The back stairs are shared with one neighboring tenant on the 2nd floor and the first floor has two units. Public bus stops are all over downtown and the corner of blocks.
If you need additional parking for a second vehicle or for a larger sized vehicle , we can provide alternative spots upon arrival at no extra cost.
This is a dog-friendly property, but not cat-friendly. Please do not leave your dog unattended outside or inside. Please remember to pick-up pet waste. Please do not use bath towels wipe wet paws. We ask that pet owners to bring their own dog towels, food bowls, and bedding. No pets on the furniture. If furniture has been stained or damaged by a dog, guests may be required to pay an additional cleaning fee. This is multi-tenanted building, with free parking.

The apartment was very well cleaned and all the furnishings and appliances are nice. Very cozy and within a 15 minute drive of everything you’d want to do in the city. I didn’t realize when booking that this complex is across the street from a homeless resource non profit, so there were quite a few different people sleeping on the sidewalks the entire day/night, visible from the front door and window. We had no issues with anyone but it’s definitely something I would consider in the future.

I really enjoyed my stay. The unit was easy to access from the interstate, the parking was tight, but private parking sure was great. Property was super clean and very modern in style. My favorite part was the access to downtown. Most places I wanted to visit, were a mile or less walk. Being pet friendly was also a huge plus. Definitely at the top of my list for my next trip to Ashville.

Really liked the lodgings. Pretty easy to travel by foot or Lyft to our destinations. A lot of Homeless activity out front, especially Friday morning. Got to see a wide variety of people and open drug use. Not much anyone can do about that. Binder for property info is slightly outdated compared to online info regarding checkout. All this being said, we would stay here again.

The unit that we stayed in was nice and clean.
The house-less situation was our only concern. We knew this ahead of time because the owner was very clear in the property description. Please make sure you read it.
We had pets (who didn't end up coming anyway!?!) so we were limited to places to stay. This unit was clean and cared for. Usually "pet friendly" places are a little run down. This was NOT the case.
As of June 2024:
The houseless people were in large numbers at times (30 or more), and I seen a gentleman sitting on the properties front steps. I had to cross paths with someone yelling to themselves and he was wearing a large knife on his hip. I also saw others swinging a baseball bats. This did make me feel uncomfortable. I also came upon many who returned my smile and were extremely pleasant.
We stayed 2 nights and the fire police and the cops were present (that I seen twice) NOW, I am not complaining, I am only sharing my experience BECAUSE I want everyone to have a great stay in Asheville.
I hope this is found to be helpful. I do not mean any disrespect in anyway. I am truly grateful to the selfless folks who have a heart for helping others!

Everything was great here. I would note that the second bedroom is very small. My recommendation would be to add some additional hooks or shelving on the walls and possibly put some maybe plastic shelves under the bed to create some more storage in the secondary bedroom. Be homeless, shelter, close by, didn’t bother us at all. The location was great and allowed us to be anywhere within minutes highly

The rental was clean. Brief walks to get downtown. Free parking. This was our first road trip with our dog and she did great. There is a Homeward Bound across from the rental. However no big deal, just said hello to the individuals waiting for assistance each time I walked my dog.

My biggest issue with this stay is that due to it being a very old building with no carpeting for the floors above you, I could hear EVERY step and move the people above me made. They weren’t being loud with their voices or music, but for some reason were up walking around until 2am and back up again at 6am so I did not get any sleep at all. If you are going to stay here and are not a deep sleeper, I’d recommend the upper floor units only. I also recommended to them that they put carpet as flooring for their upper units which is standard for apartments trying to limit that kind of noise but I don’t know if they will do that. Would not stay here again due to the noise, which wasn’t necessarily the fault of the people above me aside from them being awake at odd hours. The TVs are also very old and barely worked for us. Aside from those 2 issues, the place was clean and instructions were pretty easy and straightforward.
Regarding the location and people saying they felt unsafe, I mean the listing is pretty clear that it’s across from a homeless shelter so that shouldn’t come as a surprise when you book. My boyfriend was with us so I felt fine but if it was just me and my sister I probably wouldn’t stay there.

We had a great time! Close to downtown and it was really clean and nicely decorated. The living room furniture could’ve been a lot more comfortable, and the parking spots/entrance was a pretty tight fit. Other than that, we loved it and would recommend!

