About this house rental
The house is perfect for people coming in for weddings, family or friends get-togethers, get-away weekends, sporting events, holidays, or U of A related events.
It's a single story house, so all the bedrooms are on the ground floor. Two of the three bathrooms are en suite and have walk-in showers. With only two steps up to get in the front door, it's an ideal house for those who don't want to have to deal with stairs.
I've been renting for 10+ years and have never charged a cleaning fee. Most 3-4-5 bedroom properties charge anywhere from $100-200 extra for cleaning, on top of the rental rates, VRBO fees, and taxes. I try my best to provide a great hosting experience with every possible amenity provided for my guests, and at a reasonable price with no separate cleaning fee.
Regarding popular wedding venues: The Botanical Garden is a 5-7 minute drive from the house, Sassafras Springs Vineyards is a 10-15 minute drive, Stone Chapel is a 10-15 minute drive, Pratt Place Inn and Barn is a 15 minute drive, and Dickson Street with it's many churches and reception venues is only 10 minutes away.
The neighborhood is a quiet tranquil established neighborhood comprised mostly of retirees and empty-nesters, with a handful of families thrown in. The U of A campus and downtown Dickson Street entertainment district are just 7-10 minutes away (lots of Uber and Lyft here in Fayetteville), while it's just two minutes to a Whole Foods and a Starbucks, and only seven blocks to a Harps grocery store. Texas guests will appreciate that there's a Whataburger and a Chuy's just three minutes from the house. Fayetteville's biggest park, Gulley Park, is two blocks to the east of the house and easily accessible with the neighborhood's sidewalks.
Completely renovated in 2006, the house has gorgeous real hardwood floors, an open floor plan, a 250 sf covered patio and a 200 sf open air patio. The kitchen is fully stocked with glasses, plates, cookware, silverware, serving platters, barware, entertaining pieces (cheese boards, lazy Suzans with serving bowls, etc.), and every imaginable cooking device and utensil. A highchair and stroller are also available for guests' use.
The living room has a Vizio 47" smart TV. My guests need not worry about slow wi-fi speeds, slow downloads, etc. due to a lot of people in their group simultaneously being online as I have a high capacity ATT Fiber internet set-up that can easily handle large groups' wi-fi needs. The living room sofa pulls out to a queen size sleeper with both memory foam mattress and mattress topper.
Three bedrooms have king beds, the fourth a queen. The linens are high end 800 thread count. The master bathroom includes a deep walk in shower and a big jetted tub. All the beds, the pull-out sofa, and the air mattresses have mattress toppers to provide extra cushioning for the comfiest sleeping experience. Each bedroom has an alarm clock with a USB port for charging cell phones etc, ceiling fan, ironing board and iron, heavy supima cotton robes with slippers, and much more.

We rented this house as an option to multiple hotel rooms for family coming to Fayetteville for our Sons funeral. We used it as a gathering spot to bring the local and remote family members together. There were a few tears but a lot of good stories and laughter. Bob did a great job communicating with us through the process. Thanks Bob.

We loved our stay here. The bedrooms were great, kitchen was fully equipped and easy to cook in, the deck was divine. This is located in a great neighborhood near a park and bike trails. There was plenty of parking. Bob was easy to connect with and very gracious. I highly recommend staying at this home.

The owner of the property was very responsive and helpful before the check-in date and while we were there. There were eight of us and it was an amazing location. A quiet neighborhood, quick to get to any restaurants or downtown in Fayetteville, and Bob provided so many amenities that it felt like we were at home. Overall it was a solid 10 out of 10. No complaints at all. We will definitely try to book this every time our friend group makes a trip to Northwest Arkansas because of how awesome our experience was here.

My girlfriends and I recently took a trip to Fayetteville and stayed i. this home. It was a great place to stay it felt like home. Plus, it was very close to all the places we wanted to go. But the best part was how accommodating our host was. He made sure everything was provided and checked in on is. So thank you Bob and I highly recommend this home to others.

