again and explore more on the water!
The house had an easy check in system and was surprisingly quiet for being close to the road. Beds were comfy, too! Thank you for having us in your home!

We would give this a much higher rating if some things were better. The house cleaner does a good job but the a/c intake vent in the dining room needs a good cleaning (very dusty) but easy fix. We were very disappointed in the back patio landscaping . To get to the patio the weeds on the path were very high (easy fix again). The large flower boxers that in close the brick patio had no foliage in them but full of weeds. It made us feel icky and the weeds in front of the A/C was very over grown. I liked the "French" theme of the house and wondered if maybe to fill the flower boxes with perenials like lavender would give it a much better welcoming feel and would be a low maintenance. The front entrance has a nice curb appeal with some nice perenials it just need to flow to the back area. Also, one small thing the rug in the kitchen slips very easily and would be easy to fall so maybe a rubber back rug. Thank you!

Adorable Old Home in a Quiet Spot
Our family of four and our dog stayed at the Blue House for nine days. We loved the charm of the old house. The property has a large patio and the entire yard is spacious. There are many trees on the property, allowing for shady spots to relax outside. The neighborhood was incredibly quiet with very little traffic, despite the house being on the main road that brings you to the other homes on the peninsula. We had many places to walk and to ride our bikes, including a small park, the Steamboat Era Museum, and several restaurants that are farm-to-table and have fabulous food. The owners were very easy to contact and were very accommodating to us. We always had hot water, even when the four of us took showers back to back. Though the kitchen is small, it served us well for simple meals. It was also stocked with quality stainless steel cookware that was easy to cook with. We truly enjoyed our stay at the Blue House!