Not near as close to downtown as the listed
It is almost a mile walk to the start of downtown and even further to get to some of the better restaurants and breweries in Asheville. Nice place, super clean but if you are looking to stay close enough to walk around downtown then this is a bit far.

Overall great
Everything inside the apartment was great. It was clean, spacious, beautiful, and had everything we needed. The bathroom towels were big, the pillows were soft (which is a con for some but we like fluffy pillows), and it had all the amenities we needed. Our only cons were things not really within the control of the property manager. The parking is TIGHT. Like fold your mirrors in tight. And its not just a few homeless people across the street. The entire road has people out during the day wandering in the road, sitting on the sidewalks in front, and there was a legit tent village across the street from the apartment. Our Uber driver said Ann st is known for the homeless population bc of the shelter. That being said, nobody ever came up the driveway to the actual property. But we had an infant so it made us a little nervous. I would return to this property with friends, but maybe not the best spot for a family.

Beautiful Rental
I was traveling with some friends up to Asheville for a long weekend trip when I came across this listing. The place itself was wonderful and only a short distance to everything Asheville has to offer. The only downside was the building across the street. As many of the other reviews mention there is a shelter across the street. There were people loitering at all hours of the day and night outside. No one in my party was harassed but it did make us uncomfortable when walking to and from the rental.

Downtown Anne was a great place to stay. You’re in walking distance to the River Arts, all the local brew pubs and the shops in downtown Asheville. The check in and check out processes were painless. The unit was immaculate and well stocked. I would recommend it to anyone.

Asheville Getaway
Very nice place with all the updates. Within walking distance of downtown. There was a homeless shelter/kitchen across the street but we had no issues with the folks staying there. They did get loud at times. Overall was a nice place.

Cute quarters and a Quick walk to downtown!
We had a wonderful stay at Downton Annie. Loved the place - comfortable, clean, and well-equipped. We wanted to be able to walk easily to restaurants and breweries, and everything we wanted was within a 10-20 minute walk, so it was perfect! The only thing that wasn’t ideal was the Homeward Bound shelter across the street. We did have an encounter with a resident on our way home one evening where she got verbally hostile and in our face. We remained calm and positive during this encounter and it didn’t end up amounting to anything worse, but I do feel it’s worth noting because it may have been a true negative for some people. Otherwise, we LOVED the city and had a very easy time working with the hosts, so we would definitely recommend this Vrbo!

Great location, well equipped and spotless.
Downton Abbie was really perfectly located for walking access to everything. Short walks to downtown, the south slope, and the river arts district. The house was spotless and everything worked perfectly. There is a lot of talk in reviews about the homeless people across the street and I want to add to it. The house across the street is a place where displaced people can get mail, showers, and other basic services that make it easier for them to get back on their feet. (Homeward Bound Western NC) We walked past the house 2-3 every day and were greeted with smiles and hellos but never an ask for money, food, or anything else. I saw no use of alcohol or drugs. Some reviews mentioned feeling guilty. I would say don't miss a chance to stay in this great house because you might feel guilty - just donate to the organization that takes care of these folks (we did). We'll be back, for sure!

Good location, little privacy
Had a good stay. The 2nd bedroom is very small it is a full size bed. The pictures made the room look bigger than what it was. More ideal for only one couple or a family with small children. We had 4 people staying in the apartment and the bathroom door is a sliding barn door with very little privacy. Was not aware that there was a homeless shelter directly across the street until days before we arrived and I started reading more recent reviews. No one bothered us, but it was awkward when we came and went since many of the people staying at the shelter stayed outside all hours of the day and night. Location was close to everything which was a plus. You can hear neighbors staying in the other apartments.

Very nice
Very nice and clean air B&B. Perfect for two couples in town for a wedding. We unfortunately were not granted an early check in, but the check in process was very easy! This is about a 10 minute walk from the main strip downtown. My only comment to note is there is a Homeward Bound across the Street where men do hang out outside all hours on the night.

Beautiful apartment
Everything was new, organized. New appliances, up to date bathroom. They even had olive oil and spices! My only issues were parking and a small office building that homeless people hang out, which is across the street. Asheville is very hilly and parking spots are available but tight. I have a minivan and was able to navigate through.
