The place is large and well furnished. It has been kept up well and has stylish decorations. The kitchen is fully stocked with utensils, pots and dishware. Great patios upstairs and downstairs. Loved it.

The property was beautiful, well furnished, well decorated and very clean. The home was well maintained and was very nice. The pool and hot tub were gorgeous with great views. We had access to a private beach and restaurant. There is a black sands beach on the property also. There are restaurants and a store just a couple minutes from the home.

Overall the responsiveness and helpfulness of the host was 5 stars but this unit is in desperate need of some attention.
PROS
Great location, best pool of all the Waikoloa or Mauna Lani properties we've stayed in, responsive and helpful host communications, stocked kitchen with sharp knives (bonus!), beach club access, large supply of beach gear (chairs, umbrellas, boogie boards, etc.).
CONS
Overall this place feels a bit neglected:
Linens/towels in massive need of a refresh, most would qualify for the 'rag bin' at my house, and only found one washcloth in the entire house. Four decent beach towels, the others were ripped/raggy, definitely not guest-worthy.
The exhaust cover for the fan over the stove was missing and replaced by a strip of black garbage bag that flew up when the fan was turned on, blasting the exhaust into your face.
The house has a dozen or more silk arrangements/plants that are covered in what looks a year+ of dust.
One end of the couch has lost all support in the seat so when you sit down you sink to an uncomfortable level (and I'm less than 200lbs).
The TVs are not 'smart', which is more or less standard at all other properties we've stayed; they provide blue ray/dvd players but no supply of discs.
Garage looks like a dumping ground for all things. Went to use a cooler but opened it to find it dirty with garbage inside.
New linens, fresh coat of paint, and some updates/fixes/purge would make a big difference!

Stayed here to be close to some family staying down the street at Mauna Lani Resort, very easy to get back and forth and the place was clean and as advertised.

We have stayed at this property three times now and always come back for a reason when we vacation on the Big Island. The house is comfortable, quiet, clean, and easy to utilize. We loved having gate access to the Beach Club area, which has quickly become our favorite beach to relax on. The garage had chairs, boogie boards, umbrella, and snorkel gear that we could just take to the beach with us. The quick walk to Foodland is a perk to be able to grab food easily to cook in the great kitchen. The owner Shawn was easy to communicate with and was just a text away if we had questions. We will happily stay here again on our next trip!

The Mauna Lani area is our favorite place to stay on the Big Island. This was our first stay at the Kulalani condos, and we loved the complex and pool.
The condo itself was large, exceptionally clean, well stocked (especially with boogie boards, snorkel gear and even bikes), and had very comfortable beds. Everything within the condo was easy to find and well labeled. The property manager regularly checked in and was easy to reach with questions.
Only issue we encountered was that the air conditioner in the second bedroom didn't seem to be flowing as it was through the rest of the house.

My family of five stayed in this beautiful condo for 9 days before Christmas. My children are 14, 18, and 20, and there were countless activities in and around this property. We spent time lounging by the gorgeous pool and hot tub, as well as visiting most of the local beaches.
The condo was very spacious, clean, and perfect for five people. The kitchen was extremely well equipped. The beds were comfortable and the master bedroom has room for a blowup mattress which my 14 year old son slept on. My family would definitely stay there again.
I highly recommend this property!

Fabulous stay in Kamuela!
My family of five stayed in this beautiful condo for 9 days before Christmas. My children are 14, 18, and 20, and there were countless activities in and around this property. We spent time lounging by the gorgeous pool and hot tub, as well as visiting most of the local beaches.

The property itself was fine. Straightforward 2 bedroom (with bedrooms upstairs...more on that in a second).
Here are the pros/cons we experienced:
Pro:
- Location (particularly for race)
- Beach club access- super nice perk (even when crowded we could get covered chairs). Restaurant at the beach was great as well. (not walkable but there is decent parking).
- Cooking accessories & supplies. We were pleased that the unit had all the basics we needed to cook from spices to pans, plates, and utensils. Maybe most importantly cleaning supplies, trash bags, and even sunscreen (and aloe vera for sunburns).
- Wifi- I had to work while there and found the wifi strong and very user friendly (simple thing but significant for me).
Cons (or really just things I would have liked to know before renting)-
- A/C- This was really the only big disappointment for us. The A/C cannot go lower than 74 and worse, you have to watch it or it jumps to 79. I get that when not in the unit, turning the A/C up is reasonable, but it was a pain having to constantly go turn it down...including throughout the night. More problematic was that at 74 it never cooled the upstairs and especially the front bedroom. The master was tolerable with the fan on full blast, but the front bedroom was not. I'm sure this may not be an issue at other times of the year, but in June it was for us. In fact, to get a good night sleep on race day, I paid to stay at the Fairmont and cranked the AC down to where I normally sleep (expensive 1 night fix but was worth it for me...family stayed in unit and fought through it!)
- Wear of unit items- for the most part, things were fine, but little things like TVs and remotes not being coordinated, bedding being old, sofa having major dips, etc. were just less than ideal. Again, all were fine and livable, but not what we expected for the price paid.
- Garage- pics showed garage, but it is not useable by guests. Again, not a huge deal, but something I would have liked to know before renting.
- Pool hours- There is a very nice pool close to the unit (yeah!), but it is adult only until 12p and it closes at 7p. Again, fine but would have been good to know in advance, especially with kiddos.
Overall- Unit is fine, just set expectations accordingly going in.

Fantastic Stay
My wife and I come to Hawaii every year and this was a fantastic stay. Very clean and Dennis is very accommodating. Definitely recommend staying here!