Prepared traditional Thanksgiving dinner and Bob's kitchen had everything, better equipped than my own. Beds were great, delicious pumpkin bread (home made), every flavor of coffee and tea one could imagine and a case of bottled water provided. Great time in Fayetteville. Will book again if available the next time we visit the area. Also a great neighborhood for electric bike riding.

The home was perfect for our reunion! There were 7 of us that had gone to college together in the early 1980s. We came back for the Auburn football game. The game was awful but we sure had a great weekend.

I have heard and read about super hosts in the past, but the term was created for Bob. He was at the house when we arrived and was readily available the entire time we were in town.

Great neighborhood and close to everything. There is plenty of room and you are not on top of each. The deck is great place to relax and catch up. The house has everything! I stayed at VRBOs and went out to get a hairdryer, blender, pitcher. Items we assumed would be there and they were not. This was not the case here. Very well supplied home! We loved our stay!

This property was a delight. Comfortable, with no amenity overlooked. My kids loved the piano and the extensive music collection. The kitchen had literally anything you could possibly need for cooking, and the coffee bar was extensively stocked. Will look to stay here anytime we are traveling to Fayetteville.

As the other reviews stated, Bob was remarkably accommodating. We had everything we could possibly need and then some. He welcomed us with a smile and a tour and ensured the house was completely stocked with EVERYTHING! If we ever get the whole family together again in Fayetteville, we will definitely choose this house.

Our wedding party stayed the eve of our wedding and my wife and I stayed an additional night before going on our honeymoon. Nice and close to Sassafras Winery. It was the perfect size. Thank you Bob for allowing us to stay an additional few hours before having to head to the airport. Highly recommend this house.

Five stars isn't adequate for this property! If you're looking for a large, clean and comfortable home in a convenient location - this is it! Bob is the most considerate host we have ever encountered in any VRBO property. He has anticipated your every need and has a solution readily available for you at the house. Wow. What a amazing Host Bob was. Best communication I've ever had. The home was large and comfortable and very well stocked. Even had a piano that we enjoyed playing and singing around after we had too much coffee from the amazingly stocked coffee bar. We definitely will stay again. Highly recommended

We have stayed at many properties over the years across the country and internationally. This is by far the nicest place we have stayed bar none! Super comfortable and homey house. We felt like we were staying at a family member's home. Bob is an EXCELLENT communicator and a wonderful host. His house has absolutely everything you could imagine! Water in every room, coffee station with tons of choices, and extra blankets in every closet! We LOVED our stay and wish we could have stayed another 6 months! :) If you need a big warm home with comfy beds...this is it! Just don't stay here when we come back!

Bob was the host with the most. Our original VRBO was cancelled on us a month before our daughters wedding. Bob was so accommodating in our panic to find a new place. The place was great. He had everything you could possibly need including toiletries, an amazing coffee bar, a full stocked kitchen for hosting and large beds in every room. Too many amenities to name here. He was easy to communicate with and our experience overall was fantastic. Highly recommend!

Very accommodating host and home, we really enjoyed our time in Fayetteville. Our daughter’s wedding had its stressful moments but this house was never one of them. We hosted a family brunch and the space in this home was wonderful. Will stay here again!

This was a nice home to stay in; 2 couples plus 1 friend stayed and we liked having our own rooms and bathrooms. Beds were comfortable and bath linens were luxurious!
Convenient location in town and we enjoyed the roomy, covered deck with plenty of seating. Everything you may even think you need is provided!! The only negative we noticed was some areas were pretty dusty. It was a clean home, just dusty in some areas. Bob was super helpful and answered any questions promptly. We would recommend this home.

Bob was a wonderful host, he had thought of everything that you could need (especially because we were staying for a wedding)! Check-in was super easy and the location was perfect and a short drive to the venue. It was also so close to our favorite Fayetteville hotspots like Onyx and First Watch! It fit 3 couples and a single easily and I would highly recommend for anyone coming for any kind of formal event in particular.