Double Booked
Bait and switch, that is what we felt happened to us in our dealing with the owner of this property. Because of the reviews, the location and the pictures in the listing, we signed up for this property, building 21 unit 2103, on June 20, 2019. Breach of contract in that we did not get the unit signed for. An email on 2/6/20 contained a change of location from building 21 to building 3 which we did not get to read until the day before departure and did not notice that they had made the change. There was no discussion of nor agreement to this change on our part. It wasn't until we drove through the gate that we realized that a change had been made. The new building had no listing that we could find and therefore no reviews and pictures and not the location we paid for. From there things went downhill. We called the owner, asking for an explanation. He then informed us that the other unit was occupied. Double booked. He assured us that the unit we were asked to move into was an upgrade over the original. We protested. But, based on his assurances that this was the case and the fact that he could not show us inside the other unit because it was occupied, we moved in. He had offered to move us to unit 2103 the next day but we elected to accept the change. Little did me know. There were problems from the start which kept popping up throughout our stay. Lights that were out or missing, poorly equipped kitchen, a defective kitchen faucet, clutter in closets from spare TVs, ironing boards, beddding and more. Sinks that a plumber had to clear to drain properly (two). A toilet that would not flush properly and two toilets that ran continuously (also fixed by a plumber) and much more. We have 30 pictures of these deficiencies. The crowning blow came when we picked up guest at the airport who were to stay with us for a week. Upon returning to the unit, we found ourselves locked out due to a failure in the front door latch and locking mechanism. A taped door latch first noted and mentioned to the owner upon our arrival had finally failed. The owner tracked down a locksmith to enable access. Upon entry our guest next had to deal with the sink and toilet problem. Most embarassing to us. This was an experience that one should not have to deal with while on vacation. Towards the end of our stay the owner became unresponsive to our calls. Needless to say, this owner let us down. It became a 28 day vacation under a dark cloud. Unfortunate

Great location, several minor issues
Fabulous location. Some glitches added up: shower and sinks quite unclean upon arrival, hot water didn’t work for one bathroom sink, broken lamp, broken toaster, BBQ ran out of gas and no replacement available. Bed is comfortable but mattress has giant ‘lump’ in center. Property owner very responsive but required three separate visits to correct issues. On the last visit, the thermostat was raised without notifying us (we wouldn’t have minded, were surprised no notification given).
The condo is quiet, well located, and quite enjoyable. Pool area is close by and wonderful. Would be nice to have more info in condo such as property maps etc. Kitchen has plenty of usual and needed supplies. Lanai and upper master lanai are fabulous.

Can't wait to come back!
If you're thinking about staying at one of Dennis' properties don't second guess yourself - just do it! This was my family's second time staying in Mauna Lani. We thought the first experience was amazing, but this trip was even better. Dennis is kind and professional and ensured that everything was ready for us before our vacation (including high chairs and pack n plays for our little ones). The house had every amenity one might need, but also had beach toys, boogie boards and snorkel gear available for us.
The pool/hot tub area is ideal for play and relaxation. Shopping and restaurants are walking distance in Mauna Lani (although we recommend buying groceries at Waikoloa Village as it's more affordable, short 12 minute drive)
The Beach Club is the icing on this proverbial cake. We spent most of our days at the gated beach enjoying the sun with our kids. If you're hungry or thirst the beach club has a full restaurant and bar at your disposal; this is where the tropical experience gets truly magical. The beach itself is calm, which is perfect for young children and relaxing activities like snorkeling and paddle boarding. If you want access to a public beach for better boogie boarding Hapuna is a 7 minute drive north, but you'll need to be a fairly competent swimmer.
Again, this was our second time staying at Mauna Lani and at one of Dennis' properties. Can't wait to plan our third trip. Time to book yours...

This is paradise
Dennis and Cheryl have a beautiful property, where we felt right at home! It’s very clean and well taken care off, also very calm and relaxing since the resort is not too busy. Our family of 5 had an awesome time at the great pool, which has a perfect depth for kids around 4-6 years of age to get comfortable in the water. The beach close by is also great for the kids, with plenty of fish and even the wonderful sea turtles that come to the beach in the evening hours.
If you’re looking for a place to unwind and let the kids enjoy pool time and beach fun, you’ve come to the right place. Thanks to the wonderful owners and the cleaning staff for the wonderful experience.

Wonderful place for family of 4
This property is so special! It is clean, comfortable, and accommodating. Amenities cannot be beat — kid-friendly pool just steps from back patio, private beach access, full kitchen, and more! My two young children fell in love with the home and didn’t want to leave!
One drawback is that the second bedroom gets VERY warm. It’s not situated for the best cross-breeze and has a west-facing window. We made due though.
It’s 30 minutes from the Kona airport and not too far from Waimea, Waipio Valley, Hawi, and other cool spots on the Big Island.
Dennis, the owner, was accessible, kind, and accommodating. Thank you for a wonderful stay. We hope to be back in a few years. Mahalo!

Great Place to Stay
We spent a week at this location. The condo was clean, the community quiet and overall a very pleasant experience. One of the reasons that we selected this property was that one of the rooms had two twin beds which worked out perfectly for our kids. The private beach access was also an added bonus. Dennis was very responsive when we had a question that came up. Overall would certainly recommend this property.

Wonderful Vacation!
We had a wonderful stay visiting our family on the Big Island. One of the best parts of our visit was staying at this beautiful location. I'm a picky person about many things. This place had everything that we could've wished for. It is beautifully decorated, clean, has ALL of the amenities of home, very spacious and comfortable, everything that was in their description of their place and surrounding areas were there, and Dennis is the BEST!
Even though they were out of town, he was very accessible for any questions and incredibly helpful with anything. We would definitely love to stay here again!!
